On the banks of the Dordogne, in parklands dominating the river, two houses and a dovecote, all from the 17th & 18th centuries, as well as a fountain.
This property, in the French department of Dordogne, is some 15 km from Bergerac and its airport. Montbazillac is 20 minutes away, Saint-Émilion 50 minutes away and Bordeaux just over an hour away. The motorway can be reached in less than 20 minutes. The village, with its 1,700 inhabitants, has numerous shops and a school. Doctors and a chemist are less than 10 minutes away.
Standing on the edge of the river Dordogne, this property extends over a surface area of 19,000 m². It dominates the river which flows past a few dozen metres below. The property, at a distance from the market town, is peaceful. It is reached via a large gateway that opens on to one of the roads on the outskirts of the village. The estate comprises two houses and a dovecote, all constructed between the 17th and 18th centuries. Half of the grounds is building land.
The houseThis residence is built from quarry stone blocks. Constructed in the 18th century, it was renovated in the 1970’s. It stands amidst trees, hundreds of years old. All the windows were changed to large, double glazed windows in 2016. The central heating system runs on mains gas. Works are currently in hand to connect it to mains drainage. Beams are exposed in most of the rooms throughout the house, thus reinforcing its rustic character.
Ground floor
The house is entered via the lounge-dining room which also includes a kitchen area. A stone fireplace has been constructed in the middle of the living room. There is a back kitchen. A bedroom, with direct access to the terrace and parklands, a toilet and a shower room complete the ground floor. The floors are laid with tiles.
First floor
A wooden stairway goes up to the first floor. A corridor at the top of the stairs is used as a large study, spanning approx. 17 m². A central corridor provides access to two bedrooms, a shower room and a toilet.The house awaiting renovationThis house spans approx. 234 m² over two levels. It has not undergone any renovation works for what must be at least a hundred years. Consequently, it still has all of its original assets. Fireplaces, brick walls, oak wood parquet flooring and terracotta floor tiles are in a good state of repair, ready to be cleaned and restored to enhance the decor.
Ground floor
This building is entered via a vestibule which provides access to the rooms whilst also housing a wooden stairway going upstairs. A large fireplace has been constructed there. A first door opens into two small rooms. A second door opens into a room, spanning approx. 12 m² with a fireplace. Said room provides access, in turn, to two large rooms, spanning approx. 30 and 40 m², and a third smaller one, spanning 14 m².
First floor
This level comprises a single large room. The period roofing framework is exposed, and the floor covered with parquet flooring. It is dotted with brick chimney flues which naturally delimit various areas. The stairwell is in the centre. Three openings, including two doors look out over the trees in the parklands.
The dovecoteConstructed in the 17th century, its shape is quite traditional. It was, no doubt, originally the dovecote of an opulent, nearby chateau, indicating the power and wealth of the property owner. It stands above ground and has six sides. The various walls are composed of half-timbering. The dressed stone pillars feature a sort of inverted dome, designed to prevent rodents from reaching the actual dovecote.
