The terrain offers open summer grazing pastures of native grass forage and winter cover on the Kiowa Creek bottom for calving and cover. The tilled farm ground provides winter feed for the cows. The ranch will convey with all appurtenant mineral rights and water rights owned by the seller, if any. Both to be determined. Elbert County's high plains (elevations of about 6,000-6,500 feet), has a cold semi-arid climate. Summers are warm, with July average highs around 83-86°F and lows in the mid-50s°F, while winters are cold, bringing average highs in the low-to-mid 40s°F and lows often in the mid-to-upper teens°F; sub-zero readings can occur, and large day-to-night temperature swings are typical because of the dry air and elevation. Annual precipitation averages 18-20 inches, mostly falling in late spring and summer from afternoon thunderstorms, and snowfall totals roughly 70-80 inches a year, with snow possible from fall through spring. The region enjoys abundant sunshine (often more than 240 sunny days annually), low humidity, and frequent winds that strengthen the winter chill or provide summer cooling. The growing season lasts about 140-150 days from mid-May to late September, placing the area in USDA Plant Hardiness Zone 5b. In the area, daily life and recreation revolve around ranching, agriculture, and open-country outdoor pursuits. Cattle ranching and hay farming remain the economic backbone, with many properties supporting livestock operations, horseback riding, and equestrian activities on private land and local trails. Residents and visitors enjoy hunting for deer, pronghorn, and upland birds, fishing in private ponds or nearby reservoirs, ATV and off-road riding on dirt roads and open terrain, and stargazing under exceptionally dark skies with minimal light pollution. Community life centers on seasonal events such as the Elbert County Fair, rodeos, livestock shows, and gatherings at local parks and fairgrounds, while the nearby Elbert County Museum and historic markers offer glimpses into the region's pioneer and Santa Fe Trail heritage. The expansive grasslands also support quiet prairie walks, wildlife viewing, and a generally low-key, Western rural lifestyle. Kiowa, Colorado, shares the broader history of western Elbert County on the high plains. Long before European-American settlement, the region was traversed and inhabited by Indigenous peoples, including the Cheyenne, Arapaho, and Kiowa, who used the grasslands for hunting and seasonal movement. In the mid-19th century the Smoky Hill Trail (a major overland route during the Colorado Gold Rush) passed nearby, and stage stops such as Middle Kiowa (established around 1859) supported early travelers. Permanent ranching and farming began in the 1860s as homesteaders claimed the open prairie for cattle and later dryland agriculture; Elbert County itself was created in 1874 and named for Territorial Governor Samuel H. Elbert, with Kiowa designated the county seat. Railroads arriving in the 1870s-1880s further encouraged settlement and commerce, while the community endured challenges such as the 1935 flood along Kiowa Creek and the hardships of the Dust Bowl era. Today the landscape still reflects that ranching heritage, with many historic homestead properties and open grasslands remaining central to the area's identity. The ranch is roughly 18 miles northeast of the town of Elizabeth (the nearest larger community with basic shopping, schools, and services), about 10-12 miles north of Kiowa itself, the county seat and 19 miles south of Bennett Colorado and Interstate 70. Castle Rock and Parker lie approximately 20-25 miles to the west and northwest, offering more extensive retail, dining, and medical facilities, while downtown Denver is roughly 40-50 miles northwest and Colorado Springs about 45-55 miles southwest. Major airports are conveniently accessible: Centennial Airport (APA) is about 25-30 miles northwest, Denver International Airport (DEN) roughly 40-50 miles north-northwest, and Colorado Springs Airport (COS) around 45-50 miles southwest. Everyday amenities such as grocery stores, fuel, and local government services are available in Elizabeth and Kiowa, with fuller commercial, hospital, and entertainment options found in the nearby Denver metro suburbs.

Welcome to Moonlit Sage Ranch located inside premiere gated community of Pinon Hills this 1500 +/- acre masterplanned community focused on recreational hunting for the avid outdoorsman and equestrian enthusiast. This 175 acre ranch was originally held aside as the premier parcel for the original developer of Pinon Hills. The developers always pick the best to keep for themselves. This 175 acre ranch was built in a beautiful mountain setting, extremely quiet with spectacular views, river access and includes multiple ponds and backs up directly to thousands of acres of national forest and also Ute Indian land ( the Ute Indians are well know for their incredible game management) this lot was held back for the original developer and the developers always hold the best lots for themselves. From the property there is a private entrance to the national forest only available to the owners within Pinon Hills Community, not accessible to the public. The ranch also has newly built 1900 sqft 3 bd/2 bth barndominium, plus corrals and storage shed all with incredible views of the Mountains Peaks of Pagosa Springs, CO. The ranch has a 28,000 gallon rainwater catchment system with full filtration an UV filters, (great water), the ranch runs on a solar system with a back up generator and fuel tank for easy fills, and new split level AC! Under ground power is also available but just not needed. Pinion Hills is a master planned community with one of the best HOA's I've ever seen in my opinion. This HOA currently allows hunting with bow or crossbow and Air Rifles only (all calibers) . When you enter the ranch there is also a 12 acre private common area directly on the San Juan River (both sides) complete with Gazebo for picnics, kids birthdays etc and fantastic fishing for any age to enjoy, every spring the HOA stocks the ponds on the ranch. Through out the ranch there are common areas for horseback riding with a maintained trial that goes around the 1500 +/- acres for riding the horses and then from there you may head directly into the national forest for absolute endless riding and no having to tailer the horses. So nice to have that feature. The HOA also provide year round road maintenance and snow removal. Most of the ranches have a cistern or some do have drilled a well for water and the HOA provides you with 1000 gallons a month of FREE water and it's delivered for those that just want a cistern. The power is all underground, no power lines blocking your views. The hunting inside the ranch is nothing short of incredible as the ranch is a favorite spot for the Mule deer and Elk to winter because of the mild climate, and elevation with an unlimited food source and lots of water for the animals and then because the ranch backs to National Forest and the hunting continues but now with rifle if you choose and Colorado offers OTC Elks tags on 2nd and 3rd rifle. This 175 acre property is literally the only piece in the entire community that gets land owner Mule Deer tags and the Deer and Elk are just everywhere. The owner has received 3/4 mule deer tags every year which he always uses one and sells the others. These tags are ALWAYS in demand. Also for the hunting on the property there is just the best looking tree stand that is spray foam insulated and very comfortable and it was placed in the perfect position for a perfect bow shot of 55-65 yards directly over looking one of the many ponds. It really is your own private hunting spot as no other owner can qualify for the land owner tags and also why there in such demand. You are the only one that would qualify for land owner tags. (Owner financing with very attractive terms are available for qualified buyers) Hunting, fishing, mountain biking, hiking, or whatever your favorite outdoor activity is ........

The rest of the ranch provides prime habitat for mule deer and elk, featuring mountainous land with Ponderosa Pine, Pinyon Pine, Rocky Mountain Juniper, Cottonwood, Aspen and Gambel Oak. These areas are incredible staging areas for the big game to make their way to the irrigated meadows. The mountains rise quickly from the river and valley floor to create an almost dizzying beauty. In addition to the classic Southern Colorado awe-inspiring views, the dense tree covered peaks on the south side of the river provide cover for varied large game animals. The northern side of the river is overseen by more rocky ledges and less dense vegetation on the mountainside. The Fall color contrast of the various trees throughout the valley and along the river is incredible. The property features a span bridge that crosses the entire river and makes fishing, hunting, farming and simple enjoyment of the entire property a breeze. Built to last with steel beams and wood decking, this bridge is wide enough and strong enough to accommodate ATVs and small farm tractors and implements. This impressive structure also makes a wonderful spot to relax over top of the rushing water while watching the sunrise or sunset over the rocky peaks of the San Juan Mountains rising up from the river valley. The property includes two residences: a main home and a riverfront cabin. There is also an additional residential building envelope available. Please note that while the property is subject to a conservation easement, it allows for a total of three residences, which should be more than adequate for the property's needs. Built in 2006, the main house is a one story home that is 1,960 sf. It has 3 bedrooms and two full baths. It has been updated and is in good overall condition. Many of the rooms in this home are specifically situated to provide wonderful window views of the river, including the master bedroom, a secondary bedroom, great room and kitchen. The river has undergone comprehensive enhancements, including the strategic placement of casting rocks, spawning beds, and deep stretches aimed at supporting substantial populations of trophy brown and rainbow trout. Some brook trout, the rare San Juan cutthroat trout and the occasional bass can also be caught in the river. In total, more than 1300 boulders have been added to this stretch of river during the restoration process. The waterway's design is considered among the finest in the state. Considerable investments have been dedicated to promoting river health, such as channel enhancement initiatives that narrow specific sections and establish additional pool and riffle habitats. The ranch sits at the center of a vital fall migration corridor, providing forage that sustains local wildlife. Each year, between up to 15,000 mule deer pass through the property as they travel to their winter range near Navajo Reservoir. Elk also rely on this southern migration route to remain uninterrupted. While elk use the property year-round, their numbers increase significantly in the fall and winter months. During winter, groups of up to 200 elk can often be seen gathered in the hayfields. There are several box blinds on the property (both ground level and elevated) so you are ready to hunt on day one. The San Juan River is the dividing line between Game Management Units 771 and 78, so portions of the ranch reside in each unit. There is also a +/-.2 acre, lined pond that sits high above the river on the north hillside and provides additional fishing and wildlife watering opportunities. The ranch's irrigated wheat fields are watered by underground pipe using a combination of sprinklers and side rolls . Three of the these mountain estates were secured by the owner, located about 700 yds. from a private gate accessing midway into the Mundy Ranch, about halfway up the mountain, providing access to the very heartof the ranch, and miles of ranch access roads without interfering with any of the game bedding or feeding areas. The Mundy Ranch has been enrolled into the New Mexico Landowner Incentive Mule Deer tag program. (Normally two late season tags, but always check regs.)
