Commanding an elevated setting with superb views of Lake Windermere, this architect designed detached home was built in 1955 in a traditional Lakeland style. When the present owners were looking for a family home in the Lakes in 2013 they set out to create and transform the house into their dream home. With new joinery installed throughout the house in 2014, the property now offers well-proportioned rooms providing a double garage, an ensuite double bedroom with utility space and access to a spacious undercroft. On the first floor there is a lounge with large contemporary balcony off, a dining kitchen with conservatory, a further three bedrooms and two bathrooms. Primarily Ghyllside had the one thing that all Lake District residents crave – a view of Lake Windermere, and here it is even better, as different parts of the same room capture a different angle of this super vista! To see the masts on the yachts gently bob in the breeze on their moorings or sail elegantly past is really rather wonderful, especially if you happen to be sat on the balcony or at the top of the garden at the time. The ribbon of low lying mist on an autumnal morning is a lovely sight to behold with your morning brew as you contemplate the day ahead. Light, bright and contemporary was just what the owners wanted and is undoubtedly what this home is. Internally the house has been given a uniform look with fabulous joinery fitted (bespoke oak staircase, room and cupboard oak doors, skirting boards and architraves) fitted throughout, plus a great use of natural materials with the inclusion of a feature Brazillian slate wall as you head up the staircase plus, rustic oak and bamboo European flooring in most of the rooms. Additionally, modern kitchen and bathroom fittings were installed. Outside, the gardens have been landscaped to provide cleverly positioned seating areas and easy to maintain planting. All in all, Ghyllside is recommended for those seeking contemporary good looks, comfortable living, beautifully maintained gardens, an accessible location and a fantastic view of Lake Windermere. All within 1 acre of grounds. Location Location is paramount when it comes to choosing your perfect property and Ghyllside is fortunate as it not only has an enviable location but enjoys an equally choice setting too. Whilst there are nearby neighbours, there are generous gardens and established planting between the houses ensuring no compromise on privacy. Both Ghyllside and the surrounding gardens enjoy spectacular views of Lake Windermere and the verdant slopes of Claife Heights and the mountains beyond. Almost equidistant between Bowness on Windermere and Newby Bridge, this is an extremely accessible location and convenient to reach either from Newby Bridge (and therefore from the M6) or Windermere direction. The position is perfectly suited for those looking to enjoy the best of the Lake District life whilst still benefiting from all that a quiet residential area has to offer. Located just off, and elevated above the A592, it’s easy to find and ideal for enjoying all the great amenities that Bowness on Windermere has, including numerous cafes, bars and restaurants, the cinema, a theatre and plenty of galleries and shops. For water sports enthusiasts, there are a choice of marinas, numerous activities to enjoy and regular sailing events whether as a participant or a spectator. For those with hills in mind, the Wainwrights are all around and there are also some super walks right from the doorstep. Ambleside, Grasmere, Hawkshead and Coniston are all within comfortable reach for day trips and if a greater choice of shops is needed then the Cumbrian market towns of Kendal and Ulverston are just over 10 miles away in opposite directions. If schooling is a priority, then there are a good selection of primary, state and independent schools in Windermere making this the perfect option for a main family residence. For day-to-day needs, there are branches of Tesco and Co-op in Bowness itself and in Windermere you’ll find Booths and a Sainsbury’s Local. J36 is your nearest access to the M6 and if travelling by train you can hop on the branch line at Windermere or go straight to Oxenholme on the main West Coast Line. You’re really in the center of things here, Ghyllside offers a wonderful opportunity to explore and enjoy! Step inside The front door opens to an attractive entrance hall with Kirkstone green slate stone flooring and access to a double ensuite bedroom and internal access to the double garage. The ensuite bedroom (currently used as a guest bedroom) includes a convenient utility/boot and drying room, and an ensuite bathroom comprising of bath with Mira shower over, WC and washbasin, heated towel rail and fully tiled walls and flooring. Plus, a door to the spacious undercroft including the household economic oil fired Grant boiler and additional storage space. Across the hallway is the internal access to the excellent double garage with electric up and over door, plumbing for washing machine and tumble dryer, ample storage space and shelved walls, plus a versatile store cupboard. Moving up to the first floor via the bespoke European rustic oak and glass staircase you approach the heart of the home, the open plan dining kitchen. The kitchen includes contemporary wall and base units with Granite worktops, rustic oak European flooring, Stoves oven and grill, Stoves induction hob with extractor over and stainless steel sink with detachable hose. Adjacent to the kitchen is the living and dining area enjoying a convenient ACR wood burning stove, and is the perfect place for a morning coffee or chilled sundowner as you watch the sun set over Claife Heights on the far side of the lake. This open plan area also leads to a bright and airy conservatory with additional seating and access to the rear garden. Continuing along the hallway is the living room presenting a large open fireplace with Lakeland stone surround and slate hearth, Bamboo wooden flooring and French patio doors leading to a seated balcony with steel frame, stainless steel and glass balustrade which again, looks out to the stunning Lake Windermere views. Heading back into the hallway you approach the household shower room comprising of laminate flooring and tiled walls, WC, washbasin with vanity unit, walk in rainfall shower and wall mounted mirror with lighting. A superb addition to this home is the expansive loft space. Currently half is utilised as a games room, perfect for entertaining the family and guests with exposed wooden floor and half-paneled walls, and the other half is used for copious amounts of storage and is insulated and fully boarded out. Overall, Ghyllside would make a welcoming home, perfect for any family. Step outside Pull in off Newby Bridge Road and the entrance is shared with the adjoining house, High Ghyll. Continue up to Ghyllside’s long private drive which has ample parking space for 5+ cars and leads to the attached double garage and another detached single garage. Both garages have power and light with internal shelving and storage. The double garage also benefits from a large storage area adjoining the undercroft, an internal door leading to the main accommodation, and an electric up and over door. It is quite possibly the gardens that set this lovely home apart from all others – surrounding the house to all sides, they are an absolute delight. Well stocked and carefully tended they provide colour and interest throughout the seasons with a vibrant show of colour in the spring and summer months, especially when the Acer trees in the center of the garden are in full leaf and the extensive Rhododendron beds are in full bloom. There is also a small orchard with apple, pear and plum and cherry trees, and an adjacent 10’x8’ Eden greenhouse with water butts. This has been a wonderful holiday home for us for the past 10 years. There is nothing better than arriving here on a Friday evening after a busy week and being able to relax and enjoy the views. We are just across the road from steps down to the fantastic Blue Flag West Bay and in the summer months we spend as much time enjoying the beach as possible. During our time here we have update and extended the property to create the amazing home you see today, which is just ready for new owners to walk into and not have to do anything except install their furniture. We also designed it to be very low maintenance and is very much a ‘lock up and go’ house if you want it as a holiday home, but it can equally well be a very special permanent home for a large family revelling in the location. Westgate is a lovely seaside town and the station is within easy walking distance with the fast train to London taking just over an hour and a half. Westgate is also a very friendly community with a village like atmosphere. It has some charming and individual shops including a unique parade of individual canopied shops and cafes as well as an excellent and inexpensive cinema, a golf course and some very good restaurants in the vicinity including the Michelin recommended Quince. The Blue Flag beaches at West Bay and St Mildreds are wonderful for walking the dogs in the winter and swimming in the summer and, if you enjoy cycling, there are a number of excellent routes including part or all of the 32 mile stretch of coastline from Ramsgate to Reculver via the Viking Coastal Trail. There are also two very good secondary schools in the area as well as a number of well-respected primary schools with grammar and private schools available in Broadstairs, Ramsgate and Canterbury. Road links are very good with access to the Thanet Way for Canterbury and London while, for more in depth retail therapy and entertainment, there is the Westwood Cross shopping centre with its plethora of high street stores and restaurants, casino and bingo hall.

With a rich history, this enchanting Grade II Listed manor is peacefully situated, offering splendid south facing views over the rolling Devon hills. The main house features six bedrooms, including three generously sized suites, along with an additional substantial four bedroom detached barn conversion. Set within three acres of parkland, the property exudes grandeur and presents a wealth of versatile living and income opportunities. Blagdon Manor is a Grade II Listed home dating back to the Tudor period, with significant later additions from the Georgian era. Featured in the Domesday Book, it stands as one of the most important residences in the historic West Devon parish of Ashwater. Today, this property would suit those seeking a luxurious lifestyle, with the added benefit of approximately three acres of delightful parkland gardens surrounding the home, from which fine views towards Ashwater can be enjoyed. The residence exudes elegance, architectural flair, and charm, and offers a wealth of character alongside many modern comforts, including outstanding bespoke oak cabinetry. A large four bedroom detached barn, located across the courtyard, also boasts considerable character. It has previously been used as holiday accommodation, generating valuable income, and enjoys its own level and enclosed garden space. Our clients have lived at Blagdon for around eight years, during which time they have carefully and meticulously transformed it from a boutique hotel and restaurant retreat into a superb private residence. This transformation is now virtually complete, allowing incoming purchasers the opportunity to add their own final touches. Regardless, the quality of this property should not be underestimated. It is being sold ready for immediate occupation, with no onward chain. The property is accessed at several points around its perimeter. The formal entrance on the eastern side leads into an inviting hallway, featuring an impressive original slate floor that immediately sets a refined tone. The main sitting room is both bright and welcoming, with dual aspect windows, including a bay and a large sash window, offering lovely views over the grounds. A striking polished marble fireplace with an inset wood burning stove creates a beautiful focal point. Built-in cupboards provide additional storage. Adjacent to this room is a large home office. It features an extensive array of built-in cabinetry, with shelving, storage and a desk, along with the original functioning safe. This room is ideal for remote working and has space for more desks or workstations if needed. The formal dining room adds further charm, with wooden flooring, a dado rail and a feature fireplace that includes a substantial wooden lintel and a carved stone dated 1683. Planning consent is already in place to reconfigure this room into a new kitchen, which would transform it into a light and spacious central hub. The conservatory wraps around the east and south elevations of the house and is currently used as a gym and sitting room. As a conservatory has been here for many years, it is highly likely the local authority would support an application for a replacement structure as it doesn’t form part of the listing. The existing kitchen is fitted with stainless steel units, an electric oven, dishwasher, induction hob, two sinks and a powerful extractor hood. This space has potential to be converted into a gym, studio or leisure area if the kitchen is relocated. In the historic west wing of the house, two further reception rooms provide both atmosphere and character. The sitting room features a superb slate floor, an inglenook stone fireplace with an inset wood burning stove, a window seat, huge original hand crafted beams and an historic slate scald creamery. Bespoke oak carpentry includes built-in shelving, cupboards and radiator covers. The sitting room flows into the dual aspect library, which houses two large bookcases, fitted cupboards, and a traditional stone fireplace with a clome oven. French doors open directly to the garden, bringing in natural light and providing easy access to the outdoors. This wing also benefits from its own entrance with porch and a newly fitted kitchen with integrated appliances including an electric oven, induction hob, microwave and dishwasher. Stylish display cabinets and a quality work surface complete the space. As this part of the house is self-contained yet connected, it is ideal for extended family, holiday letting, guests or those looking for independent living within a larger home. The property also includes a dedicated cinema room with tiered seating, sound conditioning, lighting design, 4k projection and 7.1 surround sound provided by a very high spec active/passive behind the screen speaker system. AV equipment and seating to be included at the guide price. Completing the ground floor are a walk in pantry with cooling system, a utility room, two separate WC’s a workshop and a lobby with extensive storage. Two staircases lead to the first floor. The principal staircase is of generous proportions with two half landings, an elegant feature that leads to an extensive landing and six en-suite bedrooms. The first three bedrooms are particularly spacious. Each is beautifully presented with super king size beds and enjoys wonderful views over the gardens and surrounding grounds. The impressive master suite has a combined floorspace of over 580 sqft comprising a lobby, dressing room, bathroom, walk-in shoe store, and very generous main bedroom which is dual aspect with far reaching views over the Devon countryside. A bold use of colour, beautiful built in wardrobes and WiFi controlled lighting design combined with its location in the eastern wing of the house create a uniquely private and luxurious retreat for the owners of the manor. Each bedroom is individually styled, tastefully decorated and full of charm. Many of the high quality beds, mattresses and furnishings are recent purchases and may potentially be available by separate negotiation. The property has been redecorated throughout using premium paints from brands such as Zoffany and Benjamin Moore. Newly fitted carpets unify the house while allowing each room or suite its own distinctive style and character. Many of the shutters remain in working condition, and the house is warmed by oil fired central heating with recently fitted boiler. Blagdon Manor Barn Tucked just a few steps from the covered cobbled courtyard of the main house, across a private exterior courtyard, Blagdon Manor Barn offers a rare opportunity to own a piece of history - beautifully restored for modern living, yet rich in character. With its picturesque, wisteria clad, stone façade and centuries old origins, the barn immediately captures the imagination. Whether you’re looking for a high quality holiday let, a guesthouse for visiting family, or simply an inspiring retreat to enjoy yourself, this versatile space delivers on every level. Inside, the barn impresses with a bright, open plan layout that feels both sociable and serene. The main living area is nothing short of stunning, featuring a soaring vaulted ceiling that floods the space with natural light. A dramatic floor-to-ceiling brick fireplace with inset wood burning stove anchors the lounge, creating a cosy yet elegant atmosphere with direct access to the front courtyard. The spacious dining area comfortably accommodates a ten seat dining table and opens directly onto the garden via French doors - perfect for entertaining or relaxed summer evenings. The thoughtfully designed kitchen is a true centrepiece: dual aspect, with handmade solid oak cabinetry, granite worktops, a breakfast bar and a full suite of integrated appliances including electric oven, microwave, two under counter fridges, and dishwasher. A double butler sink and an Alpha range style cooker complete the luxurious, country-inspired feel. Also, on the ground floor is a separate utility room with washing machine, tumble dryer, integrated freezer and a convenient WC. Upstairs, the barn cleverly divides into two private wings, each accessed by its own staircase. The main sleeping area includes two generous super king bedrooms and one double. One enjoys its own fully tiled en-suite shower room with a luxurious rainfall shower, while the remaining two share a high spec family bathroom with premium fittings. The second upstairs area forms a self-contained suite, ideal for guests or multigenerational living. Set over two levels, it offers a peaceful living space on the ground floor and a super king sized bedroom above, complete with its own en-suite shower room. Step outside, and the lifestyle offering continues. The rear garden is a private, enclosed sanctuary featuring a level lawn, a wooden cabin that could serve as a summer house, studio or home gym and a raised decking area complete with six person hot tub. This area is perfect for barbecues or sunbathing - ideal for unwinding in total privacy, far removed from the main Manor House. Outside Blagdon Manor welcomes you with its own private, sweeping carriage driveway, flanked by traditional stone banks and mature woodland, immediately revealing the grandeur of this impressive residence. The driveway leads to spacious parking areas, offering plenty of room for guests and family alike. Beyond this, a separate car park provides ample space for those with an extensive collection of vehicles. There is also generous parking for motorhomes or boats. The triple garage features one large internal space with loft area, accompanied by a handy adjoining store. Completing the outbuildings are a log store and a practical workshop with ample hardstanding. The gardens and grounds at Blagdon Manor are truly exceptional. They are beautifully framed by breathtaking views over the surrounding pastureland. On the southern side, the church tower of nearby Ashwater stands proudly on the horizon, adding a charming focal point to the landscape. The expansive patio area is perfect for relaxing and enjoying al fresco dining when the weather permits. A delightful blend of lush lawns and parkland, the grounds are adorned with mature specimen trees that add character and stature. There is plenty of space for children and pets to play freely in this private, well enclosed, and tranquil setting. Enjoyed by only 3 previous owners, it is evident that Sun House is not just a property of impressive design, but also a property which has been thoroughly enjoyed as a family home. THE ACCOMMODATION As you would expect from the name, one of the key design considerations to Sun House is maximising the light gained from its elevated position and fantastic predominantly south-facing orientation. As soon as you enter the house you start to appreciate the considerations taken to maximise this light, as well as the plethora of original features that can be found throughout the property. The ground floor offers spacious and practically arranged accommodation to suit family living with accommodation, in brief, comprising of: entrance lobby, an open dining reception hall, formal living room with an incredible semi-circular glazed aspect overlooking the gardens, kitchen offering a tasteful blend modern fitments and appliances as well as traditional cabinet integrated through granite worktops, WC/ cloaks, generous understairs store and an externally accessed utility area. The first floor is accessed via a fabulous spiral staircase forming the spine of this home. Once on the landing, you can find 4 well-proportioned bedrooms which all enjoy lovely aspects, a family bathroom, separate WC and a truly impressive balcony area which offers ample space for lounging, dining and entertaining, all while enjoying the very special outlook. The crown jewel of the home is undoubtedly found on the second floor. Continuing up the main spiral staircase, at its top you are greeted by a glazed atrium with a phenomenal terrace wrapping around. Offering the most incredible 360-degree views over Nottinghamshire, it creates an additional area to sun lounge in privacy, relax or entertain. Views as expansive and unobstructed within greater Nottinghamshire are extremely rare to come by. GARDENS & GROUNDS Enclosed on all sides and set back from the road, Sun House enjoys circa two thirds of an acre of beautifully established and private grounds. Entered via private electric gated entrance, you are greeted by a long driveway flanked by hedgerows that run to the attractive frontage of the home where you’ll find ample off-street parking space as well as access to the detached double tandem garage. The remainder of the predominantly south facing gardens comprise of a number of sitting and dining areas, an array of raised beds, fruit bushes, specimen trees such as American Horse Chestnut, Twisted Hazel, Fig, and Magnolia, a large wildflower garden with orchard, formal lawns, pond, pergola, greenhouse, independent sauna with changing area, workshop to the rear of the garage, several storage sheds and more. It is, for sure, an area which needs to be seen to be appreciated and a true ‘gardeners’ haven’. GARDEN ROOM A more recent addition to the grounds is the spacious garden office, tucked away out of sight of the main house at the end of the wildflower garden. It’s an ideal space for people working from home or even a gym, and with the underfloor heating, sliding doors and sun deck, it is a great area that can be enjoyed all year round. Nestled just beyond the historic village of Kings Cliffe and adjacent to a remarkable ancient quarry, now a stunning protected landscape – whose stone was once used to build cathedrals and stately homes – The Stables is an exceptional barn conversion that blends timeless character with the finest in modern living. This now-protected landscape offers not only natural beauty but a unique and storied backdrop to an extraordinary home. Completed in 2021, this meticulously executed conversion has transformed a former agricultural building into a striking, light-filled residence, where architectural integrity and original features – such as exposed oak beams, cornerstones, and vaulted ceilings – have been seamlessly preserved. The result is a harmonious fusion of heritage and high-specification design. Thoughtful glazing throughout the living areas makes the most of the views of the beautifully landscaped garden, increase the feeling of space and light and allow an easy flow between inside and out, whilst the semi-open plan design of the main living areas is well suited to contemporary life. The home offers predominantly lateral living, with all principal reception spaces and three of the four bedrooms situated on the ground floor for ease and accessibility. Upon entering, you’re welcomed by a harmonious palette of natural tones and an abundance of daylight that floods the interiors, enhanced by multiple Velux windows. The result is a warm and inviting atmosphere throughout. At the heart of the home lies a stunning open-plan kitchen and dining area, fitted with high-quality bespoke cabinetry and premium appliances and a sizeable island with breakfast bar – an ideal setting for entertaining and family gatherings. Adjacent to this space is a formal reception room with a feature cylinder wood burner that provides a warm and serene ambiance. Both rooms are enjoying vaulted ceilings with exposed beams and framed by a wall of French doors that open onto the patio terrace, creating a seamless indoor-outdoor flow. A further reception room – currently serving as a TV snug – offers flexibility for use as a home office or study. Practical elements are equally well considered, with a separate utility room located just off the kitchen, along with a guest WC. The bedroom accommodation is thoughtfully separated from the main living areas to ensure peace and privacy. Three bedrooms, including the principal suite with its own en suite shower room, are arranged on the ground floor alongside the beautifully appointed family bathroom. A fourth bedroom – currently used as a home office complete with bespoke fitted furniture – is tucked away on the first floor, offering a quiet and private workspace or guest room as needed. Set within a quality development of four individual barn conversions, the property is accessed via a shared drive that leads through private electric double gates to a private gravel parking area, adjacent to an English Heritage timber garage and workshop. The boundaries are clearly defined by retaining walls topped with tall hedges, ensuring seclusion and privacy. The garden is a sunny retreat designed for low maintenance, featuring a beautifully manicured lawn, raised vegetable beds, an Alitex greenhouse, and a generous patio terrace that runs the full length of the house – perfectly positioned for alfresco dining and capturing the last golden rays of the evening sun. Turn the key, walk in, unpack… there’s nothing left to do, besides sit back, relax and enjoy it all. The transformation is remarkable, craftsmanship is impeccable, the result extraordinary. This fabulous contemporary single level property has been virtually rebuilt as well as massively extended. Both inside and out, every element has been either renewed or added as new, the present structure bearing no resemblance to the tired and dated bungalow that occupied this elevated corner plot before. Inside the centre piece is the substantial open plan living space, delivering an absolute WOW factor, chic, streamlined, sociable and stylish, it’s a room for cooking and eating, for entertaining and being together, as well as being quiet and reflective. There are three king sized bedrooms, an ensuite shower room (with generous space to create a second if required), a family bathroom, a utility room and spacious entrance hall. Both in the sleek kitchen and the contemporaneous bathroom and shower room, the fixtures and fittings are high specification and skillfully selected. Flowing throughout the property the harmonious colour palette of greys and neutrals is carefully curated and will prove an easy backdrop for your furniture, art and pictures. Surrounding the property are fabulous landscaped gardens, purposefully designed to offer maximum enjoyment with the very minimum of upkeep – with no lawns to mow there should be plenty of time to enjoy barbecues and outside dining on the large seating terrace or a glass of something chilled in the hot tub. There is parking for two or three cars as well as a single garage. Tucked away in a quiet, well regarded and long established residential enclave, Windermere village itself is within walking distance for everyday needs and thereafter this is a great location for exploring the wider Lake District. Bought in 2022, transformed over 2023 – 24, here at No. 22, well regarded Windermere based building contractor Dean Adams has brought a wealth of knowledge and experience to the project, undertaking all the hard work so that you don’t have to. Your mission, should you choose to accept it, is to relax and enjoy. Location Quietly tucked away off the main thoroughfare on the outskirts of Windermere village, St Mary’s Park, named after the adjacent church, is an exceptionally convenient setting not only for day to day life but also as a base for exploring the wider glories of the Lake District. Already an easy walk along the main road to reach local services, a footpath also connects straight into the heart of the village and provides a handy shortcut. With a ready-made community of neighbours, this established residential area has been popular for many decades and is ideal for full or part time living or as an investment opportunity for holiday rental. It’s convenient for schools, shops and local amenities in Windermere, the bus stop on the A591, and benefits from ready access to a fabulous choice of places in which to dine out; establishments offering everything from a light bite to Michelin starred fine dining. The advantage of life in the centre of such a popular tourist destination is being able to enjoy facilities all year round – cinema, live music, theatre and a wide array of visitor attractions. And if gently ambling, walking, hiking, running, wild swimming or cycling is your passion then could there be a better location? Quite possibly not. Step inside The front door opens to a spacious entryway where there is space for furniture or to build in coat storage. Shoes off and enjoy the underfloor heating through the porcelain floors tiles which start here and flow through into the living kitchen and the utility room for a seamless aesthetic. The utility room has plenty of storage space with pale grey high gloss fronted cabinets and composite worktops, there’s space for a condenser dryer and plumbing for your washer. Walk into the living kitchen and it’s hard to know what to admire first, the fabulous kitchen or the views beyond through the wall of glazing. Inside and outside become one; the peaks of the fells are visible over the tops of the trees, the garden and neighbourhood trees provide screening for life inside. It’s a truly fabulous and exceptionally generous space. With a large and well equipped kitchen, a natural corner for dining and then a large area which would accommodate a number of seating configurations; one large statement sofa possibly or a smaller L shaped one in front of the fire with a couple of bespoke reading chairs positioned to admire the view, look out to the garden or watch the visiting birds. When it came to which kitchen company to choose, one brand was a clear leader as their design ethos and principals very much spoke for the style and tone of the entire property that was being created, SieMatic. Since they were established in 1929, SieMatic have been making kitchens that fit into creative living. The brand is synonymous with production quality of the highest standard, planning competency and innovation. Their website states “The SieMatic style world concept follows the currently most popular lifestyles and furnishing styles and makes it possible to respond flexibly, precisely, and in detail to your individual feelings about life, beyond rigid program structures.” The classic minimalism of the clean lines and restrained colour scheme provides an elegant living space where “an agreeable sense of balance is created through a generous use of surfaces and materials, as well as a freedom from decorative elements. An elementary simplicity which is equally understandable all over the world.” Cabinets are a subtle combination of pale and dark grey with Corian worktops. The island extends to a breakfast bar with space for three stools. Clever lighting and backlights enhance the design and ensure maximum atmosphere whatever the time of day or occasion. Now in situ, it was clearly the right choice as it effortlessly occupies a corner of this vast living area where feature windows and bi-folding doors provide wrap around views and a contemporary Globe 100 gas fire flickers gently within its low set rectangular box, it’s remote control, so you only need to lift a finger. The bedroom wing is through a door off the living area. An inner hall provides access to the loft, with a pull-down ladder it has part boarding with light, so makes for easily accessible storage for cases and Christmas decorations. The principal bedroom has French doors out to the garden. It has the pleasure of a generous ensuite shower room, sure to bring a touch of glamour to your everyday with a large rainfall shower, floating vanity unit and loo. Finishing touches include a feature wall of tiles laid in a herringbone pattern. The second bedroom has a large walk-in wardrobe, this room could be remodelled with ease to accommodate a second ensuite if this was required. The third bedroom has a built-in wardrobe. The main bathroom is a stylish affair, luxurious in appointment and finish. The statement oval bath is instantly inviting and if time doesn’t permit a leisurely soak, then the large rainfall shower is there, along with a floating vanity unit and loo. A few points to note when it comes to internal specification; Doors, bi-folds and windows are all new and are hard wearing, maintenance free aluminium finished with anthracite grey paint. Glazing is extensive and ensures that this is a light filled home with a feeling of airiness. Internal doors are contemporary styled with a light oak finish and chrome handles. The doors from the hall into the living area and the living area into the bedroom wing are both glazed to maximise light flow. All internal walls are painted in masonry paint to be as hard wearing as possible, whether you are thinking of holiday makers or have an active family life yourself, being able to wipe the walls down will be a future blessing. All three bedrooms would accommodate a king-sized bed and all have pendant bedside lights already wired. If you like to watch TV in bed then whilst there aren’t any sockets now, they could be easily installed if required. Both the bathroom and shower room are fully tiled incorporating illuminated recesses for storage and display. Both the showers have rainfall and second handheld shower heads, they also include illuminated mirrors, matt black heated towel rails, not forgetting the under-floor heating which runs throughout. Step outside The same care and attention to detail that has been lavished on the interior has also been generously employed outside. Arriving at the property and there is a pull parking bay with space for two or three cars depending on size but there’s also a single garage with a further space in front of it too. Steps lead up to the front door where there is a seating area, east facing and perfect for a morning cup of coffee. A path then leads around to the main garden which is situated on the westerly elevation of the property. Here is a lawn for children to play, a seating terrace for outside dining and general relaxation and the hot tub, just the thing after a long day, it really comes into its own during the colder weather; twilight dips as the sun sets are glorious, whereas on a clear night under nothing but the stars the experience is exceptionally memorable. A path leads from the hot tub to the door into the main bedroom so you could go straight into the shower afterwards if you liked. Overall, it’s a great outside space for entertaining family and friends or just keeping to yourselves. The boundaries between indoor and outdoor become blurred during warmer months when the living area’s bi-folding doors can be opened up enabling the two areas to effortlessly combine. Outside, the painstaking choice of materials is well worth comment, externally much of the bedrock excavated to create the garden and parking area was then used to face the rebuilt elevations and retaining garden walls. Whether you have a large or extended family or have inter-generational requirements, this unique and very spacious country residence with plenty of flexible accommodation could be the answer. With its origins believed to be in the 1600s, it has been considerably extended since that time and nestles in 1.47 acres of delightful grounds surrounded by orchards and rolling countryside in the Kent Downs Area of Outstanding Natural Beauty. It is currently configured to include five reception rooms, two studies, an office, five double bedrooms, a kitchen and breakfast area, a conservatory, a gym and a snooker room as well as a two bedroomed integral annexe that features a lounge, sunroom and kitchen and dining area but this can also be incorporated into the main living accommodation. The property is accessed via two sets of gates to the extensive gravel driveways, flanked by large lawns interspersed with shrubs and trees, providing plenty of off-road parking. The oak front door opens into a spacious porch with tiled flooring that continues into the characterful entrance hall. This forms part of the original building and includes an impressive inglenook fireplace with a Bressummer beam and a Vermont log burner as well as exposed brickwork and some original ceiling, wall and vertical beams. Wood features strongly in this updated property with the bespoke main staircase, the flooring in the dining/sitting room, hall and study being 200-year-old French oak lifted from an historic army barracks, while the upstairs corridor flooring is European oak and the modern exposed ceiling beams in many of the rooms are made of Oregon pine. The L-shaped lounge includes charming, beamed features and two sets of French doors, one leading to an impressive conservatory with granite flooring, half height wall panelling and the other to a fascinating walled garden. While at least a dozen guests can sit down to enjoy a meal in the spacious dual aspect dining/sitting room with its brick pillar, central beam and brick fireplace. A large dual aspect country style kitchen and breakfast area provides a warm and friendly family atmosphere. It includes a four-oven oil-fired AGA with an electric hob, an electric oven and attractive German oak units with granite worktops housing a built in American style fridge freezer and microwave as well as stand-alone appliances, while the spacious and light breakfast area includes Velux roof windows and a cross beam and plenty of room for a large table and chairs. The kitchen gives access to a rear boot room with a separate sink and from there to a snug with bi-fold doors overlooking the side patio area. Stairs lead up to a snooker room with a full-size oak table and from there one can access the gym from the other side. Also leading off the kitchen is an inner hall with a cloakroom, access to the utility and machine room and to the annexe. The ground floor annexe consists of a double bedroom, access to a shower room and a contemporary kitchen/diner with an Everhot electric stove and fitted units as well as a spacious lounge and delightful garden room with five bi-fold doors to walled patio. This facility would make an excellent home for an elderly relative. However, there is also a private staircase that leads up to a double bedroom with a seating area and delightful views as well as an ensuite bathroom, airing and storage cupboards that could also be incorporated making it a substantial independent space for adult family members. On the first floor, as well as the snooker room, there is a large gym with a cloakroom, a family bathroom, a separate shower room and another cloakroom as well as five double bedrooms with wonderful countryside views. These include two large doubles with dressing areas and fitted cupboards as well as the stunning main bedroom with a dual aspect seating area, a delightful ensuite bathroom with a corner Jacuzzi bath and stairs up to a galleried mezzanine level which offers a shower room and a large double bedroom with vertical beams and superb views to wake up to in the morning. While on the second floor there are two partially vaulted double rooms divided by an open archway that are currently in use as a study and an office. However, because they have easy access to the first-floor bathroom, these rooms could become a bedroom and sitting room for an au pair or nanny or a ‘hideaway’ for teenagers looking for a bit of privacy and independence. So you have the opportunity to follow the sun all day; and there are a number of outdoor seating areas including, on one side of the house, a vast rose granite terrace with a slate table and benches. This is backed by high hedging providing privacy and security and has access to the integral garage with an inspection pit and leads either to the front driveway or to the double carport and the discreetly hidden oil tank and bin area to the rear. There is a large pitched roof dog kennel in fenced run, and a small greenhouse. The main garden area includes crazy paved pathways and a large attractive terrace with a mixture of gravel, brick and paved areas enclosed by a brick wall that leads to vast areas of level lawn that could always include a tennis or badminton court and/or a swimming pool. Currently the lawns are interspersed with a variety of fruit trees, high hedges with flower and shrub borders, and a rose corral with a charming otter-inspired water feature. There are spacious buildings housing a garden store, a fully equipped workshop and a separate study/hobby room that have lighting, electrics and water so could always be used as an office, studio or even a beauty salon. There is also a summerhouse with wooden flooring and a patio with a stone table and seating, a polytunnel and vegetable beds plus a charming brick built octagonal shaped building that also has wooden flooring and lighting, electrics and heating so would make a delightful office for anyone working from home who needs peace and quiet.
