Where are we?
Close to St Clar, on the outskirts of the village of Miradoux, on the brow of a hill, with lovely views over the surrounding valley.
Within ten minutes of the market town of St Clar, 18 minutes from Lectoure and just 20 minutes from the international train station of AGEN with its fast track service to Paris in just over three hours.
What is to like about the location?
If you are sensitive to stunning views this property has much to offer. Windows on all sides of the house let both light and views indoors; not least the ball of setting sun from the kitchen window. Surrounded by gentle rolling hills, woodland and fields on all three sides, this house sits on the rim of a gentle hilltop, in a dominant position.
The property is rural enough to enjoy the flash of a hare in the garden, the glimpse of a soft velvet brown deer nosing around at the edge of the property, or even the snuffle of a wild boar after dusk; not to mention the glorious night skies which reveal the milky way à volonté. And yet we are close enough to several major towns and villages to have everything to hand. Impressions of the house from the outside?
Gentle white stone, and traditional blue Gascon shutters. There is a mellow aspect to the house on the outside; charming, warm and appealing from the lane, with its flowery hedgerow, and the amber lamps inside contrasting beautifully with the night sky.
Take me inside the house
The inside of the house is somewhat a surprise. Like a magical spacecraft it opens up from a traditional central hallway to reveal a vast space shared equally between a large open-plan kitchen, a dining-room, and a sitting room. There is a modernity here in the space, if not the materials, which remain authentic. With a good ceiling height beneath the beams, this house is far from rustic within. There are generous openings with windows on all sides, including two sets of French doors, which let in both views and light. A sunny house with great spaces for entertaining and parties. This is a place to switch on the music, and party and dance. The kitchen/dining-room alone could host a sizeable party, with the snug sitting room offering a great area in which to hunker down at night in-front of the large home cinema screen.
There is an original fireplace in the sitting room.
The sleeping quarters and bathroom space are divided equally on each side of the hallway, with two bedrooms and two bathrooms on each side.
On the south side, the two spacious double bedrooms face full south with views over the fields to the woods and share a shower room.
On the west side there is a master bedroom, with a terrasse to the garden, a bathroom with a shower, a dressing room (which could also be used as a 5th bedroom) and a bedroom to the east.
All the rooms are located on the ground floor, but this does not preclude the idea of adding further rooms to the second floor where there is a vast amount of unexploited space with terrific head height. It would be possible on the top floor to create a huge bedroom, with a private bathroom and dressing room, with spectacular views to the west. Planning permission would of course be required, and the floorboards would need to become load bearing. But nonetheless, the house, which is already a sizeable family home, offers the possibility for yet further expansion.
