This site is private and secluded with panoramic views over the Aegean Sea and nearby islands, there is no passing traffic, no air pollution and no noise pollution. Skiathos town and airport are roughly 15 to 20 minutes walk away, or some 4 minutes by car. The nearest beach is again about 15 minutes walk away, but there are so many beaches on Skiathos, some say, as many as 60, possibly more, we tend to go further afield. The site comprises 10391 square metres, and has secure fencing all around, it sits back from the Aegean Sea on high ground, by about 200 metres, there is no chance of flooding. Part of the 200 metres is our property, the rest down to the sea is defined as Public Forest, and cannot be built on, this Public Forest is not easily accessible by humans, just goats, we therefore have uninterrupted views over the sea and nearby islands. Our property cannot be accessed from the sea as the shoreline is jagged rock, which is good from a security point of view. The Villa, which faces South, was built in 2005 by a Skiathian Civil Engineer working to our specific design, combining simplicity with attractiveness, every room is spacious, providing comfortable and aesthetically pleasing living accommodation. There are two floors, the upper floor was created as the living area, it comprises a pergola for alfresco dining, virtually all year round, a lounge, a dining room, a kitchen, a study/office and a toilet. The lower floor provides the bedrooms and utility areas. The Villa is called Villa Pounta because it is on the Pounta peninsular, scarcely populated. Although the airport is not far away, and we see planes circle to line up with the runway, we are not in the flight path. Entrance to the Villa is through a secure 5 metre long sliding gate, operated manually. This gate could be automatic, as an electrical distribution box was installed for this purpose, when the gate was installed, on the outside of the two gate posts are infra-red sensors to provide light when it is dark. Next to this gate is a matching pedestrian gate, this gate has two locks, to make prising open virtually impossible, Inside the gates to the left, but hidden from view is a 5000 litre water tank, for watering plants in the upper garden area, this tank provides water to four different outlets. Also inside the gate is another infra-red sensor that provides lights along the drive on the way to the villa entrance. There is not a garage, although one could be added, but there is on site parking for at least 4 vehicles, maybe as many as 6 or 7. The front door is in a tiled porch, the door is aluminium with multiple point locking, either side of the door, there is featured stonework, either side of the door are two windows around 30 cms wide and levelling out with the top of the door. Both windows are protected with built in ironwork. The porch also has wall lighting on either side. Now to avoid constant repetition, the following information should be noted, glass patio doors and windows are all sliding, this avoids them being slammed and broken in high winds. All patio doors have etching, to show whether they are open or closed, and have built in locks. Each patio door also has a sliding mosquito blind, and lockable aluminium shutters, with a wood effect finish. Windows also have mosquito blinds, and lockable aluminium shutters with a wood effect finish. All areas of the Villa are tiled, with variations to suit the location. Entrance through the front door brings you into a spacious hallway, that leads to the dining room, the lounge, the study/office, the toilet and the downstairs stairway. The hallway has 3 wall lights, a number of power points, a circuit distribution panel and a central heating thermostat for the upper floor, and a radiator. Furniture includes an occasional table, and a wall mounted ships wheel, originally from the island of Jersey,. Entrance to the dining room from the hall is through a lockable oak door, that has 8 panes of featured glass, the dining room is 4.85m x 4.4m and has two patio doors, one leads out onto the patio looking out over the pool and the Aegean Sea, outside this door there is an electrically operated awning stretching out over the patio for shade, and a table and two chairs, for gin and tonic and pimm’s. The other door leads to the Pergola. There are 4 double wall lights, numerous power points and a radiator. To add character the dining room has exposed timbers overhead. Furniture includes an extending character dining table with 8 matching chairs (two with arms), there are also two occasional corner tables, one with a table light, and a long sideboard with drawers and shelves, for spirits etc., Entrance to the kitchen is through an arch, also to add character. The kitchen is 4.15m X 3.5m, there two glass sliding windows, one by the sink, looking out over the upper slopes, the other looking out over the Pergola patio, pine woods and the Aegean Sea. The kitchen has a 3 speed ceiling fan for air distribution, 5 power points, 4 recessed ceiling lights, under-shelf lighting and a central heating radiator. There are two windows, one looking out over the drive and flower beds, the other looking out to sea towards Turkey. The upstairs toilet accessed from the hall, has a solid lockable wooden door, and a lockable window with a mosquito blind, and is primarily for visitors, it is tiled around the walls to a height of 1m. Equipment comprises a toilet, vanity unit with a basin with hot and cold water, under the basin is a storage cupboard. Over the vanity unit is a mirror with its own light, another light is recessed into the ceiling. There is also a wall mounted coat hanging rack. The stairway from the hall leads to the bedrooms, it is 1m wide, and has 4 wall lights, at the bottom of the stairway is a corridor leading to the bedrooms, a dry store, a laundry room and the rear exit door. There is a small storage cupboard under the stairs. There are many flower beds, and there are apricot trees, plum trees, lemon trees an orange tree, a fig tree, and nine grape vines. Below the area where these trees are is olive grove. Daily pleasures boat trips go further afield to other islands, or there are ferries for people who want to make their own arrangements. Other activities that are popular include tennis and horse riding, and of course there are numerous water sports. Skiathos has a two terminal airport, one for domestic flights, mainly Athens, the other is for international flights. Direct flights start in April and end mid October, but it is also possible to drive using daily ferries, either from Volos or Thessalaloniki. Skiathos has so many Tavernas all offering their own style of cuisine, to be honest, one is spoilt for choice. Sitting eating on a balmy evening with waves lapping a few feet from your table is an unbelievable experience, and you don’t have to leave until the early hours, this is Skiathos life, it has a distinctly slower pace. Food is fresh, it is not processed supermarket fodder, some fruit and veg is grown in Skiathos, but Greece is not all mountains, sea and olive groves, there are large agriculture areas where fruit and vegetables are grown, that can reach places like Skiathos, the same day they are harvested, without being frozen or subjected to days of travel. Also, not surprisingly, there is fresh fish caught daily, red meat is also of a surprisingly high quality, its known as the Mediterranean Diet, and you cannot beat it.
