The life of a castellan in the Drôme Most of this prestigious residence was renovated in 1992. Originally belonging to the de Laurencin family, Château de CHAMPFORT was a regular guest of Napoleon, who is said to have been attracted by the charms of the family's daughter, Amélie. Three dwellings, 392, 94 and 126 m2 and more than 450 m2 of outbuildings on more than 2 hectares of flat land make up the property on offer here. The main building has 13 rooms, 4 bathrooms and 4 washrooms. It is possible to extend into the 126 m2 house (7 rooms) which would correspond to the first floor and is in need of complete restoration. The garden level rooms are the reception rooms with the charm of yesteryear. There are large volumes, large surfaces and parquet flooring. The large windows, including the beautiful wooden door, bring a rare luminosity to all the rooms. To the west, the windows give access to the formal gardens. To the south, the courtyard of honour. The swimming pool is enclosed by a safety fence that does not spoil the superb view of the gardens. A pool house of more than 40 m2 with a bread oven completes the charm of the property. The other outbuildings include a large hangar (150 m2), the former stable (84 m2), the former cowshed (90 m2) and the two large barns (totalling 245 m2). Work to be carried out: Work needs to be carried out on the main house, at different levels depending on the room, and also on the septic tank. The two adjoining houses are in need of renovation. House with pool and terrace Upie (26)

Unbridled charm and omnipresent luxury This former farmhouse has been transformed with great taste - and a great deal of money - into a charming, light-filled stone bastide, equipped with all modern-day comforts. The grounds are huge - yet easy to explore in an electric buggy - with truffle oaks surrounding the pétanque court. A small chalet houses the drinks needed for the game, although the grounds already have plenty of water, with a well and borehole (43 metres)! There's no doubt that you're still on holiday here. At the gateway to the Drôme Provençale, you can glide from the spa area to the terraces, with the option of a cellar converted into a convivial wine-tasting area. Comprising a heated swimming pool with integrated spa and waterfall, surrounded by a decorative gas fire, and a pool house (with professional beer taps, a kitchen equipped with a 120 cm pizza oven and a covered lounge), the water pool is bordered by a number of terraces that provide shelter at all times or, on the contrary, allow you to take full advantage of the sunshine on the roof. The fully-equipped kitchen cleverly distributes the indoor and summer dining areas and two of the terraces. You can prepare fruit from your orchard (quetsch, mirabelle plums, cherries, almonds, hazelnuts, pears and apples) into liqueurs, tarts or other desserts. The multiple living areas offer privacy for all, or conviviality in the two (very) large living rooms. You'll be just as comfortable in winter: the entire garden level has underfloor heating. Superb designer stoves and fireplaces complete the heat pump installation. The 14 photovoltaic panels have just been installed, but are not connected. There is currently no contract, but you will have the choice of using them for resale or for self-consumption by completing the equipment. An 80 m2 agricultural shed and a small outbuilding that can be converted complete this description. The only downside is the proximity of a high-voltage power line. But imagine yourself in this house - it would be love at first sight!

House with pool and terrace Montmeyran (26)

Uninterrupted views of the plain and the Ardèche from every room As the villa is on a hillside, only the roofs visible below remind us of the presence of neighbours on the other side of the dead-end street. Above the house begins a forest of holm oaks. The house feels like a jewel box. This ideal position in a cove of hills protects the house from the prevailing winds, whether from the north or south. Cleverly designed by its architect to make the most of the view, all the living areas face west. Every window offers a view of the Valence plain, the Rhône valley, the Ardèche and even the mountains of the Haute-Loire in the distance, providing absolutely sumptuous sunsets. You enter either from the inside via the garage, or from the garden. The living areas are in the upper part of the house, on a single level. The house is therefore on one level, but you have to climb one flight of stairs to access it. The separate kitchen is just as comfortable serving the covered terrace by the pool as the dining room. The dining room shares a fireplace with the living room. A corridor leads to three bedrooms, the bathroom and the utility room. The master suite at the end of the corridor is the largest of the bedrooms. The house is perfectly suited to a family configuration of parents with two children. The 15 m2 veranda is a place of absolute tranquillity, whether for reading or school activities. Heated by a heat pump and the fireplace, and supplied with hot water by solar collectors, the house is economical to run and environmentally friendly, with its rainwater recovery system. Summer comfort is also assured thanks to the air conditioning. The swimming pool is set in lush greenery, with no overlooked areas. It is perfectly secure. The house has an enormous basement of over 130 square metres, not including the garage (33 m2)! The semi-buried basement includes a shower room, a toilet and a room that could be converted into a fourth bedroom, offering the flexibility of an extra room for family gatherings. The forty square metre workshop is the perfect place to let your talents shine, with a three-phase power supply for powerful machines. Ideally located, the house is just 20 minutes by car from : the centre of VALENCE , the centre of CREST, VALENCE TGV station. On foot, the first shop in Montmeyran is 10 minutes away. Montmeyran offers the services of 2 banks, 2 café-restaurants, 2 hairdressers, a pharmacy, a health centre, a tobacconist, a post office, a garden centre, a grocery shop, a butcher, a baker, a beautician, an optician, a notary, hairdressers, physiotherapists, a mechanical workshop, etc. School bus service 5 minutes' walk away, via a path that crosses the housing estate without heavy traffic. House Livron-sur-Drôme (26)

This beautiful house has the intelligence of the bourgeois homes of the 1930s to reconcile work and living. Perfectly maintained, it is habitable as is. The description includes 4 bedrooms, but the potential is much greater if the two rooms on the street are not used for professional purposes, or if the rooms under the roof are finished. On the ground floor, the front access leads to two rooms and sanitary facilities. This is where a freelance activity would be obvious, offering a waiting room + examination room for example. The corridor then leads to the private area, separated by a double door, to the living rooms and, secondarily, to the cellar. Facing the rear garden, there is a closed kitchen and an open-plan layout with three areas that can be closed off using sliding walls, as well as a private WC. Most of this floor is clad in Burgundy stone. The windows are large and motorised. All these rooms open onto the terrace, which is protected by a majestic tree and an awning. On the first floor, three bedrooms share a bathroom and one master bedroom has a private bathroom with toilet, all with solid parquet flooring. The top floor is a partially converted attic. A games room, reading room or additional bedroom, any use is possible, as the high cathedral ceilings and natural light from the very fine joinery make this possible without question. The vast grounds are ideal for creative terrace arrangements, while the 35 m² garage can be adapted to suit your needs. With its urban facade and peaceful backyard, this house with character offers generous living space in the heart of the city. ENERGY CLASS: E / CLIMATE CLASS: E. Estimated average annual energy costs for standard use, based on 2021 energy prices: between euros4430 and euros6030.

Castle Valence (26)

A 17th-century chateau listed as a historical monument with a large outbuilding and splendid grounds looking out at the Rhône valley in France’s Drôme department. The local village was once a fief of the Poitiers-Valentinois family. It became part of the Kingdom of France at the start of the 15th century. The village had a chateau before this one. That old chateau was known as the region’s most important fortification, but it was destroyed in the French Wars of Religion. That was when a new chateau was built just outside the village, along the side of a road linking the village to the nearest town, a short distance north of it. Its location was not chosen at random: a spring lies beyond the ditches and it once filled up the property’s ponds and brought its fountains to life. A vast earthen terrace of more than one hectare is edged with embankments and dry moats. Upon it stand two fine edifices built in the style of the Italian Late Renaissance. The chateau towers in the middle of this grassy terrace. Construction of the chateau began in 1591. The edifice continued to be built during the second half of the 17th century. It is a large square-shaped structure with corner towers and a central inner courtyard. It has three levels and a floor area of over 1,300m². In front of the chateau, at the property’s entrance, stands an edifice that was built at the end of the 17th century. It is about 60 metres long and edges a road that runs along the other side of the moat. This structure is made up of a gatehouse flanked with two wings. This gatehouse controls access to the property. The whole building offers a floor area of around 450m². Together, the chateau and the gatehouse with its wings represent a splendid feat of architecture: a classic symmetrical layout going from east to west on an open, grassy terrace. Beyond this section of lawns on which the edifices stand, the grounds extend through meadows and woods over a naturally undulating area. The chateau has been listed as a historical monument since 1990 for its walls, roofing and interior decorative features.
