Between hills and river in the midst of the French department of Lot-et-Garonne, Tonneins looks down on to the river Garonne. Ground floor
The front door opens into a fairly wide, through corridor, laid with old terracotta tiles, which provides a glimpse of the wooded parklands, with their swimming pool. On one side, near to the entrance hall, a large study is the only room on the ground floor to have parquet flooring. On the other side, a dining room adjoins a lounge. Both these rooms have terracotta floor tiles and exposed ceiling beams. The white rendered walls give this level a rustic appearance. The lounge comprises an immense, open brick fireplace. A large, fully fitted kitchen, following on from the lounge, is illuminated via a large picture window that opens on to the wooded parklands. Adjoining the kitchen, a utility section communicating with a little inner courtyard houses a boiler room, a laundry room and a shower room, with a toilet. The little inner courtyard provides access, on the one hand, to an independent storeroom and, on the other, to the upstairs of the main house. At the end of the entrance corridor, on the garden side, is an elegant, open-plan summer lounge adorned with vertical beams. This side opens on to a large, north-east facing terrace with a view over the garden.
First floor
This level is reached via a wooden stairway, going upstairs from a corner of the summer lounge. A vast, central landing provides access on either side to a set of two bedrooms, with a communal adjoining bathroom. Pleasantly symmetrical in keeping with the fashion of the 19th century, the layout lets in a maximum of light. It has parquet flooring throughout. A door, at the end of the landing, opens into an immense room, currently in use as a games room; its north and south-facing windows making it extremely bright. This room includes a central mezzanine and an exterior terrace extends along the street side. A stairway, going down from here, provides a perfectly independent entrance.The outbuildingsThis property includes several annexe buildings: a garage, with access from the main street, followed by a large room or workshop that adjoins the north side of the garden. Another garage on the west side is big enough to take two cars. It can be reached via a little perpendicular street.
