Manor house & guest house with stables, paddocks and 47 hectares The setting The property is set in 30 hectares of woodlands, park and paddocks, with an additional 17 hectares of woodland and fields bordering the small local river on the other side of the road. The trees are marvelous and it is a pleasure to drive up the winding driveway, past beautifully kept paddocks on one side and tall trees on the other. Once we arrive at the heart of the property, we find a small lake, and just past it the wooden horse boxes (built within the last five years). There are more fenced paddocks, and tall oak trees before we arrive at the main buildings. The main house The main house of the property is set back from the paddocks and other farm buildings. It is a classic maison de maître, built in the 1840s, and as such offers elegant lines, large windows and spacious rooms. Once through the front door, a large hallway opens on the left to the main living room with its original floors, working fireplace, and parquet floors. This room has double aspect windows. Venture further, and discover a good-sized games room, an attractive dining room and a small but practical kitchen. Behind the kitchen there is a charming sitting room with a large open fireplace and original stone hand basin. This was probably the original kitchen. On the first floor, there is a long wide corridor which gives access to 5 good sized bedrooms. The first one has an en suite shower room, and there is another one with a bath and a handbasin. The last bedroom also has a handbasin hidden behind a door. There is a large and sunny family bathroom, and a separate WC. On the left-hand side of the house a previous owner as built a separate studio apartment comprising a living/sleeping space, a small kitchen, a shower room and a private terrace. This could easily be rented out or used as a granny flat. The laundry room also serves as a boiler room, and it has separate access. The Pool A separate fenced garden is accessible through the main house or a side gate. This enclosed area features a heated swimming pool with a separate play area for toddlers and there is a charming small covered terrace with a built-in pizza oven and a BBQ, which is ideal for summer pool parties. The Chai The current owners have chosen to make this spacious open-plan dwelling their home. A huge ceramic wood burning stove forms the centrepiece and although there is underfloor heating here, it is the stove that is most used. There is also an open plan fully equipped kitchen, a laundry room, a WC, and a shower room with a large walk-in closet. Previous owners have sectioned off an area here to make an enclosed bedroom, but this would be easy to remove. There is also a good-sized mezzanine which serves as an office. Also in this building, separate from the living space, there is a large technical area with a professional kitchen, cold rooms, WC, all of which were previously used for food preparation and have not been touched by the current owner. This area could be used for a variety of projects, and subject to planning permission could also be converted to further living space. Here at Bliss It has become increasingly rare to find a property with so much land and with so much potential. You really feel here that you are in your own bubble and although you can sometimes hear a car pass by, it is so lovely and peaceful and private that we just didn’t want to leave. We would probably update the kitchen in the main house, and perhaps the family bathroom – although the retro style is very popular now! This is the ideal home for those looking for privacy, self-sufficiency and space and could also be a great spot to have an eco-friendly business.

The Château de Fourcès sits at the entrance of one of the most beautiful villages of France, on the banks of the river Auzoue. Fourcès (meaning force in Gascon) is a unique and picturesque circular village renowned for its famous annual flower market on the last weekend of April, its monthly brocantes, restaurants and eclectic shops. The village, with a mere 300 inhabitants, is a local treasure, its beauty preserved over the centuries and very much a living and breathing Gascon village, where it is possible to source anything from an ancient scented rose, a bottle of Armagnac, a unique piece of furniture; or to enjoy a fabulous meal with local produce on the terrace of the local Auberge. A village so often visited for its beauty, and gentle recreational pleasures, the Château is one of the most remarkable landmarks of Gascony, and one which here at BLISS we are proud to present to anyone in search of a life-changing property, and one which provides the possibility of so many possible business ventures linked to this historical building, in an area of peaceful beauty and tranquillity. The chateau was demolished in 1453 in the Hundred Year War. At the time the local villagers re-employed many of the stones to build their own properties around the circular market place, with is hundred year old trees. The central market place is dotted with plane trees which provide dappled shade in the summer months. This is a place in which people come together; bursting with flowers from horticulturists all over SW France at the end of April, the brocanteurs, eating an impromptu lunch at rickety tables and sharing a glass of local Gascon red at the monthly antique fares. If ever you wanted to feel you are in the heart of France, and time has stopped, cross the bridge over the river to the sleepy town of Fourcès. Building of the Château as we know it today commenced at the end of the reign of Louis Xll and was completed under the reign of François Ier. The building is clearly Renaissance in style with lovely large windows, a glorious pale stone façade, with two wings and a round tower and a square tower. In the square tower we find the beautiful and original staircase. Since 1996, successive owners of the Château have welcomed tourists into the Château, with the current owners having carried out an impressive redesign of the interior of the Château with further development of additional appartements on the upper floors, and the creation of a popular bar/tapas area on the ground floor for guests, known as Chez Boubou, with two bedrooms above the bar/restaurant in the adjacent stone cottage that sits at the entrance of the Château. The current owners also oversaw the complete restoration of the roof in 2020.

Castle Montréal (32)

This sumptuous château is found in the heart of Gascony, in the rich and diverse Armagnac region, at an equal distance between Bordeaux and Toulouse (1h45). On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, once restored would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. Warm and inviting, majestic in size with a long table to welcome guests or for breakfast with views across the valley, this kitchen is the heart of the property and spacious enough to host a large gathering. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. Guests are provided with a backdrop view of the medieval ruins of the original château, and the pigeonnier or dovecote. A grand central island with spacious work surface place for big bowls of food prepared on the AGA. The rear kitchen/ scullery is also directly accessible from the garden and the main kitchen and is equipped with a traditional oven. This is an ideal space to be used by caterers serving food in the garden or interior. In the hallway on the other side of the kitchen a door with a beautiful sculptured wooden surround opens onto the laundry room. The First Floor : Bedrooms Opposite the courtyard entrance an impressive stone staircase turns upwards to the first floor, leading to a spacious landing and a second long hallway that runs above the ground floor hallway. All the bedrooms have parquet flooring. At the top of the landing to the right, two bedroom with ensuite shoer rooms and fitted wardrobes with decorative doors from old French armoirs. To the left of the landing there is a third ensuite bathroom with views to the south, and a long hallway leading to a vast parental suite which is one of the most spacious bedrooms and bathrooms we have yet to see in Gascony. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden.

The property has been restored and decorated by its current owners and have rented out the two gîtes over the last decade. With the beautiful parkland, woodland and decent swimming pool, there is a possibility to welcome up to 18 people in both guest cottages. The main house offers another 4 bedrooms and the attached gîte could connect to the main house downstairs and upstairs in order to have larger main house. The other guest house remains entirely independent and can be used year-round with its own gas central heating system. Property Nérac (47)

Original and charming property near Nérac Located on the edge of an attractive and lively village with lots of amenities, this property is both stylish and unique. It comprises a beautiful 19th century house with room to expand and an unusually large garden for a village house. It is close to Condom or Nerac for schools, medical services and excellent weekly markets, but the village itself provides all the basic necessities. Pristine stone walls and unusual shape give this property a particular charm. It is a house filled with sunlight, with spacious reception rooms, large bedrooms and lots of storage space in the basement. Construction began in 1860 and took several years to complete. As the property was built for the diocese, a reception room and bedroom for the visits of the local bishop were incorporated into the plans – these 2 rooms were built octagonally to reflect his status. One of those rooms now serves as a living room – but would make an amazing library – and the other is now the property’s main bedroom. The current owner has made many improvements both inside and outside the house. We push open a wrought iron gate and look up to the front door. Below it, a classic stone fountain adds an elegant touch and there is a small front garden waiting to be developed. It is surrounded by stone walls topped by antique-style iron railings. The front door is recent, but has been custom-made to fit the era and style of the house. On the side, an electric gate leads to a parking area and the garage that has been incorporated into the garden floor of the house. The large southwest-facing back garden is a blank slate just waiting for a keen gardener to give it shape and form. It is entirely enclosed by a low stone wall topped by a wrought iron fence that, although new, looks like it has always been there. The garden is entirely laid to lawn, although there are some mature trees near the house. We enter the house through the front door and find ourselves in a long, wide hall that runs down the centre of the house. On the left, as you go in, a large high-ceilinged living room stretches the length of the house. Originally this would have been two, or even three rooms, but the space has been opened up and is lined with large windows on three sides. High ceilings and attractive tiled floors make this a pleasant space to relax. At the end of the hall, we find the more formal living room – this is the octagonal room that was reserved for visiting bishops, but now it is beautifully decorated in shades of purple. Double doors open onto the garden. Back down the hall on the right as you go into the house is the kitchen; it has been entirely redone but feels very traditional. The cabinets are in natural dark wood and there is a dusty pink stove that complements the dark grey countertops and ceramic flooring. There is room for a breakfast table and a spacious island for food preparation. Behind the kitchen we find the scullery, with a small laundry room and a door to the back garden behind it. There is a WC on this floor, accessed from behind the staircase. A staircase behind the kitchen leads down to the lower floor, where we find lots of storage space, a wine cellar and big double doors where you can park your car. This floor is both practical and spacious. An original curved wooden staircase leads to a wide landing with beautiful wooden floors and a large window. The first room we come to is the master bedroom which is stunning. It is octagonal and has three big double windows facing the garden. There is a pretty (blocked) fireplace and attractive original wooden floors. The current owner has put in an en suite bathroom with a large old-fashioned bathtub and a walk-in shower. The second bedroom is quite large and has a private shower. It also has a spacious dressing alcove which has the potential to be converted to an en suite bathroom. The 3rd bedroom has a pretty closed fireplace and wooden floors. There is one separate WC for this floor. The original staircase then continues up to the attic where there are small windows and possibility to expand the living space. We found this house ideal for those who would like to enjoy life in a small village – there are many amenities within walking distance, including a bakery, pharmacy and a popular restaurant. There is still room for improvement: some windows need to be changed a second shower room could be put in. There are some walls that need to be painted too. The garden is quite large and there is room for a pool (subject to town approval). This is a house for dreamers and romantics, a house where you can let your creativity and imagination run wild. Technical details 1500 m² property Taxe foncière 924€ Mains drains Town gas central heating Original features High speed internet available Edge of lively village New wooden double-glazed windows and doors on west side of the house
