House Livron-sur-Drôme (26)
This beautiful house has the intelligence of the bourgeois homes of the 1930s to reconcile work and living. Perfectly maintained, it is habitable as is. The description includes 4 bedrooms, but the potential is much greater if the two rooms on the street are not used for professional purposes, or if the rooms under the roof are finished. On the ground floor, the front access leads to two rooms and sanitary facilities. This is where a freelance activity would be obvious, offering a waiting room + examination room for example. The corridor then leads to the private area, separated by a double door, to the living rooms and, secondarily, to the cellar. Facing the rear garden, there is a closed kitchen and an open-plan layout with three areas that can be closed off using sliding walls, as well as a private WC. Most of this floor is clad in Burgundy stone. The windows are large and motorised. All these rooms open onto the terrace, which is protected by a majestic tree and an awning. On the first floor, three bedrooms share a bathroom and one master bedroom has a private bathroom with toilet, all with solid parquet flooring. The top floor is a partially converted attic. A games room, reading room or additional bedroom, any use is possible, as the high cathedral ceilings and natural light from the very fine joinery make this possible without question. The vast grounds are ideal for creative terrace arrangements, while the 35 m² garage can be adapted to suit your needs. With its urban facade and peaceful backyard, this house with character offers generous living space in the heart of the city. ENERGY CLASS: E / CLIMATE CLASS: E. Estimated average annual energy costs for standard use, based on 2021 energy prices: between euros4430 and euros6030.

Castle Valence (26)
A 17th-century chateau listed as a historical monument with a large outbuilding and splendid grounds looking out at the Rhône valley in France’s Drôme department. The local village was once a fief of the Poitiers-Valentinois family. It became part of the Kingdom of France at the start of the 15th century. The village had a chateau before this one. That old chateau was known as the region’s most important fortification, but it was destroyed in the French Wars of Religion. That was when a new chateau was built just outside the village, along the side of a road linking the village to the nearest town, a short distance north of it. Its location was not chosen at random: a spring lies beyond the ditches and it once filled up the property’s ponds and brought its fountains to life. A vast earthen terrace of more than one hectare is edged with embankments and dry moats. Upon it stand two fine edifices built in the style of the Italian Late Renaissance. The chateau towers in the middle of this grassy terrace. Construction of the chateau began in 1591. The edifice continued to be built during the second half of the 17th century. It is a large square-shaped structure with corner towers and a central inner courtyard. It has three levels and a floor area of over 1,300m². In front of the chateau, at the property’s entrance, stands an edifice that was built at the end of the 17th century. It is about 60 metres long and edges a road that runs along the other side of the moat. This structure is made up of a gatehouse flanked with two wings. This gatehouse controls access to the property. The whole building offers a floor area of around 450m². Together, the chateau and the gatehouse with its wings represent a splendid feat of architecture: a classic symmetrical layout going from east to west on an open, grassy terrace. Beyond this section of lawns on which the edifices stand, the grounds extend through meadows and woods over a naturally undulating area. The chateau has been listed as a historical monument since 1990 for its walls, roofing and interior decorative features.

Apartment with terrace Valence (26)
This beautiful flat on the second floor of a historic building has windows overlooking the surrounding rooftops. The building's wide patio impresses visitors who have the sesame to pass through the wide alleyway door that protects the lucky co-owners. The more timid can use one of the side entrances. The renovation aims to be modern, combining contemporary comfort with bourgeois walls. For example, the lift will take you straight to your home when you enter your key code. The more athletic will have taken one of the two stone staircases, the treads of which have worn tirelessly over the centuries. The beautiful living room, with its ethanol fireplace, is ideally split between kitchen, dining table and sofas. There are plenty of cupboards and storage space to keep everything neat and tidy (yes, yes...). On summer evenings, a beautiful floating iron staircase leads to the 23 m2 upper terrace, reserved for the very privileged. Partly sheltered, you'll be able to install the cooking equipment for an outdoor kitchen in addition to your plancha or barbecue... or fridge. The night area features a beautiful master suite. The bedroom, shower room and dressing room have been given pride of place. The shower cubicle is very comfortable, far from the norm. Two bedrooms (15 and 11 m2) share a shower room and bathroom (shower and bath), with a double washbasin for those mornings when the alarm hasn't gone off... In addition, the hallway houses the office-telephone area, and a laundry room houses an emergency toilet in addition to the main one... Located in the town centre, all outings can be made on foot or by bike. There are several parking and garage rental options in the vicinity. Co-ownership of 34 lots, 22 of which are residential. Condominiums of 34 units (No proceedings in progress). Annual expenses : 1524 euros.
