Extending to over 4,500 sq ft, the estate functions seamlessly as both a principal residence and a lifestyle holding, with clear potential for income-flexible use if required. A particularly significant feature is its position within protected countryside views under the Malpas Neighbourhood Plan. This designation provides a meaningful safeguard to the surrounding landscape, ensuring the uninterrupted rural outlook and long-term preservation of its setting. The formal dining room connects directly to a private courtyard, creating an ideal setting for entertaining. This leads through to a versatile family room, which links seamlessly to the utility room, boot room, and ground floor shower room — ideal for country living and outdoor pursuits. At the heart of the home is the kitchen and breakfast room, a warm and functional space featuring bespoke cabinetry, a classic Aga, central breakfast bar, and generous dining area. Second Floor Two additional bedrooms enjoy extensive countryside views and share a WC, alongside generous eaves storage. This floor offers excellent flexibility and can function as a self-contained suite for guests or extended family. When combined with the fourth bedroom and family bathroom below, it creates a highly adaptable two-level living arrangement. A heated outdoor swimming pool forms the centrepiece of the leisure offering, complete with changing rooms and shower facilities. Equally magical for evenings with family or entertaining guests, it offers a memorable and highly unique escape within the grounds. House with pool and garden Wirral (United Kingdom)

A remarkable Grade II Listed country estate of exceptional character, set within approximately 22 acres of private grounds in one of the Wirral’s most sought after locations. A HOME OF DISTINCTION, HISTORY AND RARE PRESENCE There are homes that impress through sheer scale, and then there are homes that leave a lasting impression through something far more difficult to create; atmosphere, provenance and soul. Hidden discreetly within approximately 22 acres of beautifully arranged grounds and approached via a sweeping, private driveway through rolling paddocks, Stanacres is a truly remarkable Neo-Gothic manor house of exceptional architectural significance. Built between 1849 and 1851 for Anglesey timber merchant Owen Jones and designed by celebrated architect Charles Verelst, this substantial Grade II Listed residence extends to almost 8,000 sq ft and represents a rare opportunity to acquire a home where history, lifestyle and modern family living sit in complete harmony. Beyond its striking façade and architectural detailing lies a home that has evolved through generations, one that has welcomed merchants, ship owners and notable residents through its doors and played host to remarkable moments over almost two centuries. Today, Stanacres remains every inch the grand country residence it was intended to be, while providing the warmth, flexibility and practicality demanded by contemporary life. A MAGNIFICENT ARRIVAL The journey to Stanacres is an experience in itself. A long private drive winds gracefully through approximately eleven acres of front paddocks where horses graze peacefully and wildlife regularly appears along the route including hares, pheasants, ducks, geese and buzzards among them. Anticipation builds until the house finally reveals itself amongst its mature landscape. Arriving home here feels entirely removed from everyday life. The sense of privacy is extraordinary, yet despite this seclusion, Thornton Hough village and excellent transport links remain only moments away. ARCHITECTURE DESIGNED TO INSPIRE Stepping through the impressive entrance immediately reveals the craftsmanship and detail that define Stanacres. The scale is captivating. Soaring ceilings, intricate detailing, remarkable proportions and beautifully preserved original features create an immediate sense of grandeur. The stencilled emblem of the Port of Liverpool coat of arms above the staircase remain as a subtle reminder of the home’s fascinating origins and its connection to Liverpool’s maritime heritage. Throughout the house, period character has been thoughtfully preserved and enhanced through extensive restoration works undertaken by the current owners, ensuring that the property’s heritage remains intact while allowing it to function effortlessly as a modern, family home. ELEGANT SPACES FOR LIVING AND ENTERTAINING Stanacres was clearly designed as a house for entertaining and celebration. The principal reception rooms are exceptional in both scale and atmosphere. The formal drawing room is particularly breathtaking, with parquet flooring, a marble fireplace and magnificent French doors opening directly onto the gardens. In warmer months the outside landscape appears to spill effortlessly indoors, while in winter the open fire creates a wonderfully intimate atmosphere. The sitting room offers a more relaxed setting with a log burner and stunning full height windows framing uninterrupted views across the lawns and lake beyond. The formal dining room provides perhaps the greatest sense of occasion of all. Beneath an extraordinary ceiling, this is a room that feels destined for celebrations, family gatherings and unforgettable dinner parties. THE HEART OF THE HOME The kitchen retains a wonderful sense of authenticity and proportion. At its centre sits the traditional AGA, surrounded by bespoke cabinetry and generous preparation space, creating a room perfectly suited to both family life and larger scale entertaining. Overlooking the courtyard and former stables beyond, the space offers exciting future potential should a purchaser wish to further evolve or enlarge the kitchen arrangement. A separate utility and preparation room further enhances practicality and supports the seamless flow expected of a home of this calibre. ACCOMMODATION OF REMARKABLE SCALE AND FLEXIBILITY Across the upper floors, Stanacres continues to impress. The principal suite is exceptional, featuring a luxurious ensuite with underfloor heating, twin basins, a rolltop bath and spectacular views stretching across the estate. In total there are eight generous double bedrooms, six benefiting from ensuite facilities, along with dressing rooms and additional flexible accommodation spaces. Original fireplaces, elevated views and architectural detailing continue throughout. The upper floor provides enormous versatility and could easily accommodate guest suites, independent living arrangements, home offices, creative studios and an extensive range of family requirements. EXTRAORDINARY POTENTIAL BELOW Beneath the house lies a remarkable lower ground floor spanning almost the full footprint of the property. Historically used as workshops, wine stores, offices, game larders, an original ice room and storage areas, this vast space presents an exceptional opportunity for future owners. A private wellness suite, gymnasium, cinema room, contemporary wine cellar or further leisure facilities could all be incorporated while complementing the home’s historic fabric. LANDSCAPED GROUNDS OF NATIONAL SIGNIFICANCE The gardens and grounds at Stanacres are every bit as remarkable as the house itself. Designed by renowned landscape architect Edward Kemp, whose work on Birkenhead Park famously influenced the design of New York’s Central Park, the grounds themselves form part of the property’s extraordinary story. Extending to approximately twenty two acres overall, the estate includes approximately five acres of formal gardens surrounding the house and a magnificent private 1.5 acre lake. Paddocks and grazing complete the grounds and a stone gazebo and entertaining area, former stables and outbuilding are the perfect compliment. The grounds have become a natural sanctuary rich with wildlife. Spring in particular transforms the estate into something almost magical. Rhododendrons burst into colour, ducklings and goslings arrive on the lake, owlets emerge among the trees and the landscape awakens with extraordinary life. For equestrian buyers particularly, the neighbouring Olympic standard facilities create an exceptionally compelling lifestyle opportunity. Equally, the land offers scope for a variety of country pursuits and leisure interests. A VILLAGE LIFESTYLE THAT IS DIFFICULT TO REPLICATE Thornton Hough remains one of The Wirral’s most desirable villages and has retained the quintessential character that makes it so sought after. Picture postcard cottages, excellent pubs, highly regarded schooling and wonderful countryside walks create an exceptional lifestyle environment. The award winning spa and dining facilities at Thornton Hall Hotel sit nearby, alongside restaurants, cafés, golf facilities, equestrian amenities and the renowned village community itself. Despite the wonderfully rural feel, excellent connectivity places Liverpool, Chester, Manchester, North Wales and the motorway network all within convenient reach. A RARE OPPORTUNITY TO BECOME PART OF ITS STORY Stanacres is far more than a substantial country house. It is a home that has hosted remarkable lives and extraordinary memories; from merchants and polo players to private performances by world renowned musicians. Yet despite nearly two centuries of history, there remains an unmistakable sense that the story here is still unfolding. For its next custodians, the opportunity is not simply to acquire a magnificent residence but to become part of its legacy. VENDOR INSIGHT – STANACRES When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Having lived in suburban properties all of our lives, even though we had a lovely 5 bedroom Victorian property in half an acre, we were looking for something “different”. When we saw Stanacres with its striking Gothic architecture, grand rooms with intricate detailing and its own lake all in a rural setting but just a few miles away, we knew we’d found something special.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Over time you get used to the impressive, high ceilings and huge doors and windows, the expansive lawns, the lake and the seclusion of being nestled in the countryside. You just come to think of it as home. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away?  “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. By the time you reach the house there are usually some horses observing you break their tranquillity as you arrive home and have a sense of pride and awe that you actually live here.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. Since then, Stanacres is shown to have had many notable residents including ship owners, wine merchants and seed merchants many of whom had an extensive staff of gardeners, grooms, butlers, footmen, maids, cooks, nurses, coachmen and stockmen. Stanacres also featured in Pevsner & Hubbard’s Cheshire Volume of The Buildings of England. The work undertaken during our time at Stanacres has been to help bring it back to its impressive best.” Is there a particular feature or detail that holds special meaning for you? “One specific feature that holds great memories for us is the stone gazebo as part of the walled garden overlooking the lawn and lake. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The leaves sprout on the trees, the Rhododendrons burst into flower and before you know it there’s ducklings and baby moorhens on the lake, goslings on the field, fledgling owlets fluttering over the lawn, herons nesting on one of the islands, woodpecker chicks chirping for food from the nest in the chestnut tree and many more species of birds nesting than I would care to try and name. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside. That said, as our sons (supposedly) reach adulthood and move away, it is time for us to move on from a special place that has been part of a wonderful phase in our lives and allow Stanacres to give to someone else what it has given to us.” Additional Information  Services: Mains electricity and water. House with garden and terrace Wigan (United Kingdom)

Fairhurst Hall is a Georgian-style, Grade II listed country house, set within six acres of tranquil parkland gardens and private woodland, with a long, gated driveway, plus outbuildings including a detached one-bedroom guest suite, detached triple garage, stables, and several storage buildings. Within the grounds is also a large, Grade II* listed barn (West Barn) which has planning approval to be converted to an impressive five-bedroom residential dwelling, in addition to a substantial bungalow (Fairhurst Hall Cottage) which has planning approval to extend and build into the roof to create a two-storey, five-bedroom house. The main house and its buildings are situated within an extremely private pocket of beautiful countryside in the leafy green area of Parbold in West Lancashire, benefitting from a semi-rural lifestyle surrounded by open fields, while also having easy access to nearby amenities in the lovely village of Parbold. The national motorway network and train station are just 5-10 minutes in the car, providing great commuter links and easy access to major airports. Via train, you can be in London within 3 hours of leaving the house! Fairhurst Hall Summary - The stunning period house totalling approximately 3,700 sq ft is presented in immaculate condition throughout. The interiors have been tastefully finished to a high quality, contemporary standard while retaining beautiful character and charm. High ceilings and an abundance of large windows ensure a bright and airy feel in every room, while the generous dimensions make this a fantastic family home with plenty of internal space for all to enjoy. The manicured gardens and grounds entirely surround the house and allow a lovely green outlook from every window. A brief summary of the ground floor accommodation comprises a front entrance hall with bespoke staircase, lounge, snug, dining room, kitchen, rear porch, entrance hall and staircase, cloak/WC. To the first floor are five generous bedrooms, two bathrooms and a spacious landing/corridor, and to the second floor is a study/storage room, in addition to a large loft spanning the full width of the property. The Living Space - The front entrance hall gives the first glimpse of the generous proportions and connects the ground floor accommodation with a grand and traditional feel. Despite its grand impression which is to be expected in a house of this status, there's a true homely feel. Within the main lounge is a solid oak floor and a bespoke, natural stone fireplace crafted by a local stonemason, which holds the centre of the room and houses a large log burning stove which is sure to create a cosy, warming glow on wintery days while enjoying the lovely garden views. Next to the main lounge is a smaller reception room offering versatility in use, suitable as a snug, playroom for the kids, or perhaps a home office? This room also benefits from the solid oak floor and another log burning stove. On the opposite side of the entrance hall is a substantial dining room which is perfect for dinner parties and special occasions with family and friends. The traditional, country kitchen is positioned adjacent to the dining room, and provides convenient access to the rear entrance hall and porch. The country kitchen was crafted by a well-respected local carpenter which features in-frame, shaker-style cabinetry, and a fabulous overhead stone feature above the cooking area with white Victorian tiled surrounds. A comprehensive range of integrated appliances include an electric Aga with warming plate, two hot plates, and four ovens, in addition to four Bosch electric hobs, a Gaggenau electric oven, Miele microwave and dishwasher, full length fridge, and double Belfast sink with feature mixer tap. Owing to the kitchen's traditional style and large footprint, there's plenty of room for a central large table, making it a great social space and heart of the home. Adjacent to the kitchen is the rear entrance hall which adds further practicality, featuring a bespoke engraved pantry cupboard, an understairs storage closet, and the rear porch is handy for daily use, leading to the drive at the rear of the house. There is also a substantial cloak/WC situated off the front entrance hall, featuring another bespoke engraved storage cupboard. The Bedrooms & Bathrooms - Much like the living space, all five bedrooms are generous in size, presented in immaculate condition and finished to high quality, contemporary standards while retaining that charming period character, with pleasant views over the surrounding gardens and grounds. In addition to the five bedrooms, two bathrooms are situated on the first floor, both finished to a refined, modern style with tiling to the floor and walls, and each with their own hot water tank to allow ample supply. Both bathrooms are great sizes; the main one includes a beautiful four-piece suite comprising a freestanding Victorian style bathtub, large walk-in shower, WC, and vanity basin with integral storage. The second bathroom is finished to an equally beautiful standard with a three-piece suite comprising a large, walk-in shower, WC, and vanity basin with integral storage. From a corridor leading to the master bedroom on the first floor is also a hidden staircase leading to a spacious study/storage room, further leading to a large loft. The Guest Suite - Located to the rear of the home is the detached guest suite with separate oil-powered central heating system. This building features a kitchen-style room which the current owners use as a large utility room owing to its ease of access from the kitchen in the main house, a double bedroom with en-suite comprising walk-in shower, wash basin and WC. Attached to the guest suite is a spacious fuel store, housing the oil tanks for the central heating as well as providing plenty of space for storing wood for the stoves within the house. The Gardens & Grounds - One of the most notable aspects of this already impressive property are the extremely private gardens and grounds - while walking through them you feel as if you are in the middle of the countryside with nothing but birdsong and lush green surrounds. And much like the interiors, these beautiful outside spaces are incredibly well-kept and will be an absolute delight to enjoy on warm summer days with family and friends, as well as oodles of outdoor space for the little ones to play and adventure in the woods! The property and its surrounding gardens are accessed via Chorley Road, though you wouldn't know the property exists when driving past its large but unassuming entrance pillars and gates. Through the pillars and gates and a long sweeping drive leads past the private woodland and extensive lawns, down to the property's front lawn and more immediate driveway which wraps around the house with additional parking to the left-hand side of the home, featuring an EV charging point. To the east and northeast of the house are the parkland style gardens, featuring two huge lawn areas, mature trees, and private woodland. To the northwest of the house are the stables and several outbuildings, plus a small grazing field with stream. And to the west of the house is a walled garden with another huge lawn area, terrace, and greenhouse - this large walled garden with extensive lawn benefits from planning permission for an outdoor swimming pool and relandscaping as stated below. Permission For Swimming Pool & Solar Panels - Planning permission has been granted for the construction of an external swimming pool and landscaped patio surrounds within the walled garden situated to the west of the house. There has also been planning permission granted for solar panel installation within this walled garden. Please refer to planning application 2023/0086/FUL via westlancs.gov.uk/planning. The Barn & Bungalow - Within the grounds of Fairhurst Hall are a detached bungalow and detached Grade II* listed barn, both of which are included in the sale. Both properties are currently uninhabitable but hold excellent potential with planning permission granted for redevelopment. The bungalow has planning approval to build into the roof and create a single storey extension, and once developed internally the property will comprise five bedrooms with an en-suite to the master, two further bathrooms, an open plan living area to include kitchen, dining and living area, in addition to a snug/separate lounge area. The barn has planning approval for conversion and extensive redevelopment into what will be an impressive, five-bedroom, four-bathroom residential dwelling, with a unique design featuring high vaulted ceilings and grand living spaces. The ground floor will comprise a large, open plan living area within the centre of the property, large enough to accommodate two lounge seating areas and a spacious dining area. Other living spaces/features on this floor will include a snug, large kitchen with informal dining/breakfast area, utility, office/study, and cloak/WC. To the ground floor will also be two double bedrooms and two bathrooms, one of which will be an en-suite. The first floor is split in two sections with two staircases, separated by the high vaulted ceiling in the centre. The first section of the first floor is the master bedroom with a his and hers en-suite, and mezzanine lounge overlooking the open plan living area on the ground floor. The second section of the first-floor features two further double bedrooms and a bathroom. Please refer to planning application 2011/0565/COU via westlancs.gov.uk/planning. The Outbuildings - Situated throughout the extensive gardens and grounds are a selection of outbuildings which mean you will certainly never struggle for storage, and also provide accommodation for animals if desired - the stables are well kept and ideally positioned next to the small grazing field, as is the kennel and external dog cage. Suitably located to the rear of the main house on the wraparound drive is a triple garage with electric doors and lighting, and an external staircase to the left-hand side leads up to a substantial storage area spanning the full width of the garages. Other outbuildings include a workshop and additional fuel store, gardener's WC, and potting shed. The Location - Fairhurst Hall provides you with the opportunity to enjoy a lifestyle which benefits from the best of both worlds - a beautiful and secluded countryside setting with the convenience of nearby transport links and amenities in the lovely village of Parbold, providing amenities including two good primary schools and a nursery, Morrisons convenience store, pharmacy, doctor's surgery, village hall, a wine bar and eatery, and several other pubs and restaurants. Within a five-minute drive is also the Wrightington Hotel, Health Club and Spa. Parbold train station is also a few minutes in the car and offers access to the surrounding cities of Manchester, Liverpool, and Preston. Via Train, you can also be in London within 3 hours of leaving the house! And for easy commuting the national motorway network is only a 10-minute drive via junction 27 of the M6. This property really does have it all! The Specifics - The tax band is G. There are several titles included in this sale which are freehold. We wanted a detached house that we could make into a home. This house was in need of modernisation but we could see the potential.”  Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality?  “We set about a complete renovation but tried to be sympathetic to the age of the house and to retain original features. It feels very warm and welcoming when returning home. Although it’s large, it still feels homely. It is a victorian villa which has had many incarnations over the years but we wanted to return it to a family home adapted for modern living whilst retaining the period aesthetic and character.”  Which spaces do you find yourself gravitating to most, and why?  “We spend most of our time in the kitchen/living area which is light and airy due to the orangery but with a cosy snug. We like to sit here and watch the birds in the garden. We have the sun on the back of the house all afternoon and in the summer we open the french doors to enjoy the garden. The property feels most magical at Christmas. Spacious rooms and high ceilings mean we can have a large tree and Christmas dinner in the formal dining room feels special.”  For families, what do you feel makes this such a wonderful place to raise children?  “This is a great place to raise children because of the close proximity of local amenities including Victoria Park and Southport Beach. There is also a selection of schools around the Southport area. The grounds of the property are completely enclosed so very safe for young children.”  How would you describe the local community and the lifestyle on offer?  “We are only a 10-15 minute walk into Southport which has a number of shops, supermarkets and some good restaurants. Birkdale village is a similar distance and offers a choice of bars, restaurants and coffee shops.”  What kinds of memories have been created here? Celebrations, milestones, or quiet moments that you’ll always cherish?  “We have created lots of happy memories here but have particularly enjoyed watching our grandson enjoy the space and the swimming pool.”  What do you think the next owners will fall in love with most?  “I think the next owners will enjoy the location of the property. The walled garden and set back from the road position makes it feel very private but it is only minutes from all amenities. I think a family with children would feel most at home here and there is enough room for everyone to have their own space as they get older.”  Additional Information    Services: Mains electricity, gas, drainage and water.  Council Tax: Band H.  Local Authority: Sefton.  Tenure: Leasehold.   Rent: £15.  Broadband: (Information taken from checker.ofcom.org.uk)    Standard – 16 Mpbs (highest available download speed) – 1 Mpbs (highest available upload speed)    Superfast – 65 Mpbs (highest available download speed) –13 Mpbs (highest available upload speed)    Mobile coverage: Good Outdoor, Variable In-home (Information taken from checker.ofcom.org.uk)    We always recommend you contact your supplier to discuss the availability of broadband and mobile coverage at this property.     Directions: Using the app what3words type in: rests.bring.ship   Referral Fees: Fine & Country sometimes refers vendors and purchasers to providers of conveyancing, financial services, survey & valuations services, currency exchange and staging & styling. A beautifully appointed and generously proportioned contemporary bathroom suite separates the principal bedroom and bedroom two, which enjoys a pleasant, double fronted view over the courtyard area. The Shed Affectionately named ‘The Shed’ by the current owner occupiers, the additional barn conversion is a remarkable space in its own right, dramatic, design led ,and highly versatile. A revolving door, reclaimed from The Sheraton Park Hotel in Knightsbridge is the perfect entrance into this dramatic dwelling, immediately opening up to a vast open plan living space spanning the full depth of the property, defined by warm timber ceilings, exposed structural beams and striking feature lighting. This space sets the stage for the most impressive dining, living and entertaining spaces and is finished off with a fully functional kitchen and neighbouring pantry. One of the stand out features, the bespoke wine cellar, is set into the floor, with the circular glass cover revealing a spiral descent into a temperature controlled storage space. Two sets of glazed doors open from the ground floor space directly onto the grounds, while stone pillars and exposed brickwork maintain the character. Completing the ground floor accommodation here is a generous double bedroom with an attractive three piece en suite shower room and a separate ground floor WC. A gallery mezzanine overlooks the main space, accessed via a sculptural spiral staircase combining glass and metal to create a bold architectural statement. The mezzanine serves as a welcoming lounge area, library ,cinema ,workspace and a connection to the first floor bedrooms, of which there are two double bedrooms in addition to a three piece shower room. ‘This Shed’ offers exceptional versatility, whether retained as a private entertaining complex adapted for multi generational living, utilised for a home business, leisure suite or further residential refinement. Its generous proportions and flexible layout allow it to evolve alongside the needs of its owner. Rarely does a secondary building present such breadth of opportunity, this is not simply ancillary accommodation, but a substantial and adaptable space with the capacity to enhance lifestyle. Equestrian Facilities Abnalls Farm presents a beautifully configured and comprehensively equipped equestrian offering, designed to support both leisure and more serious pursuits. A full size manège is positioned prominently within the grounds, thoughtfully enclosed and orientated to maximise privacy while enjoying open views across the surrounding landscape. The stable yard serves as a connection between the main house and ‘The Shed’ and is centred around six Monarch stables, all set within a substantial brick and steel framed building that provides both practicality and a smart, cohesive appearance in keeping with the quality of the estate. A generous Dutch barn delivers extensive covered storage, ideal for machinery, bedding and hay, ensuring the efficient day to day management of the holding. The paddocks extend to approximately 46 acres in total, wrapping neatly around the property to create a secure, well arranged and highly functional equestrian environment. Gardens The gardens of Abnalls Farm have been thoughtfully designed to provide a series of distinct outdoor spaces. The enclosed courtyard garden that gives way to the principal residence unfolds with a gently curving brick pathway guiding you through carefully curated borders, filled with seasonal colour, textured planting and mature shrubs. Ornamental features and established trees enhance the sense of maturity within this space. A further courtyard style garden is directly accessible via The Shed, finished with gravel underfoot, featuring raised circular beds, planted with a range of herbs. There is a decked seating platform and a substantial brick built outdoor fireplace, South American BBQ and smoker forming a striking focal point, creating the perfect setting for al fresco dining and evening gatherings throughout the seasons. Accessible from both the sitting room and the study within the principal residence, an enclosed lawned garden provides a private and sheltered outdoor retreat. In contrast, the French doors from the principal bedroom open onto a beautifully considered, low maintenance natural garden, nestled beneath mature pine trees. Here, stone ornaments and a charming arbour seating area create a peaceful, almost woodland like setting, offering a secluded space to unwind and enjoy the surrounding landscape. Beyond the immediate gardens, expansive countryside reinforces both the scale of the holding and the rare sense of complete privacy. Abnalls Farm is not a standard barn conversion. It is a private estate with architectural identity, equestrian credibility and exceptional flexibility.
