There are places that you don’t find by chance. This one, for example.A road that wanders off, cypress trees bending in the wind like in an old painting, the Gers at its most gentle. Not a sound, barely a bell tower ringing, and the Pyrénées in the distance, like a promise. You are close to Lectoure, but not too close. Just enough to go have a coffee and read the local news in the morning, bump into two friendly faces, grab something for lunch and then rush back. To find calm. To close the gate.It looks a lot like it, but it’s not the Luberon, and that’s a good thing. No crowded terraces, no lukewarm rosé under pretentious pergolas, no snobs in dark glasses to hide the fact that they're complete strangers. Here, luxury is elsewhere. In the silence. In the space. In this way of not being noticed. The house looks like it never wanted to be anything other than what it is: a collection of stone buildings, placed there with a certain obviousness. Like a private hamlet, but without folklore. The roofs are straight, the materials have aged, the walls are thick. You breathe a certain idea of discretion here.Nothing is garish. Everything is there, though. The volumes. The light. The materials chosen for their truth rather than for their effect. Wood, stone, lime. Sometimes a more contemporary detail, but slipped in just to highlight. There is taste, truth, not that ostentatious good taste that tires. It’s a house that knows restraint. And that is rare. There is the main house, first — vast, sober, comfortable without pretension. It makes you want to stay, to cook, to read, to not answer the phone. Five large bedrooms, each with its own bathroom, to spend your nights as if in a luxury hotel. A kitchen to prepare endless meals. Two lounges: one to bury yourself in a book, the other to talk too late, forgetting the time. And a billiard room to extend all that, a glass of armagnac in hand while listening to jazz (or something else, depending on your taste!). The pool? The word is weak; it’s more of a relaxation area, a vacation spot. You will spend entire days there, far from everything. Barbecues, lunches in the shade washed down with cool rosé, your gaze lost up to the Pyrénées.And then, a little off to the side, there is the gîte. A real one. Not a makeshift annexe to profit from the weekends. No. A separate place, independent, cared for with the same level of demand. Something to welcome without imposing, to share without disturbing. A house within a house, in short. For friends, family, or no one. A spacious room, as we love them, where the lounge, kitchen, and dining area share the space without ever hindering each other. One bedroom on the ground floor, three upstairs, three bathrooms so that everyone has their own realm, and even a laundry room — the kind of detail that makes life simpler. And then, of course, the pool. Just for the guests. A world of its own, closed off from the rest of the world, where you forget everything except the happiness of being there. It’s a house to live in all year round, or to rediscover each season like one reopens a beloved book. A house apart, in every sense. It doesn’t seek to please everyone — and that’s what makes it precious. It waits for those who know. You can come with books, records, silences. Or you can do nothing at all. That would already be a lot.Everything is ready. Key in hand, as they say. But the key here is especially one of intimacy. A door that you close gently behind you. And the world can continue without you.The information relating to the property, including but not limited to: surfaces, condition, features, and technical equipment (including, but not limited to: heating installations, electricity, plumbing, sanitation, pool, security systems, and any other equipment), is provided purely for informational purposes based on elements and declarations supplied by the seller. If you are looking for a ‘statement’ property and love large light-filled rooms and endless views, this is the perfect place for you. This property is impressive in every way; the pristine stone façade on all sides, the spacious well-proportioned courtyard, the natural spring bubbling up from the rocks beneath the orangery, the views, the large light-filled rooms. Even the swimming pool has a private park of over 1,500 m²! There are two entrances to the property; from the front of the house, we can pass through an electric gate and drive up the approximately 500 metre tree-lined drive, catching glimpses of the chateau as we progress. For the day-to-day school or shopping runs, there is another semi-private road that arrives at the back gates, which are framed by an ancient stone archway. Once past the gates, there is ample parking in the courtyard. Here, we can access the main house through the front door, or a side door that leads to the kitchen. We enter the front door from the enclosed courtyard, into a wide hall that runs along the back of the house, leaving all the reception rooms to face the front. The front hall leads to a good-sized study with double doors leading outside. From here, we can access all the reception rooms ‘en enfilade’. This room would make an ideal library. Here too, we can access the large terrace that runs the length of the front of the house, offering panoramic views of the château park and the valley. This is the ideal spot to sit and sip an aperitif in the evening and watch the birds swooping across the sky above the rolling hills. On the right of the study is the dining room, with double aspect windows, a fireplace, and parquet flooring. Off the dining room is a good-sized kitchen with a large open fireplace, access to the courtyard and a small pantry. This is the main kitchen, as it is close to the dining room, but for serious cooks there is a second, much larger kitchen on the other side of the house, which we will come to later. There are two main salons, both with stunning views, parquet floors and fireplaces. These are lovely spaces to sit and relax; one of them could be a good games & TV room and the other one could be used for receiving guests, or just to read a good book curled up on a comfortable sofa. At the far end of the house, we come to the 53 m² bar/party room. This room has attractive wooden floors and doors leading to the terrace, and is the ideal spot for a big family reunion, a children’s party or a disco themed fête on a summer evening. There is already a large wooden bar with a sink and room for a half-sized fridge – and plenty of space to keep drinks and glasses. It even has his & hers WCs! A room behind the bar could be used as a billiard room or even a very large mudroom – as it opens on to a side terrace on the pool side of the house. Beyond this room is another guest WC, a door that leads to the cellars, and at the far end, an enormous (56 m²) second kitchen with fireplace and 4 sets of doors leading outside. First floor Having toured the ground floor in a wide circle, we come back to the main hallway where a well-proportioned wooden staircase leads to the first floor. The first floor is in symmetry with the ground floor. A wide landing runs the length of the house and there are windows overlooking the courtyard. All but one of the bedrooms faces the view, and all have large windows to catch the light. On the left, once you go up the stairs, is the largest of six bedrooms, all with private bath or shower rooms. This first bedroom has a large bathroom with a traditional free-standing bathtub and a separate shower. The sink, bidet and WC all have a pretty flower pattern on them, and there is a window. The bedroom measures over 55 m², and has two large windows and carpeted floors. It has a half-wall that could form a separate dressing room, but this would be a quick job to tear down and restore the original proportions. The floor here is carpeted. Opposite this room a locked door leads to an unfinished room that can then connect to the first floor of the outbuildings. All this could be finished to provide more living space, but so far, the present owner has not felt the need to expand. As we walk down the corridor, there are two further en suite bedrooms, both facing the garden and the stunning views. Both have big closets and parquet flooring. Further along the hallway, the fourth bedroom is smaller than the others, and the bathroom needs some work. It is also the only bedroom that does not face the front of the property. The floor here is carpeted. Bedroom five is spacious and has a good-sized shower room. The floors are parquet and there are two windows. Bedroom six is bigger (30 m²) and has a marble fireplace and parquet flooring. It also has two windows facing the wonderful views and a large bathroom with both a shower and a bathtub. A door in the back hall opens to reveal a staircase leading down to the extensive cellars built into the rock. Here we find the oil-fired furnace that heats the house. There is a long room with a vaulted ceiling that could make an impressive wine cellar, a large storage room and another long room with doors to the garden, followed by two smaller spaces. There is so much space here, and as there are several large doors opening to the garden, this part of the house could be used for a variety of things, including garden equipment storage, a wine cellar or tasting room, a winter greenhouse…there are many possibilities. The grounds here form the perfect setting for the house itself. There are stone terraces on all sides, and a natural spring feeds the large ornamental fishpond in front of the house. This spring is one of the unusual elements in the property. It is accessed by an open-air stone staircase that goes down into a cave where a basin has been carved out of the rock. Water bubbles out of a corner of the rock all year round, we are told, and feeds the ornamental pond in the grounds. This is a magical space and it is easy to imagine that generations of chateau dwellers have come down here to cool off in the summer heat or just to look at the bubbling water and be soothed by its music. There is also a large wooded area on one side of the property and a number of beautiful mature trees in the park area. Behind the main building, through the archway below the tower, there is a grassy area and a side terrace. Here is where the main driveway comes up to the house, and here is the gate to the separate garden which contains the swimming pool. There are lovely views here too, and the area is very peaceful. The large pool offers two separate areas; one to play water polo or just relax, and another part to swim laps. There is a Mediterranean-style pool house with an enclosed patio and a built-in BBQ, and inside the house is a small kitchen area, room for a fridge, a WC and a shower. So, you can spend the day by the pool and still have cold drinks, snacks and even lunch without going back to the house! The property is built in a U-shape, so that all one side comprises the chateau, and it is attached to the outbuildings via a large back kitchen with a room to renovate above, followed by a charming tower with an arched passageway leading to the back terraces, the main driveway, and the pool area. On the other side of the U is an estimated 200 m² building comprising a series of large rooms, several with vaulted stone ceilings, and a space above with windows. On the courtyard opposite the kitchen, there is also a separate 50 m² stone building that currently serves as a rather magnificent laundry room. Attached to it is an enclosed area of about 50 m² that has served in the past as an orangery. There is a small guardian’s cottage to renovate completely which is attached to the outbuildings and accessible both from the barns and from a door on the other side of the back entry gates. This property could make an amazing family home, which in fact it has been in recent years. It could also lend itself to any one of a number of projects, from a luxury B&B to an art or yoga retreat. It is big, but on a human scale, and the rooms don’t overwhelm; rather they invite you in. It is an ideal house for entertaining, and will appeal to a wide variety of clientele. We fell in love with the wonderful views and the elegance of the park with its beautifully proportioned ornamental pond reflecting the façade of the house. The sense of light and space in both the reception rooms and the large bedrooms is just magical, and we were itching to offer suggestions on how to decorate and furnish this property to bring out the best in it. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. A quarter of an hour from Vic-Fezensac, a road stretches between the fields. It feels endless. A real country lane, dusty, winding and climbing. It leads to the property, which appears suddenly, perched on its hill like a retired movie star. The house has clearly seen some things — long quiet summers and barbecues that never seemed to end. Two horses and a donkey greet newcomers without fuss. They are the kind of animals who have life figured out. Here reigns true calm. Not the kind found in tourist brochures. The kind that has a scent — of warm hay and sun on stone. The garden, slightly bohemian, overflows with untrimmed bushes and unassuming trees. Nothing aligned, everything alive. The house itself doesn’t try to impress. It simply does. A true stone house, standing proud on the ridge, with a view that stretches all the way to the Pyrenees. Ivy climbs the façade. Its uneven rooftops give it a southern air, both Gascon and Provençal. It's easy and effortless to feel at ease here. In front, the pool. Blue as the sky. It has that charm of things unnecessary yet absolutely essential. A place for chilled rosé, the laughter of a long-lost friend, time pausing for an afternoon nap. We enter through the living room. Beams, pale wood, travertine. Nothing more, nothing less. Effortlessly chic. The open kitchen is recent, practical, without pretense. The timber framing defines the spaces with the kind of restraint that should be taught in architecture schools. And then there are two fireplaces — one for evenings filled with talk, the other for those when silence says enough. The staircase leads upstairs — a fine staircase, built for people who are no longer twenty but still climb anyway. Up there, the beams flex their muscles. The first bedroom catches the light through its large windows. The second is more modest, but full of heart. It looks onto the bathroom and landing — a peaceful corner for dreaming. But that’s not all. A ground-floor room currently serves as storage, but will make a lovely bedroom after a fresh coat of paint. And then, there’s the large apartment adjoining the house. It waits quietly to be brought back to life. The space is there, the water and electricity too. It only needs waking up — a bit of work for it to live again. It could become a self-contained wing, a space for guests or visiting family. A holiday let, perhaps, if you fancy playing host in summer. In short, extra space — like another promise waiting to be kept. Everything here tells of a gentle life — slightly old-fashioned, yet deeply enviable. A house with nothing to prove, that somehow knows you’ll end up wanting to stay.A quarter of an hour from Vic-Fezensac, a road stretches between the fields. It feels endless. Overview Magnificent Park | Sensitive Restoration | Exquisite Taste Set on a gentle hillside, this exceptional estate is approached via a long, tree-lined driveway bordered by tall cypress and flowering shrubs — a fitting prelude to the refinement that awaits beyond. The main house enjoys sweeping views across its private parkland, evoking a timeless sense of peace, privacy, and harmony with nature. Though entirely secluded, the property remains conveniently close to a thriving market town with shops, restaurants, and local amenities just a short drive away. Ground Floor Built in the early 19th century during a prosperous period, this fine Gascon residence is grander than most of its kind. Constructed in local stone, it features high ceilings, tall windows, and gracious proportions throughout, radiating serenity and understated elegance. The central entrance hall immediately sets the tone — laid with handcrafted hexagonal terracotta tiles and soaring ceilings. Extending the full length of the house, it includes a charming guest WC discreetly tucked under the staircase. All main ground-floor rooms are accessed from this hall. To the left, two elegant reception rooms are separated by a small intermediate hallway. Facing south-west, both enjoy dual-aspect windows that flood the rooms with natural light and preserve the same attractive tiled flooring found in the main hall. The first of these, the living room, features a fine original fireplace and ceilings over 3.8 metres high, enhancing the sense of volume and light. Beyond it, a smaller hallway opens onto the terrace and leads to the second reception room, currently used as a study. More intimate and private, this room offers a large window and glazed doors to the terrace fronting the guest annex. Elegant wallpaper, wood panelling, and a period fireplace add to its refined charm. Opposite the study lies the dining room, equally spacious and opening onto a paved terrace with a built-in stone barbecue. A short passage connects this area to the pantry and the kitchen. The kitchen perfectly captures the essence of a traditional country home, with flagged stone floors, a large working fireplace, and space for a long wooden table at its centre. Behind it, a generous walk-in pantry of over 12 m² provides ample storage and room for additional refrigerators. First Floor A wide staircase rises to the first floor, where the layout divides into two wings, separated by a large central landing. The entire southeast wing forms a luxurious private suite of over 75 m², comprising two principal rooms separated by a spacious dressing room with a window and space for a desk or sofa. The bedroom, with its dual-aspect windows and pretty marble fireplace, is filled with light and retains its original painted wooden floors. Opposite lies a sumptuous bathroom, clad in marble and mirrors, featuring a separate shower, freestanding bathtub, double vanity, large windows, and an independent WC. Three further bedrooms complete this level. The largest, positioned at the rear of the house, includes an en suite bathroom. The remaining two, slightly smaller, each enjoy a private bathroom and share a separate WC accessible from the landing. Guest Suites Behind the main house, former outbuildings have been exquisitely converted into three independent guest suites, each with private access and an individual terrace entrance. The first suite includes a bedroom and a stylish bathroom. The second suite, larger, adds a sitting room and a full bathroom. The third suite offers a compact yet comfortable bedroom with a shower room. This wing also houses a wood store and boiler room. Guest House The fully renovated caretaker’s cottage provides around 150 m² of additional living space. It includes three bedrooms — one conveniently on the ground floor — a shower room, separate WC, and a spacious open-plan living room with a fitted kitchen. A large private terrace provides a perfect outdoor area for entertaining or quiet relaxation. Adjoining the cottage is a barn containing a laundry room, generous storage, and a covered terrace. The vast open loft above could easily be converted into further accommodation or a games room. Below, the driveway curves toward a large parking area accommodating at least eight vehicles. Further afield, there is a henhouse with fenced run, a large vegetable garden, and an open barn for storing tractors or garden equipment. Pool & Grounds Set slightly below and behind the house, the 15m x 7m pool is reached via a shaded path. Surrounded by a broad terrace, it enjoys wonderful views over the park. The area includes a stone fountain, a shady enclosed children’s play area, and an automated security cover; the pool is also heated. The estate’s grounds extend over approximately 15 hectares, encompassing landscaped parkland, a serene lake, mature trees, romantic stone terraces, and abundant flower beds. The remaining land is leased to a local farmer, maintaining the property’s agricultural charm. The park has been beautifully landscaped to create a sequence of peaceful vistas and secluded corners for private enjoyment. At Bliss For those seeking a secluded oasis — a place to retreat from the modern world and rediscover an era of quiet elegance — this is an exceptional home. It offers ample space for family gatherings, celebrations, and moments of reflection, all within an atmosphere of timeless grace. Extensive renovations by the current owners have brought the property to excellent condition, including improved insulation and sanitation systems — meaning no major works are required. This exceptional property in the southwest of France has been lovingly restored and rebuilt since the late 1990s with meticulous attention to detail, quality materials, and local craftsmanship. Originally purchased as a project by owners passionate about art and heritage, the estate has been transformed into a unique residence that blends authenticity, elegance, and comfort. It houses a curated collection of art and antique furniture, creating a living space that reflects generations of travel, taste, and care. Set on 2 hectares of landscaped gardens—with the option to acquire an additional 25 hectares of vineyards, fields, and woodland—the property consists of a 500 m² main house, a working wine barn (chai), and a separate 19th-century guesthouse. The main house is L-shaped, built of stone and brick, with traditional half-timbering, oak beams, and polished concrete floors. Although there is a formal front entrance, daily life revolves around the rear access through a welcoming kitchen. Adjacent to this is a spectacular 100 m² open-plan living area, designed to be the heart of the home. It features sleek stainless-steel kitchen units, no wall cabinetry to preserve the exposed stone, a 12-seater dining table, and a large stone fireplace. Full-length double doors open onto the garden, blurring the lines between indoors and out. A second, more intimate living room with a BULLERJAN wood burner complements the main living space, and both rooms share custom staircases in wood and wrought iron that lead to the upper floor. Additional ground floor spaces include a refined guest WC, a laundry room, a boiler room, and a large multi-purpose room that connects to the wine barn. Upstairs, the house offers four luxurious bedrooms, each with its own open-plan en-suite bathroom. These tranquil spaces are defined by high ceilings, oak beams, wooden floors, soft cream tones, and handcrafted ceramic tiles. The master suite includes a separate shower and a large window framing the Pyrenees, a romantic gesture from the owner to his wife. The staircase railings in this suite were custom-designed to incorporate symbolic details related to her family name. Spacious landings on both sides serve as informal galleries, home offices, and reading nooks. The attached wine barn (chai) is fully equipped for winemaking and currently processes grapes from the estate’s 6 hectares of vines, which can be included in the sale. The separate guesthouse, styled in Napoléon III architecture, features three bedrooms, a full-width living room with an open fireplace, a second sitting area, and a large, charming (if dated) kitchen. It is heated by gas with a concealed tank and retains an old-world charm, perfect for extended family or seasonal rental. It opens onto a private south-facing garden with panoramic views and a curved stone staircase leading to the lawn. The property is surrounded by mature trees and rolling hills with a breathtaking view of the Pyrenees. A beautifully placed infinity pool enhances the sense of serenity, and its discreet pool house ensures the technical elements remain hidden. Overall, this is a rare, soul-filled estate, cherished across generations and maintained with love and elegance—a true haven where time feels gently suspended. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Entirely private estate near Montréal du Gers Overview A long drive leads up to this property, with cultivated fields on either side and only a glimpse of the property visible through the trees that surround and protect it. Horses graze peacefully in fenced paddocks, their tails swishing lazily. Once we park and get out of our car, they wander over to say hello and nuzzle our shoulders, looking for a treat. This is ideal horse country, there are large, fenced fields surrounding the house and plenty of space to ride out both on the property and in the surrounding countryside. It is also intensely private; there is a certain kind of peace in knowing that no cars will pass by unless they are specifically coming to the house. The house The façade of this house has probably looked much the same for generations. There are tall, wide windows on both sides of the front door, and a pretty, curved dormer window above the door with a protective roof that is quite unusual in the region. Above it, the original bell is still hanging on the roof, which once upon a time would have tolled to call the workers in from the fields, and in fact is still used by the owners to signal to guests that lunch is ready. Once we enter the front door, we see a long wide corridor typical of a chartreuse, where the original fired-earth square tiles that have been cherished for generations still grace the floor. This is the core of the house, and most of the rooms on the ground floor are accessible from this hall, which stretches all the way to the door at the far end which accesses the garden. Immediately on our right when we enter, we find a stunning 40 m² room that is currently in use as a formal dining room, with a magnificent chandelier and an equally magnificent fireplace. There are two large windows and high ceilings which combine to make this room both elegant and luminous. Beyond the dining room we come to the large, recently renovated kitchen. The focus of the room is the large stone fireplace, that has been fitted with a working insert surrounded by red brick by a previous owner. The current owners have found this fireplace works very well, so they have kept it and use it frequently in the winter months. They loved the red and white tiles on the floor, so they decided to keep them too. The rest of the kitchen is much more modern, with pale wooden fitted units, built-in waist height oven & microwave, and electric induction cooking elements. Behind the kitchen, there is a one storey annex that houses a back kitchen with white units, a double sink and white tiling. There is also a laundry room and a storage area for firewood. On the left of the main hall is a spacious library with two arched alcoves, which would have originally been for beds. There is a wooden fireplace here, which is no longer in use, and original tiled flooring. A large double bookcase hides a charming surprise; the owner pulls out a book and the whole bookcase swings open to reveal a door to a hidden bedroom. Just like in Narnia, we come out through a wooden wardrobe, that, once closed, is completely innocuous and secret. This is the first of two bedrooms on the ground floor. It has a beautiful, moulded fireplace surround (the fireplace itself is blocked off), modern wooden flooring and a large window. There is a shower room next door with travertine flooring and an Italian shower. On the same side of the house, facing the back, there is a large TV room that once may have been a chapel; this room has access to the garden through French doors, and is adjacent to a large living room with an original fireplace. We have now circled round and are back at the central hallway, where we find a second ground floor bedroom with a private bathroom, also facing the back of the house. So in addition to all the reception rooms, we have two bedrooms on the ground floor, which many people will find both useful and practical. Next to this second bedroom, a hallway leads back to the kitchen. It also accesses an office and an additional shower room, both behind the kitchen. Next to the shower room, there is a staircase leading to the first floor. On the half landing we find a spacious bedroom, and when we continue up the stairs, a wide hallway leads to two further bedrooms. The first bedroom is spacious and has a private, entirely new shower room. The second bedroom is really a suite, comprising a bedroom and open living space for a total of 70 m², and there is also a private, equally new shower room. All this space has been carved out of the attics by the current owners, so that they have plenty of space for visiting family and friends. As a bonus, there is an additional 170 m² on this level that has yet to be developed. This space is totally clean and in excellent condition, so there is no real need to do anything to it. It could however make a wonderful playroom or private gym or even a home cinema. The outbuildings On one side of the main house there is a big red brick & stone outbuilding. There are several rooms inside, as well as huge areas for storage and space to park several cars. In the first paddock to the left of the house, there is also a large horse barn with ample parking for tractors. Several small buildings dot the grounds and were variously used to house chickens or pigs, or for storage. The lake The heart of this property is to be found down a farm track between the fenced paddocks, and past a first stand of trees, where a magnificent 2 hectare lake is waiting to be discovered. The lake is entirely on the property and retains a stillness and quiet beauty that is increasingly hard to find in the modern world. Here the horses wander down from the fields to drink in the early morning haze, and turtles sun themselves on logs on the shore. The owners often picnic on the shore or walk the dog along the path that circles the lake, and they have also been known to go for a swim on hot summer days. There are a variety of fish, and both the lake and the turtles are protected. The property is sold with the appropriate pisciculture licence. Here at Bliss We found the location to be wonderfully private and the grounds are a delight, especially the lake. The house itself is full of charm and we loved the high ceilings and sense of spaciousness. A lot of people will want to put a pool in, and that is obviously a possibility with the proper permissions, but the owners are happy to swim in the lake! There is still work to do here, so the next owners will have the possibility to put their own stamp on the property. However, this is a charming and comfortable home which could also generate some income if the next owners choose to exploit the many possibilities it presents. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Overview This gorgeous stone property has been expertly and sympathetically restored, preserving its authentic period character while seamlessly integrating modern comforts. Impeccably presented throughout, it offers a rare combination of heritage, elegance, and contemporary refinement. The current owners have brought this property back to life and are only reluctantly selling due to a change in personal circumstances. The property is approached via a private lane that winds through open fields, leading to tall electric gates. Set well back from any road, it enjoys absolute tranquility, with nothing to disturb the peace but the gentle sounds of the countryside. At the time of purchase, the house required a complete renovation, giving them the opportunity to redesign and restore it to the highest standards of craftsmanship. Ground floor The property is surrounded by wide, well-maintained terraces bordered by mature, flowering plants. The south-facing terrace has been beautifully landscaped to showcase the large in-ground swimming pool, creating an elegant outdoor entertaining space. Inside, the house features a spacious living room with a striking original stone fireplace which is a true focal point of the home. A thick stone wall provides a natural separation for the elegant dining room. The fully equipped kitchen, adjacent to the dining room, opens onto a large, covered terrace with built-in BBQ facilities, perfect for al fresco dining. A practical laundry room adjoins the kitchen, along with a guest WC and access to a service room housing the boiler and water filtration system. A vast reception room with a double-height ceiling and large picture windows provides an impressive setting for gatherings. Four beautifully appointed en suite bedrooms lead off this space, each with a private shower room including sink and WC; one also benefits from a bathtub. First floor Private First-Floor Suite With ample accommodation for family and guests in the ground-floor guest wing, the owners have reserved the luxury of a completely private first floor. Accessed via a staircase from the living room, this 100 m² suite includes two spacious offices of approximately 20 m² each. The first features a mezzanine balcony overlooking the great room, while the second serves as an antechamber to the magnificent private suite that spans the full length of the house. Designed and created by the current owners, this stunning space offers a large bedroom with a soaring ceiling, beautifully crafted exposed rafters, a handsome stone fireplace with a fully functional wood burner, and elegant parquet flooring. The en suite bathroom, partially enclosed by broad stone walls, features a luxurious freestanding roll-top bathtub, a generous walk-in shower, twin polished stone basins, and a private WC alcove. Grounds & Pool The property is approached via a private lane that winds through open fields, leading to tall electric gates. Set well back from any road, it enjoys absolute tranquility, with nothing to disturb the peace but the gentle sounds of the countryside. The gardens surrounding the house have been thoughtfully planted and developed over many years, resulting in beautifully landscaped grounds that frame the house, pool, and outbuildings in mature greenery. A key feature of the property is its private well, which supplies all the water for the estate. A sophisticated filtration system ensures that the water is perfectly safe for domestic use. Solar panels provide hot water, complemented during the winter months by a wood/oil-fired furnace. The estate also includes a sturdy carport and a large, practical barn that serves as a workshop and storage space for gardening equipment. Within the grounds, a small woodland provides ample firewood for heating, while an enclosed vegetable garden, orchard, and pond add to the property’s charm and self-sufficiency. There is also ample space to accommodate horses or other animals. Here at Bliss This property is truly a delight — radiating a sense of peace and serenity rarely found, even in this beautiful part of France. The exceptional quality of the renovation, combined with outstanding energy efficiency — thanks to excellent insulation and the availability of free fuel (wood) — makes this both an eco-friendly and remarkably economical home to maintain. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Nestled in one of the most beautiful corners of the southern Gers region, this large farmhouse has been carefully renovated to combine the authentic character of a Basque-inspired stone building with a contemporary touch, creating a unique atmosphere. In this southern part of the Gers, the landscapes take on greener tones, the architecture subtly evolves over the miles, and the Pyrenees unexpectedly appear on the horizon. The south-facing property stretches across nearly a hectare of gently sloping land, thoughtfully landscaped over the years. It includes a main house, a large fully renovated guest cottage, a swimming pool with vast covered terraces, and a charming fish pond. Main House From the outside, this is a traditional rural property with pretty wooden shutters and smooth lime-washed walls. It opens onto a large courtyard that can accommodate several vehicles. Walking around to the southwest, you’ll find a wide terrace running along the entire façade, bordered by lavender beds—here you’ll find the large wooden front door. From the moment we enter, it’s clear this home doesn't follow the traditional farmhouse blueprint. The owners have created an open living space centred around an elegant stone and wood staircase, offering fluid movement while also creating intimate zones for relaxing or socialising. The entrance hall, adorned with local stone, features a custom smooth stone column that incorporates curved stonework and a wooden staircase. An oval window at the end of the hallway frames a peaceful view of the green fields beyond the property. From the hall, a wooden balcony provides a glimpse of the upper floor, and an old fountain has been beautifully modernised. In winter, guests are welcomed by a double-sided fireplace that brings warmth and cosiness. The fireplace, opened from the adjacent lounge, adds an unexpected and joyful feature to the space. To the right of the hall is a large living room stretching the length of the house, with windows to the front and side and French doors opening onto the garden. Beautiful stone walls and floors make this an exceptionally attractive room. The fireplace adds comfort in the winter, and windows on three sides flood the room with natural light. At the rear, the owners removed the doors to seamlessly link the living space with the large north-facing dining room. It features the same attractive stone flooring as the lounge and hall, and a statement floral wallpapered wall at one end. Exposed beams add to the character here too. A door allows the kitchen to be closed off for more formal dining. The guest WC, tucked beneath the staircase, features a smooth stone basin that adds an elegant finishing touch. The Kitchen The kitchen impresses with its cathedral ceiling, antique terracotta tiles, exposed beams and open mezzanine. A large central island with a wooden countertop houses a bar sink, a collection of cookbooks, a wine fridge and deep drawers. A large pellet stove brings warmth in winter, though the house is also equipped with central heating via a heat pump. Two distinct food prep zones surround the oven and flank a traditional ceramic butcher’s sink beneath the windows. A large central table comfortably seats up to six people. This friendly kitchen opens directly onto a vast covered terrace. Behind the kitchen is a more intimate second lounge, ideal as a TV room. The large covered patio, with travertine tiles, is perfect for outdoor dining in summer. With stone walls, exposed beams, and lovely countryside views, it is a dream al fresco spot. A laundry room is accessible from behind the patio, along with a storage room with parking access, and a second smaller storage room on the opposite side. Here, the owners store garden furniture during winter—there's plenty of space for garden tools as well. First Floor Upstairs, the main house offers four bedrooms and an open mezzanine currently used as a study. The landing is floored in honey-coloured parquet with wooden balustrades overlooking the entrance hall. To the right is the main suite: a large bedroom with views over the gardens and hills, a spacious dressing room with wooden floors and a window, and an elegant bathroom with walk-in Italian shower and anthracite tiling. The original doors have been preserved and the parquet floors restored. French doors in front of the bed open out onto the garden. Further along the landing is a bathroom with a large bathtub, exposed beams, and a skylight. This serves the second bedroom, located just down the hallway. Here, the owners have chosen sisal floor coverings. There’s a second open space with wooden balustrades where they’ve created a study area. The third bedroom also has wooden flooring, a skylight, and a fully equipped shower room. The fourth bedroom features exposed beams, a skylight and a window overlooking the covered terrace. It also has a private shower room with the same view. Overall, the first floor is well laid out: every bedroom has its own private bathroom, and the guest rooms are separated from the owners' private suite. Guest Cottage In a separate building opposite the main house is the guest cottage, with its own entrance and private south-facing terrace—perfect for welcoming family or visitors. The two-bedroom cottage has a large living area with a double-height ceiling and a beautiful stone fireplace. The fully equipped open kitchen opens onto the terrace—ideal for summer breakfasts. Across from the lounge are two large bedrooms and a spacious shower room, all in excellent condition. An adjoining utility room houses a water heater and gas oven. Gardens The grounds are one of this property’s greatest features. Almost a hectare of landscaped parkland includes a large parking area and a generous pond visited by various duck species throughout the year. A smaller pond below the pool has recently been added and landscaped. Throughout the property, the owners have created shaded flower-filled areas, planted fruit trees, majestic willows and other trees. Flower beds surrounding both houses add colour and fragrance year-round. The Pool The 8 x 4 metre pool, with integrated spa, is surrounded by paving and two shaded lounging areas—perfect for watching children or simply relaxing. This central outdoor space is a real highlight in summer, offering coolness and comfort. At Bliss We were won over by this character-filled property and its stunning pool, which adds a true sense of luxury. It’s the ideal home for a large family or those who love entertaining. Every generation can enjoy its own space in a home designed for sharing. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. This sumptuous château is found in the heart of Gascony, in the rich and diverse Armagnac region, at an equal distance between Bordeaux and Toulouse (1h45). On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, restored this year, would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. Warm and inviting, majestic in size with a long table to welcome guests or for breakfast with views across the valley, this kitchen is the heart of the property and spacious enough to host a large gathering. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. Guests are provided with a backdrop view of the medieval ruins of the original château, and the pigeonnier or dovecote. A grand central island with spacious work surface place for big bowls of food prepared on the AGA. The rear kitchen/ scullery is also directly accessible from the garden and the main kitchen and is equipped with a traditional oven. This is an ideal space to be used by caterers serving food in the garden or interior. In the hallway on the other side of the kitchen a door with a beautiful sculptured wooden surround opens onto the laundry room. The First Floor : Bedrooms Opposite the courtyard entrance an impressive stone staircase turns upwards to the first floor, leading to a spacious landing and a second long hallway that runs above the ground floor hallway. All the bedrooms have parquet flooring. At the top of the landing to the right, two bedroom with ensuite shoer rooms and fitted wardrobes with decorative doors from old French armoirs. To the left of the landing there is a third ensuite bathroom with views to the south, and a long hallway leading to a vast parental suite which is one of the most spacious bedrooms and bathrooms we have yet to see in Gascony. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Proudly facing the snow-capped mountains from its hillside position, bathed with light throughout the year, and drenched with golden summer sunshine, this property is one of the most historical, and fascinating properties to be found in the heart of Lectoure. With two gardens, and terraces on two levels, this is a house of mystery, of nooks and crannies, and endless quiet corners in which to read or escape the world. Unique and magical, it is a hard task to describe, but allow us to accompany you into the ever surprising and unexpected world of this property. We enter the building from the heart of town and leave behind the bustle of village life, with the baker, grocer, wine-shop, and tea-rooms on our doorstep, and enter an ochre coloured external hallway redolent of a Spanish castell with a wrought iron gate protecting the entrance to the inner courtyard. Owned by the same family for over thirty years, this property has been a much-loved private home. Architecturally, it is an unusual and segmented property, at the heart of which sits an internal courtyard, from whence there rises a monumental staircase built in 1702. The property comprises two separate buildings one on each side of the courtyard. The north-facing façade overlooking Lectoure’s main high street and the south-facing façade, facing the Pyrenees. The North and South sections of the property are linked on ground floor, first floor and second floor levels by covered passageways with original wooden floors and ceilings. The property has traditionally been used as one single home but equally it could be used as individual apartments with a central communal area, or as luxury lettings : with five fully equipped appartements (each with kitchen and bathroom) and a top floor artist’s studio. The building comprises two appartements on the north side, three on the south side, and the artist’s studio on the top floor under the eaves. From the internal courtyard, where there is an old stone well, we descend a short flight of stone steps, pass beneath the south-facing building, and traverse an area where old stable doors currently provide storage for garden tools and dusty bottles of wine. The south-facing garden opens into an old stone outbuilding (currently used for parking) which in turn opens onto the rear street behind, providing valuable access to the gardens for works to the property or evacuation of garden rubbish. A private parking area in Lectoure is much cherished, and it is convenient to have an exit to the southern ramparts of town, especially during the summer months when on Mondays and Fridays the popular Lectoure markets are held and the main rue Nationale is blocked for vehicular access. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. A charming four-bedroom stone house with a separate stone annexe set in private gardens with a pool and lovely countryside views, within a hamlet, close to Condom. With a separate dining room, kitchen, summer reception room and study, this is a spacious home, tastefully restored and full of character. Historically the property itself was once four cottages in a tranquil Gascon hamlet which now form one single dwelling. The property was purchased over thirty years ago by its current owners who transformed what was then a ruin into a beautiful home. The owner of the property is a talented artisan and there is evidence of his work throughout the property. The owners have carefully retained original features such as stone fireplaces and sinks, and where new additions have been made (such as the wooden handcrafted staircase) they are totally in-keeping with the style of the period. The property it is set over two floors with a central mezzanine, accessible via two wooden staircases. The ground floor offers flexible living accommodation including a spacious reception room with a fireplace, a separate dining room, a kitchen, a downstairs bedroom currently used as a gym, and three upstairs bedrooms. Opening onto the gardens there is a light and bright summer sitting room with a second kitchen area and reception room. The gardens are peaceful and nicely planted with neat lawns, a variety of trees and flower beds and different sections in which to relax, dine or entertain. With little to do in the main house, whoever buys this property will have the opportunity to complete the refurbishment of the stone annexe. This building has a new roof and concrete flooring throughout and is divided into three sections. The first has been converted into a reception room and artist’s studio. Interestingly this room would provide an excellent space as a treatment room, an outside office, or for anyone wishing to work freelance from home such as an osteopath. The groundwork has been done to easily convert the rest of the property into a second house with the addition of a kitchen and bathroom. (Please note change of usage planning may be required). FOR FULL DETAILS PLEASE CONSULT OUR BLISS IMMOBILIER WEBSITE The approach (is pristine!) On approaching the property, we are welcomed by blue shutters and smart exterior stonework on both the buildings, and the little stonewalls which double as planters for topiary and palm trees. The entrance to the property is topped with crisp light gravel, clever exterior lighting and parking for several cars. There is a zen feel to the pebble terrace borders to the annexe and a small fountain in the corner. The ground floor The main reception room The main door opens into a traditional period style reception room with terracotta floors and an imposing stone fireplace where it is easy to imagine nights snuggled in front of the fire with a good book and a glass of wine (or two). A bespoke wooden staircase directs us up to a mezzanine floor which can also be reached from a second staircase in the dining room. There is a view via a glass door to the pool and rear gardens. The study A door from the main reception room opens onto an adjacent study room with a door to both the front and rear gardens. The current owner used this room as an office, and clients were able to visit him and access the office from the car park, without having to enter the main house. The summer living room The study opens onto a beautiful summer reception room/kitchen with windows along two walls over the gardens and pool and double French doors which bathe the room in light. This room forms a seamless connection between the house and the gardens and is light and bright in style. It provides a lovely contrast to the more traditional feel of the main house. This space is fitted with a simple open plan kitchen, wooden cladded walls and a high beamed ceiling. We return now to the main entrance hall, and the central reception room, to explore the other side of the property. The kitchen & dining room The main reception room opens onto a rustic style kitchen with blue and white splashback tiles, white painted base and wall cupboards, a fitted oven and hob and a dishwasher. There are lovely views and access out onto the front garden. Step up from the kitchen into the dining room also with an original and working fireplace. The boiler room A double door from the dining room opens onto a practical storage room which houses the boiler and water heater. The ground floor cloakroom Running parallel to the dining room a hallway leads to a downstairs cloakroom. From here, we access: The ground floor bedroom (1) This room is currently used as a gym, but for anyone requiring a downstairs bedroom, this is a spacious room with a lovely view of the gardens and access to the pool. It also has the advantage of an adjacent downstairs family shower room. The ground floor shower room Alongside the ground floor double bedroom is a stunning shower room with views of the pool and a glass door to the garden. A contemporary double stone handcrafted sink, Italian shower and smart wooden flooring plus built-in shelves lend the room a sense of elegance. The walls are plastered in smooth Moroccan style Tadelakt plaster which add to the beautiful finish of the room. The first floor The upstairs snug We ascend the main staircase from the central living room. This is a magnificent space given the double height ceiling with original wooden beams and stone walls. The stairs open onto a spacious landing area where the owners have created an informal first floor snug where the children like to watch television. The master bedroom (2) From the landing we access the master bedroom with mirrored fitted wardrobes and an ensuite shower room which doubles as a hammam. The bedroom has large double windows with fabulous views across the garden and beyond to the surrounding fields. Bedroom (3) With access from the second staircase in the dining room, a first-floor double bedroom with overlooks the courtyard. With fitted wardrobes, a modern partition cleverly conceals a shower cubicle and wash basin. The room has an adjacent is a separate WC featuring a quirky hand painted wall mural of a palm tree perhaps in homage to the tropical planting outside and the creation of a family friend. Bedroom (4) A third, very sunny double bedroom with fitted wardrobes and double-glazed doors opens out onto a Juliet balcony overlooking the central courtyard. Outside The guest house & workshop At the entrance to the property a stone annexe sits parallel to the main house. This building has electricity, a new roof and a lovley stone façade and internal walls. The first section of this property is currently dressed as a relaxation room/artist’s studio/workshop. It is attractively furnished with a Moroccan-style corner sofa and has a softly painted concrete floor. There is potential to do refit the original fireplace which has conserved just two stone corner pillars. An adjoining room functions well as a workshop/studio and houses the owners’ tools. A third adjoining room is currently unused but also benefits from a good roof. This is an interesting addition to the property. Change of usage may be required, but it is certainly spacious enough to create a second cottage, or to use for yoga retreats, or other artistic pursuit. Equally it could be converted into a home for older children or elderly parents with ground floor accommodation only. The outside space The owners have clearly taken great pride in creating delightful gardens both at the front and at the rear. A double garage provides shelter for two cars and features a concrete floor and manual wooden doors. A charming topiary hedge archway draws us from the front courtyard to the rear gardens and to an attractive terraced area with a built-in planter for barbeque nights with friends and family. A wooden pergola provides greenery and shade and here we also find the pool equipment and storage room. Central to the garden design is a stunning salt swimming pool with smart terracing on all sides. There are different varieties of trees dotted around and lovely views beyond the garden across neighbouring fields. It is both tranquil and private. A long tree-filled lawn stretches to the rear of the property. There are two neighbouring gardens on each side, but no direct overview from another house. Our thoughts here at Bliss This is a great property that combines peaceful rural living with ease of access into the popular town of Condom. This has clearly been labour of love for the current owners who have over three decades, turned it from four stone cottages and farm buildings into a charming family home comprising many different areas for relaxation, leisure or partying. The rooms flow easily, and throughout the property there is easy access to the gardens and the pool. For a traditional stone property which no doubt dates to the 17th century or earlier, the property is filled with light. We love the garden party areas. It is possible to cook outside and host, using the summer kitchen – and keeping the house separate and private. The property works well throughout the year. The main reception room with its big stone fireplace is cosy in winter. The summer reception room a delight in the summer. Who will this property suit? This house is ideal for a family or as a second home with little or no work, other than if one were to continue to restore the stone annexe. Any other works are purely decorative, should one wish to refurbish the kitchen for example. With such easy access to Condom, this quiet rural location provides the best of both worlds. Buyers with a budget to finish the guest cottage or good DIY skills should relish the opportunity to put their stamp on this property whilst adding to the possibilities of how it can be used. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. FULL DETAILS AND MORE PHOTOGRAPHS ON OUR BLISS IMMOBILIER WEBSITE. The question we sometimes ask ourselves, is how anyone can find the courage to throw themselves into a complete restoration project; knowing it takes time endless resources, and nerves of steel. The answer is sometimes as simple as “the views” and the “feel of these old stone walls when we first visited and fell in love with this place,” which is what the owners of this beautifully restored property told us on our first visit. The guidelines for energy efficient property in stone (Is this possible? ) Take a simple stone farm-house, of sizeable volume, forgotten by time, uninhabited for many years, and take it back to its barest bones and reconstruct it from top to bottom; the new roof, windows, electrics and plumbing. Allow in the light, and views, to create a space which flows from the entrance hall to the top floor, and as a reward receive an almost impossible to achieve “A” rating on your diagnostics report. The surveyor sat down to double check his figures, called for a drink and did much head-scratching. The sums were correct. This old stone property is now as easy to heat and to run as a modern ecological home. The story behind this property This is the story of this old stone farmhouse, transformed beyond recognition into a sumptuous and home of the absolute highest possible standards. This property is unexpected, unlike any seen by BLISS in Gascony so far. It is a polished gemstone in a sea of green fields and vines. The inside is bursting with joy and life and colour. There is something inside this property which is reminiscent of a shiny box of gems; there are pinks and greens and splashes of colour all against the beautiful muted tones of creamy stone walls and floor. The wallpapers are decadent and add colour, depth and character. You need a vision to create a home like this, and to be bold and daring in your colour choice. We have come to expect exposed walls in the period properties of the area, and yet to move away from the traditional and yet encompass it so beautifully; marrying both ancient stone and modern materials, you need not just vision but guts, and the result is both surprising and sumptuous. In this house you can peel back the windows (the huge glass window in the kitchen slides seamlessly into the kitchen wall) so when the sun beats down relentlessly, the owner tell us how she can sit by the open window and observe the garden, tangibly close, knit or read, and enjoy a summer’s day from the cool and comfort of the kitchen. There is not a single corner of darkness in this property, it turns outwards to the views and has been designed so that each room flows into the next. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Overview A beautiful chartreuse-style stone house with guest house, set in delightful private gardens with lovely countryside views close to one of the Gers’ most historically interesting villages. Renovated to a high standard and set over two floors, this property is ideal for hosting with its seven bedrooms and children’s dormitory. Wandering around we can’t help but imagine large family gatherings or delightful soirées in the generous entertaining spaces. Outside, a wonderful terrace overlooks a large swimming pool, and a second, covered terrace is the perfect lounging area complete with hanging day bed. As well as the large living and dining rooms, the cinema room, playroom and summer kitchen add to the entertaining possibilities, ensuring total relaxation and leisure. We approach the property through grand ornate iron gates and along a winding gravel drive surrounded by gardens on all sides, thoughtfully planted with flowers, shrubs and trees. Ample parking space is available at the end of the drive. The main house We enter through double-glazed, hand painted wooden doors into a large entrance room with chequerboard tiled floor and an elegant working fireplace. Head straight through glazed double doors into a hallway from which three double ensuite bedrooms can be found. All are beautifully appointed with modern shower rooms and WCs, some with double-glazed doors that open directly onto the impeccably maintained gardens. Further along the hallway is a handy storage room with built-in cupboards, and another part-glazed door leading out on the terrace. The ground floor living areas Back in the central hallway, we enter a room currently used as a study and fitted out with handmade bookshelves. We are then drawn to a large dining room which flows seamlessly to the kitchen and spacious living room. The suspended view from these rooms is mesmerising and the owners have ensured it is fully captured from all angles by adding full width windows and central double-glazed doors along the entire wall. Light floods the room and, in cooler months, the grand stone fireplace is the perfect place to cosy up in front of a roaring fire with a good book. With its terracotta floor, laid throughout the entire ground floor, exposed beams and impressive stone fireplace this room is full of character and an exceptionally serene place to relax. At the other end of the hallway are some practical utility spaces including a WC, laundry room and more cupboards. The kitchen The modern kitchen is accessed via the dining room as well as from the outside covered terraced. It has been decorated in a cheerful orange colour scheme with induction hob, fitted oven and plenty of fitted base and wall cupboards. The first floor We climb the original oak stairs beneath a stunning glass chandelier and arrive at a landing from which the master suite can be accessed. The bedroom benefits from a large adjoining shower room with a separate WC, a vast walk-in dressing room fitted with open wardrobes and hanging rails. Also on this floor is a cinema room and and a children’s bedroom / playroom with eight sweet cabin beds prettily dressed with curtains through which we can imagine tiny giggling faces peeping. A door from the cinema room opens into a warm and immaculate attic area which doubles as a laundry drying space but could be developed into an additional room. The indoor-outdoor leisure spaces Alongside the kitchen is an attractive and inviting covered terrace area with tiled floor and original beams. Decorated in Moroccan style, with comfortable hanging beds, softly draping fabric and sheer floor length curtains which float pleasantly in the wind, it is the perfect place to relax or host an aperitif on a hot summer’s evening. Further along the terrace, a games room offers additional entertainment thanks to its pool and football tables, and next to it a summer kitchen links back to the inside of the main house. The guest house Accessed from both the garden terrace and the main gravel driveway is an adjoining two-bedroom cottage offering additional accommodation for friends and family, which could also be used as a self-contained guest house. It is modern in style and beautifully appointed, yet retains original features including wooden beams and stone walls. We enter through glazed doors into the bright living room with its smart, modern floor tiles. Ahead is a modern staircase and the kitchen, with wide double-glazed doors that lead out onto one of the two covered terraces, with lovely views across the garden and the woodland beyond. The kitchen is smart with white cupboards and marble effect worktops and a built-in fridge freezer, induction hob, cooker and cooker hood. Alongside is a WC and sink and a laundry room. Upstairs we find two large bedrooms, each en suite with large shower cubicles and modern sink units. Both rooms are stylishly decorated yet retain elements of period charm thanks to the high-eaved ceilings, wooden beams and floors. One bedroom looks out across the rear garden and the other over the front garden, both with beautifully planted flower beds alongside lush lawns. The guest house benefits from its own covered terraces, beautifully styled and with attractive privacy screens, contemporary lighting, built in seating and pretty planting. The outdoor space and gardens At the far end of the main house is a large workshop and a garage, the latter benefitting from a new electric door. The spaces could be connected but for now each offers ample storage space for garden equipment and vehicles. The setting for this property is simply delightful and the current owners have taken great pride in ensuring the surrounding gardens and terraces are thoughtfully planned and planted with a mix of flowers, shrubs and trees. The terraced areas to the rear are immaculate with pergolas, barbecue areas, outdoor lighting, stone walls and planting alongside which soften the space and create a feeling of privacy whilst making the most of the view. We head from the main terrace down stone steps to the private pool area. The pool is 20 m long and 3m wide so offers keen swimmers the chance to enjoy endless laps whilst enjoying the view. To the side of the house is a copse of mature trees providing much needed shade in the hot summer months. The owner has levelled the land beneath to make a neat outdoor space that stretches out towards neighbouring farmer’s fields. What we love here at Bliss We love the blend of modern and original charm in this property. It is newly renovated and well looked after which makes it both practical and a delight to spend time in. The ground floor flows seamlessly from room to room, and we are impressed with the current owners’ focus on maximising light wherever possible thanks to the addition of new, high-quality wooden windows and glazed doors. They also cleverly connect the front of the house to the rear gardens and view, adding a sense of tranquillity and peace. What is more, the owners’ love of landscaping and gardening has meant they have created a simply beautiful environment for outdoor living, swimming and entertaining. Who would this property suit? A large and growing family or someone who wants to run a high end, boutique-style chambre d’hôtes with the option of a guest house for longer stays. The guest house also provides the flexibility of the new owner living on site while running the hotel. The excellent location on the fringes of a charming village and in an area famed for its vineyards should prove advantageous for a tourist activity whilst also being an idyllic, rural base for setting up a permanent or second home. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller.
