luxury house with panoramic view for sale Shimla, India

Set amidst a magnificent, mature pine forest on one of Shimla's most privileged ridgelines, this rare colonial estate occupies an exceptional position in the prestigious U.S. Club area of Lower Jakhu. Extending across ≈ 1,200 sqm (1,435 sq. yds.), it combines remarkable privacy with exceptional accessibility. Approached from The Mall, The Ridge and Forest Hill Road, and bounded by motorable roads on two sides, it enjoys an advantage seldom found in Shimla’s hill terrain. At ≈ 2,285 m (7,500 ft), the estate commands sweeping views across the Shimla valley and surrounding hills - the Viceregal Lodge in the distance, spectacular sunsets over the ridgelines and the lights of Shimla scattered across the slopes after dark. It is this outlook that places it among the finest hill station properties for sale in India. Forest walks begin at the doorstep, with the Ladies' Mile running along its boundary, and the U.S. Club and heart of town within easy walking reach. At its centre stands a two-storey vintage wooden residence of ≈ 723 sqm (7,790 sq. ft.), featuring classic hill-station architecture, gabled roofs, glazed verandahs and valley-facing windows. It comprises eight bedrooms and eight bathrooms, drawing and dining rooms and service areas, presently arranged as two four-bedroom flats connected by an original wooden staircase. The scope for adaptation is considerable: the bungalow may be retrofitted within its existing configuration or rebuilt on old lines, while the estate's open areas offer further potential for enhancing the overall built-up space, subject to necessary permissions. With a distinguished provenance extending back over a century, this is a rare opportunity for those buying a second home in the hills, seeking a secure NRI property investment in India, or acquiring an exceptional legacy estate in an irreplaceable forest setting, in one of old Shimla’s most affluent locations. *No representations and warranties are made with respect to completeness or accuracy of information concerning the property’s size, amenities, facilities etc, which are published herein in good faith.
