There's a house on Greenland Circle that doesn't quite know it's on Cape Cod. Or maybe it knows exactly what it is and just refuses to apologize for it. From the road it plays along with its neighbors — navy clapboards, white trim, a rambling roofline tucked back into the oaks and pines, among the kind of sophisticated, well-kept homes that don't usually go in for surprises. The kind of street where everyone's landscaping is done and nobody's is loud. Open the front door and that composure loosens, just a little, in the best way — a glass bubble chandelier greets you first, all curved glass and caught light, playful and elegant at once, nothing you'd expect from a house this size in a neighborhood this refined. It's a small, whimsical grace note in a very sophisticated setting, and somehow it recalibrates the whole house around it. Because what's behind that front door isn't formal, isn't trying to impress you room by room. It's one long, unbroken run of space — kitchen drifting into dining, dining opening into a great room that just keeps going, all of it floored in hardwood that holds the afternoon sun the way still water holds the sky. There's a stillness to this house that's Hard to name and harder to forget. The ceilings lift up and away overhead, and somehow that scale doesn't feel like distance — it feels like room to exhale. Nothing is fussy here. The palette stays quiet, the furnishings stay spare, and the effect is almost meditative, like the house found its center a long time ago and has been resting there ever since. For all its size, it never once feels loud. Enormous, and still somehow cozy — the kind of contradiction you have to stand inside to understand. Almost 3,000 square feet, and not one wall tells you where the living room ends and the dining room begins. It just flows — vaulted, bright, barely furnished on purpose, because this house doesn't need much dressed on top of it. The space is the statement. The sunroom off the back may be where that feeling lives most fully. Walls of windows, a vaulted ceiling with a single exposed beam, a plant or two hanging in the light, and a view out over a terraced stone wall and garden someone clearly loved into being. Sit there in the early morning, coffee in hand, and the whole house seems to go quiet around you. The closest thing to a held breath a room can offer. This isn't a house for someone chasing a formal dining room and a den. This is for the buyer who wants eclectic over traditional, who likes a home that goes on and on without ever feeling cold, who'd rather have one great room than four small ones with doors. And yet — for all that calm, this is a house that knows how to fill up. Spikes still on, cutting across the path from Dennis Pines. Sandy feet from Cold Storage that nobody bothered to rinse off before they came in. A cooler from the boat at Sesuit that somebody's already digging through, half-telling the story of the one that got away before the door's even shut behind them. This house was made for that kind of noise. Downstairs — and there's no real climb to get there, the garage feeds right in — you've got a whole second life to the house. A big family room, a fourth bedroom for guests who stay a while, and then a space that just refuses to be one thing. Craft room, office, home gym, library, playroom, bunk room for the grandkids — call it whatever your life needs it to be this year. It'll change with you. Out back, the new composite deck with its built-in gas grill sits just off the dining room, steps down to a patio and that same terraced garden — built for the nights when the spikes finally come off, the grill goes on, and everyone who fished, swam, or putted their way through the day ends up in the same place, together, unhurried. It's a hard house to describe, honestly — quiet and full at the same time, without ever seeming to choose between them. It feels like it packed up a piece of California and brought it home to East Dennis. You really j

In real estate, a CREAM PUFF is an especially attractive, exceptionally well-maintained home in pristine, move-in-ready condition—one that has been thoughtfully updated and needs little or nothing from its next owner. That describes 90 Lady Slipper Drive perfectly. This is the Cape house everyone says they want and almost never finds: bright, open, beautifully finished and so thoroughly renovated that it might as well be new construction. It works just as easily as a year-round home, a Cape escape, a comfortable place to downsize or the wonderfully low-maintenance house where weekends are spent at the beach—not working through a list of projects. The sellers renovated this to be their own forever home, and that makes all the difference. Walls came down, the rooms opened up and nearly everything was replaced or reimagined within the past two years—not for resale, but with the quality, care and planning that come from believing you will stay. The wide-open kitchen, dining and living area is now the shining heart of the house, with warm wood floors, a generous island, timeless cabinetry and all-new matching stainless appliances. The look is clean and modern with just a quiet nod to the nautical—neutral enough to appeal to almost anyone, yet with enough Cape character to remind you exactly where you are. Just beyond, the sunroom may steal the show. Wrapped in new windows beneath a vaulted shiplap ceiling, it is filled with light and opens directly to a beautiful paver patio made for morning coffee, summer cookouts and long evenings outdoors. The improvements reach far beyond what you can see: new windows, roof and gutters, central air, kitchen and appliances, bath, interior doors, moldings, front door and porch, washer and dryer, oil tank, irrigation, landscaping and shed, plus a repointed chimney. Even the driveway was dressed up with a handsome cobblestone apron to welcome you home. New sod installation underway, and freshly cut and mulched beds complete the transformation from the street to the back patio. A large, dry basement provides abundant storage and plenty of possibilities, while the one-car garage adds everyday convenience. The furnishings may also be available, making it possible to walk in, unpack and live just as you see it. There are houses that are technically move-in ready, and then there are houses where every detail has been thoughtfully chosen and beautifully finished. This is the latter. Fresh, easy, polished and seldom found anywhere near this price point, 90 Lady Slipper Drive is a true cream puff. You may have to take a number for this one.

This is the kind of Cape house made for flip-flops by the door, beach towels over the deck railing and the familiar scent of sunscreen after a day by the water. Come home from the beach, light the grill and gather everyone together for an easy dinner, card games, laughter and long evenings that spill outside. When the day is over, guests can settle into the two first-floor bedrooms while the owners retreat upstairs to a private primary suite—close enough to be together, but with genuine separation when everyone needs a little space. Built as the original model home for this rarely available South Dennis neighborhood and held by the same family for many years, the house has an unexpectedly open, modern feel. Cathedral ceilings soar above the kitchen, dining and living areas, creating one large gathering space centered around a fireplace. There are no walls separating the main living areas, so whether someone is cooking, setting the table or relaxing by the fire, everyone remains part of the conversation. Sliders open to a spacious deck overlooking the wooded backyard, extending the living space outdoors for cookouts, morning coffee and summer evenings. Set well back from the road on a large corner lot, the property has a neighbor on only one side and woods behind it, providing a surprising amount of privacy. The walkout basement offers tremendous potential for a future family room, game room, home gym or additional overflow space. The neighborhood itself is quiet, established and wonderfully central, with distinctive custom homes, protected open space and only two roads that lead nowhere else. Most people do not even realize it is here, and homes rarely become available. Johnny Kelley Park, walking trails, golf, pickleball, Follins Pond, Kelly's Bay and Mayfair Boatyard are nearby, with easy access to both north- and south-side beaches. With replacement windows, an attached garage, outdoor shower and freshly sodded front lawn, 4 Asack Drive is a sweet, comfortable Cape ready for its next family—and its next chapter.

You won't see it from the road. The drone almost missed it too — 48 Black Flats Road sits so far back under the trees that it barely shows up from above, until the trees open up and there's nearly two acres in front of you, Cape Cod Bay flashing beyond the marsh toward Mayflower and Bay View. But the real reason to know this address has never been about square footage. This corner of Dennis grew up around one family's businesses — Roses Italian restaurant, Thelma's gift shop, mini-golf, and a handful of little cottages for rent — and for generations, everything here revolved around them. A lot of us were chambermaids at some point, cleaning cottages between guests. It was the kind of place where everybody knew your name — you didn't have to be related, you just became part of the summer family. Most of those landmarks are gone now, but they're still very much alive in people's hearts. It's hard to find anyone who grew up around here who doesn't have a memory tied to this stretch of Dennis — or who hasn't discovered, years later, that the house they live in now was once one of those cottages. A lot of us still have some small treasure from Thelma's, bought with our own money, tucked away in a memory box somewhere. This is a special neighborhood, and 48 Black Flats sat right in the middle of all of it. Owning almost two acres here means carrying a piece of that Dennis folklore forward. The house itself: a solid 1972 Garrison Colonial, about 2,100 square feet, four bedrooms, good-sized rooms, a real fireplace, mudroom, laundry, traditional layout. Roof, windows, and systems are all original and all working — it hasn't been renovated, but it's been cared for. Move in as-is, rent it out for a strong summer income, or take a big, solid house on nearly two private acres and make it your own. Nearly two acres across two parcels, a long driveway that keeps you completely tucked away from the road, and a wide clearing around the house with room for a pool, gardens, whatever you're picturing. The beach is about six-tenths of a mile away as the crow flies — a bit longer on foot following the drive out, an easy bike ride any summer morning. The house needs some updating. The story behind it doesn't A few practical notes: town water, R-60 zoning, and part of the property sits in FEMA Flood Zone AE — buyers should do their own due diligence on insurance, septic, and zoning.

Funny how we never know we're living the good old days until they've slipped away. Those endless Cape Cod summers when the days began with a walk on the flats and ended only when everyone finally came inside. When the house was always full, the screen door never stopped slamming, and no one thought twice about one more cousin at the table or another sleeping bag tucked wherever there was room. Mornings turned into beach days almost without a plan. PB&Js were lined up across the counter, coolers packed, bicycles abandoned in the clamshell driveway and everyone headed down the road carrying far too much. Hours disappeared out on the flats, where the tide uncovered a new world every day and children came home with buckets full of shells, hermit crabs and treasures only they understood. The towels went on the line, bathing suits never quite lost their salt, and the outdoor shower was worth waiting your turn for. Late afternoons had their own rhythm. Fish caught that day were cleaned on the old stone out back. Corn needed shucking, peas from Grandpa's garden needed shelling, and somewhere in the background was the ballgame, the hum of the lawnmower, mothers laughing and children still squeezing every last minute out of the day. Then came the cowbell from the back porch. Dinner. Another chair was pulled up. Stories were told that everyone had heard a hundred times and somehow still wanted to hear again. Later came the old puzzles, the Monopoly games that never seemed to end and the same deck of cards with the same bent corners. Nobody called it making memories, it was our summertime. And all these years later, we would give almost anything for one more of those days. Perhaps that is why 2 Bay View Road tugs at you. Hidden among the pines in the Bayview Beach enclave of Dennis Village is something increasingly rare: more than an acre of private land, a home built for gathering, and at the end of the road, the boardwalk to beautiful Bayview Beach. There is a moment when you come through the trees and the property reveals itself--lawn and hydrangeas, shade and sunshine, and that wonderful sense of being tucked away from the world even though the beach is only steps away. It doesn't take much imagination to see summer unfolding here. Bare feet across the grass. Beach chairs left wherever somebody dropped them. Towels over the line. A cold drink under the covered patio after a long day in the sun. Children racing to be first into the outdoor shower. Someone announcing that friends are coming for dinner and someone else answering, "We'll make room." Because that is what this place has always done. The grandparents built this Cape some twenty years ago for a family that needed room to gather, spill over and stay awhile. Four bedrooms, two and a half baths, wonderful spaces inside and out, garages for all the things summer seems to accumulate--and enough land around it to breathe. But those are simply the particulars. The real luxury here may be what happens at the end of the road. You wander down with your chair and book, cross the boardwalk and come through the dunes to that first glimpse of Cape Cod Bay. At low tide, the flats stretch so far you swear you could walk forever. You find the breeze, drop your chair and stay longer than you intended, because there is nowhere else you particularly need to be. Eventually, the tide turns. The cooler is lighter, the buckets are heavier, everyone is sandy and tired and happy, and you gather the whole mess together and head back home... On foot... From Bayview Beach. That was once an ordinary part of summer in these little Dennis neighborhoods. Cottages nestled beneath the pines, generations of families nearby, children wandering back and forth, houses overflowing with company and nobody caring very much whether there was sand on the floor. It isn't ordinary anymore. The secret got out. Those little beach roads were discovered, old cottages disappeared, lots were divided, and Cape Cod changed. Bea

Outside, enjoy expansive decks, a screened porch, beautifully landscaped grounds, a 3-car garage, private dock on Long Pond, and exclusive access to a beautiful private sandy beach on Sheep Pond. Ideally located near Cape Cod Bay beaches, Chatham, and the Cape Cod Rail Trail, this is a rare opportunity to own one of Cape Cod's premier waterfront properties.
