A Remarkable Cheshire Estate There are country homes, and then there are country estates that quietly redefine expectations. Botterley Hill Farm is one of those extraordinary places. Behind its handsome Grade II listed façade lies a home where centuries of heritage have been thoughtfully reimagined for modern family life. Every element has been carefully considered, from the craftsmanship of the principal residence to the leisure facilities, converted West Wing and spectacular walled garden, creating a private estate equally suited to everyday living as it is to effortless entertaining. This is an exceptional opportunity to become the next custodian of one of Cheshire’s most distinctive private country estates. The oldest parts of Botterley date back to the 17th century, and that history remains an integral part of its character. Original oak timbers, flagstone and traditional quarry-tiled floors and handsome inglenook fireplaces sit comfortably alongside beautifully executed contemporary interiors, retaining the authenticity of the original farmhouse while allowing it to function as a substantial modern home. The entrance hall sets the tone, with a flagstone floor, exposed timbers and an impressive sweeping staircase rising to the galleried landing. From here, the house unfolds into a collection of individual living spaces: a characterful snug centred around a sandstone fireplace and log-burning stove; a light-filled family room; a courtyard-facing study; and an inviting library with a brick inglenook fireplace, log-burning stove and fitted shelving. The orangery brings another dimension, opening from the kitchen with floor-to-ceiling glazing and a sky lantern drawing natural light deep into the house and creating an elegant setting for dining and entertaining overlooking the gardens. Practical spaces have been considered with equal care. A well-appointed utility provides extensive fitted storage and a Belfast sink, while an enclosed veranda opens directly onto the courtyard. A cloakroom completes this part of the accommodation. Botterley Hill Farm has an extensive history of planning and listed building applications and approvals. Certain elements of the estate are currently progressing through the planning process. Further information and supporting documentation are available from the selling agent upon request. House with pool and garden Wirral (United Kingdom)

A remarkable Grade II Listed country estate of exceptional character, set within approximately 22 acres of private grounds in one of the Wirral’s most sought after locations. A HOME OF DISTINCTION, HISTORY AND RARE PRESENCE There are homes that impress through sheer scale, and then there are homes that leave a lasting impression through something far more difficult to create; atmosphere, provenance and soul. Hidden discreetly within approximately 22 acres of beautifully arranged grounds and approached via a sweeping, private driveway through rolling paddocks, Stanacres is a truly remarkable Neo-Gothic manor house of exceptional architectural significance. Built between 1849 and 1851 for Anglesey timber merchant Owen Jones and designed by celebrated architect Charles Verelst, this substantial Grade II Listed residence extends to almost 8,000 sq ft and represents a rare opportunity to acquire a home where history, lifestyle and modern family living sit in complete harmony. Beyond its striking façade and architectural detailing lies a home that has evolved through generations, one that has welcomed merchants, ship owners and notable residents through its doors and played host to remarkable moments over almost two centuries. Today, Stanacres remains every inch the grand country residence it was intended to be, while providing the warmth, flexibility and practicality demanded by contemporary life. A MAGNIFICENT ARRIVAL The journey to Stanacres is an experience in itself. A long private drive winds gracefully through approximately eleven acres of front paddocks where horses graze peacefully and wildlife regularly appears along the route including hares, pheasants, ducks, geese and buzzards among them. Anticipation builds until the house finally reveals itself amongst its mature landscape. Arriving home here feels entirely removed from everyday life. The sense of privacy is extraordinary, yet despite this seclusion, Thornton Hough village and excellent transport links remain only moments away. ARCHITECTURE DESIGNED TO INSPIRE Stepping through the impressive entrance immediately reveals the craftsmanship and detail that define Stanacres. The scale is captivating. Soaring ceilings, intricate detailing, remarkable proportions and beautifully preserved original features create an immediate sense of grandeur. The stencilled emblem of the Port of Liverpool coat of arms above the staircase remain as a subtle reminder of the home’s fascinating origins and its connection to Liverpool’s maritime heritage. Throughout the house, period character has been thoughtfully preserved and enhanced through extensive restoration works undertaken by the current owners, ensuring that the property’s heritage remains intact while allowing it to function effortlessly as a modern, family home. ELEGANT SPACES FOR LIVING AND ENTERTAINING Stanacres was clearly designed as a house for entertaining and celebration. The principal reception rooms are exceptional in both scale and atmosphere. The formal drawing room is particularly breathtaking, with parquet flooring, a marble fireplace and magnificent French doors opening directly onto the gardens. In warmer months the outside landscape appears to spill effortlessly indoors, while in winter the open fire creates a wonderfully intimate atmosphere. The sitting room offers a more relaxed setting with a log burner and stunning full height windows framing uninterrupted views across the lawns and lake beyond. The formal dining room provides perhaps the greatest sense of occasion of all. Beneath an extraordinary ceiling, this is a room that feels destined for celebrations, family gatherings and unforgettable dinner parties. THE HEART OF THE HOME The kitchen retains a wonderful sense of authenticity and proportion. At its centre sits the traditional AGA, surrounded by bespoke cabinetry and generous preparation space, creating a room perfectly suited to both family life and larger scale entertaining. Overlooking the courtyard and former stables beyond, the space offers exciting future potential should a purchaser wish to further evolve or enlarge the kitchen arrangement. A separate utility and preparation room further enhances practicality and supports the seamless flow expected of a home of this calibre. ACCOMMODATION OF REMARKABLE SCALE AND FLEXIBILITY Across the upper floors, Stanacres continues to impress. The principal suite is exceptional, featuring a luxurious ensuite with underfloor heating, twin basins, a rolltop bath and spectacular views stretching across the estate. In total there are eight generous double bedrooms, six benefiting from ensuite facilities, along with dressing rooms and additional flexible accommodation spaces. Original fireplaces, elevated views and architectural detailing continue throughout. The upper floor provides enormous versatility and could easily accommodate guest suites, independent living arrangements, home offices, creative studios and an extensive range of family requirements. EXTRAORDINARY POTENTIAL BELOW Beneath the house lies a remarkable lower ground floor spanning almost the full footprint of the property. Historically used as workshops, wine stores, offices, game larders, an original ice room and storage areas, this vast space presents an exceptional opportunity for future owners. A private wellness suite, gymnasium, cinema room, contemporary wine cellar or further leisure facilities could all be incorporated while complementing the home’s historic fabric. LANDSCAPED GROUNDS OF NATIONAL SIGNIFICANCE The gardens and grounds at Stanacres are every bit as remarkable as the house itself. Designed by renowned landscape architect Edward Kemp, whose work on Birkenhead Park famously influenced the design of New York’s Central Park, the grounds themselves form part of the property’s extraordinary story. Extending to approximately twenty two acres overall, the estate includes approximately five acres of formal gardens surrounding the house and a magnificent private 1.5 acre lake. Paddocks and grazing complete the grounds and a stone gazebo and entertaining area, former stables and outbuilding are the perfect compliment. The grounds have become a natural sanctuary rich with wildlife. Spring in particular transforms the estate into something almost magical. Rhododendrons burst into colour, ducklings and goslings arrive on the lake, owlets emerge among the trees and the landscape awakens with extraordinary life. For equestrian buyers particularly, the neighbouring Olympic standard facilities create an exceptionally compelling lifestyle opportunity. Equally, the land offers scope for a variety of country pursuits and leisure interests. A VILLAGE LIFESTYLE THAT IS DIFFICULT TO REPLICATE Thornton Hough remains one of The Wirral’s most desirable villages and has retained the quintessential character that makes it so sought after. Picture postcard cottages, excellent pubs, highly regarded schooling and wonderful countryside walks create an exceptional lifestyle environment. The award winning spa and dining facilities at Thornton Hall Hotel sit nearby, alongside restaurants, cafés, golf facilities, equestrian amenities and the renowned village community itself. Despite the wonderfully rural feel, excellent connectivity places Liverpool, Chester, Manchester, North Wales and the motorway network all within convenient reach. A RARE OPPORTUNITY TO BECOME PART OF ITS STORY Stanacres is far more than a substantial country house. It is a home that has hosted remarkable lives and extraordinary memories; from merchants and polo players to private performances by world renowned musicians. Yet despite nearly two centuries of history, there remains an unmistakable sense that the story here is still unfolding. For its next custodians, the opportunity is not simply to acquire a magnificent residence but to become part of its legacy. VENDOR INSIGHT – STANACRES When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Having lived in suburban properties all of our lives, even though we had a lovely 5 bedroom Victorian property in half an acre, we were looking for something “different”. When we saw Stanacres with its striking Gothic architecture, grand rooms with intricate detailing and its own lake all in a rural setting but just a few miles away, we knew we’d found something special.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Over time you get used to the impressive, high ceilings and huge doors and windows, the expansive lawns, the lake and the seclusion of being nestled in the countryside. You just come to think of it as home. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away?  “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. By the time you reach the house there are usually some horses observing you break their tranquillity as you arrive home and have a sense of pride and awe that you actually live here.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. Since then, Stanacres is shown to have had many notable residents including ship owners, wine merchants and seed merchants many of whom had an extensive staff of gardeners, grooms, butlers, footmen, maids, cooks, nurses, coachmen and stockmen. Stanacres also featured in Pevsner & Hubbard’s Cheshire Volume of The Buildings of England. The work undertaken during our time at Stanacres has been to help bring it back to its impressive best.” Is there a particular feature or detail that holds special meaning for you? “One specific feature that holds great memories for us is the stone gazebo as part of the walled garden overlooking the lawn and lake. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The leaves sprout on the trees, the Rhododendrons burst into flower and before you know it there’s ducklings and baby moorhens on the lake, goslings on the field, fledgling owlets fluttering over the lawn, herons nesting on one of the islands, woodpecker chicks chirping for food from the nest in the chestnut tree and many more species of birds nesting than I would care to try and name. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside. That said, as our sons (supposedly) reach adulthood and move away, it is time for us to move on from a special place that has been part of a wonderful phase in our lives and allow Stanacres to give to someone else what it has given to us.” Additional Information  Services: Mains electricity and water. Even though it is a large house, with spectacular outdoor space and a beautiful garden, it also feels very homely. We also loved the fact that the house, while remaining peaceful and secluded, is in the heart of a thriving and friendly community, minutes from the centre of Liverpool.” What would you like to tell parents about the benefits of raising children here?   “The house offers so much for children. There is ample space for indoor playing (hide and seek a favourite) and the children enjoy the excitement of being able to use the cinema with friends or for family movie nights. The swimming pool and the versatile, large but contained garden allow them to burn off energy outside. There are large bedrooms for the kids to enjoy but we love the fact that given there are four bedrooms on one floor, we remain close to each other at night. It is the perfect house for hosting, especially at Christmas when the house really comes into its own, so the children have benefited from having family and friends with us often.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it?  “The house was designed and commissioned back in the 1920's by a famous shipping family, the Holts and we have the original architectural drawings framed and up on the wall. They seemed like a very welcoming family as there are newspaper cut outs about local children being invited into the house to use the lift which we are told was the first residential one of its kind. The house still retains features of its shipping heritage with unique porthole windows in the grand hallway and the old bell system, now made electronic, throughout the rooms. We have adapted the house to make it work better for a family, with the snug becoming a playroom. We have had the gates expertly restored by a local carpenter, we also replaced the boiler with a modern, efficient system to ensure the original part of the house remained cosy and warm through the winter. The water features in the garden were also made child safe.” Who do you think would be the ideal next owner?  “The unique thing about Axholme is that it would work for many types of owners. A large family needing extra space, intergenerational families given the potential for separate living in the annexe, or for a smaller family such as a couple who love to host gatherings or benefit from leisure facilities. The house is move in ready, but it also might suit an owner who wants to adapt the house to suit their needs and style such as adding an upstairs balcony to look over the garden.”  What’s your favourite room and why?  “Each member of the family would answer differently. For the children, the sunken trampoline and zip wire in the garden would be their favourite feature but as our daughter gets a little older, she loves her own space in her bedroom and the ample space for sleepovers. As a couple, one of us would choose the large patio outside the kitchen as it is a great hosting space and a sun trap from early to late in the year. The other one of us would choose the characterful drawing room where you can read a book in front of the fire and place the most amazing Christmas tree in the bay window. Another personal favourite for us all is the circular bench at the back of the garden under the largest tree in the garden, from which you can look back on the house while listening to the pond's waterfall.” Memorable/remarkable event?  “Too many to list, including legendary New Years parties, milestone birthday celebrations, frequent family barbeques and most recently hosting a family wedding in marquees designed to take in the beauty of the garden space. Christmas is also of course the highlight of each year.“ What do you love about the house the most now?  “That it feels like a personal and peaceful sanctuary, away from the busyness of life while always feeling like home. Also, that it has become the heart of our wider family as it is the perfect home to get everyone together.“ What do you love about the local community?  “It is such a friendly, welcoming community with such lovely neighbours. We also love that the quaint village of Oxton is so close and that we are close to excellent schools and children's activities. Living on the Wirral also offers us as a family so much access to walks and nature. We regularly enjoy trips to the beach, woods and farms in the local area.” What you’ll miss most?  “We love the area and community so much that we do not intend to move far so we don't have to miss out on that. But we will miss the homely grandeur of the house and the flexibility to host many gatherings, and most of all the garden as well as the light that pours into our living spaces.” Additional Information  Services: Mains water, electricity, gas and drainage. Reimagined to an award-winning standard, the property delivers a truly individual home of grand proportions, architectural intrigue and striking design. The elevated setting, expansive grounds and proximity to nature with an abundance of local wildlife represents a lifestyle opportunity of genuine distinction, in one of Standish’s most private and scenic locations. There is also a substantial amount of land available to purchase by separate negotiation. If this is of interest, please contact our office for further details. House Overview - The house is arranged over three levels, entered at the uppermost floor where the design has been intentionally inverted to maximise light, views and practicality. This main living level features a generous reception landing, statement kitchen, dining room, WC and an impressive super-sized lounge, wrapped with French doors leading to balconies on all sides to immerse the space in its surrounding scenery. The floor below comprises a spacious hall connecting four large bedrooms and a substantial family bathroom; the principal suite enjoys a walk-in wardrobe and private terrace, while the second bedroom benefits from its own en-suite, and the third its own walk-in wardrobe. The lower level provides a wealth of lifestyle-focused rooms, including a secondary kitchen ideal for entertaining or summer use when in the garden, alongside a library or hobby room, study, games room and substantial garden room—creating a home perfectly suited to contemporary family life, with an abundance of space for work and study, entertaining and enjoyment. In addition, the lower floor could quite easily be reconfigured to provide a two-bedroom self-contained annex. Grounds & Outbuildings Overview - Approached via a highly private, gated driveway, the grounds extend to approx. 3 acres and are as captivating as the house itself. Lawns, terraces, patios and walled gardens are thoughtfully arranged to take full advantage of the tranquil valley outlook and leafy green surrounds, while a small wildlife lake, ancient protected woodland and a private bridge crossing the river add a sense of seclusion and connection to nature rarely found. A children’s play area and expansive fenced land further enhance the outdoor offering. Complementing the main residence are extensive outbuildings, including a substantial stable block (currently used as workshops) with fenced surrounds and a small meadow, two additional detached timber workshop or garage-style buildings, and a separate double garage—providing remarkable flexibility for storage, equestrian use, or other lifestyle hobbies. Lifestyle & Character - With historical references dating back to the 1300s, Jolly Mill offers a rare opportunity to acquire a remarkable piece of local heritage. Originally a corn mill, the building has been expertly reimagined to blend its rich industrial past with refined contemporary living. Jolly Mill is particularly appealing to those who value space, privacy and a strong connection to the outdoors. From peaceful summer evenings spent on the balconies or terraces, enjoying sweeping valley views, birdsong, and the gentle flow of the river below, to hosting family and friends within the home’s grand yet welcoming entertaining spaces and gardens. Quite simply, Jolly Mill offers a way of life that is as rare as it is rewarding. Complementing the kitchen is an impressive garden room, flooded with natural light and opening to the outdoors via two sets of bifold doors, creating a striking space for dining, relaxing or entertaining year-round. A generous games room provides an ideal setting for leisure and recreation, while the library or hobby room—enhanced by French doors to the garden—offers a quieter retreat for reading, creativity or personal pursuits. Completing this level is a versatile snug or studio, equally well suited as a substantial home office, ensuring the property caters effortlessly to modern working patterns while preserving a clear distinction between work, relaxation and family life. The lower floor also offers excellent scope for further bedroom and bathroom accommodation if desired, and would also be suitable for use as a self-contained annex, allowing multi-generational living. What are now the library/hobby room and office/studio could easily be configured for use as bedrooms. House with pool and garden Ramsbottom (United Kingdom)

An exceptional four-bedroom link-detached country residence set within approximately 3.26 acres, offering timeless period elegance, outstanding leisure facilities and an idyllic semi-rural setting. Hidden behind electric wrought iron gates and approached via a sweeping gravel driveway, Top O' Th' Lea Farm is a truly captivating country home where heritage architecture meets refined family living. Surrounded by beautifully established gardens and approximately 3.26 acres of grounds. This handsome stone-built residence enjoys a peaceful position in Turn Village, one of Ramsbottom's most sought-after rural settings, offering privacy, space and an enviable lifestyle whilst remaining within easy reach of local amenities and excellent transport connections. Beautifully presented is an often overused phrase in property listings but here, it is certainly well deserved. Steeped in character throughout, the property showcases an abundance of original features including exposed stonework, deep-set mullioned windows, timber beams, stone flagged flooring and elegant fireplaces, all thoughtfully complemented by tasteful interiors that retain the warmth and authenticity of the home's origins. The welcoming reception rooms are beautifully proportioned, each enjoying high ceilings, large sash-style windows and attractive period detailing. Whether relaxing in front of the fire or entertaining family and friends, the accommodation provides an effortless balance of comfort and grandeur. At the heart of the home lies a magnificent farmhouse kitchen, complete with a traditional oil-fired Esse, bespoke cabinetry, exposed ceiling beams and original stone flag flooring. Flowing seamlessly into the stunning glazed garden room, this light-filled space provides an exceptional setting for informal dining whilst enjoying uninterrupted views across the beautifully landscaped gardens throughout every season. A traditional pantry with Belfast sink and extensive shelving offers practical everyday storage, whilst an impressive vaulted wine cellar creates the perfect environment for collectors and those who enjoy entertaining. The extensive inside space amounts to well over 3,600sqft, making this a generous property which benefits from multiple reception spaces, good size bedrooms and even a pool, with comprehensive changing facilities and even an infrared sauna too. To the basement floor, there is another standout feature, with the wine cellar / bar area being both an unusual and outstanding feature which itself could have varied uses. The current use of space on the ground floor would also be easily reconfigurable if desired, to potentially create further reception space or perhaps an annexe for multi-generational living too. The first floor provides four generously proportioned bedrooms, each enjoying attractive views over the surrounding gardens and countryside. Rich in original character and flooded with natural light, the bedrooms offer peaceful retreats, perfectly suited to modern family life. Our Vendors' comments: The house has been in our family for nearly 40 years & we have loved living here, it has evolved with us over that time, to become what it is today. The extensive native woodland was planted by us in 1990, it is now mature & a haven for many birds & wildlife with swathes of wild garlic & carpeted with snowdrops & bluebells in springtime. The woodland & well stocked mature gardens are completely private, enclosed within traditional dry stone walling & are in a serene setting including a secluded glade, paddock & kitchen garden with productive raised beds for herbs, vegetables & cut flowers. We have kept all the existing original features in the home; our favourites including stone slabs in the pantry, a floor to ceiling pine kitchen cupboard, an impressive brick vaulted ceiling in the wine cellar & various open fireplaces - it is an absolute pleasure to live in the house with its generous Georgian proportions, cosy in the winter, cool in the summers & perfect for entertaining. We are relocating as a family & this rare & special home is ready to find its new owners. Internally, this property briefly comprises: GROUND FLOOR - Vestibule, Hallway, Lounge, Dining Room with Under Stairs Store Room, Inner Hall, Pantry / Utility Room, Kitchen, Garden Room, Pool Room, Plant Room, Snug / Reception Room, Boot Room / Changing Room 1 with Shower, Changing Room 2 with Shower, Changing Room 3 with Infrared Sauna & Shower, Downstairs WC, Externally Accessed Store Room. BASEMENT - Lower Landing off to Wine Cellar / Bar and Basement WC. FIRST FLOOR - Landing with Store Room, Bedroom 1 with En-Suite Shower Room, Bedrooms 2-4 and Family Bathroom. Externally, this property really shines, with outstanding grounds surrounding it. Accessed through an electric-gated entrance, the house also has ample gravelled driveway parking. There are multiple garden spaces, all secluded and with excellent privacy afforded by the mature planting, beyond which is exceptional native woodland, planted by the vendors almost 30 years ago. With such an abundance of space, options here really are comprehensive, with great ability for many different uses of the garden areas and wider grounds themselves. The gardens have been lovingly cultivated to create a series of beautifully enclosed outdoor spaces. Mature trees, established hedging and colourful planting provide exceptional privacy, whilst manicured lawns, gravel terraces and secluded seating areas invite outdoor entertaining and quiet relaxation alike. We wanted a detached house that we could make into a home. This house was in need of modernisation but we could see the potential.”  Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality?  “We set about a complete renovation but tried to be sympathetic to the age of the house and to retain original features. It feels very warm and welcoming when returning home. Although it’s large, it still feels homely. It is a victorian villa which has had many incarnations over the years but we wanted to return it to a family home adapted for modern living whilst retaining the period aesthetic and character.”  Which spaces do you find yourself gravitating to most, and why?  “We spend most of our time in the kitchen/living area which is light and airy due to the orangery but with a cosy snug. We like to sit here and watch the birds in the garden. We have the sun on the back of the house all afternoon and in the summer we open the french doors to enjoy the garden. The property feels most magical at Christmas. Spacious rooms and high ceilings mean we can have a large tree and Christmas dinner in the formal dining room feels special.”  For families, what do you feel makes this such a wonderful place to raise children?  “This is a great place to raise children because of the close proximity of local amenities including Victoria Park and Southport Beach. There is also a selection of schools around the Southport area. The grounds of the property are completely enclosed so very safe for young children.”  How would you describe the local community and the lifestyle on offer?  “We are only a 10-15 minute walk into Southport which has a number of shops, supermarkets and some good restaurants. Birkdale village is a similar distance and offers a choice of bars, restaurants and coffee shops.”  What kinds of memories have been created here? Celebrations, milestones, or quiet moments that you’ll always cherish?  “We have created lots of happy memories here but have particularly enjoyed watching our grandson enjoy the space and the swimming pool.”  What do you think the next owners will fall in love with most?  “I think the next owners will enjoy the location of the property. The walled garden and set back from the road position makes it feel very private but it is only minutes from all amenities. I think a family with children would feel most at home here and there is enough room for everyone to have their own space as they get older.”  Additional Information    Services: Mains electricity, gas, drainage and water.  Council Tax: Band H.  Local Authority: Sefton.  Tenure: Leasehold.   Rent: £15.  Broadband: (Information taken from checker.ofcom.org.uk)    Standard – 16 Mpbs (highest available download speed) – 1 Mpbs (highest available upload speed)    Superfast – 65 Mpbs (highest available download speed) –13 Mpbs (highest available upload speed)    Mobile coverage: Good Outdoor, Variable In-home (Information taken from checker.ofcom.org.uk)    We always recommend you contact your supplier to discuss the availability of broadband and mobile coverage at this property.     Directions: Using the app what3words type in: rests.bring.ship   Referral Fees: Fine & Country sometimes refers vendors and purchasers to providers of conveyancing, financial services, survey & valuations services, currency exchange and staging & styling. House with pool and garden Holmfirth (United Kingdom)

Lea House sits gracefully along the leafy country road of Spring Lane in New Mill, a distinguished six‑bedroom manor house that has been cherished by the same family for over thirty-three years. During that time, it has been a place of laughter, childhood memories, long summer evenings and gatherings of friends — a home that has been lived in wholeheartedly and loved deeply.  Now ready for its next chapter, it offers a rare opportunity to modernise and elevate a substantial period residence while preserving the remarkable character that defines it, with the added freedom of the property not being listed. Stepping inside, the grandeur of the entrance hall sets the tone for the traditional layout that unfolds. Two elegant reception rooms sit to the front of the house, each with its own personality — one a comfortable sitting room for everyday living, the other a versatile playroom or second lounge.  Beyond these, the heart of the home reveals itself in the magnificent drawing room, a space steeped in history with its rich oak panelling, open fire and generous proportions. Dual‑aspect windows draw in natural light and frame views to the front and across the rear courtyard, where a large wildlife pond creates a serene focal point.  Flowing seamlessly from here, the formal dining room shares the same tranquil outlook, offering an atmospheric setting for memorable dinners and special occasions. The kitchen is a warm and welcoming hub, centred around a charming powder‑blue AGA that anchors the room. Bespoke cabinetry provides extensive storage, complemented by a central island and a separate walk‑through pantry with fitted units.  From the kitchen, the orangery extends the living space beautifully — a bright, sociable room with ample space for family dining and relaxed seating, opening directly onto the courtyard and pond.  In addition to the kitchen there is a vaulted cellar that provides an ideal wine cellar. Practicality is woven into the layout, with a boot room providing direct access from the driveway into the kitchen, ideal for country living. A sweeping stone staircase rises to the first floor, where six generous bedrooms offer comfort and flexibility.  The principal bedroom enjoys peaceful views over the gardens and benefits from its own dressing room that is currently set up at a bedroom providing bedroom 7, and en‑suite bathroom.  A thoughtful guest suite comprises two double bedrooms linked by a Jack and Jill bathroom, slightly set apart from the main bedrooms to create a private haven for long‑term guests or independent relatives.  Three further bedrooms, along with a family bathroom and separate WC, complete the accommodation. Outside, Lea House is enveloped by approximately 1.5 acres of mature, private grounds.  A tree‑lined gated driveway leads to a practical turning circle at the front of the house, with extensive parking and a double garage with an EV charging point. The gardens are beautifully established, offering a sense of seclusion and tranquillity, with the courtyard and wildlife pond forming a picturesque centrepiece.  A superb collection of outbuildings enhances the lifestyle appeal of the property, including a home office, laundry room, potting shed and an outdoor swimming pool with its own pool house.  The sale also includes a parcel of woodland extending to 4.65 acres, for details of the woodland boundary, please see the attached title plan outline. Lea House is a home of presence, heritage and heart — a rare opportunity to shape a substantial country residence to your own vision while honouring the character that has made it so special for generations. It is a place ready to welcome its next custodians, offering space, tranquillity and the promise of a truly exceptional lifestyle in one of Holmfirth’s most desirable rural settings. House with pool and garden Osbaldeston (United Kingdom)

A residence of true distinction, Slater House is understood to date back to the 1700s when it was created as part of the esteemed Baron De Tabley Estate and over time it has evolved into an exceptional family home of rare stature. More recently, it was developed and extended by and the residence of one of Blackburn’s most celebrated sons, the late Jack Walker. Set discreetly within a private 1.9-acre plot in one of the Ribble Valley’s most coveted positions, this is a home of exceptional pedigree. Proof of funding will be required prior to any viewing. The interior is a masterclass in period elegance with a wealth of fine details. The house incorporates a magnificent bay window and remarkable mahogany and brass and copper-accented internal doors sourced from Breightmet Hall. The vestibule leads to an iconic reception hallway, complete with sweeping mahogany staircase, open fire, marble tiled floor and striking architectural presence. The principal reception rooms include a beautifully proportioned living room with large-height bay windows, open marble fireplace, and double doors opening into a distinguished dining room with its own bay window and dual aspects. A cloakroom with 2pc suite, a former powder room now ideal as a pantry, and an expansive living dining kitchen complete the ground floor’s principal accommodation. The kitchen is appointed with a suite of high-end appliances including Gaggenau and Neff, granite work surfaces with matching upstands, an island unit, and integrated refrigeration. An adjoining study with display cabinetry, a versatile party room with provision for projector, utility room with wine storage, further 2pc cloakroom and boiler room complete the arrangement. Ascending the grand staircase, the landing divides into two wings. The principal suite offers fitted wardrobes, a walk-in dressing room, and a luxurious en suite bathroom with walk-in shower, bath, and dual flush WC. A second bedroom with en suite adjoins this space, offering the possibility of combining to form a magnificent master retreat. Across the other wing, three further bedrooms, all with bespoke wardrobes, are complemented by a 5pc Villeroy and Boch family bathroom and 3pc shower room with one of the bedrooms having its very own 4pc en-suite bathroom. The internal space is completed by an office/sixth bedroom. Externally, the grounds provide an oasis of privacy and beauty, incorporating sweeping lawns, mature trees including Beech, Yew, and Cedar, and the curved stone balustrade reclaimed from Breightmet Hall. The gated horseshoe driveway allows for ample parking and leads to a substantial garage with capacity for three to four cars. Slater Cottage, constructed in the 1970s, offers further self-contained accommodation ideal for extended family or friends. Tastefully designed to complement the main house without overlooking it, the cottage provides a kitchen, sitting room, two bedrooms, and bathroom. The estate also incorporates a now unused 70ft by 41ft pool complex with 40ft x 20ft swimming pool, bar, plant room, and changing facilities, alongside a tennis court awaiting reinstatement or adaptation. The site also lends itself to further development potential, subject to necessary consents having previously had planning permission circa 1997 to convert the swimming pool in to a single storey dwelling. Rarely does a home of such provenance, scale, and opportunity grace the market. Slater House represents a unique chance to acquire not just a property, but a piece of Lancashire’s heritage. The house and cottage are held under separate ownership and, from a purchaser's perspective, may be acquired independently of one another. However, it is the sellers' preference that both properties are sold as part of a single transaction Council Tax Band: Slater House - H, Slater Cottage - E I Freehold I EPC: Slater House - D, Slater Cottage - D

Contemporary house with pool and garden Birmingham (United Kingdom)

A truly individual architectural residence, combining exceptional contemporary design, outstanding sustainability credentials and an extraordinary degree of flexibility, set within one of Birmingham's most desirable residential locations. Occupying an enviable position in sought-after Selly Park, this remarkable five-bedroom detached residence represents a rare opportunity to acquire a home conceived and constructed with an uncompromising approach to quality, design and modern living. Thoughtfully designed to provide the ease, accessibility and practicality of a single-storey home whilst incorporating an exceptional breadth of accommodation across three floors, the property is as versatile as it is distinctive. It is a residence that has been carefully considered not simply as a house, but as a home capable of evolving around the changing needs of its occupants. From the moment of arrival, there is a clear sense that this is something quite different from the conventional family home. Behind its private, mature frontage lies an intelligently designed residence where architecture, technology and lifestyle have been carefully integrated. Generous proportions, extensive glazing, considered sightlines and a strong connection with the gardens create a feeling of space and openness throughout, whilst the quality of construction and specification is evident at every turn. At the centre of the home is the impressive family kitchen and dining room, a beautifully designed space that is quite rightly the social heart of the property. Generous in both scale and proportion, the room combines exceptional functionality with a sophisticated contemporary aesthetic, centred around a substantial island and defined by a striking feature wall incorporating a beautiful contemporary gas fire. The result is a room that feels equally suited to relaxed family life, informal gatherings and more substantial entertaining. A traditional-style barn door opens directly onto the courtyard and herb garden, creating an appealing connection between the kitchen and outside space, whilst a walk-in pantry and separate utility room provide the practical support expected of a home of this calibre. From here, the accommodation flows naturally towards the ground-floor bedroom suite and into the property's exceptional family lounge. The family lounge is a particularly unique and versatile space, offering an extraordinary sense of scale and allowing the room to be enjoyed in a number of different ways. Access to a balcony extends the living space outdoors, whilst a large wood-burning stove provides a natural focal point and brings warmth and character to an otherwise contemporary setting. Rather than being arranged around a single function, the room has been thoughtfully configured to create distinct areas for family television and entertainment, larger social gatherings and quieter moments of relaxation or reflection. Multiple seating areas give the room an unusual degree of flexibility, allowing different members of the household to use the space simultaneously without compromising its sense of openness. This intelligent approach to the accommodation continues throughout the property. The home has been designed around the way modern families actually live, providing beautifully appointed private bedroom suites alongside substantial reception and leisure spaces. Different generations, guests and family members can enjoy both independence and connection, whilst the generous accommodation provides equally impressive provision for entertaining, relaxation, fitness, working from home and family life. Particularly noteworthy is the property's ability to function exceptionally well as a bungalow, with two substantial bedroom suites and the principal living accommodation arranged at ground-floor level. Step-free access further enhances this versatility, whilst the upper and lower-ground floors provide an extraordinary amount of additional accommodation rarely found within a property of this nature. The property's environmental credentials are equally impressive. Fully electric and incorporating carefully considered sustainable technology, together with features including a log burner with integrated water-jacket system and electric vehicle charging, the house has been designed with energy efficiency and long-term sustainability firmly in mind. It offers an appealing combination of contemporary luxury and future-focused living without compromising on comfort, character or design. The result is a sophisticated and highly adaptable home that could comfortably accommodate a growing family, multi-generational living, frequent entertaining or those simply seeking an exceptional amount of space within a beautifully designed contemporary residence. Approached via a private paved frontage and sweeping staircase, the property provides generous off-road parking for multiple vehicles, an electric charging point and access to an integral garage.
