House Uzès (30)

An 18th century village house and its patio in the midst of a biosphere reserve between Avignon and Nîmes. Built around 1750 in the shade of the southern wing of the impressive parish church, on the very site that was once the priest’s garden, this house is now in the historic centre of a quiet Occitan village, with about 1,000 inhabitants. Enclosed by sufficient lush vegetation to temper the stone surroundings of the village centre, this house spans two levels, topped with attic space which could be converted. It has two different entrances: one on the south side, isolated by its own patio off a little-used pedestrian street; and the other, with a semi-circular arch, opening east on to a no-through side road that leads to the church. The southern facade overlooking the patio was constructed from a harmonious mixture of shellstone and an ochre-coloured stone from Vers quarries, the very same that were used by the Romans for the construction of the neighbouring Pont-du-Gard; its facing reflects regular, plain, rectangular stone laid with staggered pointing. The shellstone on the northern facade, which borders the church, is bonded in a more rustic manner and covered with a yellow ochre-coloured rendering. The shady patio is planted with miscellaneous local, fragrant species such as jasmine, honeysuckle and saritea. As the hours pass, light and shade fight over the changing colours of this small area, once a modest courtyard and now a little, lush village garden, its plants pleasantly climbing the four walls protecting the house.

Farmhouse Uzès (30)

A 17th century farmhouse in the heart of the Gard Garrigues, a precious testimony to centuries of pastoral life. The various buildings, with their thick limestone walls, are part of a series of edifices that were erected starting in the 17th century. They surround a courtyard, a space which links and protects the different farm activities. Called a 'barn' in the 18th century, this agricultural building consisted of a single structure to the north and an elevation at right angles to the east. Today, only four massive stone pillars remain, distributed around the courtyard. The development of the other two wings still standing today had to wait until the 19th century, when the cultivation of mulberry trees - of which fine specimens remain in the park - developed. At that time, silkworm breeding was at its peak, until a devastating epidemic, pepper disease, ravaged most of the farms in the Gard. The architectural style of the eastern wing presents all the typical characteristics of a silkworm farm: a long, narrow and tall building, two storeys high, with small regular openings and a gable roof, with a chimney for the ventilation and heating necessary for the growth of the 'Magnans” (greedy silkworms). The second wing on the western side was built for the staff who were required to live on the premises. The windows, which are larger in size, receive generous sunlight from the west. From the windows facing the sunset, the view encompasses the surrounding garrigue shrublands as well as the flock of sheep from the neighbouring village that regularly graze nearby. To the north, the building has remained in its original state with, on the lower level, solid cross vaults which sheltered the animals under the hayloft above. The courtyard facades are entirely lime-rendered and those visible from the outside - with the exception of the east wing - show bonded rubble limestone. The gable roofs are clad with monk-and-nun tiles.

It's an exceptional place to live, known as 'little Nice' or 'la cale du vent' as it's known in our region. Downstream from the village, the river is lined with luxuriant vegetation, in cool, moist environments which are populated by ash, poplar, willow and elm trees... and then there are the woods climbing the ridges… The hamlet is peaceful, bordered by native bushland, offering an invitation to stroll and relax. The grounds of more than 1,600 m² are partly planted with trees and feature a beautiful Diffazur saltwater swimming pool (6x4m) with automatic cleaning system (Diffaclean), which is surrounded by a 120 m² wooden deck. Mas Uzès (30)

Overlooking the Duchy of Uzès and just a few minutes from all amenities, this traditional farmhouse has recently been lovingly restored, using quality materials, and it combines both character and modernity. The fully enclosed grounds of over 4,000m² feature a 12x6m swimming pool with a recently renovated gel-coat lining and automatic chlorine filtration system. In addition to mains water, a 45m deep borehole supplies the property with sufficient water all year round. The farmhouse has a total living area of 190m2 and offers considerable scope for further development. The superb anthracite aluminium double-glazed windows and the south-facing pergola highlight the stonework of the façade. The serene atmosphere that emanates as soon as you enter confirms the excellent restoration: the natural stone floors contrast with the luminosity of the rooms and a wide opening created with long metal beams between the kitchen and the dining room enlarges the volumes. The entrance hall features an antique fireplace and a vaulted ceiling dating from 1840. The kitchen was designed by a local craftsman and features a beautiful solid oak worktop. The living room and all the rooms on the ground floor open southwards through French windows onto a huge deactivated concrete terrace. There is an adjoining outbuilding on the same level as the lounge, comprising two rooms with a surface area of approx. 35 m² that could be used to extend the lounge and/or create an additional bedroom on one level. The night space, with its superb old doors, has 3 comfortable bedrooms. The first has an ensuite bathroom and toilet, with a surface area of around 30m². The other two bedrooms also have access to two further bathrooms and toilets. On the same level, there is an attic with sloping ceilings of approx. 30m² that could be converted, as well as a larger attic space on the second floor of approx. 60m². This space could be converted into two additional bedrooms. Laundry room and guest toilet. Restoration: the flooring, bathrooms and plumbing, electricity, insulation, heating, etc., as well as the septic tank, have all been completed within the last 3 years. A charming outbuilding housing 3 garages with a surface area of approx. 70m² has been finished with a double overhanging cornice and traditional tiling. There is also a slab at the north-west corner of the property's walls that could be made into a carport for several vehicles (approx. 4x9m). Town gas central heating. The main facade (south) has a 17th century facade with classical windows and stone gargoyles, a 14th century facade redesigned in the Renaissance period with mullioned windows and, to link the two, an 18th century facade with a character gate and classical windows, all topped by a triangular neo-classical pediment. The castle is preceded by a planted courtyard, closed by outbuildings and a gate. A porch, with a magnificent ribbed vault and opening onto the interior garden, serves the two main wings. The west wing (17th and 18th century) has a remarkable set of staircases on the ground floor. On the right, a first lounge of 47 m² (473 sq ft) leads to a first suite of 55 m² (592 sq ft) (bedrooms, hallway and bathroom). On the other side of the landing, a second suite of 34 m² with bedroom and bathroom. On the first floor, the landing leads to the right to a double living room, with remarkable stone ceilings and French windows overlooking the south-facing courtyard. From this double lounge, on either side, two suites offer comfortable spaces with bedroom, dressing room and bathroom for one (46.50 m²) and bedroom and bathroom with direct access to the upper garden (35 m²). On the other side of the landing, a first kitchen (14 m²) opens onto the garden and is accompanied by a dining room overlooking the interior garden. Toilet. On the second floor, the landing leads on either side to two vast suites, with a lounge, bedroom and bathroom, for 56 and 65 m² (591 sq ft). The east wing of the property, whose origins date back to the Middle Ages (12th century), a ceremonial dining room spans 54 m² (560 sq ft) and features a remarkable stone fireplace. Then a very beautiful reception room with ribbed vaults spans 97 m² (969 sq ft) and conceals a marvel of charm that is the property's well. Attached to this main room, a movie theater quality level projection room, with high end materials offers a sense of exclusiveness to the guests. In its extension, one reaches the spa (Turkish bath) and the gym, also open onto the pool terrace. Then a passage in the old tower of the castle (with an access also on the dining room), makes it possible to communicate with the professional kitchen (double pianos of professional kitchen, ovens and back kitchen with a high quality electrical equipment). On the first floor of this wing, the reception rooms are grandiose: with a surface area of 295 m², these 5 communicating reception rooms offer extraordinary volumes, with certain ceiling heights of up to 8.3 m. Unheard of architectural elements, notably 14th century wall paintings. A mezzanine on part of one of these rooms offers an overhanging view of the large lounge (82 m² / 882 sq ft). A landing gives access to the dining room on the first floor of the west wing. Two guest cabinets. The sumptuous metal stairway, cleverly installed in the former tower, provides access to the third floor, from where a panoramic terrace offers views over the roofs of the old village, as well as over the rest of the region as a whole. The pigeon house, positioned opposite the main façade of the Chateau, offers, on the first floor, a superb suite of 71 m² with a bedroom (in the former pigeon house) opening onto a terrace overlooking the village, bathroom and dressing room. On the ground floor, a children's bedroom completes the ensemble. This building is air-conditioned and has electric underfloor heating. The garden is divided into four main areas: the main courtyard, planted with flowers and trees, separating the Chateau from the outbuildings, then the summer lounge with its magnificent cross vaulted ceiling (73 m²), a swimming pool area (9 x 5.5 m) with a semi-shaded beach, as well as a garden area with multi-century olive trees. These areas are connected by delightful stone staircases. Wine cellar, garage, shed and storage room. Motorway at 12 min, TGV station at 25 min.
