House Lectoure (32)

Proudly facing the snow-capped mountains from its hillside position, bathed with light throughout the year, and drenched with golden summer sunshine, this property is one of the most historical, and fascinating properties to be found in the heart of Lectoure. With two gardens, and terraces on two levels, this is a house of mystery, of nooks and crannies, and endless quiet corners in which to read or escape the world. Unique and magical, it is a hard task to describe, but allow us to accompany you into the ever surprising and unexpected world of this property. We enter the building from the heart of town and leave behind the bustle of village life, with the baker, grocer, wine-shop, and tea-rooms on our doorstep, and enter an ochre coloured external hallway redolent of a Spanish castell with a wrought iron gate protecting the entrance to the inner courtyard. Owned by the same family for over thirty years, this property has been a much-loved private home. Architecturally, it is an unusual and segmented property, at the heart of which sits an internal courtyard, from whence there rises a monumental staircase built in 1702. The property comprises two separate buildings one on each side of the courtyard. The north-facing façade overlooking Lectoure’s main high street and the south-facing façade, facing the Pyrenees. The North and South sections of the property are linked on ground floor, first floor and second floor levels by covered passageways with original wooden floors and ceilings. The property has traditionally been used as one single home but equally it could be used as individual apartments with a central communal area, or as luxury lettings : with five fully equipped appartements (each with kitchen and bathroom) and a top floor artist’s studio. The building comprises two appartements on the north side, three on the south side, and the artist’s studio on the top floor under the eaves. From the internal courtyard, where there is an old stone well, we descend a short flight of stone steps, pass beneath the south-facing building, and traverse an area where old stable doors currently provide storage for garden tools and dusty bottles of wine. The south-facing garden opens into an old stone outbuilding (currently used for parking) which in turn opens onto the rear street behind, providing valuable access to the gardens for works to the property or evacuation of garden rubbish. A private parking area in Lectoure is much cherished, and it is convenient to have an exit to the southern ramparts of town, especially during the summer months when on Mondays and Fridays the popular Lectoure markets are held and the main rue Nationale is blocked for vehicular access.

House with pool and terrace Lectoure (32)

Tucked away in a tranquil corner of Lectoure, with a large garden and pool, this property is within walking (or cycling) distance of the high street, with its many eclectic shops, restaurants and antique stores for which the town is now so well known. The property is in a quiet location, surrounded by its own parkland, although it should be noted that being situated on the outskirts of Lectoure some buildings of the industrial kind (quiet and obtrusive) can be discerned over the tree-tops. The view is predominantly of the garden itself and there are some impressive trees; including a majestic willow tree that graces the lawns. The property is clearly a product of the mid-century and as such is spacious and solid. The perfect home for a large family. The property is built on 2 levels : one on the garden and pool level. The other with access to a fabulous elevated terrasse. Property with pool Lectoure (32)

The approach to the property The property is hidden behind pretty stone walls, attractive wrought iron gates, and a canopy of mature trees, including some lovely mature Cyprus trees. The garden is full of roses and peonies and on the day of our visit is bursting with blossom. Beyond the pool and gardens, landscaped on two levels, our eyes are drawn across miles of countryside to the south. The vista from the property is lovely, from both the pretty gardens around the house and the valley beyond. The house : the ground floor The old wooden door, with its characterful “hand-shaped” door-knocker, opens onto a traditional Gascon hallway with a terracotta floor tile. The hallway runs the full length of the property. The kitchen With a door both to the main hallway and the side gardens and path to the pool, the kitchen is spacious enough to incorporate a dining-room table and chairs and also boasts a beautiful open fire-place, a characterful spot for a winter’s supper. The kitchen is divided into two area by a half wall, and has a pretty decorative chimney breast built with old terracotta tiles. The downstairs study/ bedroom/ WC A spacious area on the ground floor provides room for a downstairs study and bedroom, with a WC. The main reception room This pleasant symmetrical room has a pretty fireplace with a wood-burning stove and a lovely classical plasterwork surround. There are two spacious cupboards with shelves to each side of the fireplace. The floor is lain with terracotta tiles. The Dining-Room The dining room is of a similar size to the main reception room and also boasts a fireplace. In addition room houses a contemporary staircase to the first floor. The First Floor The first floor of the property provides a surprising amount of space. The first floor reception-room The stairway leads to an open plan area which is currently dressed with sofas and chairs and used as a games’ and reading room. This area has exposed oak beams running across the ceiling and has the “feel” of a cosy “den” or central communal space shared by the occupants of the other bedrooms. The first floor “cinema room” A doorway opens from the central reception area to a surprising space. There is evidence from the newly fitted (but not yet painted) plasterboard ceiling that there were plans to concert this room into a large master bedroom with a dressing-room at one end. (NB: “a change of usage” permit may be required to convert this area above the barn into extra bedrooms). Currently this room is used as a “home-cinema” room. The bedrooms Dotted around the central reception area of the first floor, there are three good-sized bedrooms. As this property was originally built in the style of a Chartreuse, the rooms have been added and built around exposed oak beams with low windows on ground floor level. The ambience in all three of these spacious rooms is one of cosy rusticity. The bathroom The upstairs bedrooms all share a family bathroom (with a bath-tub) and separate WC.

Castle Lectoure (32)

Constructed in the 15th century and redesigned in the 17th this sumptuous château was designed in the style of the Italian Renaissance. In the North of the Gers it is located a short drive away from the popular market towns of Lectoure, Fleurance and St Clar. Situated in a quiet location, down a tranquil country lane, and far from the main road, the property offers over 7 hectares of glorious parkland and an abundance of trees. The property is entirely private being both hedged and gated, with a small stream bordering the land at the bottom. The main body of the château comprises eight bedrooms, and a vast main reception/dining-room, and first floor library/reception-room. With a separate guest house. The flamboyant Italian-style first floor “loggia” – with its covered terrace and arcades overlooking the tranquil gardens is an absolute delight. With a paved pool area, 2 dovecotes, and a vast 170m2 hangar the garden is full of interest with a vast array of mature trees, roses and bushes and an orchard. This property provides a peaceful sanctuary from the world, in a location that is unique, being utterly private, and yet in the located heart of one of the most sought-after areas of SW France. Let’s look in more detail … The local area, the parkland, gardens, and outbuildings The drive by car to the property is as pleasant one. With easy access to the local market towns of Lectoure and Fleurance the property is tranquil yet easily accessible. The TGV line to Paris in Agen is under an hour away, and Toulouse international airport, just over an hour. As we leave the market towns behind, the countryside is rich and peaceful, with small country lanes cutting through emerald, green fields, where in the summer crops of sunflowers or wheat grow in an area fondly known as French Tuscany. If Gascony is the Tuscany of France, then this property offers all the joys of Renaissance Italy. Designed in pure Italian style, the property was built by a rich noble family in the 15th century. From the outside very little can be seen, as a thick natural hedge encircles the perimeter of the land. The entrance to the property is enclosed by two fine wrought-iron gates, both of which are in perfect keeping with the château and marking the entrance in style. The château is located at the end of a quiet lane that opens out onto fields, so one is not troubled by any passing traffic. The occasional hare or deer, perhaps. We enter from the side gate to the main entrance, with a view of a splendid pigeonnier or dovecote to our right. The pool nestles beside the first of the two dovecotes and is sheltered by rose-covered walls. There is a water-well with a decorative wrought iron frame on the top. Always ideal to have a source of water on the land, to keep the lovely gardens fresh and green; not forgetting the small river that runs along the bottom field. There are over seven hectares of land in total, ensuring utmost tranquility for anyone residing here. Of those seven hectares the land around the gardens, and the guest house, comprises an orchard (to the front of the guest house) neatly mown lawns, and mature trees. There is an ornamental row of topiary, and a small river at the bottom of the land. The gardens feel rich and bucolic. In an area known for its scorching hot summers, there is a freshness to the parkland, shaded by ancient boughs of the trees. The ambience here is one of lush greenery. As we turn around the chateau to the rear gardens, we catch our first glimpse of the fantastic loggia, a covered terrace with arches running the full length of the property which is purely Italian Renaissance in style; joyous and romantic with its impressive corner pavillions. The main master bedroom opens onto the loggia, offering a morning view over the gardens; a sure promise that one’s day will begin on a note of beauty and tranquility. The Chateau has a joie de vivre which one might not expect from a Medieval building. It is warm and welcoming from the outside with its mellow golden walls catching the last of the autumn sunshine. Let’s open the grand entrance door, and step inside… The main entrance to the chateau is paved in stone with a wooden staircase to the first floor. As one would expect the entrance is formal and is divided into two distinct sections with the original wooden front door at the entrance, and at the end of the hallway a second door, with the intelligent addition of a glass door that allows the light to flood into the hallway, in a way which is not traditionally medieval but certainly delightful for modern living, where one’s instinct is to let the sunshine in, and to keep the warmth inside. From the central hallway, we take a brief look at a large room which has not been restored for any other purpose than storage, but with a large opening at the far end, in a room which is interesting in so far as it is of similar size to the main reception room, and certainly offers possibilities for further development of the property’s habitable area, planning permissions permitting. The main reception/dining-room is a fantastic space for entertainment. With its quirky vaults the room is divided into two distinct sections. The first part of the room (from the central hallway) has a lovely stone fireplace where the family gather. The perfect place for a winter or Christmas gathering. The second part of the room is used as a dining-area. There are large windows to the gardens in both the reception and dining areas. At the far end of the room, a doorway leads into a tower area, with a pleasantly Medieval feel to it, where there is a downstairs cloakroom and lavatory. The kitchen sits a little way apart from the dining-room, for ease, and has recently been completely refurbished. This is a warm and inviting room, with ample space for a breakfast table, and tasteful modern units. From the kitchen a doorway opens onto the loggia. This utterly charming terrace offers views onto the gardens from between the arches and is a delightful place to sit in the shade on a scorching hot summer’s day. Upstairs There are two wings to the first floor, set from a central staircase. Two of the bathrooms are built into the quirky corner pavilion towers. The master bedroom and the study both open onto the charming loggia. From the master bedroom you can steal a view of the morning from between the arcades of the first-floor loggia, take coffee outside on a warm private terrace area, or fall back to sleep watching the light muslin curtains flutter between the arches. This is a room in which the imagination can take flight! Also on the first floor, there is a deliciously private library, which is provides a tranquil retreat from the downstairs reception-rooms. With its rows of bookshelves, and cinema area, this is a lovely private room, where the owners can escape when the house is full of guests. One of the upstairs bedrooms is currently used as a private study but could also be used as an extra bedroom. With a total of eight bedrooms and four bathrooms on the two upstairs wings of the house, we note that each room is blessed with high volumes, tall windows, far-reaching views and many period features which have been preserved. The current owners have carried out an extensive scheme of works since they first moved in, and a vast majority of all the rooms have been recently redecorated or refurbished. The kitchen is brand new. The oil fuel boiler has just been replaced and we have noted the clever installation of the thick glass doors on the lower level that ensure the spacious ground-floor living area is snug throughout the winter months. This property is now welcoming throughout all four seasons and is in an excellent state of repair. The gardens are also immaculate and must work has been carried out to regain parts of the plot that had become overgrown. The Guest House With two bedrooms, a central reception room/kitchen and bathroom, the guest house is set well apart from the house, by the orchard, and is a decided advantage to this property either for lettings or for family and friends. Safe & Secure The property is equipped with an alarm linked to a video surveillance system which detects all movement in the property.

House with terrace Lectoure (32)

In the heart of a sleepy village, on a shaded central square this stone house has a pleasing façade, with its sweet garden, neat stone wall and gate. The garden to the front of the main house is just the right size for a table and chairs, a terrace, a small lawn, some shrubs and flowers, and a jaunty tree! There is a small shed providing space for a few essential garden tools with all the extra storage space one could wish for in the large stone barn across the lane. The main house The front door opens directly onto a large reception room / kitchen which has been renovated in recent years. A black framed glass partition separates the entrance hall and the kitchen, and lends a contemporary Parisian « atelier » ambiance to the room. The white stone floor is stylish and marries well with the anthracite grey kitchen units and plum coloured rear wall. The kitchen is open-plan with the main reception-room, which has conserved its original central fireplace with stone pillars and ancient brick chimney breast. The fireplace has been fitted with a black wood-burning stove. The exposed stone walls and travertine stone floors ensure the room remains fresh, light and contemporary. The downstairs shower room, cloakroom and laundry room are accessible from the main reception-room via an internal hallway. We particularly like the old carved oak doors which have been recuperated and open onto the laundry room. A steep contemporary ladder-style staircase leads to the third bedroom which forms a mezzanine area above the rear hallway. Upstairs there is fantastic head height (there is a very tall armoire), place for a large double bed, and a small desk that sits in-front of a small window. The original wooden staircase to the first floor runs from the central reception room. Upstairs there are two vast double bedrooms, and a large bathroom with a shower with a separate toilet on this level. The bedrooms are generous in size and when the windows are wide open the rooms bathed with light and pretty views of the square. The Adjacent Barn This lovely old barn is several hundred years old and built from the finest stone. It sits a stones throw from the main house on the same village square. Currently used for storage the barn has two floors. Both the ground floor and the first floor have considerable head height. This building could (with appropriate planning permission) potentially be a second habitable space of considerable size. The agency has not yet made inquiries as to the viability of this project. As it stands, the barn is used for storage alone. There is a good sized strip of lawn to the front of the barn. To whom will this property appeal? This property is ideal as a holiday home, or for a couple or small family looking for an easy to maintain property in Gascony, with just enough garden space to enjoy the picturesque village location (utterly quiet and quaint!) without having to wrestle with an enormous amount of land. Please be aware that … The stairs to the 3rd rear bedroom are steep (ladder-style)and unsuitable for anyone with mobility issues. There are no shops or restaurants of any kind. Lectoure and Condom are a short drive from the property. A car is required for shopping. There are no public transportation links from the villlage.

Castle Montréal (32)

This sumptuous château is found in the heart of Gascony, in the rich and diverse Armagnac region, at an equal distance between Bordeaux and Toulouse (1h45). On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, once restored would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. Warm and inviting, majestic in size with a long table to welcome guests or for breakfast with views across the valley, this kitchen is the heart of the property and spacious enough to host a large gathering. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. Guests are provided with a backdrop view of the medieval ruins of the original château, and the pigeonnier or dovecote. A grand central island with spacious work surface place for big bowls of food prepared on the AGA. The rear kitchen/ scullery is also directly accessible from the garden and the main kitchen and is equipped with a traditional oven. This is an ideal space to be used by caterers serving food in the garden or interior. In the hallway on the other side of the kitchen a door with a beautiful sculptured wooden surround opens onto the laundry room. The First Floor : Bedrooms Opposite the courtyard entrance an impressive stone staircase turns upwards to the first floor, leading to a spacious landing and a second long hallway that runs above the ground floor hallway. All the bedrooms have parquet flooring. At the top of the landing to the right, two bedroom with ensuite shoer rooms and fitted wardrobes with decorative doors from old French armoirs. To the left of the landing there is a third ensuite bathroom with views to the south, and a long hallway leading to a vast parental suite which is one of the most spacious bedrooms and bathrooms we have yet to see in Gascony. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden.

This house has been in the same family for many years and as such has been added to over time. It has been lovingly restored by the current owner, who inherited the property from her family. The heart of this house is the open plan living room/kitchen. Here we find the large pellet burner that keeps the house cozy in the winter, and the fact that the kitchen is open means that you can cook and chat with friends or family at the same time. The kitchen is entirely fitted; it is relatively small but very practical and efficient. The lovely walled terrace is accessed from this room, and is completely private. This part of the house was originally a bakery with a bread oven on the terrace. A corridor leads off the living room – here the owner has cleverly incorporated some storage space under the staircase – and here we find a very practical ground floor bedroom with an adjoining shower room. This is ideal for visitors as it is completely private and separate from the main living area of the house. A reception area near the second front door gives access to the stairs leading up to the first floor. Upstairs there is a big open plan TV room which is the perfect place to relax with a book or watch a film. It has windows along one side and is very bright in the afternoons. The bathroom has a retro turquoise bathtub and hand basin. There is a separate WC next door. There are three bedrooms on this floor; the first is the smallest, but there is plenty of room for a double bed, and attractive views out the window. The second bedroom has a large attached dressing which could be converted to a private bathroom if desired. The last bedroom has double aspect windows and a large built-in closet. Terrace The sun-drenched terrace is a haven of peace and the perfect place to enjoy an alfresco meal or a drink at any time of the day. It has exposed stone walls on three sides and attractive tiled flooring. Surrounded by a stone wall, this space is accessible both from the house and from the lane that runs just behind it. The large stone garage with mezzanine is a real plus for this house. It has plenty of room to park a large car if desired, and of course there is storage space upstairs too. On a historical note, the garage is built against the original ramparts of the village! Our thoughts here at Bliss This property is a bit quirky, full of charm and surprisingly spacious. It has been lovingly restored and decorated and is in excellent condition. We love the location and the fact that there is no work to be done – it has all been done by the present owner. This house would make a charming main residence, but it could also make an ideal second home. The village is so pretty, it is a delight to just walk around and admire all the lovely public spaces and beautifully maintained houses. It has quite an international flavour too, as it has attracted residents from many parts of France and the world. Technical details 140 m² house 4 bedrooms, including one on ground floor Large stone garage (40 m²) Walled terrace Wood, double glazed windows Programmable pellet burner supplemented by recent electric radiators Septic tank Charming historic village

Where are we? This property is located in the beautiful countryside close to the market town of Condom, in an area renowned for its vines. The property sits in an elevated position with a stunning southerly view. There is one other neighbour to the rear, who is unobtrusive and sits behind our property to the north, so that our views to the south and west are entirely uninterrupted. Condom is approximately ten minutes by car and in the other direction there is easy access via lovely country lanes to Eauze - with its fabulous local market. Castera Verduzan and Valance-sur-Baise are also close at hand and both have shops and bakers. The airport of Toulouse is one hour forty minutes away and the TGV station in Agen just under an hour. The main house / the ground floor We enter the property directly into a spacious room, which must once have been the main kitchen. It has retained its original fireplace which is now fitted with a wood-burning stove. The property has terra-cotta style floor tiles and good high ceilings. There are two storage cupboards, two doors to the front terrace and access to the old wooden staircase to the first floor. Downstairs WC There is a downstairs WC and wash basin in a small hallway just off the main entrance. The two downstairs bedrooms On each side of the central hallway there are two very spacious double bedrooms both with ensuite shower-rooms. The first overlooks the front driveway, the second has a lovely view of the gardens and French doors to the terrace. The kitchen/ dining room This spacious and light-filled room occupies a central position in the property and with its tall ceiling and panoramic view through double French doors to the south, this room is flooded with light. The space is nicely divided between a dining-area, and the kitchen with a central island unit. The kitchen has lovely storage cupboards and in particular a wall of very practical cupboards so that everything is neatly tidied away (this is an extremely tidy house and the many useful cupboards throughout make this easier). This room has a terra-cotta style tiled floor. The rear kitchen There is a handy pantry area behind the kitchen which is generous in size and helps with the overflow from the main kitchen area. There is a fridge here. The main reception room The main reception is a fabulous room in the style of a barn conversion with lovely exposed ceiling beams and stone walls. There are two sets of double doors with a panoramic view to the south and a view to the west across the terrace to the hangar. This room has wooden a wooden floor, nicely aged in soft tones. At the far end there is a fireplace with a wood burning stove. This is a fabulous room for entertaining and the views are tremendous. The main house / the first floor We access the first floor via a small wooden staircase in the main entrance, and which appears to be original. The staircase leads to a generous first-floor landing. The first floor bedrooms There are three first floor bedrooms. The first is a master bedroom with an ensuite shower. This is a gorgeous room with three windows and an extremely comfortable amount of space in the bedroom. The views are lovely and of course there is lots of lovely sunlight. The second bedroom is a generously sized double bedroom, the third slightly smaller but also able to hold a double bed. There are handy storage cupboards in both rooms. These two bedrooms share a family bathroom with a big bath tub, sink and WC. The Gardens and Pool The gardens are well presented, but of course their finest feature is the view! The gardens to the south are reminiscent of a Roman hilltop, with what can only be called a panoramic or sweeping view which is very impressive. The pool area sits in the perfect position to enjoy the views - one can imagine swimming here « into » the view. There are terraces on all sides of the property with a hedged parking area to the front. The hangar ( « party space » ) An old farm hangar (open on four sides but with a roof) provides an excellent space under which to party or to dine in the shade. With easy access to the poolside and in the perfect position to enjoy the views.
