House Brampton (United Kingdom)

Granary House is an exceptional six-bedroom family residence, set within approximately 6 acres (STS) and built to an impressive standard by the current owners. Located in the peaceful hamlet of Brampton, just 12 miles from the city of Lincoln and within walking distance of Lincoln Golf Club, the property offers around 6,870 sq ft of thoughtfully designed accommodation. The interior combines generous living spaces with quality finishes, creating a versatile home well suited to both family living and entertaining. On the ground floor, a light-filled 26 ft kitchen/dining room forms the heart of the home, complemented by a formal dining room, elegant lounge, sitting room / library with an attractive bay window, study, snooker room, and bar. The main hallway is a particularly striking feature, with a series of attractive arches and French doors opening to the sunny, central courtyard. The first floor provides six generous en-suite bedrooms, including a principal bedroom with ensuite bathroom, fitted dressing room and a large bay window overlooking the gardens. The property occupies a private and peaceful position, surrounded by formal lawned gardens and additional grassed areas, offering potential for equestrian use or other small livestock. The beautifully maintained grounds include extensive garaging, an all-weather tennis court, octagonal summer house, gym with shower room and 45 ft modern barn - offering an exceptional combination of versatile family space, leisure amenities, and peaceful country living. Sellers Insight: 'Around 20 years ago, while we were developing the nearby barns and crew yard, we had the opportunity to build Granary House as our family home. Our aim was to create a sociable and welcoming family home, both inside and out, somewhere our children and grandchildren could enjoy growing up and enjoy spending time together.' 'Internally, we wanted a balance between large sociable spaces for family life and entertaining such as the kitchen-dining room, lounge and snooker room and quieter spaces such as the sitting room / library and the study with their beautiful bay windows to work and relax.' 'It was important to us that the house seamlessly connected to the gardens, so we installed a huge number of French doors to fill the house with light and make the most of the changing views through seasons. The house has a huge sunny, south facing terrace to the rear which can be accessed from the lounge, dining room, snooker room and bar. Then to the front of the house we have a private, walled central courtyard which is accessed from the kitchen/dining room, hallway and entrance. The house is very spacious yet practical and welcoming, whether seeking sunshine or shade during the day or a roaring fire in the evening, there is always the perfect place to sit.' 'Granary House is of modern construction, with insulated cavity walls and solid floors and staircase, built to an exacting standard and finished with bespoke joinery and quality materials – reflecting our belief in 'doing it right the first time'. Over the years we have continued to care for and update the property; the principal en-suite bathroom was refurbished a few years ago, and the tennis court is currently being repainted.' 'Over time, we were fortunate to purchase additional land to secure our privacy. The grounds now extend to 6.2 acres and include a large lake, mature woodland and countless places to explore. Within the grounds we built an octagonal summer house and what I call the 'Witch's Cottage' with a folly to keep the grandchildren entertained.' 'The tennis court and gym has been a super investment for all generations, and the extensive garaging is ideal for a car enthusiast, offering space for up to four vehicles. A further 45ft steel portal-framed barn provides further versatile storage for machinery or kit.' 'The setting is very peaceful and rural and we enjoy a wealth of birds and wildlife including a few visiting deer. When you sit out on the terrace and look across the lake to the trees beyond, you feel a million miles from anywhere, and yet in reality everything you might need is no more than a stone's throw away, and that's the real beauty of this location. Next door, Torksey is home to the highly regarded Lincoln Golf Club and has a coffee house and doctors surgery and for everything else Lincoln and Gainsborough are just a short drive away.' House with pool and garden Martin (United Kingdom)

Set on the edge of the sought-after village of Martin, The Manor House is an impressive Grade II Listed Georgian home in an idyllic setting, with established gardens and far-reaching views across the Lincolnshire countryside. Full of period character, the house is complemented by a stunning detached Coach House offering excellent income potential. The principal reception rooms provide welcoming spaces for entertaining, relaxing and everyday family life, where elegant proportions, high-ceilinged rooms and beautifully preserved Georgian architectural details reflect the home's rich history and character. At the heart of the home are a generous farmhouse kitchen and a light-filled garden room, while the south-facing bedrooms enjoy breathtaking views across the gardens and open countryside. The gardens are every bit as captivating as the house, with an orchard, mature trees, wildflower areas, two ponds and a small, wooded area creating a wonderfully natural setting. Seating areas within the grounds offer tranquil places to relax and unwind. Beyond the main house, the Coach House offers an impressive and flexible two-storey space. Currently operating as a successful holiday let, The Coach House would equally suit multigenerational living or could provide an ideal studio, workshop or home office, subject to the necessary consents. Steeped in history and surrounded by stunning countryside, The Manor House offers a rare opportunity to acquire a handsome Georgian home with remarkable character, a fascinating history, generous space and a peaceful village setting, just 14 miles from Lincoln. Seller Insights We love the feeling of space here. The house has such a light and airy feel, yet it's also steeped in history, with wonderful period features that give it so much character. The Manor House has a fascinating history, and we've done lots of research about the property and local area over the years. We believe the main house dates from the early 1790s and was built for a well-known local family that owned much of the surrounding land. The exposed beams, original fireplaces and beautiful architectural details all provide subtle clues of the history. The Manor House was home to around 30 members of the Women's Land Army during the Second World War, and over the years we've had the pleasure of welcoming a couple of them back to visit. It was fascinating to hear their memories of living and working here. More recently, the house served as a fine dining restaurant in the 1970s before we turned the property back into a private home in the early 1990s. We converted the former stables into the Coach House in 2007, creating two holiday accommodation units. Our restoration focused on creating eco-friendly accommodation, using traditional methods and natural materials. There's also a large open coach room with its own kitchen, as well as the original stables. I've run cookery and craft classes in this space and a small local history museum, but it could just as easily become a studio, home office or even additional accommodation, subject to the necessary consents. The gardens are a real delight – with a superb vegetable growing area and various different parts to explore – perfect as a play area for children. We've also got those amazing rural views from the garden and many parts of the house. There are many community activities in Martin. The church holds events and the village hall hosts everything from exercise classes and coffee mornings to our local heritage society, which we've enjoyed being part of. The pub has an excellent reputation for food, and the play park near the school is one of the best for miles around. Lincolnshire has so much to offer. There are beautiful walks, quiet country lanes for cycling and plenty of opportunities for birdwatching in the local area. Yet, the village is just a few miles from Woodhall Spa, with its independent shops, cafés and restaurants; Jubilee Park, with its outdoor pool, and Kinema are among our many favourite places to visit. House with pool and garden Boston (United Kingdom)

Set within more than seven acres of gardens, paddocks and grounds (STS), Bridge Farm is a quintessential Grade II Listed Georgian country house. Originally dating from the mid-18th century, the house has been thoughtfully updated by the current owners, retaining a wealth of period character alongside beautifully finished interiors. The accommodation is generous and versatile, flowing from elegant reception rooms into a beautifully appointed kitchen, with five well-proportioned bedrooms and luxurious bath and shower rooms completing the principal accommodation. A self-contained one-bedroom annexe adds further flexibility, whether for multi-generational living or visiting guests. Outside, the grounds provide a wonderful complement to the house, combining formal gardens and a landscaped courtyard with stables, workshops and extensive grassland paddocks. A superb, detached summer house enjoys stunning views across the surrounding countryside and provides an inviting space for entertaining, relaxing or simply taking in the views. Properties of this calibre seldom come to the open market. With the character and elegance of a Georgian country home, stylish interiors and extensive equestrian facilities, Bridge Farm offers an exceptional rural lifestyle while remaining within easy reach of Boston and excellent road and rail connections. Sellers' insights We've lived at Bridge Farm for 14 years and it's been a fantastic place to raise our family. The children have loved having so much space to enjoy, both in the house and outside, and they've grown up exploring the surrounding countryside. It's such a peaceful setting – you're not overlooked, there's a real sense of privacy, and it's simply a lovely place to call home. The approach to the house always makes an impression. As you come up the driveway, the Georgian frontage and beautiful lawns gradually come into view, and it still gives us that same feeling every time we arrive home. Inside, we've invested a great deal in updating the interiors, but always taking care to respect its character. Outside, we've added the stables, summer house and decking with the hot tub. The topiary and seating areas have evolved over the years, creating somewhere we love to spend time with family and friends or simply sit back and enjoy the peace and quiet. The house has grown with our family over the years. The layout is incredibly versatile, with plenty of living spaces so everyone can spread out, while the one-bedroom annexe has been used for everything from multi-generational living to a home office. When the children were older, we added the detached summer house, giving them their own space with a pool table, television and games area. They absolutely loved it, but it's equally suited as an entertaining space, home office or studio. The house is wonderful for entertaining. Christmas celebrations have been particularly special, and it's a home that's equally suited to larger occasions as it is to quieter evenings with family. The paddocks and fields are perfect for equestrian pursuits. My daughter keeps her horses here, so everything has been set up with that in mind. The stables and outbuildings all have power and lighting, the paddocks are securely fenced, and there's still plenty of scope for a new owner to adapt the land further, whether by creating an arena or enhancing the existing facilities, subject to the necessary consents. You can ride straight out from the grounds into the surrounding countryside. There are some lovely hacking routes straight from our property, so you can enjoy hours of riding without needing to transport the horses anywhere. Swineshead has a good range of amenities, including local shops, a GP surgery and a rail station. It's also an excellent area for families, with a well-regarded primary school in the village, a choice of schools in neighbouring villages, and highly regarded grammar and non-selective secondary schools in both Boston and Sleaford. Although the house feels wonderfully rural, it's surprisingly well connected. The A17 is just moments away, providing easy access towards Sleaford, King's Lynn and beyond, while Swineshead station offers direct services to Nottingham and Grantham, where you can connect to London. Bridge Farm has been an incredible family home and we'll be very sad to leave. We hope the next owners will enjoy everything it has to offer just as much as we have. House with pool and garden Holmfirth (United Kingdom)

Lea House sits gracefully along the leafy country road of Spring Lane in New Mill, a distinguished six‑bedroom manor house that has been cherished by the same family for over thirty-three years. During that time, it has been a place of laughter, childhood memories, long summer evenings and gatherings of friends — a home that has been lived in wholeheartedly and loved deeply.  Now ready for its next chapter, it offers a rare opportunity to modernise and elevate a substantial period residence while preserving the remarkable character that defines it, with the added freedom of the property not being listed. Stepping inside, the grandeur of the entrance hall sets the tone for the traditional layout that unfolds. Two elegant reception rooms sit to the front of the house, each with its own personality — one a comfortable sitting room for everyday living, the other a versatile playroom or second lounge.  Beyond these, the heart of the home reveals itself in the magnificent drawing room, a space steeped in history with its rich oak panelling, open fire and generous proportions. Dual‑aspect windows draw in natural light and frame views to the front and across the rear courtyard, where a large wildlife pond creates a serene focal point.  Flowing seamlessly from here, the formal dining room shares the same tranquil outlook, offering an atmospheric setting for memorable dinners and special occasions. The kitchen is a warm and welcoming hub, centred around a charming powder‑blue AGA that anchors the room. Bespoke cabinetry provides extensive storage, complemented by a central island and a separate walk‑through pantry with fitted units.  From the kitchen, the orangery extends the living space beautifully — a bright, sociable room with ample space for family dining and relaxed seating, opening directly onto the courtyard and pond.  In addition to the kitchen there is a vaulted cellar that provides an ideal wine cellar. Practicality is woven into the layout, with a boot room providing direct access from the driveway into the kitchen, ideal for country living. A sweeping stone staircase rises to the first floor, where six generous bedrooms offer comfort and flexibility.  The principal bedroom enjoys peaceful views over the gardens and benefits from its own dressing room that is currently set up at a bedroom providing bedroom 7, and en‑suite bathroom.  A thoughtful guest suite comprises two double bedrooms linked by a Jack and Jill bathroom, slightly set apart from the main bedrooms to create a private haven for long‑term guests or independent relatives.  Three further bedrooms, along with a family bathroom and separate WC, complete the accommodation. Outside, Lea House is enveloped by approximately 1.5 acres of mature, private grounds.  A tree‑lined gated driveway leads to a practical turning circle at the front of the house, with extensive parking and a double garage with an EV charging point. House with pool and garden Oakham (United Kingdom)

The charming little village of Manton close to the southern shores of Rutland Water, is strewn with listed buildings, in the heart of which is the magnificent Old Hall graced with a fine early eighteenth century façade but dating back to 1688, as stated on a rear gable. The three-storey stone residence and its adjoining outbuildings provide an extraordinary amount of accommodation all presented in immaculate order, sumptuously decorated to the highest of standards with impeccable attention to detail. In a quiet and private position nestling between neighbours but shielded by mature trees, the walled gardens are verdant, sunny sanctuaries including an impressive summerhouse overlooking a heated outdoor pool. All the reception rooms are of fine proportions: an impressively large but welcoming reception hall, a drawing room with original panelling, a dining room with mahogany panelling fitted approximately 18 years ago by members of the Guild of Master Craftsmen, a generous snug past which is a glamorously fitted kitchen that leads directly into the beautiful garden room. Beyond this, all with extraordinarily high ceilings, a large utility room takes you on into a games room, a print room housing a spiral staircase and a study at the far end benefitting an almost entire wall of glazing over the garden. Further rooms above reached up the spiral staircase are currently used as a gym and another office providing versatile spaces for whatever your needs. The main staircase and the back staircase both rise to the first and second floors. The first floor contains five generous double bedrooms, two en suite, one lined with original panelling, and a family bathroom. The second floor offers a number of rooms that are used as storage but could be refurbished to create five further double bedrooms plus a bathroom and there is another large room at the top of the back stairs. The masterfully landscaped garden is very sheltered and private within high stone walls. Set out on split levels that encompass the house, it gives an appealing mix of formality combined with soft plantings. A fitting Italianate style pervades the front where the symmetric fine stone façade clad in wisteria stands behind the gravelled entrance bordered by tall cypress columns, palms and fig trees. On the south side of the house, an iron gate opens into a charming brick-paved garden in dappled shade with an octagonal summerhouse at the sunny, gravelled far end. Steps lead down into the garden room where more French doors opposite open into the main part of the garden. Here, a large lawn bearing some magnificent mature trees stretches down to the pool area where an oval gazebo provides shade in this particularly sunny corner and an olive and a cloud tree are striking features. A decorative ironwork pergola supports abundant pretty climbers down the side of the property leading to a tiered fountain at the end. On a higher level, a timber pergola-covered walkway curves round the top of a retaining wall delineating the vegetable garden with its geometric-shaped interlocking beds. A recently built garage is to the rear of the property behind the swimming pool and is accessed down a separate driveway, through automatic timber gates and entered through electrically operated doors. A useful shower, WC and sauna at the back of the building are conveniently close to the pool area.   Disclaimer: These property details, whilst believed to be accurate, are set out as a general outline only for guidance and do not constitute any part of an offer or contract. House with pool and garden Oadby (United Kingdom)

The Hawthorns is a masterpiece of Edwardian architecture, built in 1906 and standing as one of the finest and most characterful residences in one of Oadby's most coveted addresses. Set behind a long, sweeping driveway on a plot of approximately 0.56 of an acre, the moment you arrive you understand that this is something entirely different. This remarkable property extends to an impressive 5,455 square feet in total, encompassing the principal house, annexe, garage and outbuildings, offering a scale and versatility that is exceptionally rare in this area. From the moment you step into the entrance hall, the story of this house begins to unfold. Double height, grand in proportion and flooded with light, the original wooden flooring underfoot and the staircase that rises above are genuinely among the finest you will find in a private home. The detail along the banisters, the sweep of the landing above, the chandelier overhead. It stops you in your tracks, as it should. That same original wooden flooring continues through the first floor hallway, a thread of authenticity that runs through the very heart of the home. The reception rooms are in a league of their own. Original fireplaces, intricate cornicing and coving, soaring ceilings, rich wall panelling and original bay windows combine to create spaces that feel both historic and utterly alive. Whether you are entertaining on a grand scale or simply living well, these rooms deliver something that no new build can replicate and no amount of money can manufacture. This home drips in character. And thanks to the modern heating system installed throughout, it is a home that keeps you wonderfully cool through the summer months and beautifully warm and cosy as the seasons turn, without ever losing a single note of its period charm. The kitchen and dining space is a genuine heart-of-the-home room and one that surprises at every turn. Exceptionally generous in proportion, it features a superb range of solid timber cabinetry with rich warm tones, dark granite worktops and a range cooker with extractor above. The original terrazzo flooring runs throughout and adds enormous character underfoot. Original leaded and stained glass windows bathe the room in coloured light, while French doors open directly out to the garden, making this a space that flows beautifully between inside and out. There is ample room for a large dining table and informal seating, making this as much a family room as it is a kitchen. A substantial utility room leads directly off, originally the servant quarters, complete with its own secondary staircase still intact, offering genuine flexibility for multi-generational living or simply a nod to the history beneath your feet. The first floor houses five bedrooms, all of generous proportion. Two benefit from their own en suite bathrooms, both fitted with underfloor heating, one featuring a sleek walk-in shower enclosure. The family bathroom perfectly complements the period character of the home. The principal bedroom enjoys its own bay window above the reception room below, flooding the space with light, and is served by a very large en suite. On the second floor, the possibilities open up further. A versatile room currently suited to use as a study or additional bedroom leads through to an extensive loft space that is ready and waiting to be converted. In the hands of a buyer with vision, the entire upper floor could become a private principal suite of genuine hotel quality, a games room or a creative studio. The ceiling height, the bones of the space and the existing access make this one of the most exciting opportunities the house presents. Outside, the plot is extraordinary for this location. Mature trees, established planting and lawned gardens wrap around the property, offering complete privacy and a sense of seclusion that belies the fact you are moments from everything this exceptional address has to offer. A dedicated garden outbuilding currently serves as a private gym. The gardens also benefit from an external WC and a separate outdoor utility room used for garden maintenance and storage. The annexe above the garage is a genuinely independent living space with its own gas meter, electricity meter and boiler system. Comprising a bedroom area, lounge, kitchen and bathroom, it is ideal for extended family, a live-in carer, visiting guests or as an income-generating opportunity. A garage with remote controlled electric doors and an adjacent carport complete the outstanding provision of outbuildings. The home is further protected by a silent panic alarm connected directly to the Police, providing an exceptional level of security and peace of mind for the whole household. Directly opposite the property sits one of the area's most treasured assets. The University of Leicester Botanic Garden is a destination in its own right, drawing visitors from across the county and beyond to experience 16 acres of breathtaking grounds that change with every season. To have this on your doorstep, to watch it bloom and transform through spring, summer, autumn and winter, is one of those quiet privileges that only the fortunate few who live here truly understand. Victoria Park is equally close, offering open green space, weekend recreation and a wonderful sense of room to breathe. Glebe Road sits at the heart of Oadby, one of the most distinguished residential addresses in the East Midlands. This is a neighbourhood defined by sweeping tree-lined avenues, handsome period architecture and a strong, established community that has long attracted professionals, academics and families who value both quality of life and convenience. For families with children, the educational offering in this area is outstanding. Leicester High School for Girls, Leicester Grammar School and Stoneygate School are all within easy reach, alongside a number of excellent state schools, making this one of the most sought-after catchments in the region. The independent shops, restaurants and cafes of Stoneygate and Allandale Road offer refined everyday living, while the city centre, including the Curve Theatre, the Golden Mile and Leicester Market, is only minutes away by car. The Oadby Parade is just a short drive, offering the M&S Food Hall, independent boutiques and a wonderful selection of cafes and restaurants. The villages of Great Glen, Kibworth and the wider Harborough district are all within easy reach for those who enjoy the Leicestershire countryside on their doorstep. For commuters and those who travel frequently, the location is exceptionally well connected. Leicester railway station is just a short drive away and offers direct services to London St Pancras in approximately one hour. The M1 and M69 motorways are both easily accessible, providing fast and straightforward connections across the region, and East Midlands Airport is approximately 20 miles away. Properties like The Hawthorns do not come to the market often. When they do, the right buyer recognises immediately that what they are looking at cannot be replicated, rebuilt or replaced. House with pool and garden Desford (United Kingdom)

Stately and tranquil Within the conservation area of Church Lane, in the charming Leicestershire village of Desford, The Old Rectory is located behind an imposing brick wall, sitting in private grounds boarded by mature trees and gardens. Originally built in the 18th century, this impressive period property has had Edwardian renovations and as its name suggests, has been intrinsically linked to the history of its neighbour, St Martin’s parish church. The house and grounds have been the place of church fetes and social gatherings for decades. In 1981 it became a private residence, and the present owners have lived in the house since 2016, continuing to maintain original characteristics and add sympathetic features of the twenty-first century to enhance and improve the property. It is centrally located and is a beautifully positioned detached property with five generous bedrooms - two with ensuite facilities – set amidst its own land of 1.26 acres. Its striking silhouette is outlined with an array of dramatic chimney stacks and intersecting hip, and valley rooves, while classically proportioned sash style windows headed by castellated brickwork present a grand, bespoke property of size and refinement. Renovated Carefully improved to retain its distinctly traditional, quintessentially English style, the renovation work has included a complete rewiring, replacement gas boilers, radiators, windows and doors. On its ground floor level there are five reception rooms: a study, lounge, sitting room, dining room and conservatory. A large island kitchen is complimented with a utility room, and two staircases lead to the first-floor bedrooms, family bathroom and balcony. The house has a vaulted wine cellar and near the house, a luxurious swimming pool complex, with gym, storage and shower room. The property has gardens planted and arranged to create themes and within the grounds there are several separate outbuildings. Through iron gates and along a sweeping drive From Church Lane, entry to the property is along a driveway that sweeps towards the house and a double garage that can be opened electronically. The garden is beautifully landscaped and includes open spaces, hard landscaped walls, patios and walkways, themed areas filled with plants to evoke the English country, Japanese or Mediterranean terrains and even a fairy glade for the young at heart. A large, fish stocked lake is adorned with a bridge and a cascading fountain. The double garage is the first in a collection of outbuildings that offer space, storage and functionality. Fitted with lighting and power sockets it is next to a shelved storage building, a workshop and lastly, an extended potting shed/greenhouse. Over the threshold The main entrance of The Old Rectory is white rendered and has a wide glass paned porch below a first-floor balcony. The interior reflects the tastes and styles of the ensuing periods with a cohesive impression of elegance and light including high ceilings, coving, picture and dado railing and deep skirting boards. This is presently complimented with a contemporary interior design theme of arts and crafts wall papers and block-coloured walls accentuated with fresh white companion walls, hard floor textures and panelled doors, framed with decorative moulding. Each room is similarly dressed to an extremely high level of presentation and features high quality fixtures and fittings. All blinds and curtains are included within the sale. The reception rooms Originally the parish room, the first reception room has a large, canted bay window and fireplace, with gas fire. With dual perspectives, this spacious carpeted room has sunken ceiling lights and large windows. Next door, the lounge is similarly carpeted and has a dual fuel fire (wood or coal) within the fireplace. The study and cloakroom are at the end of the hallway. Comprising of a white two-piece toilet and basin vanity unit this is the first of four bathing facilities. A door below the staircase leads down to the eighteen-foot square vaulted wine cellar. This is fitted with racking and strip lighting. Fine dining and food preparation The heart of the house is often said to be the kitchen and here the kitchen is central within the home and beautifully designed. Ample storage and display space is provided by Shaker style cabinetry in contrasting cornflower blue and old navy accessorised with temporary brushed steel bar handles. Integrated appliances include a Miele dishwasher and an imposing black SMEG oven, within a recessed, bespoke unit with high mantel shelf and flanked by side cupboards. Above the seven-burner gas hob, there is a Bosch canopy extractor fan ensuring ventilation for the two fan-assisted electric ovens and a separate grill. The oven has a black and grey speckled splash back and matches the granite worktops above the central island unit and running under the wall units. Four pendant Hager industrial lighting fixtures hang above the island. Additional features include a Franke waste disposal unit, a Swiss Pro steaming hot and cold filtered water tap, two Neff refrigerators, a Neff four drawer freezer and a two-drawer bin cupboard discreetly housed beneath the island. Coordinating units can be found in the utility room and Butler’s pantry where there is plumbing for a vented tumble dryer and washing machine beneath the traditionally styled oak work tops. Large neutral shaded floor tiles have been used throughout these areas. The dining room has a fireplace with a dual fuel fire and easily accommodates a table suitable for formal entertaining. Designed to link through glass doors to a large and airy conservatory, the space presents multiple options for entertaining while being surrounded by the lush green of the garden and open skies above. The conservatory is heated and fitted with blinds. It is also within easy access of the swimming pool and gym facilities. A green view from the blue pool Built with large sliding doors that grant accessibility to the garden, the swimming pool is a luxurious and light filled facility, consisting of a changing room with shower and a separate toilet facility. A space designated for gym equipment sits alongside a storage room and the pump room. The area is within easy access of the large, raised deck and separate patio towards the rear of the house, where seclusion and privacy encourage further relaxation. Security measures include external cameras and a fully monitored alarm system. This is complimented with garden lighting to illuminate the impressive, private grounds after-dark. The bedroom suites. Accessible from two carpeted staircases that are at either end of the L shaped hall, the first floor has five bedrooms, a family bathroom and a balcony at the front of the house. The staircase leading to the master suite has medium oak balusters and handrail while the second, well-lit by a central glass atrium, has been painted in white and has original carved gallery balusters. Each of the five distinctive bedrooms share certain characteristics: they are all spacious, well maintained and carefully designed to cater generously for their occupants. Four of the rooms have integrated storage and all are carpeted, with beautiful views overlooking the grounds. Two bedrooms have en-suite bathing facilities comprising of a bespoke vanity unit, toilet and walk in shower unit. Metro tiling and floor coverings complete the stylish interior spaces, and this is mirrored in the family bathroom which has a roll top bath. All sanitary fixtures and fittings in all the facilities in The Old Rectory have been tastefully selected with white suites, fitted and maintained to high specifications. They are often bespoke and while similar in quality, all offer individuality that befits their surroundings. In a similar vein, tiling to walls and floors, lighting and heating fixtures are of premium standard. Desford LE9 Desford is a village situated in the south-west of Leicestershire, benefitting from all the merits of its countryside location while also being close to motorway and rail networks that crisscross this east Midlands region. It is only seven miles west from Leicester’s city centre, with its multi-cultural restaurants, theatres, museums, galleries, rich retail selection and attractions such as the King Richard III exhibition. From Desford, the closest motorway links are the M1 and M69 toward Enderby. There are train stations at Rugby for links to Birmingham and Narborough for links to Leicester, with trains running regularly from there to London St Pancras International. East Midlands Airport (EMB) and Birmingham Airport (BHX) are the closest airports. Desford or ‘Deor’s Ford’ was first recorded in the Domesday Book of 1086 but is possibly of Anglo-Saxon origin, being based on a significant hill 400 feet above sea level. St Martin’s parish church dates from the late thirteenth century and the village centre has a selection of Grade II listed buildings including a timber framed manor house and service buildings from the 1600’s. The Baptist Church on Chapel Lane was constructed in 1866. All combine to mark the centuries that have passed in Desford, including the present development of homes. The original settlement predates the Norman Conquest. In one of many Enclosure Acts of the eighteenth century the predominant farming community were forced to become invested with industrial economics and then, with the dawn of the Industrial Revolution, came the railway. A railway station was built linking established lines to larger towns and cities. It was closed to passengers in 1964 and then to freight in 1984. A half winding wheel on Lindridge Lane is a permanent reminder of the era and today Caterpillar Inc. are a significant employer in the area, having repurposed the old Desford aerodrome. Today, the bustling village is part of the Harborough district of Leicestershire and is within a half hour drive of Enderby, Kirby Muxloe, Market Bosworth and Kirkby Mallory. Although it has existed for centuries, this large village continues to appeal to the community through a wide selection of sport, (Sport in Desford Clubhouse with new Scout hut and tennis courts) education and leisure amenities. There is an array of shops, a library, cafes, a pharmacy and parks. Public houses include The Lancaster close to the old railway station and the Bluebell Inn in the village centre. For more details this site may help: https://www.desford-pc.gov.uk For those requiring primary schools, Desford has its own: Desford Primary School. Wider afield secondary education can be found in Market Bosworth, Countesthorpe, and Lutterworth or at Leicester Grammar.
