Before we discuss the practical details of the estate (the land size, the parcels of woodland, pasture or the number of rooms) let us try to portray an impression of the whole: The property is within easy driving distance of the local town of Auch, but offers a world unto itself. A “planet” or an “island” call it what you will, this is a world unto itself - and exceptionally rare. The current owner invites us on a tour of the estate to see the land, wood and lake - sitting on the back of his tractor. We are gone over an hour. Maybe two. This is a property where you can lose yourself and time stands still. Where there are deer in the forest and wild boar - fish in the lake. Where you can walk so far the house is lost from sight. And once you are out on the land, unless you have a phone in your pocket, it is impossible for anyone to call you home for tea. When it comes to the land : Think Big. When it comes to the property : Think Manageable. Atypical. The watch tower and its buildings were fully restored and brought back to life some thirty years ago by the finest artisans and under the careful guidance of an architect specialising in listed buildings. The property is in essence a « tour salle » or watch tower with a rounded tower housing the staircase at one end. On the other side of the property there is the addition of a beautiful wing containing the kitchen and extra bedrooms in the old barns. In its layout this is not a traditional home. A traditional watchtower by its very design is symmetrical. As such there are four rooms : two on the ground floor and two on the upper floor - all generous in size (from 52m2 to 72m2) each built on top of the other with both stupendous grandeur and simplicity. The other rooms which spiral off are additions or appendages built into the outbuildings to accommodate this grand central structure. The room space is stupendous but because of the beauty, symmetry and height of the rooms, none would lend themselves up to division of any kind - this would spoil the symmetry of those tall elegant windows with their views to the surrounding countryside on each side. In short - there are big rooms, but not many rooms. So you need to be inventive with use of the space given - for the building will never allow you to forget its original purpose. Don’t expect to be able to carve the rooms up to create five bedrooms and five bathrooms. Here you have to live with a respect for history and the current owners have been inventive with space! The advantage of a watchtower is that the views are far and wide sweeping! And this is something if which you are reminded in every room. The views are truly lovely and quite unspoilt ! With that same careful respect of history in mind the building has conserved much of its period charm through the careful choice of materials used by the current owners. Not a single expense has been spared and only the finest artisans have been used to create the impression of a building untouched by time. So, how best to describe the house itself THE MAIN SECTION (« Watch-Tower). The first room on the ground-floor is a large square dining-room (42) with a vast stone fireplace to one side and a row of fitted cupboards to the other. This is a central room which an authentic feel - timeless and grand. The fireplace is particularly beautiful and lends the air of a château to the room. The dining-room opens onto a reception room, almost identical in size (50m2) with an equally large fireplace. Both rooms have high ceilings and a spacious grand feel. The salon opens out onto a small shower room with a separate WC. At the end of this wing we find the circular tower and stairs to the upper floor. Upstairs the two principle rooms are a mirror image of the downstairs rooms. There is an elegant reception room (an impressive 72m2) which opens onto a vast bedroom (48m2). THE ADDITIONAL WING A small section of the attic has been converted to create an ensuite shower-room (12.5m2) used by the main upstairs bedroom in the Watch-tower. A vast attic space of 143m2 has been insulated but not yet developed other than a bedroom of 18m2 at the far end - next to a second attic space of 30m2. Back on the ground-floor, also in the additional wing adjacent to the « watch tower » there is a vast and recently fitted kitchen (32m2) which is elegant in design and highly practical in its conception. (This opens onto the dining-room in the main « watchtower » section of the property.) Beside the kitchen sits the laundry room (12m2) and the boiler- room (3m2) along with a ground-floor bedroom (16m2) with ensuite facilities and a separate WC. At the far end of the kitchen there is a 16m2 surface area/bedroom at the top of what is known as the « square » tower room. Guest accommodation has been created in this wing of the property with a private reception room for guests (33m2) with an open-plan kitchen (9m2) and a shower-room with WC (9m2). There is a covered terrace area for further development with a guest shower-room and WC. The guest accommodation is built above an area which has been designed as a covered-car porch with a separate staircase down rendering this section of the property entirely independent for family or lettings.
