House L'Isle-Bouzon (32)
Beautiful stone cottage in heart of countryside with 2 self-contained guest cottages, 9986m² land This idyllic rural property is located close to the market town of Lectoure, and comprises a trio of ancient stone buildings which nestle in a small private hamlet, comprising a 17th century Gascon farm-house, a converted pigeonnier and a small guest cottage. These stone buildings from the 17th century or earlier, are steeped in the authentic Gascon charm, and provide a bucolic home both for year-round residence or as a holiday home. The property is located in a tranquil rural location, far from the road, and is surrounded by lovely old woodland, a large part of which forms part of the estate. The property is located a short driving-distance from the popular market-towns of Lectoure, Fleurance and Saint Clar, and is tucked away in a tranquil spot in one of the most sought-after area of Gascony. The airport in Toulouse is approximately one hour fifteen minutes away by car, and the fast train to Bordeaux, Paris and Toulouse, less than an hour away, in Agen. The property is beautifully presented from the outside, with a long private pathway to the house. The lawns and gardens around the main house, the pigeon-tower and the cottage, are made up of neat lawns, lovely flower beds and a terrasse area peppered with wild flowers and grasses. At the bottom of the garden, a small and private pathway leads us far away from the hustle and bustle of the world to a restful spot in a woodland clearing, a lovely spot in which to meditate in the shade of one of the many ancient oaks, or in the heart of a cluster of tall bamboos, which offer their dappled shade to visitors on a sizzling hot day. FOR MORE INFORMATION AND PHOTOS VISIT BLISSIMMO.COM Let’s take a look at the property in more detail : The main house : The original front door opens onto a typical Gascon hallway, which bisects the property in two. To the left of the entrance, there is a cosy sitting-room with a woodburning fire. The room is full of original features, from the fireplace, to the original door; the mantelpiece above the fireplace, the oak beams and floors. This is a restful room which like much of the property feels timeless. On the other side of the hallway, there is a large spacious kitchen/dining-room. With a central fireplace, equipped with a modern Polyflamme heating system, an Aga throws out its ambient heat adding to the warm and cosy feel of the room in the winter months. There are many characterful features in the kitchen, from the ancient storage cupboard with its old door, the fireplace, floors and ceilings. The room is dressed with eclectic individual pieces of furniture sourced over the years, and without fitted units, the room has a timeless aura which is in keeping with the rest of the property. The kitchen sink is tucked away in the far corner, and a large breakfast table beneath the window provides the perfect place to dine, work or listen to the radio over coffee. In the central hallway itself, there is a Godin wood-burner, and a small informal sitting area. Further down the hallway two rooms sit in symmetry, one across the hallway from the other. The first is dressed as a bedroom, the second (vast in size) is used for yoga and meditation. This room has a doorway to the garden at the front. The far end of the hallway leads to a bathroom, separate toilet and a wooden staircase ascending to the first floor. A door also opens onto a beautiful old stone barn, in the corner of which a laundry area has been created. First Floor (main house) The upstairs comprises a large landing-area, the far end of which has been dressed with chairs recuperated from an old cinema, to create a snug place to hunker on down to a home movie. The master bedroom is a vast room, divided into two by a brick chimney- breast which makes a natural partition in the centre of the room, with a sink on the side and the sleeping area beneath beautiful exposed beams, this room is spacious enough to feel like a small appartment! Across the landing, there is a second bedroom (with a considerable amount of loft space for another bedroom) and a shower room. What we like about the main house : The timeless feel of the property, with its ancient doors and windows, and roses around the door. This property will appeal to lovers of the romantic cottage style property. The spacious kitchen is used very much as a second reception-room. With two downstairs bedrooms, a first floor suite, and a fourth bedroom under the eaves, and room for one more, the property has an undeniably authentic charm and appeal. Our favourite room is the kitchen with the Aga, with its old pine table by the fireplace. One can imagine passing many hours in this room, cooking or beside the fireplace. The Pigeonnier This beautiful old pigeon-tower, so synonymous with the South West of France, has been beautifully restored to provide a quirky guest-house for friends and family. With a sitting-room and kitchen on the ground-floor, and a first-floor bedroom, and a beautiful ceilings with all its fretwork of ancient beams, this is a delightful place to stay, with roses round the door, and easy access to the path down to the woodland. The Guest cottage The second cottage, also provides independent accommodation for friends and family. The cottage is divided into two segments, with a bedroom and shower on one side of a sweet terrasse, and the sitting-room and kitchen next door. Parking A substantial hangar provides adequate covered parking space for vehicles and the family tractor, etc. The gardens The gardens are full of interest, with various different zones, from the section of wild woodland at the bottom of the garden path, to the neat lawns at the top, with their flowerbeds, climbing roses, shrubs and bushes. The gardens link the three buildings together harmoniously. This is a property which has enough outdoor space not only in which to stroll, but also to lose oneself down in the woods, where you can hide away from the world in the bamboo forest, or admire the views. On a technical note! This property has a Polyflamme system installed it the kitchen fireplace, which radiates heat and can be closed up for safety when not home, or used as an open fireplace. There is a barn fitted with a fully equipped laundry-room. There is also electrical heating.

To buyers who dream of fishing in their own waters or living a gentle bucolic life to the sound of a lapping stream, very much in the style of Wind in the Willows, then this is not only a rare and desirable property but one which is in good condition. This charming old stone water mill is full of character and history. Spanning the river, the house conjures up the feel of olden times with the sound of water running underneath. If you have ever imagined life on the riverbank, when the days are scorching hot, and the riverbank ablaze with flowers, then this could be the property for you….. The original renovation of the mill has created a spacious open plan living room downstairs, with an impressive fireplace at one end. The kitchen area has been partitioned off to separate it from the living area. With windows on every side, as the mill straddles the river, the sound and sight of water really is at the heart of the property. Upstairs we find three bedrooms, an office and a large family bathroom. Outside, the hangar provides shaded car parking, the garage houses all the garden equipment and a cellar, and the outbuilding by the kitchen provides a utility room alongside a storage room with shower. The 1.2ha of land is split by the river itself. There is a beautiful plantation of trees on one side, and another, higher, orchard area on the other. House with pool and terrace Saint-Clar (32)
This stunning stone property occupies a commanding hillside position, offering breathtaking, far-reaching views over the Gascon countryside. Spread over three levels, the property features an entrance hall, a spacious sitting room, a laundry/boiler room, a large double library, and a second reception room. The ground floor hosts one bedroom with an ensuite shower room and dressing room, while three additional bedrooms, all with ensuite bathrooms, are located upstairs. The estate includes two recently constructed wooden outbuildings for storage and a third concrete and stone workshop. The interior has been stylishly redesigned with only top quality materials, seamlessly blending period features with contemporary architectural touches. The poolside is a true delight, boasting elevated views of the surrounding landscape. This property is ideal as either a primary residence or a luxurious holiday retreat. Where is this property located? Close to the village of St Clar. Lectoure is within easy reach - as is the TGV train station in Agen (40 minutes away) and Toulouse Blagnac (75 mins). Let’s take a look in more detail. We will point out the features we found interesting in each room! Entrance to the Property We enter the property by car via a gravel driveway that runs alongside two recently constructed wooden storage buildings. The land gently slopes down into the woodland. Through the branches, we catch glimpses of a spectacular view over the valley, which gradually opens up as we approach the poolside and the house. On the upper garden level, an entrance directly to the street and the house. The main front door opens into a stylish entrance hall featuring a cloakroom area and a downstairs WC, with a designated space for coats. Notice the arched catalan terra-cotta ceiling tiles — a distinctive feature of this property and an extremely rare one. The elegant black marble floor tiles, combined with the warm, rusty colour of the terra-cotta ceiling, set the tone for what is clearly an elegant home with a designer's touch. The sitting room To the left of the entrance hall is a small sitting room featuring a television, a contemporary concrete cube fireplace, and an enormous natural rock that protrudes from the wall— a reminder that this property has been carved into the hillside. We love this feature, as its timeless quality contrasts beautifully with the otherwise contemporary feel of the room. The laundry room / boiler room Situated on the opposite side of the sitting room and accessible via a door to the front garden, this spacious area includes the boiler, a sink, a washing machine, a dryer, and a downstairs WC. The library / main reception room We adore this space. Fitted with bookshelves all around, it includes an architect-style desk under the window, a ladder for the books, and windows on both sides. The reception area features an open fireplace, making it a wonderful place to work and relax. It exudes the ambiance of a Parisian or New York apartment. In the winter, should one wish to use only a small part of the property, the ground-floor ensuite master bedroom at the far end of this room allows for a cozy apartment-style living arrangement between this area and the downstairs kitchen. The master bedroom & ensuite Situated at the far end of the main library/ reception room, this generously sized bedroom has a vast ensuite dressing and shower room. With the doors flung open onto the sitting room, it is we imagine falling asleep by the fire, book in hand, and the invitation of a lovely big double bed just next door. The property has been designed with all the comforts of a modern home. Of note : the internal wooden shutters (easy to close at night!) with their tiny perforated holes which allow the light to dance like constellations over the wooden panels. This completes our tour of the front section of the property. We now descend a couple of steps into the rear section of the hallway, leading down to the kitchen. The Kitchen & Dining Room The kitchen and dining room are accessed from the main house by descending the stairs. A spacious paved terra-cotta terrace extends from the kitchen toward the pool, featuring a covered pergola for summer dining. The view is truly impressive. This expansive area on the lower ground floor is divided into a dining room with a fireplace and French doors that open to the terrace, as well as a breakfast kitchen equipped with a table and a door leading to the terrace, along with a side window for additional light. Together, these two rooms create an excellent space for entertaining, which more than doubles in size during the summer months thanks to the large terrace. Upstairs The upper section of the property also provides access to the garden, just like the lower and first floors. One of the advantages of the property's hillside location is the stunning views and varied vistas available from different points in the garden. On the top floor, there are three large double bedrooms. The middle bedroom features an ensuite bathroom with a bathtub, while the other two bedrooms each have ensuite shower rooms. One of these bedrooms includes a private door leading directly to the garden, allowing access to and from the property without having to go through the main house. The pool area The pool area is decked and raised - with far reaching views. The decking area is vast and this whole area is one of the main features of the property. The 14 meter long salt-water pool has a black concrete base which lends a contemporary touch. The gardens The gardens are easy to maintain with a mixture of wild woodland and grass, formal terraces areas and decking as well as some quite Mediterranean feeling plants and trees : Agave and palm The tiered garden also lends a Mediterranean or Provençal feel to the outside. Who will love this property. This property will appeal to lovers of spacious Gascon homes which shy away from the rustic and feel contemporary: a stylish home to enjoy summer days by the pool surrounded by the ancient rolling Gascon valleys. There are lovely features such as the terracotta ceiling tiles, the large rock in the sitting room, the library with its elegant wooden floor. This is a property which also works all year round with a modern and comfortable finish; it is practical with each bedroom having its own ensuite. This property will not work for anyone with mobility issues as there are stairs down to the kitchen. What we love most The views are delightful - enjoy them from every corner of the house and gardens! The library room is fabulous. It has to win the award for one of the most desirable home office spaces in Gascony. A mixture of modern and cosy.

House with terrace Lectoure (32)
A rare chance to live in a beautifully restored historic property situated just off the main street of the charming and popular town of Lectoure. With a fascinating history dating back to 1473, this spacious two-bedroom house offers modern living accommodation within a carefully preserved historic monument and boasts some exceptional original features. The façade of the property is exquisite and includes a superb Renaissance carved stone entrance door. Inside, the property has been lovingly updated and is now a comfortable and attractive home. This is the type of house you would stop outside and marvel at. And this is the type of house you would want to buy to experience the best of all worlds. It is quiet yet only a few steps from the shops and cafes of a popular hilltop town with lively shops and good restaurants. Ground floor Enter the house through a large wooden door that leads to a small porch and then opens onto a long wide hallway with exposed stonework along one side. A door leads to a large open plan living room with tall and elegant windows at one end; the windows have been made to measure to fit this space (with the appropriate paperwork). This room also features light wooden flooring and very high ceilings. At the far end of this space is the spacious kitchen, which is both practical and attractive. Another tall window behind the sink looks out over the private courtyard. There is also a practical laundry room with WC; this used to be a shower room so if you took out the washer & dryer, it could be again. At the far end of the hallway there is a small WC under the staircase, with a hand basin in the hall just outside it. This has been beautifully done, and once again highlights the beautiful original stone. Stairs The staircase is a unique and original 15th century feature; it is actually a round stone tower and has wide stone steps built in that lead to the courtyard and then to the first floor. Go up the first few steps and walk out onto the private courtyard where you can sit and relax with a morning cup of coffee or a late afternoon glass of wine. First floor Once up the spiral stone stairs we find a large open plan bedroom with high ceilings and a charming balcony overlooking the rear courtyard garden. Behind it is a second bedroom with tall windows overlooking the nearby rooftops, a large (closed) fireplace and original wooden flooring. These two bedrooms share a large bathroom – with doors from each bedroom, one at each end of the bathroom – featuring a shower, bathtub, WC and double sinks. A smaller room next to the second bedroom also faces the front of the property and is currently used as an office. This room has another big window and wooden floors; it would make a lovely child’s bedroom or guest room. Exterior spaces We can reach the outside courtyard area halfway up the spiral stone staircase. It is a charming walled space with a fountain and a lovely display of hortensias, where it is a pleasure to sit and listen to the sound of falling water. Cave There is a door in the courtyard that leads down to the cellar of the property. This area is currently used as a workshop and for storage. There is also a well in one corner that many years ago must have been very useful for those who lived here. Our thoughts here at Bliss This is an excellent townhouse which is truly unique given its medieval history, attractive façade and fascinating tower plus an enviable town centre location. Having been beautifully renovated with all modern features, it offers a comfortable and spacious base where everything you need is within walking distance. It is a property that would work equally well as a main residence or a second home.

House with pool Lectoure (32)
The property There is little to be seen from the outside of the property other than its high stone walls and the solid wooden doors of its entrance, which makes our first sighting of the garden when its doors are pulled back quite special, as the dramatic view on the other side of the garden gate is quite unexpected. Our eyes are drawn along a white stone path to a stone wall at the far end of the garden, from which there is a vertiginous view over the valley to the south. In this respect, the garden has its own “ramparts”, and it is here on a sunny day we sit up on high to lunch and admire the chequered green and golden fields below, spread out in their rich tapestry. The garden is completely private and tranquil, and is surely one of the most beautiful spots for al fresco dining in Gascony. The house sits to one side of the pathway, the old barn to the other. The garden is full of ancient scented roses, with beautiful colours of baby pink contrasting perfectly with the pale leaves of the olive tree. There are flower beds bursting into life with the summer sunshine and with the dramatic backdrop of the barn. The pool is partially enclosed in a stone building, and is thus beautifully sheltered. First let’s take a look at the house. Built on two levels, each level is a separate, independent unit, allowing the property to be occupied as one single house or two completely independent appartments within the same house. One can of course choose to link the two floors via a staircase. On the upper garden level, there is a large and spacious reception-room, with an open-plan kitchen in one corner. This beautiful room has windows on three sides, with views over the valley and the garden. The view from each window is unspoilt and the recently fitted windows provide the perfect framework. Two original doors lead to a large double bedroom with an ensuite shower-room and WC. The bedroom overlooks the valley, and has an ornamental fireplace. A newly fitted wooden staircase leads to a first floor mezzanine above, which is currently used as a study. Returning to the garden once more, we descend a flight of stone steps to an enclosed courtyard below. This area holds the warm sunlight between its stone walls and is the perfect sheltered spot on a windy day, or between seasons. The lower courtyard, and the lower level of the house can also be accessed directly from the village, so that although there are two sections to this property, each has its own garden. On the ground floor we enter a beautiful kitchen with a long stone work surface and sink that runs the entire length of one wall, with views to the garden. The room has two archways, one of which opens directly onto the main reception-room, where there is a woodburning stove, the second archway opens onto an area currently as a bedroom albeit this room does not have a door. This area could also be used as an extension of the main reception-room, as a study, or second sitting-room. On the lower ground floor level, there is also a spacious shower-room. The barn This is arguably one of the most beautiful buildings we have seen at Bliss, and the barn has its own special history. During the war, members of the resistance met here, and made radio broadcasts to London from the upper section of the barn, via a radio set which was still present, and is now housed in a museum. If these old stone walls could tell a story.. we would hear their whispers long into the night. The barn is currently used for storage on both levels. We particularly love the stone steps to the upper level which run up the external wall. Although planning permission would definitely be required for a change of usage, one cannot help but imagine what an amazing project one could carry out here.

House Lectoure (32)
Simple sophistication in Lectoure Perched on the edge of Lectoure, and accessible on foot to all the amenities, restaurants and activities of this charming Gascon town, this property presents a rare opportunity to purchase a tastefully renovated home in an ideal location and at a very reasonable price. Overview If you are looking for a foothold in Gascony but cannot manage the upkeep of an exterior space, this might be the perfect spot for you. This property is ideally placed within a few minutes’ walk to a variety of shops, a good bakery, an excellent cheese shop, a number of popular restaurants, and even a beautiful park! Ground floor As soon as we open the front door to the house we are struck by the quality of the renovations of this property. Lovely travertine flooring stretches before us, and the smell of fresh pine wood fills the air. The living room is on the right; it is a spacious room with two large south-facing windows. The floors are freshly laid pine and as such in the future could either be left as they are or varnished. There is a chimney conduit in this room that has been closed off by the current owners, but the possibility exists to re-install a wood or pellet burner. This is a lovely big room with a lot of light and beautiful views south to the Pyrenees. The kitchen is opposite the living room, and this has been completely redone. There are smooth wooden counters, a beautiful ceramic double sink and an induction stovetop. The owners have cleverly opened up the room by installing windows between the hall and the kitchen, so the entire space feels bigger. There is also a good-sized window, and behind the kitchen, a curtained-off nook conceals the laundry area and the hot-water heater. As we walk towards the stairs, there is also a guest toilet with built-in handbasin. First floor A wooden staircase leads up to the first floor, and here there is a wide landing painted in soothing shades of beige. Here again the floors are of fresh pine which emphasizes the light and warmth of this house. They give us access to three bedrooms. Each of the three is a good size, and the two front bedrooms have wonderful views over the countryside to the Pyrenees. The family bathroom is also here and has been completely renovated in a classic style. It comprises a large bathtub, WC, and a wide sink. There is also an electric towel rack. The floors are travertine tiles, and the paintwork is done in the same soothing tones as the rest of the house. Second floor The staircase continues up to a trap door that opens onto an attractive little room with a window offering the same stunning views as the rest of the house. This is the ideal place for a hidden reading nook or a quiet study. There is a lot of storage room here too. Here at Bliss This is a townhouse and as such it benefits from all the positives of town living. It would make an ideal holiday property and also has excellent rental potential. This is not the right house for someone who absolutely needs a garden, but if you are happy to enjoy the numerous parks and squares of the town without the work involved in having your own garden, then this could be the perfect property for you.

House Lectoure (32)
This charming property, located in the heart of Lectoure, sits on one of its most historic streets, just a one-minute walk from the town center, cafés, and restaurants. With its stone facade and typical wooden front door, the property might look like many others—until you step inside and discover that the layout is surprising, as it was originally two separate houses that have been joined together. Ground Floor The main door opens onto a ground-floor room with a tiled floor. This room is separated from the rest of the property by a wooden staircase leading up to the main house on the upper floor and a metal door, beyond which lies the heart of the home. One can imagine the ground-floor room eventually being used by a professional, such as an artist’s gallery or an osteopathy practice, while reserving the upper floors for private family apartments. Such an arrangement could work well in a highly touristic town like Lectoure, where shops often have this layout, offering the feeling of discovering an intimate space rather than a traditional storefront. However, the appropriate permits would need to be obtained to designate this area as a commercial space. Currently, this room serves as a second living room for the owners. First Floor At the top of the wooden staircase and beyond the metal door, there is a cozy living and dining room with an open fireplace. This space is perfect for hosting dinner parties or enjoying long aperitifs by the fire. With its intimate ambiance, the room lends itself to the interplay of shadows and the warm glow of candlelight. A window in this room overlooks a private courtyard. The courtyard is secluded, shielded from any view except that of the house itself, allowing for sunny days to be enjoyed in complete privacy. One might almost feel transported to Greece when the sunlight brightens the white walls of the courtyard. The kitchen is a square-shaped space with glass walls and windows that open toward the dining room and the courtyard. It is a well-organized space for its size, where everything has its place and there is room for everything. The direct access to the dining room is convenient, making it easy to host guests. In this same part of the house, between the entrance and the living/dining room, there is a second wooden staircase leading to two upstairs bedrooms, both generously sized. Second Floor On the second floor, a bedroom with an alcove, where a bathtub once stood, overlooks the street. Currently, there is a small bathroom in one corner, but it could be interesting to reinstall a bathtub while keeping the shower and dressing room. The second bedroom is larger, featuring deep red walls and large built-in wardrobes covering an entire wall and framing a fireplace. A door leads to the bathroom, which includes a walk-in shower, cabinetry, and a large window overlooking the patio. Third Floor The staircase continues to a third floor, where there is a fantastic attic space with enough headroom to stand and an original window set into the old medieval timber-and-plaster wall. This space is currently used as a large office with a cozy nook for admiring the view of the rooftops and surrounding countryside. It could also be easily converted into a third bedroom with an en-suite bathroom, provided water and drainage connections can be installed. Here at BLISS Lectoure never ceases to captivate, with each of its houses offering fascinating interiors full of surprises. This property boasts the rare privilege of outdoor space in the heart of the town, not far from the Cathedral. All the shops and restaurants are just a short walk away—making it possible to live here without ever needing a car. There’s a weekly market with local producers every Friday morning, along with everything else one could hope for in a Gascon village. This is a historic property with a contemporary spirit. Throughout the house, modern touches beautifully contrast with period features, such as the bright red and yellow tones in the upstairs bedroom. The windows facing the street at the front of the house are typical wooden windows of a traditional Lectoure home, while the entire rear of the house has been opened up to the patio.

House Lectoure (32)
A discreet medieval house, its outbuilding and walled garden in the centre of a historic town in the Gers region. The property is accessed from an alleyway running parallel to the main street of the village, a stone's throw from the cathedral and all shops and schools. Built protected from prying eyes, it is shielded by the front building, whose sober facade gives no hint of the distinctive character, which unfolds in the various rooms spread over its four floors. Facing the southern ramparts, it comprises a medieval tower acquired by the current inhabitants in a state of dilapidation in the 2000s, a garden on two levels and an outbuilding, part of which has been rebuilt in wood. The main building stands in a prominent position, accessed via a stone staircase, set back from a garden and terrace embellishing the southern facade. To the north, a narrow wing projects at right angles, overlooking a patio. This patio includes a well and is divided in two by a high wall. It is located in the centre of the various buildings in the central part of the old town and provides access to a cellar and a lavatory. Despite the proximity of buildings typical for medieval town centres, the dwelling enjoys absolute peace and quiet, with no visual disturbance from neighbours and a superb vista over the countryside stretching as far as the Pyrenees.

House with pool and terrace Lectoure (32)
Everything you could want in the heart of Lectoure Overview Lectoure is the kind of village people daydream about living in: set atop a hill in the midst of well-tended fields (yes, there are sunflowers in the summer!), this place has been built over the centuries in soft honey-coloured stone, each generation adding another layer, another story to the richness of its history. The village has a lively weekly market, several renowned restaurants, a wonderful selection of quirky and interesting shops, and even a thermal spa. This property offers the rare opportunity to live in the heart of Lectoure while still enjoying the lifestyle of a country home. House We access the house from the street-level front door, and pass into an attractively renovated front hall and cloakroom area. A set of stairs leads up to the first floor, where the main living space is located. We will come back to the ground floor later, but for now we will proceed upstairs, where a central hall gives us access to the star feature of this property, the spacious and light-filled open plan kitchen/dining room. This room is a delight, from the warm travertine tiled floor to the large fitted island that serves as workspace. The walls are painted a soft white and there are large picture windows on two sides. The kitchen is entirely equipped and has ample room for a large table that easily seats eight or more diners. A glass door opens onto a large beautiful terrace that is only accessible from the kitchen. This area has a privacy fence and large thriving potted trees which add both shade and intimacy. A second door on the other side of the kitchen leads to a pretty little terrace, ideal for a morning coffee break, and stairs down to the garden. Off the kitchen there is an open plan living room with a large insert for those who love to light a fire on winter evenings. There are two windows facing the road for added light, and exposed stone walls where the owner displays some of her extensive art collection. This space is both welcoming and contemporary. As it is open to the kitchen, it is ideal for dinner parties, as the guests can circulate freely between the kitchen, the living room, and the terrace. On the other side of the house, we find a large double height bedroom with unimpeded views over the surrounding countryside and the garden. This is the master bedroom, and with good reason, as the views are wonderful. Exposed beams and stone walls add warmth and there is a large closet. Next to the bedroom we find a laundry room that doubles as a boot room and also has wonderful views. On this floor there is also a second bedroom which is currently used as an office. Here there are equally stunning views from two big picture windows. The bathroom has attractive white tiles and includes a bath, a separate shower, and a built-in vanity with sink. There is a separate WC in the hallway. Second floor This is the perfect area to house guests, or for children to have their own private living space. A hall opens on one side to two good-sized bedrooms, both with skylights and AC units, and a large shared shower room which also has a skylight. A big third bedroom runs the width of the house and is currently in use as a guest living room. Here there is a skylight and a dormer window with views over the countryside. We can envision this space as a children’s playroom or a TV room, for those who do not need this many bedrooms. The ground floor On the ground floor of the property is a large room with attached WC and storage room that has been used for multiple purposes over the years and centuries, including a shop, a popular art gallery and a restaurant. As this space has a separate external door, it would work perfectly for anyone who has a liberal profession, or requires a studio or workshop. There are also two garages on the ground floor – one houses a listed brick bread oven and serves as a boiler room and both are currently used for storage. Each one has ample room for a good-sized car. In one of the garages, there is a space that could be used to install an elevator, with the relevant planning permission. Gardens Unlike most houses in Lectoure, this property has a garden – and a swimming pool! The owner has planted the garden with flowering shrubs and a variety of bulbs which come to life in the spring in a riot of colour. There is also an original well and several mature trees. The swimming pool, although technically above ground, is built-in with wooden decking and has all the necessary permits. It is a real luxury to be able to float in the pool on a summer day while at the same time having a view over the countryside as well as the cathedral! The garden is accessible from the main house through the kitchen, and also from the ground floor through the back door. Here at Bliss This property has everything you need for a comfortable life in the heart of one of the most beloved villages of Gascony. It is charming and elegant, and offers the possibility to work from home. It is a real oasis of calm, and it feels like a privilege to be able to sit and contemplate the stillness of the countryside while only a few steps from a listed cathedral.

House with pool Lectoure (32)
Ideal family home near Lectoure Where are we? We are in the heart of Lomagne, in the lush green countryside surrounding the popular town of Lectoure, on a private estate that is fully fenced and invisible to passing cars or cyclists. A tall gate protects the property, and we can choose to leave our car in the handy parking space at the beginning of the driveway or drive up past paddocks and tall trees to park in the large open hangar near the house. The house This property feels like a family home in the best way possible –the current owners have brought up their children and enjoyed many happy years here and are only reluctantly leaving due to a change in lifestyle. Over time, they have carefully crafted every aspect of the property this property, so that the future owners can move straight in and enjoy the sophisticated blend of old and new, modern and antique. The house itself is a classic French farmhouse that has been carefully renovated to a high standard. It is surrounded by private gardens, fields and woodlands, the ideal setting for a peaceful rural lifestyle. Ground floor We enter the house through the kitchen, as in so many country properties. This room really shows off the décor style of the owners, as it beautifully blends the traditional with today’s style. Some of the original aspects, such as the exposed beams and the pretty ceramic and wooden flooring, have been retained, but given a new twist with the addition of a large skylight and a charmingly quirky bookcase fitted into the wall above a door frame. The kitchen is fully functional, and combines grey fitted units with classic wood cupboards and a pop of colour in the red tiled backsplash. The kitchen opens on one side directly to the large living room; the patterned wood and ceramic tiles continue here, enhancing the spaciousness of the room. The far wall is dominated by a huge stone fireplace that the owners often light up in winter just for the pleasure of having an open fire – the house is heated by a highly efficient ÖkoFEN pellet furnace, so the fire is totally optional! The fireplace is flanked on one side by a large window, and on the other by glass doors to a covered terrace overlooking the pool area. This is the ideal spot to watch the sunset, or for an al fresco lunch. Next to the living room, we find the dining room; this space is just the right size to host intimate dinner parties. A glass wall runs along the outer side of the room, with exposed stone on the other side and warm fired-earth ceramic tiled flooring. The glass walls let you feel close to nature even in the heart of winter, and in the summer, they protect diners from the heat. On the other side of the living room, we find a practical office which has a charming little corner fireplace and is adjacent to a newly renovated shower room. It would be easy and logical to use this room as a ground floor bedroom, but there are also a further two bedrooms on the ground floor, each with a fireplace and French doors to the garden. None of these fireplaces have been used by the current owners. Parental suite On the far side of the house, there is a private suite that spans the ground floor and the first floor. We can access it from the house or directly from the garden. Upstairs On the first floor of the house we find a further two bedrooms, each accessed through a cozy little TV room with a tiny balcony window overlooking the kitchen. Both bedrooms have sloping ceilings and would make ideal children’s rooms – as indeed they have been up to now. The offices The owners work from home, but when they started their business, they wanted to be able to separate their work life from their home life. They found the perfect solution in an attractive outbuilding which was originally probably a hay barn with pig sties underneath. This is the most modern part of the property, as it has been entirely renovated, with new windows, air conditioning, floors, electrics and walls. The result is an attractive and highly functional building that, while retaining the exterior aspect of a pretty barn, on the inside is now a highly functional and practical space. On the ground floor, there is now a larage personal gym and a recording studio. An outside staircase leads to the first floor, where there are two offices with large picture windows facing the gardens and the house. Between the offices and leisure spaces, the owners have found the perfect work/life balance, and only a few steps from the house! The barns A crucial aspect of any country property are the outbuildings. Are there any? Are they big enough? Are they in good condition? In this case, the answer to all these questions is a resounding yes. The first outbuilding is a 200 m² stable block, with a new roof on two levels. The ground floor currently houses 4 large looseboxes, a tack room, a wine cellar tucked under the stairs, and a large space for the ÖkoFEN boiler & hopper. Stairs lead to the first floor, which is yet to be developed and will need to have some repairs done to the floor. Next to the stables is a huge hangar, open on two sides. There is room here to park at least 6 cars, as well as a charge point for an electric car, if needed, and room for garden tools and other storage. Behind the main buildings we find another hangar where there is currently enough wood stored to keep all the fireplaces in the house running for years to come, as well as a big tractor and various other farm vehicles. There is also a henhouse and there are 7 animal shelters scattered among the fields, all of which are in good condition. The pool The pool here is frankly stunning. Set to the side of the house, and surrounded by well-tended lawns, the pool was installed by the current owners and measures 10 x 5 metres with wide steps at one end and an electric cover at the other end. It is equipped with a heating system and the owners have recently built a large, covered terrace next to it so that there is a shady space to sit and read a book on hot summer days. Aquaponics greenhouse Nestled between the barns, this greenhouse is an exciting surprise. It was installed in 2016 and continues to be used by the owners – they have had fresh lettuces, peppers and basil all winter and there is scope to furnish the whole family with fresh greens year-round. It is fascinating to see the fish swimming round in their tanks and the freshwater filtering into the raised beds. This is a huge asset for anyone who enjoys growing their own food and appreciates knowing just where that food came from and what went into producing it. It is a fully functional closed system, easy to run and highly practical. The land In a property like this, your degree of self-sufficiency really depends on you. Currently, the owners have not fully exploited the limits of what they can produce autonomously, but there is a lot of potential to explore this aspect of the property. There is water on the land, in the form of a working well and a canal that runs along between two fields, as well as an orchard that includes apple, pear, cherry, quince, fig, plum and hazelnut trees, There are also vines that produce succulent grapes every year, and a large vegetable garden that could be further developed. The owners have chickens and sheep, and there is plenty of room for horses or other animals too. Here at Bliss We love this house! It is the perfect home for a family, or those who frequently host friends and family. There is so much space, and the gardens are so wonderfully private, you feel like you are stepping into another world.
