House with terrace Bagnols-sur-ceze (30)
Nestling in a meander of the River Cèze, the capital of Provence Occitane can only be revealed to those who take the time to discover it! The ancient medieval town at the heart of the city has been home to a renowned market for almost 800 years, brightening up its squares and alleyways. Take a stroll and look out for the classical facades, the beautiful gates and the sumptuous town houses, one of the most emblematic of which is the Hôtel de Ville. An imposing façade reveals the rich past of this property, which is served by a wide, vaulted entrance and a remarkable staircase cleverly built to lead to the various rooms with their spacious rooms and high ceilings. A living room passionately decorated in the style of a 16th-century Italian painter by the name of Giuseppe Arcimboldo, and a dining room beautifully vaulted in brick with a fireplace. Both rooms open onto a romantic garden with a fountain. A truly charming property! The ground floor continues with a vaulted bedroom with an ensuite shower and toilet, for a surface area of 27.50m², a kitchen that needs to be refitted, a boiler room and a further room that could be converted. Upstairs, illuminated by a large skylight, is a collection of rooms with fireplaces and old parquet flooring: a second beautiful lounge and a study that could also be used as a bedroom (approx. 32m² for each room). Two bedrooms (approx. 20m² each), one with a bathroom and toilet. Children's bedroom. One of these bedrooms used to be a kitchen, which could be returned to its original function and benefit from a lovely adjoining terrace. The top floor comprises three bedrooms (16, 21 and 43m²), one of which has a mezzanine and the largest of which is currently used as a library. Finally, there is a large bathroom with toilet (16m²). This property has an aura and a temperament that can't leave you unmoved! And there's more to come! A property selected exclusively by Botella Real Estate - Uzès - Goudargues. Réf. 760 BF

House Bagnols-sur-ceze (30)
A 14th-century cardinal's residence and its inner courtyard in the oldest district of Bagnols-sur-Cèze. The house stands on a street running at right angles to the old Grand'Rue, crossing the historic centre from north to south. The French name of the street is that of the person who commissioned the building work. Of Italian origin, Cardinal Orsini was in office between the 13th and 14th centuries, playing a significant role under eight popes and directly influencing the appointment of several of these. He was quick to move to France, devoting most of his life to the country. When the papacy made Avignon its seat, it was only natural that Monsignor Orsini should settle in the region. In 1321, he ordered the construction of a palace in Villeneuve-lez-Avignon, of which only a few walls remain today. He played a crucial role for the city of Bagnols-sur-Cèze, initiating a number of defensive works, such as the creation of moats around the ramparts, and contributing to the restoration of the main hospital with a view to improving public health. The southern elevation on the street side is partly rendered, revealing a dressed stone structure. The pedestrian doorway is topped by two large cross windows. Edged by a triple cornice of shortened tiles, the gable roof with monk-and-nun tiles conceals the rest of the property. Three additional buildings are arranged around a central courtyard, each of distinctive architectural interest. However, the most intriguing feature is to be found on the first floor, facing west: a “logette” (small cell-like room with a large window) built of terracotta brick supported by a chestnut beam, probably dating from the 16th century. Behind the noble street facade, the other elevations of the house are of more rustic local stone. These walls are punctuated by large French windows allowing generous sunlight to pour into the various rooms of the dwelling. The living area extends over two levels above the cellars.

Mas Saint-Victor-la-Coste (30)
Just a stone's throw from Avignon and Uzès, nestling on the side of a hill in the shelter of a major Gallic-Roman site and surrounded as far as the eye can see by famous vineyards, you'll find yourself wandering through the winding streets of this village, in a medieval setting between stone houses and the imposing Gothic-style church which, from its eagle's nest, seems to watch over an exceptional panorama. The town became rich and famous thanks to the cultivation of vines, which enabled it to surround itself with fortifications whose dual purpose was to consolidate its power and fulfil a defensive role. This 18th-century farmhouse was built in the heart of the village, which boasts a wealth of shops and service providers. It features 1,800m² of wooded parkland with a 5x10m swimming pool and pool house. The majestic hundred-year-old chestnut tree that dominates the garden could certainly tell many tales, but it is also happy to provide a welcome shade, alongside a few old mulberry trees that bear witness to a bygone economic activity: silkworm rearing. With 230 m² of living space, this residence includes, in addition to the main house, an independent guest house and numerous outbuildings, totalling approx. 200 m² that could be converted. There is a vast 68 m² living room with a fully equipped kitchen that benefits from the courtyard and garden. There are also a study and a small lounge, four bedrooms and two bathrooms. On the practical side, a well ensures abundant automatic watering, a garage provides parking for two cars and a workshop will delight DIY enthusiasts. Absolutely everything about this property exudes tranquillity and a quality of life that is so very appreciated in the South of France, as it is vital to everyone's harmonious development. Agency fees are to be paid by the vendor. A property offered exclusively by Botella and Sons (since 1989). Ref. 2507
