A Remarkable Cheshire Estate There are country homes, and then there are country estates that quietly redefine expectations. Botterley Hill Farm is one of those extraordinary places. Behind its handsome Grade II listed façade lies a home where centuries of heritage have been thoughtfully reimagined for modern family life. Every element has been carefully considered, from the craftsmanship of the principal residence to the leisure facilities, converted West Wing and spectacular walled garden, creating a private estate equally suited to everyday living as it is to effortless entertaining. This is an exceptional opportunity to become the next custodian of one of Cheshire’s most distinctive private country estates. The oldest parts of Botterley date back to the 17th century, and that history remains an integral part of its character. Original oak timbers, flagstone and traditional quarry-tiled floors and handsome inglenook fireplaces sit comfortably alongside beautifully executed contemporary interiors, retaining the authenticity of the original farmhouse while allowing it to function as a substantial modern home. The entrance hall sets the tone, with a flagstone floor, exposed timbers and an impressive sweeping staircase rising to the galleried landing. From here, the house unfolds into a collection of individual living spaces: a characterful snug centred around a sandstone fireplace and log-burning stove; a light-filled family room; a courtyard-facing study; and an inviting library with a brick inglenook fireplace, log-burning stove and fitted shelving. The orangery brings another dimension, opening from the kitchen with floor-to-ceiling glazing and a sky lantern drawing natural light deep into the house and creating an elegant setting for dining and entertaining overlooking the gardens. Practical spaces have been considered with equal care. A well-appointed utility provides extensive fitted storage and a Belfast sink, while an enclosed veranda opens directly onto the courtyard. A cloakroom completes this part of the accommodation. Botterley Hill Farm has an extensive history of planning and listed building applications and approvals. Certain elements of the estate are currently progressing through the planning process. Further information and supporting documentation are available from the selling agent upon request. Contemporary house with pool and garden Birmingham (United Kingdom)

A truly individual architectural residence, combining exceptional contemporary design, outstanding sustainability credentials and an extraordinary degree of flexibility, set within one of Birmingham's most desirable residential locations. Occupying an enviable position in sought-after Selly Park, this remarkable five-bedroom detached residence represents a rare opportunity to acquire a home conceived and constructed with an uncompromising approach to quality, design and modern living. Thoughtfully designed to provide the ease, accessibility and practicality of a single-storey home whilst incorporating an exceptional breadth of accommodation across three floors, the property is as versatile as it is distinctive. It is a residence that has been carefully considered not simply as a house, but as a home capable of evolving around the changing needs of its occupants. From the moment of arrival, there is a clear sense that this is something quite different from the conventional family home. Behind its private, mature frontage lies an intelligently designed residence where architecture, technology and lifestyle have been carefully integrated. Generous proportions, extensive glazing, considered sightlines and a strong connection with the gardens create a feeling of space and openness throughout, whilst the quality of construction and specification is evident at every turn. At the centre of the home is the impressive family kitchen and dining room, a beautifully designed space that is quite rightly the social heart of the property. Generous in both scale and proportion, the room combines exceptional functionality with a sophisticated contemporary aesthetic, centred around a substantial island and defined by a striking feature wall incorporating a beautiful contemporary gas fire. The result is a room that feels equally suited to relaxed family life, informal gatherings and more substantial entertaining. Access to a balcony extends the living space outdoors, whilst a large wood-burning stove provides a natural focal point and brings warmth and character to an otherwise contemporary setting. Rather than being arranged around a single function, the room has been thoughtfully configured to create distinct areas for family television and entertainment, larger social gatherings and quieter moments of relaxation or reflection. Multiple seating areas give the room an unusual degree of flexibility, allowing different members of the household to use the space simultaneously without compromising its sense of openness. This intelligent approach to the accommodation continues throughout the property. The home has been designed around the way modern families actually live, providing beautifully appointed private bedroom suites alongside substantial reception and leisure spaces. Different generations, guests and family members can enjoy both independence and connection, whilst the generous accommodation provides equally impressive provision for entertaining, relaxation, fitness, working from home and family life. Particularly noteworthy is the property's ability to function exceptionally well as a bungalow, with two substantial bedroom suites and the principal living accommodation arranged at ground-floor level. Step-free access further enhances this versatility, whilst the upper and lower-ground floors provide an extraordinary amount of additional accommodation rarely found within a property of this nature. SELLER INSIGHT How long have you owned the property? “Four years.” What attracted you to this specific house and location? “The first thing that drew me in was an attractive, unique house set in beautiful, unspoilt countryside which felt peaceful. Inside, I loved the open-plan kitchen and living area. The two acres of land offered opportunities for a small holding which was a big bonus too. Overall, this home checks all our boxes for safety, space, and a sense of community.” What could you tell parents about the benefits of raising children here? “Safety and a very strong sense of community provided by the best neighbours one could wish for. The gardens, land and surrounding countryside are amazing for children to play in and explore.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it? “We’ve learned a lot about the property’s past which has deepened our appreciation and commitment to its upkeep. The original structure dates back to the sixties where it was a barn for farm animals. It was acquired in 2012 and building commenced taking several years to complete. It has a lot of unique architectural features, having been designed by a former owner who was an architect, it has partly a castle style and the original plans were to have a moat and a small drawbridge. We have done several updates to make it more functional for modern use. Since owning it, we’ve focused on preserving it but with updates to heating and there is planning for solar and battery. It’s been a rewarding process of stewardship, balancing preservation with comfort and utility.” Who do you think would be the ideal next owner? “If you value privacy and space, perhaps a family or individual looking to escape the hustle of city life. People who Enjoy nature and outdoor activities like gardening, hiking, or keeping animals. Someone who appreciates a slower, quieter lifestyle, maybe retirees, remote workers, or creatives (writers, artists). It could also appeal to homesteaders, hobby farmers, or entrepreneurs wanting to run a rural business. The house is a successful holiday let and would suit investors.” What’s your favourite room and why? “I’d go with the lower sitting it’s usually quiet, has a cosy sofa with a large open fireplace crackling in the background with uninterrupted views towards the Snowdonia Mountain range. There’s a timeless charm to it, a perfect blend of solitude and imagination. It’s a room made for thinking, dreaming, or escaping into another world without ever leaving your chair.” Memorable/remarkable event? “We have had several family events, and this house is ideally suited to that.” What do you love about the house the most now? “I love how the light fills the living room in the morning, it makes the whole space feel alive and peaceful at the same time.” What do you love about the local community? “I appreciate how local communities foster a sense of connection and belonging. There’s something special about neighbours here, we have a whatsapp group and support each other, the neighbours are second to none.” What you’ll miss most? “The peace and quiet. The stillness, lack of traffic, and gentle sounds of nature are irreplaceable. Differing Landscapes, rolling hills, open fields and forests a stone throw away. A very close-Knit community looking after one another. Slower pace of life, fresh air and space.” Additional Information Services: Mains electricity and water. Private drainage. Oil fired heating.
