A Remarkable Cheshire Estate There are country homes, and then there are country estates that quietly redefine expectations. Botterley Hill Farm is one of those extraordinary places. Behind its handsome Grade II listed façade lies a home where centuries of heritage have been thoughtfully reimagined for modern family life. Every element has been carefully considered, from the craftsmanship of the principal residence to the leisure facilities, converted West Wing and spectacular walled garden, creating a private estate equally suited to everyday living as it is to effortless entertaining. This is an exceptional opportunity to become the next custodian of one of Cheshire’s most distinctive private country estates. The oldest parts of Botterley date back to the 17th century, and that history remains an integral part of its character. Original oak timbers, flagstone and traditional quarry-tiled floors and handsome inglenook fireplaces sit comfortably alongside beautifully executed contemporary interiors, retaining the authenticity of the original farmhouse while allowing it to function as a substantial modern home. The entrance hall sets the tone, with a flagstone floor, exposed timbers and an impressive sweeping staircase rising to the galleried landing. From here, the house unfolds into a collection of individual living spaces: a characterful snug centred around a sandstone fireplace and log-burning stove; a light-filled family room; a courtyard-facing study; and an inviting library with a brick inglenook fireplace, log-burning stove and fitted shelving. The orangery brings another dimension, opening from the kitchen with floor-to-ceiling glazing and a sky lantern drawing natural light deep into the house and creating an elegant setting for dining and entertaining overlooking the gardens. Practical spaces have been considered with equal care. A well-appointed utility provides extensive fitted storage and a Belfast sink, while an enclosed veranda opens directly onto the courtyard. A cloakroom completes this part of the accommodation. Botterley Hill Farm has an extensive history of planning and listed building applications and approvals. Certain elements of the estate are currently progressing through the planning process. Further information and supporting documentation are available from the selling agent upon request. House with pool and garden Wirral (United Kingdom)
A remarkable Grade II Listed country estate of exceptional character, set within approximately 22 acres of private grounds in one of the Wirral’s most sought after locations. A HOME OF DISTINCTION, HISTORY AND RARE PRESENCE There are homes that impress through sheer scale, and then there are homes that leave a lasting impression through something far more difficult to create; atmosphere, provenance and soul. Hidden discreetly within approximately 22 acres of beautifully arranged grounds and approached via a sweeping, private driveway through rolling paddocks, Stanacres is a truly remarkable Neo-Gothic manor house of exceptional architectural significance. Built between 1849 and 1851 for Anglesey timber merchant Owen Jones and designed by celebrated architect Charles Verelst, this substantial Grade II Listed residence extends to almost 8,000 sq ft and represents a rare opportunity to acquire a home where history, lifestyle and modern family living sit in complete harmony. Beyond its striking façade and architectural detailing lies a home that has evolved through generations, one that has welcomed merchants, ship owners and notable residents through its doors and played host to remarkable moments over almost two centuries. Today, Stanacres remains every inch the grand country residence it was intended to be, while providing the warmth, flexibility and practicality demanded by contemporary life. A MAGNIFICENT ARRIVAL The journey to Stanacres is an experience in itself. A long private drive winds gracefully through approximately eleven acres of front paddocks where horses graze peacefully and wildlife regularly appears along the route including hares, pheasants, ducks, geese and buzzards among them. Anticipation builds until the house finally reveals itself amongst its mature landscape. Arriving home here feels entirely removed from everyday life. The sense of privacy is extraordinary, yet despite this seclusion, Thornton Hough village and excellent transport links remain only moments away. ARCHITECTURE DESIGNED TO INSPIRE Stepping through the impressive entrance immediately reveals the craftsmanship and detail that define Stanacres. The scale is captivating. Soaring ceilings, intricate detailing, remarkable proportions and beautifully preserved original features create an immediate sense of grandeur. The stencilled emblem of the Port of Liverpool coat of arms above the staircase remain as a subtle reminder of the home’s fascinating origins and its connection to Liverpool’s maritime heritage. Throughout the house, period character has been thoughtfully preserved and enhanced through extensive restoration works undertaken by the current owners, ensuring that the property’s heritage remains intact while allowing it to function effortlessly as a modern, family home. ELEGANT SPACES FOR LIVING AND ENTERTAINING Stanacres was clearly designed as a house for entertaining and celebration. The principal reception rooms are exceptional in both scale and atmosphere. The formal drawing room is particularly breathtaking, with parquet flooring, a marble fireplace and magnificent French doors opening directly onto the gardens. In warmer months the outside landscape appears to spill effortlessly indoors, while in winter the open fire creates a wonderfully intimate atmosphere. The sitting room offers a more relaxed setting with a log burner and stunning full height windows framing uninterrupted views across the lawns and lake beyond. The formal dining room provides perhaps the greatest sense of occasion of all. Beneath an extraordinary ceiling, this is a room that feels destined for celebrations, family gatherings and unforgettable dinner parties. THE HEART OF THE HOME The kitchen retains a wonderful sense of authenticity and proportion. At its centre sits the traditional AGA, surrounded by bespoke cabinetry and generous preparation space, creating a room perfectly suited to both family life and larger scale entertaining. Overlooking the courtyard and former stables beyond, the space offers exciting future potential should a purchaser wish to further evolve or enlarge the kitchen arrangement. A separate utility and preparation room further enhances practicality and supports the seamless flow expected of a home of this calibre. ACCOMMODATION OF REMARKABLE SCALE AND FLEXIBILITY Across the upper floors, Stanacres continues to impress. The principal suite is exceptional, featuring a luxurious ensuite with underfloor heating, twin basins, a rolltop bath and spectacular views stretching across the estate. In total there are eight generous double bedrooms, six benefiting from ensuite facilities, along with dressing rooms and additional flexible accommodation spaces. Original fireplaces, elevated views and architectural detailing continue throughout. The upper floor provides enormous versatility and could easily accommodate guest suites, independent living arrangements, home offices, creative studios and an extensive range of family requirements. EXTRAORDINARY POTENTIAL BELOW Beneath the house lies a remarkable lower ground floor spanning almost the full footprint of the property. Historically used as workshops, wine stores, offices, game larders, an original ice room and storage areas, this vast space presents an exceptional opportunity for future owners. A private wellness suite, gymnasium, cinema room, contemporary wine cellar or further leisure facilities could all be incorporated while complementing the home’s historic fabric. LANDSCAPED GROUNDS OF NATIONAL SIGNIFICANCE The gardens and grounds at Stanacres are every bit as remarkable as the house itself. Designed by renowned landscape architect Edward Kemp, whose work on Birkenhead Park famously influenced the design of New York’s Central Park, the grounds themselves form part of the property’s extraordinary story. Extending to approximately twenty two acres overall, the estate includes approximately five acres of formal gardens surrounding the house and a magnificent private 1.5 acre lake. Paddocks and grazing complete the grounds and a stone gazebo and entertaining area, former stables and outbuilding are the perfect compliment. The grounds have become a natural sanctuary rich with wildlife. Spring in particular transforms the estate into something almost magical. Rhododendrons burst into colour, ducklings and goslings arrive on the lake, owlets emerge among the trees and the landscape awakens with extraordinary life. For equestrian buyers particularly, the neighbouring Olympic standard facilities create an exceptionally compelling lifestyle opportunity. Equally, the land offers scope for a variety of country pursuits and leisure interests. A VILLAGE LIFESTYLE THAT IS DIFFICULT TO REPLICATE Thornton Hough remains one of The Wirral’s most desirable villages and has retained the quintessential character that makes it so sought after. Picture postcard cottages, excellent pubs, highly regarded schooling and wonderful countryside walks create an exceptional lifestyle environment. The award winning spa and dining facilities at Thornton Hall Hotel sit nearby, alongside restaurants, cafés, golf facilities, equestrian amenities and the renowned village community itself. Despite the wonderfully rural feel, excellent connectivity places Liverpool, Chester, Manchester, North Wales and the motorway network all within convenient reach. A RARE OPPORTUNITY TO BECOME PART OF ITS STORY Stanacres is far more than a substantial country house. It is a home that has hosted remarkable lives and extraordinary memories; from merchants and polo players to private performances by world renowned musicians. Yet despite nearly two centuries of history, there remains an unmistakable sense that the story here is still unfolding. For its next custodians, the opportunity is not simply to acquire a magnificent residence but to become part of its legacy. VENDOR INSIGHT – STANACRES When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Having lived in suburban properties all of our lives, even though we had a lovely 5 bedroom Victorian property in half an acre, we were looking for something “different”. When we saw Stanacres with its striking Gothic architecture, grand rooms with intricate detailing and its own lake all in a rural setting but just a few miles away, we knew we’d found something special.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Over time you get used to the impressive, high ceilings and huge doors and windows, the expansive lawns, the lake and the seclusion of being nestled in the countryside. You just come to think of it as home. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away? “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. By the time you reach the house there are usually some horses observing you break their tranquillity as you arrive home and have a sense of pride and awe that you actually live here.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. Since then, Stanacres is shown to have had many notable residents including ship owners, wine merchants and seed merchants many of whom had an extensive staff of gardeners, grooms, butlers, footmen, maids, cooks, nurses, coachmen and stockmen. Stanacres also featured in Pevsner & Hubbard’s Cheshire Volume of The Buildings of England. The work undertaken during our time at Stanacres has been to help bring it back to its impressive best.” Is there a particular feature or detail that holds special meaning for you? “One specific feature that holds great memories for us is the stone gazebo as part of the walled garden overlooking the lawn and lake. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The leaves sprout on the trees, the Rhododendrons burst into flower and before you know it there’s ducklings and baby moorhens on the lake, goslings on the field, fledgling owlets fluttering over the lawn, herons nesting on one of the islands, woodpecker chicks chirping for food from the nest in the chestnut tree and many more species of birds nesting than I would care to try and name. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside. That said, as our sons (supposedly) reach adulthood and move away, it is time for us to move on from a special place that has been part of a wonderful phase in our lives and allow Stanacres to give to someone else what it has given to us.” Additional Information Services: Mains electricity and water. Seller Insight How long have you owned the property? “3 and a half wonderful years.” What attracted you to this specific house and location? “We fell in love with the house, with its mix of historical character and charm with more modern living spaces for comfortable family living. Even though it is a large house, with spectacular outdoor space and a beautiful garden, it also feels very homely. We also loved the fact that the house, while remaining peaceful and secluded, is in the heart of a thriving and friendly community, minutes from the centre of Liverpool.” What would you like to tell parents about the benefits of raising children here? “The house offers so much for children. There is ample space for indoor playing (hide and seek a favourite) and the children enjoy the excitement of being able to use the cinema with friends or for family movie nights. The swimming pool and the versatile, large but contained garden allow them to burn off energy outside. There are large bedrooms for the kids to enjoy but we love the fact that given there are four bedrooms on one floor, we remain close to each other at night. It is the perfect house for hosting, especially at Christmas when the house really comes into its own, so the children have benefited from having family and friends with us often.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it? “The house was designed and commissioned back in the 1920's by a famous shipping family, the Holts and we have the original architectural drawings framed and up on the wall. They seemed like a very welcoming family as there are newspaper cut outs about local children being invited into the house to use the lift which we are told was the first residential one of its kind. The house still retains features of its shipping heritage with unique porthole windows in the grand hallway and the old bell system, now made electronic, throughout the rooms. We have adapted the house to make it work better for a family, with the snug becoming a playroom. We have had the gates expertly restored by a local carpenter, we also replaced the boiler with a modern, efficient system to ensure the original part of the house remained cosy and warm through the winter. The water features in the garden were also made child safe.” Who do you think would be the ideal next owner? “The unique thing about Axholme is that it would work for many types of owners. A large family needing extra space, intergenerational families given the potential for separate living in the annexe, or for a smaller family such as a couple who love to host gatherings or benefit from leisure facilities. The house is move in ready, but it also might suit an owner who wants to adapt the house to suit their needs and style such as adding an upstairs balcony to look over the garden.” What’s your favourite room and why? “Each member of the family would answer differently. For the children, the sunken trampoline and zip wire in the garden would be their favourite feature but as our daughter gets a little older, she loves her own space in her bedroom and the ample space for sleepovers. As a couple, one of us would choose the large patio outside the kitchen as it is a great hosting space and a sun trap from early to late in the year. The other one of us would choose the characterful drawing room where you can read a book in front of the fire and place the most amazing Christmas tree in the bay window. Another personal favourite for us all is the circular bench at the back of the garden under the largest tree in the garden, from which you can look back on the house while listening to the pond's waterfall.” Memorable/remarkable event? “Too many to list, including legendary New Years parties, milestone birthday celebrations, frequent family barbeques and most recently hosting a family wedding in marquees designed to take in the beauty of the garden space. Christmas is also of course the highlight of each year.“ What do you love about the house the most now? “That it feels like a personal and peaceful sanctuary, away from the busyness of life while always feeling like home. Also, that it has become the heart of our wider family as it is the perfect home to get everyone together.“ What do you love about the local community? “It is such a friendly, welcoming community with such lovely neighbours. We also love that the quaint village of Oxton is so close and that we are close to excellent schools and children's activities. Living on the Wirral also offers us as a family so much access to walks and nature. We regularly enjoy trips to the beach, woods and farms in the local area.” What you’ll miss most? “We love the area and community so much that we do not intend to move far so we don't have to miss out on that. But we will miss the homely grandeur of the house and the flexibility to host many gatherings, and most of all the garden as well as the light that pours into our living spaces.” Additional Information Services: Mains water, electricity, gas and drainage. SELLER INSIGHT How long have you owned the property? “Four years.” What attracted you to this specific house and location? “The first thing that drew me in was an attractive, unique house set in beautiful, unspoilt countryside which felt peaceful. Inside, I loved the open-plan kitchen and living area. The two acres of land offered opportunities for a small holding which was a big bonus too. Overall, this home checks all our boxes for safety, space, and a sense of community.” What could you tell parents about the benefits of raising children here? “Safety and a very strong sense of community provided by the best neighbours one could wish for. The gardens, land and surrounding countryside are amazing for children to play in and explore.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it? “We’ve learned a lot about the property’s past which has deepened our appreciation and commitment to its upkeep. The original structure dates back to the sixties where it was a barn for farm animals. It was acquired in 2012 and building commenced taking several years to complete. It has a lot of unique architectural features, having been designed by a former owner who was an architect, it has partly a castle style and the original plans were to have a moat and a small drawbridge. We have done several updates to make it more functional for modern use. Since owning it, we’ve focused on preserving it but with updates to heating and there is planning for solar and battery. It’s been a rewarding process of stewardship, balancing preservation with comfort and utility.” Who do you think would be the ideal next owner? “If you value privacy and space, perhaps a family or individual looking to escape the hustle of city life. People who Enjoy nature and outdoor activities like gardening, hiking, or keeping animals. Someone who appreciates a slower, quieter lifestyle, maybe retirees, remote workers, or creatives (writers, artists). It could also appeal to homesteaders, hobby farmers, or entrepreneurs wanting to run a rural business. The house is a successful holiday let and would suit investors.” What’s your favourite room and why? “I’d go with the lower sitting it’s usually quiet, has a cosy sofa with a large open fireplace crackling in the background with uninterrupted views towards the Snowdonia Mountain range. There’s a timeless charm to it, a perfect blend of solitude and imagination. It’s a room made for thinking, dreaming, or escaping into another world without ever leaving your chair.” Memorable/remarkable event? “We have had several family events, and this house is ideally suited to that.” What do you love about the house the most now? “I love how the light fills the living room in the morning, it makes the whole space feel alive and peaceful at the same time.” What do you love about the local community? “I appreciate how local communities foster a sense of connection and belonging. There’s something special about neighbours here, we have a whatsapp group and support each other, the neighbours are second to none.” What you’ll miss most? “The peace and quiet. The stillness, lack of traffic, and gentle sounds of nature are irreplaceable. Differing Landscapes, rolling hills, open fields and forests a stone throw away. A very close-Knit community looking after one another. Slower pace of life, fresh air and space.” Additional Information Services: Mains electricity and water. Private drainage. Oil fired heating. House with garden and terrace Liverpool (United Kingdom)
Some homes impress because of their size. Others because of where they are. This exceptional residence offers both. Set on a gated development, one of Blundellsands’ most prestigious and rarely available addresses, this exceptional five bedroom detached residence occupies a generous plot and has beautifully landscaped south facing rear gardens, offering an outstanding blend of privacy, security and elegant family living. The property features beautifully proportioned reception rooms, a luxurious open plan kitchen, dining and family room, impressive bedroom suites, a home office, double garage, extensive driveway parking and exciting future potential, all within walking distance of the beach, excellent schools, West Lancashire Golf Club, Hall Road railway station and a superb selection of local amenities. Combining timeless quality with an exceptional coastal lifestyle, this is a rare opportunity to acquire a fine family home. Behind the Gates of One of Blundellsands’ Finest Addresses Hidden away behind private electric gates and approached via an exclusive cul de sac, this exceptional detached residence occupies one of the most coveted positions in Blundellsands. Set within approximately a quarter of an acre of beautifully landscaped south facing gardens, the property effortlessly combines privacy, security and timeless elegance, creating a home perfectly suited to modern family life. Built by the renowned Crosby Homes, a developer synonymous with quality throughout the North West, the property was selected by the current owner before construction had even begun. Drawn by the prestige of the development, the exclusivity of its setting and the opportunity to secure what was considered the finest plot, it has remained an immensely cherished family home for almost three decades. A Home That Evolves with Family Life Stepping through the front door, the substantial reception hall immediately establishes a sense of scale, quality and understated luxury. The beautifully balanced accommodation has been designed to adapt effortlessly to every stage of life. Elegant reception rooms provide the perfect backdrop for entertaining, quiet evenings or family celebrations, while a dedicated study creates an ideal environment for home working. The triple aspect living room is particularly impressive, bathed in natural light throughout the day and opening directly onto the gardens through French doors, allowing indoor and outdoor living to blend seamlessly. Yet, as with so many truly exceptional homes, it is the kitchen where everyday life naturally unfolds. The Heart of the Home Generously proportioned and beautifully appointed, the open plan kitchen, dining and family room has been designed for living rather than simply cooking. Whether it’s breakfast before school, Sunday lunch with generations gathered around the table or friends lingering long into the evening, this is a space that effortlessly brings people together. A substantial central island, quality integrated appliances and comfortable seating areas create a room that feels both sophisticated and wonderfully welcoming. Beyond, the conservatory enjoys uninterrupted views across the south facing rear garden and becomes a peaceful retreat throughout the seasons. In summer, doors open to terraces bathed in sunshine until late into the evening. During winter, the family room becomes wonderfully cosy beside the fire. A separate utility room provides practical everyday convenience while offering direct access to the integral double garage. Beautifully Proportioned Accommodation The first floor offers five generous bedrooms, thoughtfully arranged to provide outstanding flexibility for growing families, guests or multi functional living. The principal suite is a calm and luxurious sanctuary, complemented by a beautifully refitted contemporary ensuite. A second bedroom also benefits from its own ensuite facilities, while the remaining bedrooms are served by an elegant family bathroom finished to an exceptional standard. Above, a substantial loft provides extensive storage and exciting potential for future conversion, allowing the home to evolve alongside changing family requirements. A Garden Designed for Living Outside, the property becomes something altogether more special. Lovingly landscaped from the very beginning, the mature south facing gardens offer remarkable privacy, with expansive lawns, ornamental planting, established borders, tranquil water features and numerous seating terraces following the sun throughout the day. It is easy to understand why so many of life’s most memorable occasions have taken place here. Summer celebrations, milestone anniversaries, Christmases with children and grandchildren, and peaceful evenings overlooking the pond have all become treasured chapters in the home’s story. Despite its generous proportions, the overwhelming feeling is one of tranquillity. Sheltered from surrounding roads and not overlooked, birdsong often replaces the sounds of everyday life. An extensive driveway provides parking for six to eight vehicles and leads to the integral double garage, completing the practicality expected of a home of this calibre. Coastal Living, City Convenience Few locations successfully combine peace, privacy and accessibility quite like Blundellsands. From the property, Hall Road railway station is just a short walk away, offering direct services into Liverpool and Southport in around twenty minutes. Crosby Beach, famous for Antony Gormley’s iconic, “Another Place” sculptures, lies within easy reach, while coastal walks stretch for miles in both directions. Waterloo’s vibrant restaurants, cafés and wine bars are only a few minutes away, with Crosby Village providing an excellent range of shopping and everyday amenities. Outstanding schools and excellent transport connections complete a lifestyle that continues to attract discerning buyers from across the region and further afield. A Rare Opportunity Some homes are admired for their size, others for their location. Very few successfully combine exceptional space, complete privacy, beautifully landscaped south-facing gardens and one of the finest addresses in Blundellsands. For the current owner, this has been a home filled with laughter, family milestones and treasured memories spanning almost three decades. It is only the desire to be closer to family that prompts this heartfelt move. For its next owners, it offers something far more valuable than bricks and mortar. It offers the opportunity to become part of a home with an extraordinary past, while creating memories that will last for generations to come. Vendor Insight – Camber, 2 Briarwood When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “My previous home was about half a mile away and I saw building work commencing within a very private and exclusive area of Blundellsands. The builder “Crosby Homes” were renowned for the building of quality homes in the north west.” Can you recall the moment you knew it was “the one”? “We were the first to make an enquiry and the agent selling the 5 houses within the development came to my home with the plans and we had the opportunity of having the choice of what we considered to be the best of the houses on offer.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences? “The setting was everything we had hoped for, a gated property with a private road leading to the houses. The security and privacy were such that two of the original occupants were high profile Liverpool footballers. At the time it was considered to be the most prestigious development in the area. During those early years it attracted a lot of attention. It has since settled to being much more tranquil.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away? “An escape back into a private and peaceful environment well away from main roads and surrounding noise. Most sound coming from the birds or the occasional gardener.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “The main structure of the house is as it was when built 27 years ago. The main feature of the property that was added at the outset was the landscaping of both front and rear gardens to a high standard.” Is there a particular feature or detail that holds special meaning for you? “Not really, the ability to walk around the house and find a different ambience in each room remains a particular quality of being here.” Which spaces do you find yourself gravitating to most, and why? “We always lived mainly in the kitchen, where there is plenty of space to move around and do different things; eat meals, watch TV, entertain, and also to move in and out of the conservatory depending on the weather, time of day and time of year.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “All day sun at the rear together with the ability to have complete privacy mean that it is possible to sunbathe in whatever style of costume you wish. In winter the kitchen/family room area can be cosy in front of the fire, and the main lounge and dining room provides for a larger gathering particularly during the festive season.” What time of year does the property feel most magical, and why? “In the summer months the garden views from the conservatory are stunning, particularly during the later evening.” For families, what do you feel makes this such a wonderful place to raise children? “The space that it offers within a secure setting. By the time we moved in 2 of my daughters had left home and the youngest only stayed for a few years, none of them came back from university. Although we have always had the space to accommodate them and in later years with visits from their families”. How would you describe the local community and the lifestyle on offer? “This area of Blundellsands is a very quiet place, most of the properties in the adjacent area are higher end with a good amount of land that affords their own degree of privacy, so it is possible that you may never get to know your neighbours. It is possible to walk around the immediate roads at any time of day and meet only a few people, if any.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems that really capture the spirit of living here? “The house is 5 minutes’ walk to a train station with an excellent service to both Liverpool and Southport (about 20 minutes each way) or just a few stops to an abundance of restaurants and bars in Waterloo. A further few minutes’ walk will take you to Crosby beach where there are coastal walks in both directions. The “iron men” is a particular tourist attraction. Also, a car journey of 5 minutes will take you to Crosby village with plenty of shopping outlets, bars and restaurants.” Can you share a remarkable or meaningful moment that truly sums up your time in this home? “I can only relate to having the house full at a number of Christmas and New Year gatherings with all the family present with their young children, with friends joining us later in the evening.” What kinds of memories have been created here? Celebrations, milestones, or quiet moments that you’ll always cherish. “Our 50th wedding anniversary with all my family and closest friends, a beautiful sunny August day with a live band in the garden.” What do you think the next owners will fall in love with most? “The peace, seclusion and a south facing garden with great view and complete privacy.” Who do you imagine would feel most at home here? “It is certainly family friendly and offers great deal in terms of a safe local environment with good schools and easy access to local amenities. Equally my wife and I were both on the verge of retirement when we moved here and it achieved everything we were looking for at the time.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “The house is everything we ever aspired to in earlier years and I had never considered that I would ever move from it. It is with a heavy heart that I now feel the need to move closer to my family. I will miss my garden, looking after the fish, and peaceful summer evenings either in the conservatory or outside.” Additional Information Services: Mains electricity, water, gas and drainage. Within the bedroom, a set of bifold doors pour natural light into the room and lead to the balcony spanning the width of the property at the rear. A partition wall with designer wallpaper separates the super-king bed from a private dressing area, similar to that of boudoirs found in premium suites of the best hotels, fitted with high quality cabinetry, a dressing table and mirror with inset lighting. The professional interior design is evident in the en-suites too, with polished marble tiling to the floor and walls, and substantial walk-in showers with glass facades. The second bedroom also benefits from bifold doors opening onto the rear balcony, and the third bedroom features a walk-through dressing passage with bronze-tinted, mirrored fitted wardrobes. Outbuildings & Outside Space - An advantage of this already spectacular home is the versatile two-storey outbuilding, composed of the double garage with electric door which is accessed from the driveway, and below is a huge room that's currently configured as a fully equipped gym. The gym is incredibly private despite its wealth of floor to ceiling windows overlooking the natural garden lake, and glass doors open onto a lakeside terrace with swim spa and hot tub (available by separate negotiation). If not used as a gym, this versatile space could suit a variety of uses, subject to regulations. A games room with snooker table and bar? Self-contained annex accommodation for family? Or perhaps separated as an Airbnb for extra income? The choice is yours! Hidden behind this outbuilding is a large log store. As well as the waterfall flowing into the garden lake, a trickling brook flows down the side of the boundary, providing a calming countryside sound to be enjoyed while you're relaxing outside on warm summer days. Beyond the terrace and circular walled patio outside the family room, the grounds continue far beyond the water over a grassy area bordered by woodland, to a fenced children's play area at the bottom of the garden. It's fair to say this property has it all. House with garden and terrace Dunstall Road (United Kingdom)
The Bass Wing represents an extraordinary opportunity to own a substantial part of Grade II listed Rangemore Hall, combining the scale and architectural presence of a country house with the convenience of a private residence set within magnificent communal grounds. Extending to approximately 7,610 sq ft, the accommodation is arranged over two principal floors and retains an exceptional collection of architectural details. Rich timber panelling, elaborate plasterwork, decorative ceilings, impressive fireplaces, tall windows and a magnificent staircase combine to create interiors of genuine distinction. The ground floor is particularly impressive, beginning with a substantial entrance lobby before opening into a magnificent entrance reception at the heart of the property. From here, the accommodation flows into the dining kitchen and family room, creating a series of impressive spaces equally suited to everyday family life and large scale entertaining. The first floor continues the sense of scale, centred around an exceptional galleried landing beneath a barrel vaulted glazed roof. A substantial sitting room provides an additional reception space, while four of the five bedrooms benefit from their own en suite facilities, complemented by an additional shower room adjacent to bedroom five. Outside, private terraces overlook the surrounding grounds and lake, while the property also benefits from extensive parking and access to a large tandem garage. Beyond the private outside space lie approximately 17 acres of communal grounds, creating a remarkable setting for a home of this scale and character. Ground Floor: The sense of arrival begins within an impressive entrance lobby, a substantial and beautifully detailed space which also provides a practical cloaks and storage area. A striking monochrome tiled floor runs beneath an elaborately decorated ceiling with ornate plasterwork and a series of traditional lanterns, while tall arched windows bring natural light into the room. Extensive fitted storage is discreetly incorporated along one wall, and substantial glazed timber double doors provide an immediate view through into the magnificent entrance reception beyond. This remarkable central space immediately establishes the scale and architectural importance of the property. Extensively lined with richly toned timber panelling, the entrance reception features beautifully carved detailing, substantial fluted columns and an elaborate decorative ceiling framed by deep cornicing with gilt detailing. Impressive chandeliers emphasise the height and grandeur of the room, while large windows bring natural light across the polished timber floor. The exceptional proportions allow the entrance reception to be arranged as a series of interconnected areas, providing generous space for seating and entertaining rather than functioning simply as a hallway. A particularly fine carved timber decorative fireplace creates a handsome focal point, with further intricately carved joinery continuing throughout. Rising directly from the entrance reception is a magnificent timber staircase, with a broad first flight, substantial turned balustrading and beautifully detailed timber panelling continuing alongside. Discreetly positioned beneath the staircase is a particularly characterful guest cloakroom, cleverly incorporated within the architecture. As the staircase rises, attention is drawn to the exceptional circular gallery, creating a dramatic architectural connection between the two floors. Beautifully formed curved timber balustrading follows its circumference, with decorative plasterwork and gilt detailing framing the opening and providing an extraordinary perspective through the centre of the house. A door from the entrance reception leads into the dining kitchen, an equally memorable room where the scale and decorative detailing of Rangemore Hall combine with the practical requirements of a contemporary kitchen. The kitchen is arranged around a substantial central island, complemented by a range of impressive freestanding kitchen units and extensive dark granite work surfaces. The island incorporates a recessed electric hob, creating a generous central preparation and cooking area, while the surrounding kitchen units incorporate a dishwasher, fridge and freezer. A Belfast ceramic sink is positioned beneath one of the tall windows to take advantage of the outlook. A substantial Rangemaster range cooker provides five gas burners, an integrated electric warming zone, two electric ovens and a separate grill beneath, set within its own fitted surround. There is ample room for a substantial dining table, allowing the space to function as a genuinely sociable kitchen as well as an impressive room for entertaining. The architectural detailing is particularly striking, with elaborate plasterwork extending across the walls and ceiling, deep decorative cornicing and an impressive chandelier. An ornate decorative marble fireplace provides another focal point, while tall windows and glazed doors bring excellent natural light into the room and draw the eye towards the grounds beyond. Beyond the dining area, a series of substantial classical columns creates a broad opening into the adjoining family room. This architectural division allows the two rooms to remain visually connected while retaining their own distinct identities. The family room is beautifully proportioned, continuing the elaborate decorative plasterwork and period detailing of the dining kitchen. A further decorative marble fireplace forms a natural focal point, complemented by a chandelier and an impressive arrangement of tall windows and glazed doors. Collectively, the kitchen, dining area and family room create an extraordinary open plan living and entertaining space, providing clearly defined areas for cooking, dining and relaxation while retaining an exceptional sense of scale and connection. Glazed doors from the family room open directly onto a private paved patio, establishing an immediate relationship between the principal living accommodation and outside space. From here, broad stone steps descend to the substantial terrace overlooking the grounds and lake, creating a natural continuation of the entertaining space during the warmer months. First Floor: The main staircase rises through the heart of the house to a quite exceptional first floor landing, where the craftsmanship of the entrance reception continues at an equally impressive level. Richly finished timber balustrading wraps around the stairwell, while substantial carved columns and arches frame the different sections of the landing. Above, an extraordinary barrel vaulted glazed roof floods the central landing with natural light, with a chandelier suspended beneath and complemented by decorative plasterwork, deep cornicing and subtle gilt detailing. At its centre, the circular gallery creates another memorable architectural feature, its beautifully curved timber balustrading surrounding the opening to the floor below and maintaining the visual connection between the two levels. Leading from the landing is the first floor sitting room, providing a substantial additional reception space and continuing the impressive proportions and period character found throughout the property. Tall windows bring excellent natural light into the room, while decorative plasterwork, deep cornicing and a decorative marble fireplace reinforce its sense of occasion. Its position on the first floor also allows the room to take advantage of the elevated outlook across the surrounding grounds. The principal bedroom is an impressive suite in both scale and presentation, with generous proportions allowing clearly defined sleeping and seating areas. Tall windows provide excellent natural light and attractive views, while period detailing continues through the room with decorative plasterwork and a decorative marble fireplace. The suite also benefits from extensive fitted storage and its own en suite bathroom. Bedroom two is another particularly substantial dual aspect bedroom, enjoying excellent natural light and attractive views from its tall windows. Decorative cornicing and ceiling detailing reinforce the period character of the room, while the generous proportions provide ample space for substantial bedroom furniture. Its adjoining en suite bathroom is unusually generous and has the proportions of a room in its own right. A freestanding roll top bath is positioned to enjoy the outlook through the window, complemented by twin wash hand basins and WC. A decorative marble fireplace provides an unexpected focal point, while the fitted cabinet complements the character and presentation of the room and will remain as part of the bathroom. Bedroom three is another generously proportioned double bedroom, with a large window bringing excellent natural light into the room. Decorative cornicing and ceiling plasterwork continue the architectural detailing, while a decorative marble fireplace provides a further focal point. Extensive fitted wardrobes provide excellent storage. The adjoining en suite shower room is fitted with a shower enclosure, wash hand basin and WC, with tiled walls and a traditional style radiator. Bedroom four is an exceptional bedroom of particularly generous proportions, with a broad arrangement of tall windows creating a wonderful outlook across the grounds and bringing an abundance of natural light into the room. The scale comfortably accommodates a substantial four poster bed alongside seating and additional furniture, while decorative ceiling plasterwork, deep cornicing and a decorative marble fireplace continue the period detailing found throughout the property. The en suite bathroom is fitted with a bath with shower over, wash hand basin and WC, with extensive tiling completing the room. Bedroom five provides further flexible bedroom accommodation and enjoys an attractive outlook over the grounds. Decorative wall panelling, cornicing and period detailing maintain the character of the wider accommodation, while the room could equally lend itself to use as a study or occasional bedroom if preferred. A separate shower room positioned adjacent to bedroom five serves this part of the accommodation and is fitted with a substantial enclosed shower, pedestal wash hand basin and WC. Completing the first floor accommodation is a useful laundry and store room, comprehensively fitted with a range of wall and base cabinetry providing excellent storage, work surfaces, a sink and space and plumbing for laundry appliances. A large window provides natural light and an attractive outlook. Immediately adjacent is a separate walk in storage cupboard, providing particularly useful additional space and ideal for luggage and less frequently used household items. Outside: The Bass Wing enjoys a particularly attractive relationship with the surrounding grounds of Rangemore Hall. Immediately outside the family room is a private paved patio, providing an intimate space for morning coffee or informal outdoor seating directly alongside the house. Broad stone steps descend from here to a substantial private terrace, creating an impressive outdoor entertaining area. The terrace enjoys an elevated outlook across the surrounding parkland and towards the lake, with a traditional ha ha preserving the uninterrupted view across the landscape. Its scale provides ample room for outdoor furniture and makes this a particularly appealing setting for relaxing, alfresco dining and entertaining. The wider communal grounds extend to approximately 17 acres and form an important part of the setting of Rangemore Hall, with extensive lawns, mature specimen trees, established planting and the lake creating an exceptional parkland environment around the property. The lake is stocked with a variety of fish, providing an additional recreational attraction within the grounds. To the front, the approach opens onto an extensive parking area, providing generous provision for residents and visitors while reinforcing the sense of arrival in front of this imposing historic building. To the rear of the building there is access to a large tandem garage, providing valuable secure parking and additional storage. Location: Rangemore Hall occupies a remarkable rural position close to the sought after village of Rangemore and within easy reach of Barton under Needwood.
