House Avignon (84)
A consular building with a six century long history, with salons, nine apartments, outbuildings and a 600 m² garden in the heart of Avignon. The residence is strategically located in one of the inner city pedestrianised streets, which once followed the outer contours of the first city wall. From the Middle Ages onwards, the street was occupied by craftsmen who polished armour, hence its current name. A leather market was also held here until the marshal of the Roman court moved it elsewhere. The residence was built in 1364 under the pontificate of Pope Urban V. At the time, it was inhabited by Peysonnier, the papal money-changer, before being sold to a lord from Turin, Gabriel de Fogasse, who came to settle in the city as first consul. It still has a number of prominent features from the period, including a remarkable octagonal tower housing one of the four staircases. Over the centuries, it took on the various styles that it still bears today. These styles are so different and so intertwined, ranging from Renaissance to Classicism, that putting them together was rather disconcerting for some. Each illustrious member of the family that occupied it for several centuries, including six papal and royal ambassadors, left their own very personal mark on it. The noble features of the facade which can be seen on the street are a perfect illustration of this stately past. In 1795, the family, whose name the house bears, was expelled when the papal city lost its status as the jewel of the Holy Roman Empire and became an ordinary French town. In the 19th century, its new owner, the largest madder merchant in the region, took advantage of the closure of one of the two streets that bordered the residence to annex a former public square and create an imposing 600 m² garden. Since then, the house has had many occupants and fortunes, until one woman fell in love with it and turned it into the not-to-be-missed festival venue it has become.

House Avignon (84)
A small country residence with its little hut and terraced gardens on the heights of Villeneuve-lès-Avignon, opposite the Palais des Papes. The property is located in the heart of a peaceful part of the highly sought-after little town of Villeneuve-lès-Avignon, a holiday resort for cardinals during the Avignon Papacy from 1309-1403 and now a privileged residential area near the 'Cité des Papes' (papal city). The gated complex of a contemporary residence stands out from the Chemin de Monteau which, as its name suggests, leads up to the heights of the village. At the end of the street, there is a private car park: to the right of the large two-car garage, a narrow path leads up to a metal wicket gate. From here, a flight of uneven steps, punctuated by landings, leads to the house and the 'mazet' (hut) below, surrounded by greenery. The grounds are laid out in 'restanques' (terraces), the largest featuring a small house built against the rock, sheltered from the mistral wind - a major advantage in this region - and from prying eyes. It is extended by a terrace shaded by a period wisteria-covered arbour. Continuing on through the pines and hackberries, there is a mazet which has been converted into a lodge, with an adjoining terrace and shady courtyard, overlooking the roofs of the houses at the bottom of the town. The owner, an architect, restored and remodelled the dwelling presenting a facade with simple, evenly spaced openings. On the eastern side, it features a modern extension with large picture windows and glass doors, topped by a roof terrace.

House with pool Avignon (84)
Ideally located in the heart of the village, this mansion has bright corridors, large volumes and a magnificent garden without vis-à-vis. As soon as the gate opens, we discover an old stone building protected by a large plane tree. The entrance hall sets the spacious and bright tone, guiding you towards the kitchen on one side and the large living-dining room on the other. Naturally, your steps will guide you towards the garden, 574 sqm of lawn where a vegetable garden, a few vines and chickens accompany the swimming pool and several terraces. It is a space hidden from view where children can play and enjoy the fruits of the trees while parents garden or enjoy the shaded areas. Access to the first floor is via a massive wooden staircase. With a powerful geometry and in harmony with the entrance hall, a large landing bathed in light and charm leads to four bedrooms, three of them with private bathroom and toilet. Several old elements have been preserved: the floors, the decorated white ceiling, the wooden doors with their old locks and, like a secret passage, one of them leads to the second floor. In a more sober style, we discover two large bedrooms with mezzanine and private bathroom, a large living room and the highlight of the show: a large room of 75 sqm. Currently, this large room is used as a play, dance and gymnastics space by children, but many projects are possible: a dance or yoga room, a workshop, a new bedroom, with even a kitchen area. This level could also become independent accommodation again because access is also via a private elevator which connects you with the garage then to the center of Vedène with its weekly market, shops and cafes. 20 minutes from Avignon TGV station, close to the large Pontet commercial area and 4 minutes from the motorway, this beautiful property can continue to be a family nest or become a combined project with bed and breakfast or a modern shared accommodation. ENERGY CLASS: C / CLIMATE CLASS: B Estimated average amount of annual energy expenditure for standard use, established based on energy prices for the year 2021: between 4,300 and 5,880 euros Information on risks to which this property is exposed are available on the Géorisks website: www.georisks.gouv.fr

Apartment Avignon (84)
A flat on the ground floor of a chateau with its garden and pool, overlooking the Popes' Palace in Villeneuve-lès-Avignon. Built during the French Third Republic by a rich industrialist from Avignon for his family, this manor house, which is called the 'château', stands exactly opposite the Palace of the Popes. Its exterior and interior architecture typifies the 'eclectic' style, inspired by both the Anglo-Norman neo-Tudor style and the Italianate style of the grand villas of the Riviera. Located at the top of what was once its park, covering nearly 5 hectares planted with centuries-old trees of various species, the château is now surrounded by various houses integrated into a densely wooded area part of the same secure co-ownership property. From a stately gate, wrought in the “Rothschild” style, access is via a long winding road, lined with large trees, maintained by the co-ownership property. On the east side, the château facade features two-coloured mixed cladding with alternating coursed rose brickwork and dressed stone. Resolutely asymmetrical, the facade is enriched with recesses, colonnades, 'reigning transoms' between the windows, archivolts and bulb-shaped balusters, spread over three levels forming a true encyclopaedia of architectural decorations, such as the 19th century loved to produce and which the 20th century described as 'kitsch'. On the ground floor, a four-columned portico with Ionic-inspired scrolls rises from a forecourt supporting a terrace linked to the garden by a wide stone staircase. At the top, a loggia is surmounted by an acroterion in the form of an upright acanthus leaf and a turret with a four-sided slate roof. The château is divided into six flats. The flat for sale occupies the entire ground floor with its own private garden, which is accessed separately from the rest of the property through the historic entrance to the château, a 'fin de siècle' veranda designed during the great era of ironwork.
