House with garden and terrace Hereford (United Kingdom)

Situated on the edge of Haywood Forest, the original dwelling was designed as a picturesque gamekeeper's cottage around 1800 for the old Belmont House estate. Its architect, known to have designed other buildings for the estate, is believed to have been John Nash, whose most famous Georgian buildings are the Blaise Hamlet near Bristol, Regent Street and ultimately Buckingham Palace in London. That original cottage was first extended in the late twentieth century and more extensively in the early 2000's. However, the current owners are responsible for the complete remodelling and decoration of the exquisite interiors and the addition of a handsome, secluded home office with gym and sauna, set within the immediate grounds. As you enter the main property, you are greeted by a welcoming and spacious hallway, with staircase to the first floor, a cloakroom with W.C and wash basin and a home office with desk and storage space.Turning left off the entrance hall is a generous and beautifully presented drawing room, with windows to front and rear aspect allowing light to fill the room. There is an inset woodburning stove, French doors leading out to the rear patio and a lovely view over fields to the rear.Turning right from the entrance hall, you enter a magnificent open plan kitchen-dining-snug room with light coloured travertine stone flooring throughout. This spacious and thoughtfully designed space is idea for socialising, with a high-quality kitchen complete with a central island-breakfast bar and a range of fitted appliances to include; combi microwave/steamer/oven, double oven, 6 ring induction hob, undercounter fridge and dishwasher, double sink and all finished with attractive granite worktops. There is a dining area with vaulted ceiling and a pleasant outlook over the front garden, as well as a snug area ideal for relaxing in the evenings. The laundry room is accessed directly from the kitchen-snug area, and provides further storage units, space and plumbing for washing machine and tumble dryer, sink, up-right fridge and separate freezer, along with a considerable pantry. Further to the hallway is a cloakroom with W.C, wash basin and granite worktop, as well as a home office with space for a desk and storage.A staircase leads from the entrance hall to the first floor landing, which is in itself a lovely bright, open space with wonderful panoramic views and plenty of storage space with numerous in built cupboards. The principal bedroom suite is perhaps one of the most appealing aspects of the property, boasting an large walk-out balcony which takes in those awe-inspiring views, and offers a perfect place to enjoy a morning cup of coffee. The en-suite has been tastefully upgraded by the current owners, and is designed with Carrara marble tops and tiling with a large shower enclosure, bath and double sink. The dressing room is spacious, with fitted wardrobes, and could easily be repurposed as a fourth bedroom or nursery if desired. To the opposite end of the first floor are two further double bedrooms, one of which enjoys those same wonderful rear views, with another overlooking the beautiful manicured front gardens, both served by a three piece travertine tiled family bathroom. Attached cottageIn addition to the main house, Forest Lodge includes a charming one-bedroom attached cottage. This self-contained unit is perfect for guests or extended family, and having it's own entrance and garden area, offers opportunities for income. The lounge features a splendid high vaulted ceiling which adds to the sense of space and grandeur. The cottage also features a well-appointed shower room and modern kitchen with countryside views, ensuring comfort and privacy for its occupants. Further garden space could easily be apportioned to the annexe if desired.Set within five acres in total, Forest Lodge enjoys immaculately manicured formal gardens, with beautifully kept lawns and well planted beds, as well as a range of specimen trees and seating areas. To the rear of the house is a particularly special area, with a large paved patio and a decking area, placed strategically to make the most of the east facing views over fields of yellow and green towards Dinedor Hill and as far as the Malvern Hills. Further along from the house, a gate leads into a glade with mature trees, which leads down to a fantastic enclosed kitchen garden, with enough large established beds and a greenhouse to allow for a degree of (if not total) self-sufficiency. Continuing form here you enter a lovely orchard with a range of fruit trees, and several acres of paddock ideal for grazing or for transformation into a wildflower meadow. To the front of the property is a gated driveway, which leads to a parking area with space for numerous vehicles. The current owners have created an exceptional detached office suite, designed to emulate the character of the house, which includes a sauna & gym room. This space provides an excellent opportunity for those working from home or in need of a creative studio, offering a quiet and inspiring environment away from the main house. There is an array of outbuildings that include a detached double garage, steel framed barn, open fronted stone wood store, stables and potting shed. The whole property benefits from ultra-fast fibre broadband to the door.W3W///flagpole.fans.pulsing

We couldn’t believe it when we viewed Brookford Lodge and it was everything we’d been looking for and more!”    Can you recall the moment you knew it was “the one”?“The moment we drove through the gates I was optimistic. It was such a unique design and such a private house yet in the heart of a pretty village. When I stepped inside, the high ceilings made it feel spacious and airy. It felt so homely I was literally picturing our furniture in each room. It was definitely ‘the one!’.”Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part?“Brookford Lodge has grown and adapted with us over the years, allowing us to easily embrace each new stage of life and occasion. The kitchen has been the heart of our family home, and it made perfect sense to add a playroom off the kitchen when the children were young, which became a great place for them to invite friends as they grew older. As the girls became teens, they took over the entire top floor, so they had their own space and privacy. What was once the nursery became a guest bedroom with en-suite for friends and family.”Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality?“When we moved in, the garden was just a field. It’s been wonderful over the years to see how it’s grown and matured. The woodland area provides a fabulous habitat for birds and hedgehogs. We added a small patio near the pond, which captures the morning sun and is the perfect place for breakfast, and the BBQ area is great for gatherings with family and friends.”Is there a particular feature or detail that holds special meaning for you?“The hot tub has been a great addition to the garden. Sitting, chatting to friends and watching the sun set has been fun. But watching my toddlers learning to swim is a particularly special memory for me.For my husband, the office and studio having its own entrance, separate from the house has been invaluable for working from home.”Which spaces do you find yourself gravitating to most, and why?“Our open plan kitchen is where we have spent most of our time as a family. When entertaining and preparing food, it’s easy to stay involved in the conversation. With the games room just off the kitchen, the children could play and still be connected.”How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old?“I love all of the windows at Brookford Lodge - it is such a light and bright home, with many of the rooms having dual aspect. The garden faces south, so from daybreak until dusk, all the rooms are flooded with light. Sitting on the decking, listening to the birds and looking down the garden always feels special. It’s like being on holiday every day!”What time of year does the property feel most magical, and why?“All of the seasons here have their own special meaning. We love the bluebells that carpet the woodland area to mark the start of Spring. Summer is fabulous; the patio area is a sun trap, so we’re outside a lot, on the decking area or in the hot-tub! In Autumn and Winter we light log fires in the fire-pit and cook chilli and jacket potatoes, especially for bonfire night. Perhaps the most magical of all is Christmas. The living flame fire flickers in the sitting room. We always have a large Christmas tree from the local Christmas tree farm in Threapwood, and the whole family gathers to celebrate!”For families, what do you feel makes this such a wonderful place to raise children?“Worthenbury is a very safe and friendly village. Halloween is a special time in the village, where most of the neighbours are happy to welcome the door to door ‘trick or treaters’. At Christmas, the local farmers organise a ‘Tractor-Run’ where they decorate their tractors and drive through Worthenbury and other local villages in convoy, collecting donations for charity. The village hall has pizza and wine and the whole village turns out in support. There is a play park in the village, with a small cycle track where our children learnt to ride their bikes. There are also some great schools – Malpas has the Alport primary school and Bishops Heber secondary. Abbey Gate College is a short drive and there is a local school bus to The Kings School or The Queen’s school for girls in Chester. The garden is great to explore and is enclosed on all sides. We kept chickens, geese and had ducks on the pond. There are some great walks around our local area, down winding country paths.”How would you describe the lifestyle on offer?“I’d say it’s a perfect mix of peace, tranquillity and everything a countryside location has to offer, combined with easy connectivity to schools, the city and transport links.”Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here?“There are lots of fabulous country pubs, but we love the ‘The Boat’ at Erbistock, such a pretty 17th century inn set beside the river Dee. It is tucked away and it took us a while to discover it!  The ‘Lost Barn’ in Tilston is fabulous for coffee and breakfast. We are also members of Carden Park which is  just a 20 minute drive away and has a world class spa and golf club, great gym facilities and a lovely swimming pool.”What about local events or venues for entertaining family and friends?“Bangor-on-Dee racecourse is a 10 minute drive from Worthenbury and is a great day out. Alderford Lake is also local and has a wonderful café, lots of water-based activities all year round and several festivals. My husband enjoys mountain biking with friends in Llandegla.”Can you share a remarkable or meaningful moment that truly sums up your time in this home?“Bringing my first-born home and showing her around the house, and in a flash, marking high-school graduation with Pre-Prom parties in the Garden under a Marquee with champagne flowing. It’s been a blast!”What do you think the next owners will fall in love with most?“Brookford Lodge is such an adaptable house, the next owners will be able to make their home anything they want it to be. The flexibility to have multi-generational living, a family home or an exceptional house to entertain in, Brookford Lodge has it all.For anyone who loves peace and privacy and is looking for a countryside lifestyle yet with all the advantages of the proximity to lots of amenities, look no further!”As you prepare to move on, what will you miss most and what will you take with you in your memories?“We will both miss the garden and especially the birdsong, the local area and the friends we have made. Brookford Lodge has managed to adapt to everything we have needed with room to spare! This house has been the backdrop for the story of our lives. We hope the next owners love it as much as we have.”Additional Information Services: Mains electricity and water. Private drainage.
