House with pool and garden Wirral (United Kingdom)

A remarkable Grade II Listed country estate of exceptional character, set within approximately 22 acres of private grounds in one of the Wirral’s most sought after locations. A HOME OF DISTINCTION, HISTORY AND RARE PRESENCE There are homes that impress through sheer scale, and then there are homes that leave a lasting impression through something far more difficult to create; atmosphere, provenance and soul. Hidden discreetly within approximately 22 acres of beautifully arranged grounds and approached via a sweeping, private driveway through rolling paddocks, Stanacres is a truly remarkable Neo-Gothic manor house of exceptional architectural significance. Built between 1849 and 1851 for Anglesey timber merchant Owen Jones and designed by celebrated architect Charles Verelst, this substantial Grade II Listed residence extends to almost 8,000 sq ft and represents a rare opportunity to acquire a home where history, lifestyle and modern family living sit in complete harmony. Beyond its striking façade and architectural detailing lies a home that has evolved through generations, one that has welcomed merchants, ship owners and notable residents through its doors and played host to remarkable moments over almost two centuries. Today, Stanacres remains every inch the grand country residence it was intended to be, while providing the warmth, flexibility and practicality demanded by contemporary life. A MAGNIFICENT ARRIVAL The journey to Stanacres is an experience in itself. A long private drive winds gracefully through approximately eleven acres of front paddocks where horses graze peacefully and wildlife regularly appears along the route including hares, pheasants, ducks, geese and buzzards among them. Anticipation builds until the house finally reveals itself amongst its mature landscape. Arriving home here feels entirely removed from everyday life. The sense of privacy is extraordinary, yet despite this seclusion, Thornton Hough village and excellent transport links remain only moments away. ARCHITECTURE DESIGNED TO INSPIRE Stepping through the impressive entrance immediately reveals the craftsmanship and detail that define Stanacres. The scale is captivating. Soaring ceilings, intricate detailing, remarkable proportions and beautifully preserved original features create an immediate sense of grandeur. The stencilled emblem of the Port of Liverpool coat of arms above the staircase remain as a subtle reminder of the home’s fascinating origins and its connection to Liverpool’s maritime heritage. Throughout the house, period character has been thoughtfully preserved and enhanced through extensive restoration works undertaken by the current owners, ensuring that the property’s heritage remains intact while allowing it to function effortlessly as a modern, family home. ELEGANT SPACES FOR LIVING AND ENTERTAINING Stanacres was clearly designed as a house for entertaining and celebration. The principal reception rooms are exceptional in both scale and atmosphere. The formal drawing room is particularly breathtaking, with parquet flooring, a marble fireplace and magnificent French doors opening directly onto the gardens. In warmer months the outside landscape appears to spill effortlessly indoors, while in winter the open fire creates a wonderfully intimate atmosphere. The sitting room offers a more relaxed setting with a log burner and stunning full height windows framing uninterrupted views across the lawns and lake beyond. The formal dining room provides perhaps the greatest sense of occasion of all. Beneath an extraordinary ceiling, this is a room that feels destined for celebrations, family gatherings and unforgettable dinner parties. THE HEART OF THE HOME The kitchen retains a wonderful sense of authenticity and proportion. At its centre sits the traditional AGA, surrounded by bespoke cabinetry and generous preparation space, creating a room perfectly suited to both family life and larger scale entertaining. Overlooking the courtyard and former stables beyond, the space offers exciting future potential should a purchaser wish to further evolve or enlarge the kitchen arrangement. A separate utility and preparation room further enhances practicality and supports the seamless flow expected of a home of this calibre. ACCOMMODATION OF REMARKABLE SCALE AND FLEXIBILITY Across the upper floors, Stanacres continues to impress. The principal suite is exceptional, featuring a luxurious ensuite with underfloor heating, twin basins, a rolltop bath and spectacular views stretching across the estate. In total there are eight generous double bedrooms, six benefiting from ensuite facilities, along with dressing rooms and additional flexible accommodation spaces. Original fireplaces, elevated views and architectural detailing continue throughout. The upper floor provides enormous versatility and could easily accommodate guest suites, independent living arrangements, home offices, creative studios and an extensive range of family requirements. EXTRAORDINARY POTENTIAL BELOW Beneath the house lies a remarkable lower ground floor spanning almost the full footprint of the property. Historically used as workshops, wine stores, offices, game larders, an original ice room and storage areas, this vast space presents an exceptional opportunity for future owners. A private wellness suite, gymnasium, cinema room, contemporary wine cellar or further leisure facilities could all be incorporated while complementing the home’s historic fabric. LANDSCAPED GROUNDS OF NATIONAL SIGNIFICANCE The gardens and grounds at Stanacres are every bit as remarkable as the house itself. Designed by renowned landscape architect Edward Kemp, whose work on Birkenhead Park famously influenced the design of New York’s Central Park, the grounds themselves form part of the property’s extraordinary story. Extending to approximately twenty two acres overall, the estate includes approximately five acres of formal gardens surrounding the house and a magnificent private 1.5 acre lake. Paddocks and grazing complete the grounds and a stone gazebo and entertaining area, former stables and outbuilding are the perfect compliment. The grounds have become a natural sanctuary rich with wildlife. Spring in particular transforms the estate into something almost magical. Rhododendrons burst into colour, ducklings and goslings arrive on the lake, owlets emerge among the trees and the landscape awakens with extraordinary life. For equestrian buyers particularly, the neighbouring Olympic standard facilities create an exceptionally compelling lifestyle opportunity. Equally, the land offers scope for a variety of country pursuits and leisure interests. A VILLAGE LIFESTYLE THAT IS DIFFICULT TO REPLICATE Thornton Hough remains one of The Wirral’s most desirable villages and has retained the quintessential character that makes it so sought after. Picture postcard cottages, excellent pubs, highly regarded schooling and wonderful countryside walks create an exceptional lifestyle environment. The award winning spa and dining facilities at Thornton Hall Hotel sit nearby, alongside restaurants, cafés, golf facilities, equestrian amenities and the renowned village community itself. Despite the wonderfully rural feel, excellent connectivity places Liverpool, Chester, Manchester, North Wales and the motorway network all within convenient reach. A RARE OPPORTUNITY TO BECOME PART OF ITS STORY Stanacres is far more than a substantial country house. It is a home that has hosted remarkable lives and extraordinary memories; from merchants and polo players to private performances by world renowned musicians. Yet despite nearly two centuries of history, there remains an unmistakable sense that the story here is still unfolding. For its next custodians, the opportunity is not simply to acquire a magnificent residence but to become part of its legacy. VENDOR INSIGHT – STANACRES When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Having lived in suburban properties all of our lives, even though we had a lovely 5 bedroom Victorian property in half an acre, we were looking for something “different”. When we saw Stanacres with its striking Gothic architecture, grand rooms with intricate detailing and its own lake all in a rural setting but just a few miles away, we knew we’d found something special.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Over time you get used to the impressive, high ceilings and huge doors and windows, the expansive lawns, the lake and the seclusion of being nestled in the countryside. You just come to think of it as home. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away?  “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. By the time you reach the house there are usually some horses observing you break their tranquillity as you arrive home and have a sense of pride and awe that you actually live here.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. Since then, Stanacres is shown to have had many notable residents including ship owners, wine merchants and seed merchants many of whom had an extensive staff of gardeners, grooms, butlers, footmen, maids, cooks, nurses, coachmen and stockmen. Stanacres also featured in Pevsner & Hubbard’s Cheshire Volume of The Buildings of England. The work undertaken during our time at Stanacres has been to help bring it back to its impressive best.” Is there a particular feature or detail that holds special meaning for you? “One specific feature that holds great memories for us is the stone gazebo as part of the walled garden overlooking the lawn and lake. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The leaves sprout on the trees, the Rhododendrons burst into flower and before you know it there’s ducklings and baby moorhens on the lake, goslings on the field, fledgling owlets fluttering over the lawn, herons nesting on one of the islands, woodpecker chicks chirping for food from the nest in the chestnut tree and many more species of birds nesting than I would care to try and name. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside. That said, as our sons (supposedly) reach adulthood and move away, it is time for us to move on from a special place that has been part of a wonderful phase in our lives and allow Stanacres to give to someone else what it has given to us.” Additional Information  Services: Mains electricity and water. With fabulous views in every direction, the impeccable accommodation offers a large entrance porch, a wide entrance hall being open to the dining hall and further along, a double height staircase hall. The reception rooms include an elegant drawing room and a handsome study, as well as an extensive and sociable open plan living kitchen, incorporating a family room and day room which is used for casual dining. This area leads into a Vale Garden conservatory. Completing the ground floor are a cloakroom, generous laundry room, boot room, rear hallway and a very useful back porch, separating the kitchen from outside. The first floor has a wrap-around gallery landing and principal bedroom with dressing room and bathroom. There are two further ensuite bedrooms and a fourth bedroom has sole use of a large house bathroom. A fifth bedroom is currently used as part of a guest suite with its own sitting room and shower room. There are cellars, a charming courtyard with outhouses, a gated drive, excellent parking and a double detached garage with separate store. Landscaped gardens and terracing surround the house with considerate and generous planting to create year round colour and interest; they provide an immensely private setting, amenity and a haven for wildlife. An exceptional location between Kirkby Lonsdale and Kendal with good access to both the M6 motorway and Oxenholme station on the main west coast line. This property is private and peaceful yet not isolated. Whilst it gives the impression of being deep in the countryside, it is actually a very convenient location without having to navigate twisting, narrow country lanes. Location Friarsfield is in a stand-alone position, set back from the B6254 which connects the Cumbrian market towns of Kirkby Lonsdale in one direction and Oxenholme train station and Kendal, in the other. Although, in the Cumbrian South Lakeland area, Kirkby Lonsdale is part of the Lune Valley and in the Yorkshire Dales National Park. Kirkby Lonsdale, named as one of the best places to live in the UK by the Sunday Times for 2025, is a charming market town with historical significance and a strong sense of community. Friarsfield is also a short drive away from the Lake District National Park. It has the best of all worlds, tucked away discreetly on a country lane unaffected by the hustle and bustle of the tourism that is nearby. The Yorkshire Dales and nearby Lake District make the perfect location for those wanting to embrace the outdoors or simply enjoy the tranquil scenery and fresh air. A short drive and one day you could be taking a steamboat cruise on Ullswater, marvelling at the breathtaking scenery, the next, you could be exploring the Dales with its beautiful undulating valleys, splendid waterfalls, caves and a multitude of quaint and characterful towns and villages. Whether you’re a walker, runner, cyclist or watersports enthusiast, you will thoroughly enjoy these idyllic surroundings. However, there is no need to take the car out at all; there is an abundance of walks on country lanes, bridle paths and public footpaths through fields. These are of varying lengths from the very doorstep of Friarsfield. A maze of roads and lanes locally also provide safe cycling for miles in every direction. For day-to-day requirements, you have a choice. Kirkby Lonsdale has a comprehensive range of local amenities and is home to an array of independent retailers and services, with a wide selection of places for refreshment. There is also a Post Office, doctor and dental surgeries and a branch of the regional supermarket, Booths. Alternatively, there is the country town of Sedbergh nearby; apart from being an official book town, it has a range of local services. Larger than both is Kendal, the gateway town to the Lakes, with a wider range of shops, services and facilities including a Marks and Spencer store with a large food hall and all major supermarkets as well as a hospital. All three towns host weekly markets and there are many farm shops and artisan retailers in the area. It’s hard not to fall in love with this delightful part of the world. The owners only came for a year or two and are still here 33 years later! Setting the scene Friarsfield is one of the most comfortable and impressive family houses in this area. It’s big, but not too big as to be unmanageable and onerous to run, with a layout that is exceptionally practical yet stylish. All the rooms have at least a dual aspect, the quality of natural light is therefore particularly striking. There are fabulous views to be enjoyed throughout the property. With meticulous attention to detail, Friarsfield was extensively upgraded when purchased by the owners in 2007. It wasn’t renovated to sell on but to be lived in as a family home. The structure was taken back to basics with every element undergoing renewal or overhaul; the layout was extended and modified sympathetically to create space, light and a better flow between rooms. The conservatory, porches and ensuites were added and the former Coach House cleverly linked to the house, so that it may be occupied as one, or operate as a suite for guests or multi-generational living. The property has been extremely well maintained over the years since its modification, ensuring that potential buyers know exactly what they are purchasing. A carefully chosen team of craftsmen and contractors were appointed to fulfil exacting requirements when it came to fixtures and fittings. These included English Hardwood Design Limited who built the bespoke hand painted solid wood kitchen and dayroom furniture, oak fittings in the laundry room as well as the fitted furniture in two of the bedrooms. Cabinet makers, Lancaster Woodcraft made the fine bookcase in the drawing room and the comprehensive storage in the charming principal dressing room. Bathroom fittings include Imperial and Duravit. Whilst keeping with its original features in almost all respects, technology has brought further luxury and convenience to the property: programmable Smart lighting and surround sound was installed by Majik House to create the perfect ambiance whatever the occasion. The house also has a security alarm and an intercom fitted to the electric entrance gates. CCTV and effective floodlighting also ensure a high level of security and privacy for the property. There are open fires in the principal rooms including a Chesney surround and grate in the drawing room and a bespoke handcrafted limestone fireplace with Chesney grate in the dining hall. The study has a decorative fireplace, and original cast iron fireplaces have been restored in two of the bedrooms and the house bathroom. The family area has a Scandinavian, high output wood burner and there is a wood burning effect gas stove in the guest sitting room. There is a place for everything, thoughtful storage provision has been a major consideration throughout the property, both in terms of internal fitted cabinets and by the addition of the various outbuildings. Two of the bedrooms have the original Victorian wardrobes. The beautiful, and also ultra-functional, laundry room is exceptional in this regard. There is also a loft area, accessible from a pull down ladder in one of the bedrooms. Flowing throughout, the unifying decoration is a calm, consistent canvas of natural shades and soft blues (Paint and Picture Library). There is a soft elegance to the overall presentation, high quality fabrics have been used for blinds, curtains and upholstered window seats including material from Colefax and Fowler, Designers Guild, Osborne & Little, Lewis & Wood, Ralph Lauren, Zoffany and Manuel Canovas. Complimenting these are curtain poles, several of which are from either Designers Guild or McCormick-Weeks. The floors throughout the property are either solid oak flooring both parquet and boarded or natural stone. They are quietly luxurious, easy to maintain and create a fluid connection between rooms. The grand tour Every room has an extremely pleasant outlook, a constant changing delight for the residents as the views profoundly affect the interior. A large entrance porch offers plenty of room to welcome guests as a stunning stain glassed inner front door opens into a wide hall which runs centrally. To the left, are the handsome study and refined, elegant drawing room; to the right, the dining hall. This is a versatile area that could easily be altered to work as a further sitting room, with a seated bay window overlooking the picturesque courtyard and an open fireplace for cosiness in winter. Continue to a spacious, light filled rear hallway where you will find a vast window stretching across two floors. There is a coats and luggage storage cupboard, seating and an impressive staircase. This area brings an airiness and contemporary feel to this period home. Sociable and family friendly style comes to the fore in the gorgeous living kitchen. An expanse of space incorporates a well-equipped kitchen, light filled dayroom, and cosy yet generous family seating area. There are double doors opening to the conservatory where the views are incredible. The French doors in both the dayroom and conservatory encourage spilling out on to the terraces. A combination of underfloor heating and made to measure ceiling blinds ensure that the conservatory is a room for all year round. From the kitchen a passageway looking out to the fields and courtyard leads to the outstanding laundry room, guest cloakroom, shower room and extensively fitted boot room. Stairs rise to a sitting room and guest bedroom where French windows and a Juliette balcony provide a delightful east facing aspect overlooking the courtyard and the tapestry of fields beyond. Moving back to the primary staircase and the voluminous hall with fantastic natural light, we proceed to the generous landing areas which lead to four spacious double bedrooms, three of which have ensuite facilities, with the fourth enjoying sole use of the large, stunning house bathroom. The principal bedroom suite is a show stopper; a large room with space for relaxed seating, a double height bedroom with ceiling rising into the trussed roof space, a private south facing balcony with stunning views and a gracious, curved staircase to a comprehensively fitted dressing room and a high end, elegantly appointed bathroom. The second and third bedrooms both have ensuite shower rooms and a range of fitted furniture comprising wardrobe, drawers, bookcase and a dressing table or desk. They are dual aspect with window seats. The fourth double bedroom has the original cast iron fireplace and built-in Victorian wardrobe. It is also dual aspect with a window seat and has use of the impressive ‘marble’ bathroom situated opposite, so named because of the floor and wall tiles and wash basin console. The last word in luxury, there is not only a large rainfall shower, but a roll top bath positioned to command a wonderful south facing view down the valley. Step outside Upon arrival, electric gates flanked by the original stone pillars are set back from the lane and open to a large block paved area with ample space for parking and turning. There is a double detached garage with mezzanine level and an adjoining bike/garden machinery store. To the rear is a covered log store. A short flight of original stone steps leads up to the front door and a sandstone flagged path which then extends into an extensive terrace that wraps around three sides of the house. Floral borders line the terrace, brimming with lavender, roses, nepeta, hydrangeas, camelias and many more traditional garden favourites, together with scented climbers. The terrace garden is both colourful and fragrant and offers a choice of private places for outdoor garden furniture for dining and relaxation. The south facing views are of the gardens and the patchwork of fields beyond. The gardens, like the house, have been designed for easy maintenance. They are a delight; it will feel like you live in your own parkland. Friarsfield has seen many hide-and-seek and croquet games over the years and there have been a few marquees for celebrations, a family wedding and charity event. Wisteria framed stone steps lead from the terrace to the main garden lying to the south and east of the house. Lawned, there are mature trees and rhododendrons throughout the grounds and framing distant views. The established well-stocked planted islands introduce a wide variety of seasonal structure and colour. A large circular formal pond with fountain, in keeping with the period of the house, not only adds a focal point but provides the soothing sound of cascading water. There is a woodland area bordering a well maintained beck with its seasonal wildflowers. Beyond the lawn, parkland fencing separates the paddock currently used as an orchard and relaxation area. The paddock attracts lots of wildlife; there are regular sightings of hares, deer, hedgehogs and woodpeckers. A delightful arbour makes a sheltered spot for seating and is positioned to capture a view of the quaint church with the gently rolling fells in the background. Those considering growing their own fruit and vegetables will find the raised beds of interest, as well as the orchard. There is lots of space for new horticultural ventures if desired. The enclosed private rear courtyard is laid with cobbles and flags with planted borders and climbing roses. This beautiful late Georgian Vicarage built in 1803 to serve the parish church of St Paul’s nearby (itself built in 1672) is situated in Witherslack, a small village in the Winster Valley within the southern boundary of the Lake District National Park. The Old Vicarage is an impressive and elegant property, rich in character and historic charm and has been substantially and lovingly upgraded by the current owners into a stunning country home with all the comforts for modern living whilst maintaining its elegant character. The property is approached through double gates off the quiet country lane into a driveway, which can accommodate a total of ten cars and serves a newly built three bay garage. A magnificent Cedar of Lebanon greets you on arrival. The property excels in space for family life and entertaining, having a fabulous kitchen area opening into a large garden room with six additional reception rooms yet despite its size the house flows beautifully. The first floor accommodates six bedrooms, two bathrooms and three ensuites plus an additional bedroom currently with bunk beds for smaller children. The second floor above the recent annex provides a TV lounge and hobby room, plus has the best view in the property with a triple aspect over the Winster Valley, a perfect opportunity to turn into an independent dwelling for a family relative if so desired. The property enjoys direct access straight from the side gate onto the footpath up Yewbarrow, the immediately adjacent hill, which leads onto the famous Whitbarrow Scar home of resident peregrine falcons. This walk, passing initially through ancient woodland, provides stunning views north over southern Lakeland to the higher fells and south over the Kent Estuary with wonderful sunsets in a peaceful and quiet environment. Location Witherslack, situated on the west side of the Winster Valley, is a delightful village enjoying the scenic beauty of Yewbarrow and Whitbarrow Scar on its doorstep and surrounded by traditional Lakeland farms. There is a pub (The Derby Arms), a primary school, a community shop and a village hall. The Earl of Derby’s family, some of whom still live in the village, have maintained a large estate in Witherslack which has helped preserve the traditional character of life in the village and due to their support, there is a well known thriving artistic and craft community at the Halecat centre. There are a number of arts and crafts exhibitions each year, which are well respected and attended.  Besides the walks around the area cycling is a very popular local activity for its scenic routes and quiet roads. There is bird life in abundance with resident Peregrine Falcons and nearby on Foulshaw Moss a pair of breeding Ospreys. Along with Witherslack there are the villages of Winster, Crook, Crosthwaite, Brigsteer and Underbarrow, all connected by a network of lanes, bridleways and footpaths. There are also good road connections to Bowness, Windermere, Ambleside, Grasmere and Hawkshead for trips out. The neighbouring area of Cartmel, Sizergh Castle (NT) and Levens Hall are great to visit. Cartmel Races are held four times a year and it is a very popular racecourse. There are numerous country pubs, which are excellent, and there are two Michelin Star restaurants L’Enclume in Cartmel and Heft in Newton (which is only ten minutes away). The nearest larger towns are Kendal and Windermere, which have busy high streets, a great selection of places for brunch and lunch, dinner and drinks as well as commercial and professional services. The major supermarkets are well represented. Closer to the village are the seaside town of Grange over Sands with its mile long promenade and the 12th century priory village of Cartmel, both worth visiting. Very much a food lover’s paradise, Cartmel has a selection of fine restaurants and artisan food shops. Vendor insight: “It is a beautiful part of the Lake District charmingly rural but close to modern amenities. Witherslack has a very open, friendly and supportive community which is most welcoming to newcomers and there is plenty to do.” Step inside An entrance porch from the Arts and Crafts period welcomes visitors and once you enter through the impressive Georgian front door an elegant and fascinating house awaits you and must be seen to experience the joy of a Georgian property adapted to modern living. Six reception rooms await you. A study, drawing room, sitting room, formal dining room, a kitchen extended into a garden room and a family dining room. This may seem daunting, but it is a delight and flows from the moment you enter. The large study greets you with views over the garden and fitted bookcases which create a quiet working atmosphere. The drawing room exudes elegance with French windows to the terrace and garden beyond. A log burner is ready for colder months, and this room is always a welcoming delight. The hall opens into a central reception and this area has been opened to adapt to modern living. The central hall has become a music room and it opens into a generous sitting room overlooking the green and the church beyond. A log burner sits in the old fireplace – a delightful room for use in the evenings. Off this hallway there is also an elegant sunny formal dining room which is a delight for intimate dining. Then enter the hub of the house - the impressive kitchen and garden room over fifty five feet in length. The vendors built extensions to each end of this room and it has enhanced the property enormously. The kitchen, designed by John Elliott of York, comprises solid painted wood units that have been designed to ensure everything has a place. Two centre islands clad in leathered granite provide wonderful working space. The kitchen works superbly for two people or a household of family and friends. One end of the kitchen is a breakfast, washing up and coffee making zone and then other the cook’s domain. The electric four door AGA takes pride of place with a leathered granite splashback. The other appliances include 2 Neff Circotherm ovens, a Neff steam oven, a Neff microwave, a Neff induction hob, two Fisher and Paykel fridge freezers and two Quooker taps one for each sink. The delight of this kitchen is the open view through the garden room to the large terrace and beautiful garden. The cook will never be deserted as the garden room is excellent for family and guests to gather and enjoy the beauty of this house inside and out. It has a modern log burner and underfloor central heating. The two large sliding doors open the room up to the terrace and the outside dining area. At the other end of the kitchen move to the family dining room where sliding doors overlook the dining terrace and the garden beyond. A full wall of bookshelves containing cookery books add to the ambience. House with garden and terrace Newport Pagnell (United Kingdom)

Property walk through The entrance door opens to a magnificent reception hall from where an elite Victorian staircase spirals upwards to a galleried landing located under a beautiful domed ceiling with decorative mouldings. Intricate ceiling mouldings are a theme throughout the property as are the many rooms affixed with dado and picture rails. Most rooms also retain the original shuttering to the windows. The drawing room is found at the front of the property with delightful views over rolling countryside through the full height windows whilst additionally there are “French doors” which open to an extensive and sunny paved terrace fronting the south facing formal garden. Similarly, the library which is a favourite room of the owners, enjoys the same countryside views. Both rooms have an open fireplace. The drawing room is so generously proportioned and looks towards the formal garden. This is a marvellous room where the family can happily congregate. There is a welcoming fireplace housing a wood burning stove which spreads supplementary warmth on colder evenings. Opposite is the dining room though these rooms can be interchanged if preferred. The dining room also has a fireplace. A cloakroom is located adjacent. The kitchen/breakfast/family room straddles the absolute width of the house at the rear. For obvious reasons this again is a favoured room in the house. This room, as a whole, exudes comfort and a warming ambience having the kitchen to one end and the sitting area to the other. The sitting area encircles a stone fireplace which houses a highly efficient wood burning stove. The bespoke kitchen furniture is coloured in a mellow cream and incorporates a double oven “Rangemaster” cooker with a six ring halogen hob. The kitchen looks into the courtyard garden. Adjacent is a flagstone floored utility room whilst a cloakroom completes the ground floor accommodation. Lower ground floor Steps lead down from a rear hall to an amalgam of cellars created by 16 brick divisions. There are three main areas, one as a wine cellar. First floor The first floor is served by a principal and a secondary staircase rising to a part galleried landing with doors off to all seven bedrooms, family bathroom, family shower room and a cloakroom. Six of the bedrooms are double bedrooms with one single room. The Master bedroom is quite simply vast and enjoys an en suite bathroom and dressing area. All the bedrooms have high ceilings and large windows typical of their era. External points of note Outbuildings The outbuildings are interesting and varied and serve the present owners in providing a bike store, log store, potting shed, Gymnasium, Workshop, 2 store rooms, garaging and a large shed to accommodate various items of garden machinery including the ride on mower. Ancillary accommodation The former stable block, set apart from the main dwelling, has undergone a tasteful conversion into two self contained cottages ideally suited for staff, dependant relatives or perhaps as a letting opportunity. Each unit has one bedroom. The Grounds From the village High Street a wooden gate opens to a gravel driveway which sweeps round to the right following a path between mature hedging and a wrought iron fence. Behind the wrought iron fence is an area of mature woodland evidencing specimen hardwood trees. The gravel drive extends around to the front of The Old Rectory where parking is freely available. From its elevated position The Old Rectory can take in an unrivalled vista over lush open countryside, green fields as far as the eye can see. From the front of The Old Rectory looking to a lower level witness the new Savannah tennis court recently installed by En Tout Cas. Set within a tree lined enclave, it is an absolute picture, beautifully sheltered, sunny with some forgiving shaded areas. A wonderful facility to enjoy in ones leisure time. The grounds further encompass the aforementioned formal lawn and walled kitchen garden where can be found a former gardeners cottage, now a store and a greenhouse. The kitchen garden has various fruit trees, a fishpond, fruit cages and raised beds. Beyond these areas is an arboretum with many specimen trees, non native to these shores. Planted in the year 2000 this woodland has matured nicely and has a wildlife pond to one corner. Thereafter we reach the grass paddock extending to some 2.69 acres, again somewhat elevated and enjoying countryside views. The paddock has a post and rail fence. Location Location Information – North Crawley has a village shop, two public houses and a first school. Secondary education is available at Ousedale schools in Newport Pagnell and Olney, or there are the highly regarded Harpur Trust schools in Bedford which is a mere 13 miles distant. Major rail links to London and the North are available from Bedford and Milton Keynes main line rail stations with Motorway access to the M1 available 3 miles distant at Junction 14. House with terrace Deal (United Kingdom)

We fell in love with the house the minute we walked into the lovely large living space some 39 years ago and have enjoyed living in this lovely family home ever since. While we have been here we have modernised the whole place including recently updating the bathrooms and kitchen. It will be a real wrench to leave and we will cherish the memories of our time here but we feel it is time to downsize. Kingsdown is a charming fishing village with a golf club, a long seafront, a general store, post office, butcher/deli and three pubs including the dog friendly Zetland Arms as well as the Kings Arms with its speciality nights. You can drive or cycle along the lower road parallel to the seafront to Upper and Lower Walmer with shops and restaurants along the Strand but, being close to the countryside, we have the best of all worlds. The mainline station at Walmer, with its high speed train that can whisk you to London in an hour and 20 minutes, is particularly useful for commuters or if you want a day out in Town. Dover and the Channel Tunnel are within easy reach for a trip to the Continent, while the charming seaside town of Deal is quite close by with its wonderful shops, seafront, eateries and Saturday market. If you feel energetic, the Tides swimming pool complex is not far away while, for golfing aficionadas, as well as the Kingsdown and Walmer golf club, Deal includes the Royal Cinque Ports club but, if you want to go slightly further afield, there is also the championship courses in Sandwich. If sailing is your interest there is the Downs Sailing Club with its clubhouse along the Strand in Walmer. There are a number of good primary schools in the area including the Outstanding Kingsdown and Ringwould and Warden House in Deal, while Dover, Canterbury and Sandwich offer excellent grammar school facilities with top class private schools in Dover, Canterbury and Ramsgate.

Built in 1580, it is one of those exceptionally rare homes that feels extraordinary at first glance: rich in history, full of character and imbued with a warmth that cannot be manufactured. Despite its distinguished heritage, it has always felt wonderfully easy to live in. Behind its handsome façade lies a private sanctuary where the outside world melts away and the peaceful garden feels a million miles from everyday life. What truly set Bell House apart for us was this remarkable combination of tranquillity and convenience. Within minutes, we could reach the A1, the A14 and Huntingdon station, making connections effortless without compromising the calm of village life. Over the years, we have carefully enhanced the house with enormous respect for its heritage. The roof has been completely renewed, original wooden floors and pamment tiles lovingly restored, fireplaces reopened and a former cowshed transformed into a beautifully appointed guest suite. Every improvement has been guided by longevity, comfort and a desire to preserve the soul of the house. The interior were thoughtfully designed by well-known interior designers Joanne Lindsay and Jane Keisner. Bell House has witnessed the happiest chapters of our family life. Our children spent carefree summers picking fruit from the garden, sleeping in the treehouse, racing along a zip wire through the orchard and cycling through the village ford. The garden itself is magical: sun-filled from morning until dusk, with magnificent sunsets and spaces equally suited to quiet reflection or lively gatherings. Entertaining here has always been effortless. Intimate candlelit dinners have stretched long into the night, while fundraising events and celebrations for over a hundred guests have flowed seamlessly through the four reception rooms. Yet, when the house is quiet, our favourite retreat remains the principal bedroom and dressing room: indulgent, comforting and utterly peaceful. “Bell House doesn’t seek to impress; it charms everyone who walks through the door.” offering history, warmth and a setting in which memories are made and treasured for generations. The ground floor provides a highly adaptable arrangement, combining expansive open-plan living with well-proportioned bedroom accommodation. To the rear, a generous reception room / kitchen spans the width of the house, forming the social heart of the property. The kitchen is arranged in an L-shaped configuration with integrated appliances, streamlined cabinetry and marble-effect splashbacks, creating a contemporary and practical workspace. The dining and seating areas flow naturally from the kitchen, while wide-format glazed doors open directly onto the garden, establishing a strong connection between interior and exterior and allowing excellent natural light throughout the space. Two further reception rooms and a bedroom are positioned on this level. To the front, a substantial bay-fronted room offers impressive proportions and flexibility of use, whether as a principal ground floor bedroom or an additional reception room. An additional reception space sits adjacent to the entrance hall and is served by a separate family bathroom accessed from the corridor. A bedroom is located toward the rear of the plan and benefits from its own en-suite bathroom, providing privacy and independence. This thoughtful configuration allows the ground floor to function comfortably for multi-generational living, guest accommodation or adaptable family use. On the first floor, the accommodation is arranged around a central landing. To the right-hand side sits a well-proportioned double bedroom which benefits from its own en-suite shower room, providing a self-contained suite ideal for guests or older children. The en-suite is finished in a contemporary style with large-format marble-effect tiling, matte black fittings and a wall-mounted vanity, creating a clean and cohesive aesthetic. Adjacent to this room, and accessed separately from the landing, is the principal family bathroom, similarly appointed with modern sanitaryware, a full-sized bath with overhead shower and coordinated finishes, creating a practical and well-balanced layout for the remaining bedrooms on this level. To the left of the landing are two further double bedrooms, including a particularly generous front-facing room set within the bay, and a second double positioned behind. Both rooms are comfortably sized and benefit from good natural light through large windows. The interiors maintain a consistent contemporary finish, with light wood-effect flooring, crisp white walls and recessed ceiling lighting contributing to a bright, neutral backdrop suited to a variety of furnishing styles. The consistent layout across the floor lends itself well to multi-occupancy, guest accommodation or home working, depending on requirements. On the second floor, there is a further substantial bedroom set within the roofline with the overall footprint generous and highly usable. This upper-level room offers a sense of privacy away from the main family bedrooms below and would work equally well as a principal suite alternative, guest bedroom, studio or dedicated home office. The elevated position and broad windows enhance natural light, while the continued neutral palette and clean-lined finish ensure continuity of design throughout the house. The rear garden is directly accessed from the open-plan kitchen and reception space via wide bi-folding doors, creating a seamless connection between inside and out. A paved terrace runs across the rear elevation of the house, providing a practical and low-maintenance area for outdoor dining and entertaining, with ample space for seating and barbecuing. Beyond, the garden is principally laid to lawn and enclosed by newly installed timber fencing, offering both privacy and a clean, contemporary backdrop. The proportions allow for flexible use, whether as a family garden, play space or landscaped retreat, while the open aspect to the rear ensures a bright and airy feel throughout the day. The Area Hill Close is conveniently positioned within easy reach of the open green expanses of Gladstone Park, offering 86 acres of landscaped parkland, sports facilities and far-reaching views across London. The property is also well placed for the everyday amenities of Cricklewood Broadway and the Edgware Road, where a variety of independent shops, cafés, supermarkets and local services can be found. Transport connections are strong, with Cricklewood and the recently opened Brent Cross West stations (both Thameslink) providing direct services into London St Pancras International in approximately 12–15 minutes, together with wider links across the capital. A number of bus routes operate locally, enhancing connectivity to surrounding areas including Brent Cross and Golders Green. VIEWINGS - By appointment only with Fine & Country – West Hampstead.
