Castle Pau (64)

The Age of Enlightenment awaits you: refinement, symmetry, and elegance define this 18th-century château, set on a 1-hectare enclosed plot, featuring a formal French garden, chapel, orangery and outbuildings, and a moat. It will delight history enthusiasts, where intellectual stimulation and a connection to nature take precedence over tradition. Perfectly suited for family life, business, seminars, and more, the solid structure comprises thirty rooms, including five adjoining reception rooms, sitting rooms, a gallery, nine bedrooms (one with an alcove on the ground floor), and a welcoming entrance hall. The guest apartment, an 18th-century innovation, ensures the owners' privacy. The cellars, large kitchen with a vegetable garden, and various service areas recall the 15th-century foundations of the main building, erected on a former castle mound. The pursuit of authenticity does not preclude modern comforts: central heating, recently replaced roofs, and fiber optic internet access. Defense gives way to social life, windows open onto nature and light. The architectural evolution coincides with a new social order. The ornamentation emphasizes refinement with decor inspired by the classical or neoclassical style: Arudy stone frames, 16th-century terracotta tiles, marble fireplaces (all functional), stone or wood fireplaces, overmantel mirrors, wood paneling, Versailles parquet flooring, wide-plank flooring, pediments pierced with an oeil-de-boeuf window, a three-stone sink, staircases with Béarnaise hairpin railings, the reissued Tontisse wallpaper, a fresco, an authentic cherub decoration, and Farrow & Ball paint all contributed to this delicate restoration. The small chapel remains the property's traditional private place of worship with its 17th-century polychrome wooden altarpiece and relics. The orangery, with its three arches, built according to traditional methods and facing south, provides shelter for large trees and regulates temperature thanks to the brickwork and stone. It is currently a beautiful venue for receptions, complete with a kitchen area. The barn, farmyard, stone outbuildings, and pebble-lined walls, along with the medieval garden, evoke the property's rural character. The French-style gardens, meticulously designed, have earned the property a place in the Association for Topiary and Boxwood Art. It's easy to imagine oneself strolling in period costume through the landscaped maze with its mythological scenes, the open-air theater, or relaxing by the two ornamental fountains, testaments to the prestige of the place. These fountains were once used as mirrors, reflecting the image of the château and its owners. They are excellent swimming spots in the 21st century... A sought-after haven of peace, close to amenities, a place where different cultures naturally coexist. The refined furnishings, perfectly suited to the setting, are available for purchase. The former gatehouse at the back of the property may or may not be restored; the castle's listed status as a historical monument would allow for appropriate tax benefits. This former barony of the Lords of Coarraze hosted the King of Spain... begin your history! For information and viewings, please contact Valerie Trinel at Capifrance. Airports: Tarbes-Lourdes 20 minutes, Pau 25 minutes, Biarritz 1 hour 30 minutes. Shops and schools 5 minutes away, high schools 15 minutes away. The fees are to be paid by the seller. Castle Marciac (32)

A former manor house with a 14th-15th century castle, hidden at the end of a private lane, with no neighbors, set on +3hectares of land surrounded by nature, offering 500m² of living space, outbuildings, and swimming pool – a true gem for history buffs. Ideally located for a family, couple, or hospitality project, discover the Gers region and walk in the footsteps of the lords of Pardailhan, Antras, Montesquiou, La Valette, Blaise de Montluc... and write your own story! The solid, human-scale main house features an 80m² living room, kitchen, seven bedrooms (two on the ground floor), sitting rooms, five bathrooms/shower rooms, laundry rooms, and anterooms in the former pepperpot huts. The original features are preserved and highlighted: hollowed-out half-timbering, terracotta tiles, French-style ceilings, stone and marble fireplaces, overmantel mirrors, watchtowers, latrines, Genoese-style eaves, interior wooden shutters, vegetable garden, sandstone, former moat... The imposing round tower underscores the site's original medieval past and conceals the stone spiral staircase that connects the floors. The French Revolution destroyed the coat of arms on the arch of the entrance door. The pursuit of authenticity does not preclude modern comforts: fiber optic sanitation, satellite internet, Lacanche range cooker... The approximately 3.5-hectare grounds are partially wooded, contributing to this sense of seclusion; the surrounding nature provides space, isolation, and complete privacy. The swimming pool is heated and secure, and its pool house is located in a former outbuilding. This historic site is discreet; finding it is a challenge. Living in Gascony means living in the Gers, where cultures and traditions naturally intertwine. A history marked by warfare, a vibrant present: Le Figaro has just featured the 'Jazz in Marciac' festival... the countryside coming to the rescue of culture... Shops, doctors, cinema, and community organizations are all just a stone's throw away. Unpack your bags! Tarbes-Lourdes airport and TGV station 40 minutes away, Toulouse 1 hour 30 minutes away. Castle Montréal (32)

This sumptuous château is found in the heart of Gascony, in the rich and diverse Armagnac region, at an equal distance between Bordeaux and Toulouse (1h45). On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, restored this year, would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. Warm and inviting, majestic in size with a long table to welcome guests or for breakfast with views across the valley, this kitchen is the heart of the property and spacious enough to host a large gathering. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. Guests are provided with a backdrop view of the medieval ruins of the original château, and the pigeonnier or dovecote. A grand central island with spacious work surface place for big bowls of food prepared on the AGA. The rear kitchen/ scullery is also directly accessible from the garden and the main kitchen and is equipped with a traditional oven. This is an ideal space to be used by caterers serving food in the garden or interior. In the hallway on the other side of the kitchen a door with a beautiful sculptured wooden surround opens onto the laundry room. The First Floor : Bedrooms Opposite the courtyard entrance an impressive stone staircase turns upwards to the first floor, leading to a spacious landing and a second long hallway that runs above the ground floor hallway. All the bedrooms have parquet flooring. At the top of the landing to the right, two bedroom with ensuite shoer rooms and fitted wardrobes with decorative doors from old French armoirs. To the left of the landing there is a third ensuite bathroom with views to the south, and a long hallway leading to a vast parental suite which is one of the most spacious bedrooms and bathrooms we have yet to see in Gascony. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Castle Condom (32)

Elusate Agency is pleased to present an exceptional residence... In the heart of the gentle, sunlit valleys of Gers, a property awaits you, built on the remains of a 13th-century castle , and its medieval tower whose silhouette seems to tell eight hundred years of history... Completely restored, this building now offers a rare refuge, a place where medieval authenticity blends harmoniously with contemporary elegance. Here, nothing has been left to chance: the renovation has respected the soul of the place while offering it the discreet and precious comfort of modernity ; the cut stone, patinated by time, dialogues with the oak beams that underline each volume and the tawny sand-colored walls restored with aerial lime, in order to preserve charm and authenticity. A vast entrance dating from the 14th century welcomes you, giving access to the ground floor living areas: A first lounge with a bar of over 31m2 adjoining a lounge of over 50m2, reveal their warm atmosphere, a place to meet, an evening with friends, a haven of peace that invites you to curl up on a sofa by the warmth of a fireplace... An imposing dining room extends this conviviality, offering remarkable features such as its 13th-century wall, a well, a stone sink, and a large fireplace a perfect room to welcome guests in search of authenticity. At the rear, a semi-professional kitchen, essential for preparing good local dishes, and a fitness room with sauna complete the services of the house/hotel, reminding us that well-being is a given here. Upstairs, accessible by stairs and elevator, a spacious landing leads to six superb bedrooms, including two double rooms with en-suite shower rooms; a large suite with a fireplace and bathroom with sauna and spa; a family room with two separate areas; and two triple rooms, each with its own private terrace. Each room is decorated in a refined and soothing style , creating a haven where travelers love to retreat. The charm lies in every detail: the interplay of light, a window opening onto the rolling hills or the tower... A room designed for guests with reduced mobility is located on the garden level, offering comfortable and elegant access. On the second and top floor, beneath a magnificent timber frame, you will find a self-contained apartment of approximately 100m2 with its own bathroom, toilet, and kitchenette. Additionally, an attic offers storage space and a laundry area for all your bed and breakfast/hotel needs. This 131m2 space, complete with a toilet and shower, could also be converted into a games room or dormitory for large families wishing to host guests in a private setting. Castle Condom (32)

Set at the end of a quiet semi-private lane in the rolling hills surrounding the market town of Condom, in the northern Gers, this magnificent château offers a rare combination of privacy, grandeur and convenience. Despite its peaceful and secluded setting, the property is just a five-minute drive from shops, medical facilities, restaurants, and excellent public and private schools. The château has been expertly renovated and currently offers approximately 280 m² of elegant ground-floor living space, with the possibility of creating a further 295 m² of accommodation on the first floor, should additional living space be desired. Rich in character and history, the property features vaulted wine cellars, magnificent fireplaces, and a monumental stone staircase. Outside, the estate includes a beautiful swimming pool, an orangerie, garages, a well-maintained park, and a remarkable original chapel within the grounds.
