SELLERS INSIGHT Twenty-Two Wonderful Years at Ivory Some houses impress you on the day you first see them. The very best continue to reward you every single day thereafter. When we first drove through the gates of Ivory more than twenty-two years ago, we had an unmistakable feeling that we had arrived somewhere rather special. At the time we were returning to the UK after several years living and working in Brussels, looking for somewhere to put down roots for the next chapter of our lives. Like many families making an international move, our priority was finding not simply a beautiful house, but a community that offered an exceptional quality of life, outstanding educational opportunities and somewhere we could truly call home. Bishop's Stortford immediately stood out, and Ivory gave us everything we had hoped for—and so much more. Looking back today, it is difficult to imagine another home that could have been better suited to our family. Over the years, Ivory adapted effortlessly to every stage of our lives. It naturally became a place where friends gathered. The generous gardens, tennis court and games room were always full of life, while the abundance of space meant everyone could enjoy their own independence, with plenty of adult-free corners to call their own. Looking back, some of our happiest memories are simply of hearing laughter coming from different parts of the house and knowing that everyone felt so at home here. Beyond the house itself, the location proved every bit as rewarding. Having worked across Europe and travelled extensively, it was always reassuring to return home to such peaceful surroundings. Yet despite its wonderfully private setting, we were never isolated. Straightforward rail connections from Bishop's Stortford into London's Liverpool Street made commuting effortless when required, while spontaneous evenings in the West End, leisurely afternoons exploring Cambridge or early morning flights from Stansted were all remarkably easy to enjoy. Equally, some of our most treasured moments were much closer to home—a quiet walk through Hatfield Forest or simply wandering the surrounding countryside with the dog before returning to the peace and privacy of Ivory. Looking back, it is that rare balance between accessibility and tranquillity that we came to appreciate more with each passing year. If there is one room that best captures life at Ivory, it is the kitchen. Family breakfasts before work or school, Sunday lunches, Christmas celebrations and countless conversations over coffee have all revolved around this welcoming space. One of the unexpected pleasures has been just how much the surrounding area has enriched our lives. We originally chose Bishop's Stortford because of the exceptional choice of excellent primary and secondary schools, but we soon discovered so much more. Perhaps what we have appreciated most is the balance that Ivory offers. People often ask what we shall miss most. The truthful answer is that it is impossible to choose just one thing. We will miss opening the gates and knowing we are home. We will miss morning coffee overlooking the gardens, summer evenings on the terrace, the changing colours of the seasons and the simple pleasure of living somewhere that has always felt peaceful, welcoming and exceptionally well connected. Looking back over the past twenty-two years, we realise that Ivory has given us something that is becoming increasingly difficult to find—a genuine sense of balance. It has been a place where family life, friendships, fulfilling careers and quiet moments have all found their place. We can think of no finer legacy for a home than that. As we prepare to begin an exciting new chapter in Edinburgh, we leave with enormous gratitude for everything Ivory has given us over the past twenty-two years. Our hope is that its next owners will come to love it every bit as much as we have and create memories of their own that will last a lifetime. The accommodation sympathetically blends period character with contemporary features all of which is complimented by the quite stunning views over the surrounding countryside. Whilst the main house provides generous living space with three bedrooms and two bathrooms, a large living room, dining room, a snug or garden room, utility room and a stunning kitchen/ breakfast room there is also a good size self contained annex that can just as easily be separate accommodation, as it can be integrated within the house. The annex is ideal for those who those who work from home or may wish to earn additional income from letting or Air BnB. STEP INSIDE The large Oak front door opens into a charming, good size dining room which is double aspect to the front and rear. The flagstone floor sets off the room together with the beams and in particular the large cast iron cooking stove that is set into the chimney breast. This is a great room for entertaining friends and family. Doors open into the snug/garden room which is majority glazed with exposed flint and red brick walls, slate floor and amazing views down the garden and the valley beyond. The kitchen/breakfast room has been hand built with a mix of Walnut and Maple units and slate and timber worktops with inset sink, a designer glass prep sink, numerous integrated appliances including two ovens, a microwave, five burner hob, cooker hood, two fridges, a wine fridge, coffee maker and a dishwasher. Bespoke double glazed doors and windows open across the back of the kitchen onto the vast veranda. Throughout the year this brings the outside into the house. A side hallway leads to the utility room and cloakroom. There is a door into the garden and a door opens into the Annex which we'll come to later in the description. At the other end of the cottage, off the dining room, is a further hallway with Oak panelling and windows to the front, off which is a luxuriously appointed family bathroom. The living room is a particular feature of the home. It is full of character being heavily beamed with a large red brick fireplace and chimney breast at one end with a wood burning stove. The village itself offers a charming public house, a historic church and a strong sense of community, while excellent schooling and transport links, including mainline rail services to London, are readily accessible. This is a rare opportunity to acquire a home of such character, scale and setting, where period charm and modern comfort exist in perfect harmony. Seller Insight 5 Maltings Lane has been our home for the past 12 years. At the time, our children were still young and I was heavily pregnant with our third, so finding somewhere that felt safe, calm and full of good energy was so important. What truly sold it to me was the privacy - it's tucked away, quiet and unassuming, with only a handful of houses. Unless you live here, there's simply no reason to pass through, which gives it such a secure and peaceful feel. Over the years, we have lovingly modernised the house to suit our tastes, including updating the bathrooms. The master bedroom is a real sanctuary, with double aspect views over the garden, it's such a peaceful way to start each day. My favourite room in the house has always been the kitchen. It's incredibly spacious, opens up beautifully, and has been the heart of so many gatherings. It's perfect for entertaining, with the aga making it especially cosy in the winter months. In the summer, the garden truly comes into its own. Set across around half an acre and thoughtfully divided into four sections, it offers something for everyone. From the large patio with shaded areas, to the swimming pool, which has brought endless joy to our children over the years. Beyond that, there's an open lawn with a treehouse and trampoline, creating a great space for family life. This home has been made for entertaining. The generous room sizes and natural flow make hosting effortless. The kitchen leads into a snug where guests can relax, while the dining space has hosted countless Christmases, it's one of those homes where people naturally come together. There's a real village feel here, with a well-used village hall, a cricket club, and a wonderful primary school nearby. We've loved being able to cycle to local spots, enjoy the nearby pub, visit the working windmill, and take in the beautiful surrounding walks. What I will miss most is the way this home brings people together. The entertaining spaces, the summers around the pool, and the simple joy of the garden - it's all been so special. The pool, in particular, has been a huge part of our family life, enjoyed all year round thanks to being heated, and it's something my children will especially miss. Contemporary house with garden and terrace Loughton (United Kingdom)

This enchanting Victorian Swiss-style detached house is steeped in history and locally listed as a ‘building of local architectural and historic interest.’ Idyllically located on the edge of Epping Forest in the Baldwins Hill Conservation area, it was designed by Edmond Egan who was one of Loughton’s most famous architects and it is one of the few such homes still in existence. From the moment you sweep onto the spacious driveway you will be captivated by the picturesque exterior with its steep sloping roof and ornate bargeboards and finials, matching pitched roof original entrance, high chimneystack, multi-pane casement windows and black painted wood walls. The front door opens into the hallway, it is at this stage you realise that, while the outside reflects the charm of a bygone era, internally the property has been renovated and extended to be a stunning contemporary home. It includes a modern family bathroom with a feature brick wall and inset shelves, a bath and separate double shower, an additional shower room, a single bedroom and two double bedrooms. One is dual aspect with French doors to the garden featuring House of Hackey ‘Fern’ wallpaper, while the dual aspect principal bedroom was the sitting room and features an impressive fireplace and the original front entrance that makes an excellent walk in wardrobe. There is also fixed ladder access to a first-floor space that could always be converted into an en-suite bathroom or dressing room with the addition of a spiral staircase, subject to any necessary planning permissions. There is a charming sitting room with windows overlooking the impressive kitchen and dining area with poured concrete flooring, underfloor heating and a modern log burning stove as a focal point. However, it is the awe-inspiring kitchen and dining area that is the ‘star of the show’. Tiled steps lead down to this stunning light and bright area with its high vaulted ceiling, Velux windows, two sets of bi-fold doors to the rear decked terrace, solid wood flooring, a dining area and the contemporary kitchen. This features a Stove cooker, a Smeg fridge and modern flat fronted units housing an integrated dishwasher and washing machine. There is the delightful raised decked terrace that runs the length of the property and borders a well-manicured lawn leading to a pergola covered outdoor dining area as well as to a separate bespoke office/studio building designed by East Space Studios. This overlooks the forest and is fully insulated and includes lighting, electrics and WiFi so is ideal for anyone working from home. History The house was historically called Rose Cottage and Swiss Cottage and once was thought to have originally been the forest keeper’s cottage. It was lived in by playwright, writer and actor Ken Campbell until his death in 2008 and this is commemorated by a blue plaque. OFFERED WITH NO ONWARD CHAIN. Seller Insight 'We bought this house as we were charmed by its character and history, and the fact that we had direct access to the forest, as we wanted our young twin daughters to enjoy the delights of the countryside, but we still needed to be near London for work. On the one hand, we can enjoy walks, cycle and horse rides in the forest or stop off at the Foresters or Gardeners Arms pubs for a drink or a meal. Loughton is a charming town with plenty of pubs, restaurants, supermarkets, boutiques and salons as well as specialist shops such as the Ginger Pig butchers and Gail’s bakery. There are also a number of sports clubs and facilities, including the Loughton Leisure Centre with a large indoor swimming pool, while golfing aficionados can play at the Epping golf course of the Hobbs Cross Golf Centre. There is a wide selection of schools in the area, including Staples Road Primary, Hereward Primary and Debden Park High School, as well as good, independent schools. The town is on the London Underground’s Central Line, which can whisk you to Stratford in 20 minutes and Liverpool Street in about half an hour, so it is ideal for commuters wanting to travel to the City or the West End. As far as road travel is concerned, it is only a short distance to the M11 for the M25 as well as access to Stansted, Heathrow and Cambridge.'
