Castle Vic-Fezensac (32)

ON EXCLUSIVITY Historic château at the edge of a village in an unspoilt setting Overview A tree lined gravel driveway just off a road reveals this impressive historic château in its surrounding mature garden grounds. There has been a château on this site since the 14th century and over the years the château has been renovated and extended in different areas which highlight aspects from a variety of historical periods and a few quirky features. There is extensive accommodation over 3 floors which make it suitable for a variety of purposes. It is enhanced by a walled garden with a large inground swimming pool and terrace and a gîte with its own garden. Overall, its large windows and doors give it a light and airy feel. All areas are immediately usable but some would benefit from further upgrading work and this is reflected in the asking price. Key points Private location yet not far from towns with a range of commerce Traceable history documented locally Spacious airy rooms overlooking the unspoilt grounds Grand stone facade and internally numerous character features Easy access to international airports and motorway The Chateau There is a lot of history attached to the château and a local historian presents this in a book. Externally one can see the tower around which it has been extended and internally the stone arches are a prominent feature on the ground floor and attached barn. There are numerous other character features with large stone fireplaces, oak flooring beams and an impressive wooden staircase. The main rooms are spacious with their high ceilings, large windows open on two walls and panelled flooring. Overall it extends to over 500m2 yet it does not feel unmanageable for a large or extended family who could be self-contained on the top floor. Passing through iron gates at the side is the main entrance which opens into a hallway with the kitchen to one side and a large dining room to the other. The kitchen is modern and fully equipped and there is ample space for informal dining. The dining room houses a long table suitable for large parties. At the end a door leads to a boot room and toilet and another to the garden. On the internal wall is a glass panel which reveals a large older entrance with arched stone openings and the main staircase. Off this area is a large wine cellar/store/ utility room also with the stone arches. The first floor has the main living accommodation - a living room with stone fireplace and doors to the hall and out to a paved terrace with views over the gardens and surrounding countryside, a larger more formal lounge with doors directly onto the terrace and the Juliette balcony to the front of the property, a small study with drinks fridge which overlooks the front, 2 double bedrooms, a bathroom, an adjacent shower room and a small room suitable for a child or study. There is also a large storage area in the former tower. The second floor has a similar layout but is currently presented as a separate apartment with its large lounge, 5 double bedrooms, a bathroom and a separate shower room, a small fitted kitchen and a tower store room. Other buildings Through a gate in the gardens which leads to the swimming pool and its terrace or through the stone barn from the front is a compact and charming gîte with its open plan living/ dining/ kitchen areas and a bedroom and shower room. In addition there are 2 separate large stone barns, one of which has stone arches. They are currently used as storage for agricultural machinery and wood for the two wood burners. The grounds The grounds extend to just over 5 hectares, some of which is set out more formally and other parts are left as natural woodland. It is bounded by a river to the rear at a lower level. There are numerous older trees and features framing the gardens providing an interesting vista from the terraces. The walled garden houses the 12x6m chlorine swimming pool and surrounding terraces. Along the wall are former animal houses which are used for storage etc. To the side and behind the gîte is a grass area which extends to the driveway. The property benefits from a natural water source allowing easy access to water for gardening and the pool. Location The property is well situated to enjoy the benefits of its private situation and rural location yet its proximity to the neighbouring towns for commerce, cultural and sporting activities. The Gers is renowned for its love of good food, wine and Armagnac and there are numerous weekly markets where local produce is sold. The rich cultural heritage can be experienced in the bastide towns and the rolling countryside around it enjoyed. It is possible to take day trips further afield to the Atlantic beaches or to the Pyrenees ski resorts. Ideally positioned, this property benefits from the immediate proximity on foot of shops and services (school, town hall, restaurant, cinema...). Only 16 km from Bergerac and its international airport. The city of Bordeaux is 125 km away, Paris is only 3h15 from Bergerac (TGV), and London is 2 hours away with daily flights from Bergerac. The Lot-et-Garonne, a department to know for its soil, its heritage or simply for its gentle way of life. This building was built in 1770 on the ruins of a XIII century castle, the architect to whom we owe this magnificent work is none other than Louis Victor (Author of the opera in Bordeaux), under the impetus of an aristocratic family who had made their fortune in Martinique. The historical richness of this property is such that its acquisition is like acquiring a piece of French history, so it is not surprising that this construction is classified as a historical monument. This building, which has survived the centuries, consists of a main stone building and two wings of outbuildings, in the middle of a magnificent paved courtyard closed by a monumental gate flanked by two gates on each side. It should be noted that this ironwork is protected and classified (listed as a historical monument). The property is built in stone on 4 levels, its particularity being 2 levels on the main facade and 4 on the back, the whole topped by a roof in traditional tiles (canal), numerous openings form a well balanced and harmonious whole. With a living area of 640 sqm the property includes: On the ground floor: a vast paved entrance, sets the tone, on its left side a first living room, a hallway with the staircase giving access to the West floor, on the right a dining room with magnificent woodwork, a kitchen located in the East wing, a monumental staircase of more than one hundred years. In the extension of the entrance, the large living room (72sqm) with fireplace and a parquet floor in good condition, a terrace which lets you admire the surrounding countryside, two adjoining lounges, a boudoir, 2 shower rooms and 2 toilets, all the rooms on the first floor benefit from a height under ceiling of 4 m. With an access by the courtyard, a reception room positioned in the west wing. On the first floor: divided into two parts with their own staircase, on the East side 2 bedrooms each with a bathroom, a private suite located in the West wing of the building also with its own bathroom. For the western part, a large landing which also serves as a reading area distributes 2 suites of nice size all with bathroom as well as a private suite located in the east wing of the building also equipped with its bathroom. On the second floor: A large room appreciated by the youngest for its space of more than 30 sqm, the renovation of this room has allowed to leave the exposed framework and propose the outside light by the ox eyes, which gives a lot of charm. On the Level-1: a kitchen, a tasting room, a vaulted auditorium, a summer apartment with bedroom, living room, and a half-floor underneath kitchen and independent entrance. On the Level-2: garage, several cellars in a row, at the end of a gravelled room you can discover the vestiges of the past with steps dating from the Roman era (not verified) and more surprisingly a spring with a retention basin. Located in the heart of the city, the land is fully built and offers a beautiful enclosed courtyard in front and a courtyard on the southern part that allows access to the garage and the Level-2. House Labastide-d'Armagnac (40)

The restored house of Captain de Malartic, dating back to the 14th, 17th and 18th centuries, with a separate garden and barn, in the heart of a bastide in France’s Landes department. The old square Place Royale is picturesque on all four sides: a 12th-century fort-like church stands on one side and arcades forming galleries line rows of houses, which are mostly half-timbered. The village is full of buildings that date back to periods between the 14th and 18th centuries. Almost all of them have been masterfully restored. They are hidden among the countless alleys that form a grid leading to the square. Today, this historical square is a hub for encounters and conviviality, fostered by the presence of several restaurants and a parking ban here. Nearby, artists’ studios and a range of curiosities line medieval streets. For example, there is a Protestant church built in 1607 that has been turned into an exhibition centre. On the square, the house lies opposite the church. The dwelling is known as the most beautiful house in Labastide-d'Armagnac. It has a ground floor, a first floor and a loft that could be converted. It is nestled on the square’s north-east corner, so it has two entrances beneath its galleries: one leads in from the square Place Royale and the other leads in from a side street. The house faces south-east. It stands on the edge of the square, blending harmoniously into its architectural environment. The dwelling is crowned with a roof of monk-and-nun tiling on which a gabled dormer stands. The facade’s upper section, made of brick and lattice-patterned timber framing, rests upon a thick stone wall and solid beams and joists, which are supported by two stone pillars – part of a former gallery of shops. On the first floor, three segmental-arch windows with crosspieces stand behind wrought-iron guardrails. They are fitted with wooden shutters. At the back, on the north side, there is a small terrace on the first floor. Lastly, in line with the house, there are two small rooms in a section with an entrance from outside: a fitness room with a wine cellar and lavatory and a space with a recent oil boiler and its tank.

Castle Labastide-d'Armagnac (40)

A 19th century manor house in need of restoration, its outbuildings and 7 ha of wooded parklands in the rolling countryside of the Landes d'Armagnac in the Nouvelle-Aquitaine region. The old 15th century noble residence has been converted into the present-day manor house, which has preserved its treasures. These include the late 19th century sculpted coat of arms of Baron Camont de Talence, the former owner of the property, adorning the mantelpiece of a marble fireplace within the manor house. The 7-hectare estate, which used to be a vineyard, enjoys surroundings protected from visual and noise disturbances. It is a 1-km walk from the village. The entrance to the estate from the main road is marked by a tall wrought iron gate framed by solid dressed stone pillars. The caretaker's lodge is on the left-hand side. A 600-metre bridle path runs through the grounds dotted with centuries-old oak trees to a lawned platform above the fields. The manor house stands in the centre of this natural setting. The driveway splits twice: once to go around the western edge of the estate and serve the fields and farm outbuildings built around a square courtyard, and again to reach the tenant farm and its outbuildings. Opposite the west facade of the manor house, an elongated building houses the stables. To the north, there is an old swimming pool with an unusual shape awaiting restoration. The bandstand, with its fine, ornate metal structure, adds a refined touch to the park. It forms the starting point for a shady path leading to spinneys crossed by a stream and then a river ensuring the irrigation of the land. The manor house extends over three storeys with a total floor area of some 650m², each level bathed in light. The functional layout facilitates easy renovation. During the renovation works, the tenant farmhouse, which has already been restored and offers a comfortable surface area, will provide the ideal refuge for future inhabitants, should the need arise.

Castle Eymet (24)

For sale, a wonderful property, beautifully renovated to an extremely high standard. The property consists of a seven-bedroom Chateau, three gites with two bedrooms each and a one bed pigeonier. Perfectly situated, in five hectares of land, the property offers tranquillity and privacy with stunning panoramic views. Currently run as a holiday home for the owners as well as a luxury holiday rental destination, it is perfectly set up to continue to be as such. There is more than enough space for guests and family, it could also easily be a destination for retreats, large parties, events, or weddings. There are four private terraces, three swimming pools, a small lake and a multitude of quiet corners offering a fabulous sense of serenity. The Chateau is stand alone from the other buildings on the property. It was originally built for the Bishop of Agen as his summer residence in the 1700s. As such there is a certain grandeur to it, with wooden floorboards and stone floors throughout. The ground floor has an impressive entrance hall that has a games room to one side and an opulent sitting room to the other side. Behind, there is a flagstone floor hallway with a magnificent stone staircase leading upstairs. At the rear of the Chateau is an expansive open plan living area with dining and seating area with the kitchen under a handsome stone arch overlooking and leading to the main pool area. The rest of the floor consists of a sizeable study and library with an open fireplace as well as a big utility and laundry room and huge cellar. There are two staircases to the bedrooms upstairs, one from the main hallway in the centre of the property and the other from the utility room. The accommodation is spacious with seven large double bedrooms, five of which have their own en-suite bathrooms. With high ceilings and generous, tall windows, there is an enormous amount of natural light and a calming sense of warmth throughout. Outside is a substantial, partially terraced courtyard area surrounding the main swimming pool (12m by 6m). On the far side is an old tobacco drying barn that is used as an outside games area with table tennis table, or as a shady spot to relax by the swimming pool. On the other side of the courtyard are three of the gites as well as a gym, equipped with its own shower room. The gites have two pools and terraces to share between them, both of which are separate and private. Two of the gites have a connecting door that can be utilised if desired to transform into one for larger parties of guests. The fourth gite is a one-bedroom pigeonier set apart from the other buildings and has its own private terrace, overlooking the beautiful local scenery. The property is well positioned being close to numerous pretty bastide towns with their restaurants, bars, and local markets. It is also only a little over 30 minutes’ drive from Bergerac and its International airport and under 2 hours from the larger city of Bordeaux. This is a truly exceptional and luxurious property that has a vast amount of history, charm and elegance.
