An entirely restored 18th-century residence with outbuildings, on 11 hectares of land, like a Provence fortified village, in the Lot-et-Garonne area, near Agen. A limestone track branches off from a country road and leads on for approximately 150 metres, lined on one side by overhanging crags and on the other by alternating dense foliage as well as meadows below. The narrow, one-way lane splits as it reaches the buildings, with one leading to the residence, while the other curves round to rejoin the road further on. The entrance to the property is marked by a first wrought iron gate, while a second, more imposing, 18th-century one welcomes the visitor opposite the house’s enclosed courtyard. The main façade can be seen behind a small wall topped with wrought iron railings. The two-storey building is made with ashlar and has been rendered with lime on the southern wing. The hipped roof made of Romanesque tiles is underlined by a double or even triple genoise corbel as well as rainwater gutters. The arrangement on each level of an odd number of windows is symmetrical in its positioning: the ground floor is bathed in light through wide, small-paned windows, while the first floor is dotted with half-moon windows. The window frames are underlined in ochre-coloured tones and fitted with painted wooden shutters, providing discrete sophistication to the building as a whole. The main section forms an L-shape with the west wing and boasts a sober and elegant façade at the end of the courtyard. On the ground floor, two windows flank the period, solid wood, 18th-century entrance door. The outbuildings can be found to the east. Over the last twenty years, the current occupants have graced the estate with abundant vegetation that has shaped its character. Following a southern French spirit, Provence cypress, olive, pittosporum and other evergreen trees seem to have belonged to the landscape since time immemorial. A small 16th century private mansion, redesigned in the 18th century, with a walled garden, in the heart of the historic market town of Port-Sainte-Marie, in Lot-et-Garonne . A few areas of the medieval town remain, with their half-timbered houses and mullioned windows. Built along the main road that runs upstream along the Garonne, on the city's ancient ramparts, the town centre is carefully maintained by a variety of urban developments designed to unify the architectural heritage. The house is a small private mansion with three storeys on the street side to the north and four storeys on the courtyard side to the south. Opposite the main entrance, a wide terrace runs the full length of the façade, joined by two original, timber-framed walkways overlooking an enclosed, flower-filled garden. The east gallery has a Moroccan-style lounge set in a small flat, which has three large windows; the west gallery, which is entirely open to the outside, leads to a summer dining room. The garden is closed off by a garage that can be easily accessed from a side street. Finally, two passageways under the house lead to cellars and an underground passageway, which was recently closed up. The front façade, accessible from the main street and in dressed stone, was probably standardised in the 19th century. It is open, with its ten large windows and four small ones full of little panes, or its wooden shutters painted in light green that surround an ancient entrance door, also wooden. On the courtyard side, the rear façade features a large cross window on the first floor and pink brickwork on the east side, while the west side features pointed ashlar throughout. On the ground floor, the façade is rendered white. From the terrace, a stone staircase leads down to the garden, both the terrace and stairs have simple wrought-iron railings. The building is semi-detached on its west side, and opens onto a lane via another door with access to the cellars on the east side. All parts of the house are covered with single or double-sloped interlocking or canal tile roofs.

A fully restored 18th-century Chartreuse, surrounded by 4 hectares of woods, in the Lot-et-Garonne area, on the slopes above Agen. The flat area of land in front of the wooded grounds, with an unparalleled view of the Garonne Valley, stretches out in front of the walls and buildings of the property, which can be reached through a carriage gate next to a massive watchtower and high defensive walls. The many outbuildings, including a guests’ house and converted barns, surround the garden/courtyard combining gravelled paths and lawns. All the roofs have been renovated, while the previously weakened walls of the outbuildings have been consolidated. A certain variety of eras and architectural styles is evident: the medieval and austere appearance of the dressed stone walls strikes a contrast with the almost Italian-inspired garden/courtyard and the two-storey long house with dual aspect rooms, making the interior as bright as the exterior.

As for the ground floor, cadenced by ashlar stone arches, it bears witness to the building’s original commercial vocation, typical of fortified village houses where the dwellings were usually located over the ground-floor shops, while, upstairs, tall arched windows, framed by bricks and topped with sculpted motifs, embellish the whole with an almost Florentine-like appearance. In addition, its dark-colour louvred shutters add a touch of refinement to the whole and bear witness to the care given to the building’s architectural details both inside and outside, whereas, thanks to its barrel tile hipped roof, the building blends in harmoniously with the rest of the edifices around the village square. This eye-catching property is composed of a stately manor house constructed in 1857 according to the standards in place for 19th-century manor houses. A 16th-century hamlet in need of a renovation, with a swimming pool, 23 hectares of grounds including 4 hectares of vineyards, overlooking the Garonne valley between Bordeaux and Toulouse. On a plateau overlooking the Garonne and Albret valleys, past several villas built on either side of a municipal road, a final property stands at the edge of a village, which can be reached via a driveway bordered by cedar trees. Surveying the surrounding landscape, it seems to be cut off from the outside world, sufficiently distanced from its neighbours to avoid all disturbances, both visual and auditory, while still remaining in proximity to the village. Nestled within its grounds, which include flower-filled pastures, fields and vineyards draped on the hillsides as well as woods below, only a faint buzzing sound can be heard from the motorway, which traverses the centre of the northern side of the valley. Built out of stone over two levels and topped with a barrel tile roof bordered by a triple Genoise corbel, the house is arranged around a gravel courtyard punctuated with an ancient cedar tree. To the south, a square turret abuts the central main building with a floor area of approximately 385 m². The east wing, which houses the former village stove, and most likely flanked by a mill at one point, could easily be connected to the current dwelling. Combined with the 360° panoramic view, the creation of new windows, which are currently small in size and low in number, could provide additional light for the building and make it possible to take advantage of its different perspectives throughout the day. The approximately 3-metre-high bailey had up to four towers in the past, one of which is separated from its twin sister by a large patio and still possesses its conical tower. The windows of the residence and the watch towers have been altered to take advantage of the surrounding countryside. The farm buildings situated to the north and west of the castle possibly date from the 19th century, as might the small, converted chapel built to the west of the residence. These outbuildings have been transformed into a separate house. A stone well stands in the middle of the paved courtyard, which is surrounded by hundred-year-old trees dotted around the vast meadow. An old hunting lodge, set in a wonderful garden surrounded by forest, in the Landes-Girondines region. Preceded by two other houses, set back at a distance, the whole creates an island within the surrounding forest. Once the remote-controlled gates are open, visitors are able to appreciate a view of the garden.
