Mas Uzès (30)

This ocean of natural bushland, stretching as far as the eye can see, is enveloped by holm oaks and junipers, for lovers of nature and responsible philosophy; it offers a way of life in perfect symbiosis with nature, witness to a harmonious relationship with ecosystems. A woodland path provides access to the estate, set in 5,000 m² of land, away from the hustle and bustle of our urban society and its nuisances. This property takes you to a bend in a grove of dry-stone walls and ‘capitelles’ (dry stone huts), with echoes of a prosperous period when woodcutters and bucolic shepherds criss-crossed the forest buzzing with life. A village well-stocked with shops is just a few kilometres from the property, and the motorway and rail networks can be reached in an hour, not forgetting Uzès, the first Duchy of France, the famous Place aux Herbes and the Ducal castle - 30 minutes away. The buildings once housed all the traditional activities typical of this region of Occitanie, including a silkworm farm, cellars, sheds, barns, a sheepfold, workshop and bread oven, all solidly built from local stone and enlarged over the centuries to meet the needs of the animals, to house workers and store equipment, or to accommodate new births into the family. Traditionally, mulberry trees were grown here to raise silkworms and sheep. For the time being, the living area, which is accessible from the courtyard, is being comfortably renovated. The farmhouse offers 550m2 of potential living space, including a 105m2 apartment and 242m2 of outbuildings. This property is ideally suited to a seasonal rental project and to the latest trends for travellers looking for space and comfort, as well as unusual and eco-friendly breaks. A property presented by Botella Real Estate (since 1989). Agency fees are to be paid by the vendor. Ref: 2608

Mas Uzès (30)

Few minutes from Uzès, in an exceptional, peaceful, unspoilt setting, this charming farmhouse has great potential! It's part of a village whose livelihood came from vineyards, olive groves, mulberry trees for raising silkworms, wheat and fodder, not forgetting oaks providing acorns for the animals and, of course, wood for heating - which in the past the master glassmakers, established on the edge of the forests, consumed in large quantities for the needs of their fine profession: an activity reserved exclusively for gentlemen. Exposed to the Mediterranean climate, the village clings to the slopes of a hill dominated by the remains of its fortified castle, and it is drained by several small streams in a remarkable natural heritage of great ecological, fauna and flora interest. The sunny farmhouse, with its enclosed, south-facing garden and superb fig tree rooted in a pond, enjoys a dominant view over the valley. The 248m² of living space, excluding outbuildings, comprises a first living room with a beautiful wooden staircase and authentic terracotta floors, kitchen, second living room with stone fireplace, 4 bedrooms, two of which are independent, 2 bathrooms and 2 toilets. Upstairs, a beautiful library/office area of 35 m², mezzanine area, 2 bedrooms (15.60m² and 20.50 m²), bathroom and toilet. The facilities are remarkable, and the renovation has respected the soul of the house, preserving all its authenticity. On the lower level, an old, vaulted sheepfold and 3 other cellars surround a charming inner courtyard. There is fibre optic connection to the street and mains water, as well as water from a shared borehole (thanks to a 1901 law). For lovers of old stone, peace and quiet, a second lounge with stone fireplace, 4 bedrooms, two of which are independent, shower room, bathroom and 2 toilets. Upstairs, a beautiful library/office area of 35 m2, mezzanine area, 2 bedrooms (15.60 and 20.50 m2), bathroom and toilet. On the lower level, an old vaulted sheepfold and 3 other cellars surround a charming courtyard. Fibre optic connection to the street. Mains water as well as water from a shared borehole via a 1901 law association. A property selected exclusively by Botella and Sons Real Estate (since 1989). Agency fees are to be paid by the vendor. In the Uzès area, this exceptional 19th-century manor house (1860) is flanked by magnificent relics of the past, including a silkworm farm and a water mill, all set in magnificent, wooded grounds. With three floors of 240 m² each, three of which have been renovated into apartments, the very large house, with its rich history, is full of treasures, giving this estate an atmosphere of charm and very strong character. Two small self-contained apartments are located on the ground floor; a monumental staircase leads to the first floor. This is where you'll find a vast apartment, with four bedrooms, living room, dining room, kitchen and bathrooms providing immediate comfort. A second staircase leads to an attic covering the entire house, under an imposing roof structure. In all, 960 m² of living space. The basements, which bear witness to the rich history of this place, are just as extraordinary. There are two vast areas of 474 m² that could be restored to create art or craft studios. Extraordinary grounds (over 5,500 m2) with many large trees, the river below and a good-sized garden in front of the enclosed house: nature within easy reach. Garage, workshop and Finnish sauna. House Uzès (30)

An 18th century village house and its patio in the midst of a biosphere reserve between Avignon and Nîmes. Built around 1750 in the shade of the southern wing of the impressive parish church, on the very site that was once the priest’s garden, this house is now in the historic centre of a quiet Occitan village, with about 1,000 inhabitants. Enclosed by sufficient lush vegetation to temper the stone surroundings of the village centre, this house spans two levels, topped with attic space which could be converted. It has two different entrances: one on the south side, isolated by its own patio off a little-used pedestrian street; and the other, with a semi-circular arch, opening east on to a no-through side road that leads to the church. The southern facade overlooking the patio was constructed from a harmonious mixture of shellstone and an ochre-coloured stone from Vers quarries, the very same that were used by the Romans for the construction of the neighbouring Pont-du-Gard; its facing reflects regular, plain, rectangular stone laid with staggered pointing. The shellstone on the northern facade, which borders the church, is bonded in a more rustic manner and covered with a yellow ochre-coloured rendering. The shady patio is planted with miscellaneous local, fragrant species such as jasmine, honeysuckle and saritea. As the hours pass, light and shade fight over the changing colours of this small area, once a modest courtyard and now a little, lush village garden, its plants pleasantly climbing the four walls protecting the house.

House Uzès (30)

In the French department of Gard, the listed Carthusian monastery of Valbonne and its growing estate founded in 1204. Taking up a small, 43 ha valley which constitutes its forest and vineyard, the Carthusian monastery of Valbonne is a vast property complex, the buildings of which are essentially grouped around 2 courtyards and 2 cloisters in accordance with their original purpose. Founded in 1203 but partially rebuilt and redesigned in the 17th century following the damage caused by the French Wars of Religion, modified and completed in line with its successive uses, the appearance of the monastery nevertheless still resembles its original contours. It was classified as a French historic monument in 1959 and 1974. Although its initial vocation as a place of worship and spirituality is now over, the farm estate has, however, been developed predominantly as a vineyard. At the same time, it is open to the general public for visits and is also part of a hotel and catering activity. History The occupation of what was until then a small, anonymous valley in the heart of a dense forest over one thousand years old began in the 11th century with the construction of a convent for Benedictine nuns. Our-Lady-of-Bondilhon, built in a forest and isolated, became unsafe and was abandoned at the end of the 12th century, having been occupied by the nuns for two centuries. The Bishop of Uzès of the time, Guilhem-de-Vénéjan, worrying about the Cathar heresy spreading amongst the estates belonging to the Count of Toulouse, appealed to the order of Carthusian monks and gave them permission to construct a new monastery in place of the deserted convent. The Order’s 41st house was thus founded on 10 February 1204. Having reclaimed and cleared the land, ten or so monks set up home there. This marshy valley, made fertile through the Carthusian monks’ work, then became “vallis bona” or Valbonne. Conflicts with the neighbouring priory of Saint-Pierre-de-Saint-Saturnin-du-Port in a first instance, followed by looting during the One Hundred Years War and, above all, devastation caused by the Wars of Religion did not spare the new Carthusian monastery. In 1585, it was destroyed, looted and burnt. Monks, sent from the head monastery, began rebuilding it as of 1593. The reconstruction of the Great Cloister and the Entrance Gateway was also started at this time. A new church was then built between 1770 and 1780. The French Revolution in 1789 put an end to the expansion of this community of Carthusian monks. The last father left Valbonne on 1 October 1790. Having become national property and deconsecrated as well as looted once again, Valbonne’s Carthusian monastery then fell into ruin. On 28 January 1836, Carthusian monks bought back the monastery. Restored and completed with new buildings, a community of monks following the Rule of Saint Bruno lived there until 1901. The abandoned building was once again bought at auction in 1926 by Pastor-Philadelphe-Delord who then founded a protestant association for helping victims of tropical diseases there; the ASVMT still owns the monastery.

Mas Uzès (30)

Overlooking the Duchy of Uzès and just a few minutes from all amenities, this traditional farmhouse has recently been lovingly restored, using quality materials, and it combines both character and modernity. The fully enclosed grounds of over 4,000m² feature a 12x6m swimming pool with a recently renovated gel-coat lining and automatic chlorine filtration system. In addition to mains water, a 45m deep borehole supplies the property with sufficient water all year round. The farmhouse has a total living area of 190m2 and offers considerable scope for further development. The superb anthracite aluminium double-glazed windows and the south-facing pergola highlight the stonework of the façade. The serene atmosphere that emanates as soon as you enter confirms the excellent restoration: the natural stone floors contrast with the luminosity of the rooms and a wide opening created with long metal beams between the kitchen and the dining room enlarges the volumes. The entrance hall features an antique fireplace and a vaulted ceiling dating from 1840. The kitchen was designed by a local craftsman and features a beautiful solid oak worktop. The living room and all the rooms on the ground floor open southwards through French windows onto a huge deactivated concrete terrace. There is an adjoining outbuilding on the same level as the lounge, comprising two rooms with a surface area of approx. 35 m² that could be used to extend the lounge and/or create an additional bedroom on one level. The night space, with its superb old doors, has 3 comfortable bedrooms. The first has an ensuite bathroom and toilet, with a surface area of around 30m². The other two bedrooms also have access to two further bathrooms and toilets. On the same level, there is an attic with sloping ceilings of approx. 30m² that could be converted, as well as a larger attic space on the second floor of approx. 60m². This space could be converted into two additional bedrooms. Laundry room and guest toilet. Restoration: the flooring, bathrooms and plumbing, electricity, insulation, heating, etc., as well as the septic tank, have all been completed within the last 3 years. A charming outbuilding housing 3 garages with a surface area of approx. 70m² has been finished with a double overhanging cornice and traditional tiling. There is also a slab at the north-west corner of the property's walls that could be made into a carport for several vehicles (approx. 4x9m). Town gas central heating.
