An early, 18th century residence and its outbuildings in 3 ha, 40 minutes from Angoulême, where the boundaries of the French departments of Charente and Dordogne meet.
This property stands in a little hamlet in a peaceful, undulating countrified region, alternating fields and woods. The climate in the Charente department is clement, with mild winters and verdant landscapes, characteristic of the Périgord-Limousin Regional Nature Park. The land is dotted with numerous authentic villages, all with miscellaneous shops and amenities. This residence is 40 minutes from Angoulême, itself, exactly 2 hours from Paris via TGV train. It is also less than 1½ hours from Limoges, with its international airport, and less than an hour from Périgueux.
The hamlet, where this property stands, can be reached in just 2 minutes from the wide, main road. The lane, passing a farm and several houses, ends at the residence, before becoming a track leading into the forest. Gates open, on one side, on to the outbuildings, with a small house, at the rear of which is a barn, followed by a conservatory, which adjoin the south-facing residence. But here, the most noble conquest of man is, in fact, a full-size, astonishingly real steel sculpture. On the other side of the gateway is an arbour, near to which grow two truffle oak trees. The three hectares of meadows, which are honoured by the presence of real members of the horse family, are laid out on the north side, on a wooded slope going down into the valley and stretching as far as the woods on the east side, behind the outbuildings.
The residenceThis rectangular house spans two levels under a low, hip roof, covered with Roman tiles. The shutters are painted a bright, traditional “Charantais” blue. The facades are constructed from exposed quarry stone blocks and the openings framed with the dressed limestone typical of the region. The south facade features two entrance doors whilst, on the north side, the kitchen and the bedroom can be accessed directly from the vast wooded grounds.
Ground floor
A wooden stairway is housed in the entrance hall which provides access, on one side of said stairway, to a lounge, with its fireplace, followed by a dining room opening on to the kitchen. On the other side is a room, with a fireplace, also laid out as a lounge and followed by a bedroom. A shower room. This level has underfloor heating throughout.
First floor
The half-turning, wooden stairway goes up from the main entrance hall to the first floor. This level comprises a lounge, four bedrooms, two bathrooms and a shower room with two showers as well as a separate toilet.
Attic
This top floor, spanning a large floor surface area reached via the main stairway, could be converted.The conservatoryLaid out on the initial site of a swimming pool, the machinery for which is still in the adjoining barn, this verdant delight is a real aquatic experience. The building housing it measures 9x18 m.The barnThe barn, standing behind the small house and following on from the conservatory, is currently used as a hayloft. It still houses the swimming pool machinery. It measures approx. 12x14 m. A door opens directly on to the meadow on the east side and a large opening provides access out on to the driveway.The little houseA lounge, spanning approx. 40 m², precedes a fitted kitchen, two bedrooms with a shower room and a toilet.
