Two spring fed fishing lakes are nestled naturally within the grounds, stocked and ideal for private enjoyment, while also presenting potential for a boutique commercial fishery, subject to consent. For those with equestrian or lifestyle ambitions, the land provides ample opportunity for stabling, paddocks, or further development. A substantial steel framed building and additional outbuildings offer practical storage or scope for alternative uses, enhancing the estate’s versatility. This is a setting designed to be explored and enjoyed whether wandering through your own woodland, relaxing beside the water, or simply pausing to take in the uninterrupted views. Viewing is highly recommended to fully appreciate all that this extraordinary property has to offer. Vendor Insight – Plas Iwrwg When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Summer 2014, We had sold our previous property and were looking for something that had holiday cottage potential. We were sitting on a boat fishing in Florida when Jo saw this one for sale. We were immediately drawn to the style of the property and the rural tranquillity yet only 3 mins from the main road. Also, the potential separate access for the holiday cottages meaning that although the cottages were on site they could be completely separate from our own home ensuring complete privacy for us and the guests.” Can you recall the moment you knew it was “the one”? “As soon as we pulled into the yard it was clear that this property ticked all our boxes.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “The ability to roam over our own fields and woodland with all the changes brought about by time and seasons, makes us feel connected to nature and the environment. Also the regular visits by wildlife especially the birds of prey, Red kites and Buzzards soaring above the field, and the total silence and dark skies enjoyed on clear nights.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away? “After a busy day at work, getting out of the car to silence, except the sound of birdsong and seeing the views or the stars in the sky at night give a feeling of serenity and wellbeing promoting the ability to switch off from the days pressure.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “The property was farmed in the 1700’s with the current property being from the early 1800’s. During the second world war the farm hosted an Italian prisoner of war who at the end of the war returned and married the farmers daughter and took over the running of farm. This story was captured in a BBC Wales TV show My food my Family which traced the roots of the Italian and Welsh families through Plas Iwrwg and across to Italy and how the two cultures collided and grew across this part of North Wales.” “During the 2000’s and up to the present day a number of enhancements have been made to the property, converting the formerly derelict barns into a successful 5 star holiday let business. Many modifications have taken place to the house including updating bathrooms, bedrooms and kitchen Also in the grounds a former owner added 2 stocked fishing ponds /lakes on the property.” Is there a particular feature or detail that holds special meaning for you? “We added a patio with a hot tub which is mostly enjoyed at night where you can enjoy the night sky on clear nights in perfect silence and tranquillity.” Which spaces do you find yourself gravitating to most, and why? “There are no specific rooms, the house has so many features that can be enjoyed across the different seasons. For example the main lounge is cosy in the winter with log stove in the inglenook. In the summer sitting on the various terraces around the property gives different views of the garden and views across to the Carneddau mountain range across the Conwy Valley. Sitting at the “view point” at the highest point of the large field looking out across the Conwy river and across the valley.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “The joy of being surrounded by nature with no overlooking neighbours and the peace and quiet of the countryside make whichever room, season or time of the day very special.” What time of year does the property feel most magical, and why? “Each season brings its own beauty, we especially enjoy spring and summer seeing the wildflowers blanket the garden and sea of bluebells in the woods on the property. Summers evenings hold a special magic when dusk falls and the birdsong builds to a crescendo and then stops like a switch has been flipped around 9pm.” For families, what do you feel makes this such a wonderful place to raise children? “Over the years we have lived here we have had regular visits from family and friends with annual events taking place such as the easter egg hunt across the fields and into the woods and bonfire gatherings both in the autumn and winter. Children learning to fish from the ponds, collecting frogs-spawn and simply enjoying the expansive gardens, fields and woodland.” How would you describe the local community and the lifestyle on offer? “Everyone on the lane knows each other and a small community feel and network is present. The lifestyle is extremely laid back and tranquil promoted by the location with many interesting walks emanating from the property.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “The village pub a couple of miles away has themed food evenings which are well attended by locals strengthening the community atmosphere. Our favourite circular walk from the property is to Cadair Ifan Goch (The Giants red Chair) which is an outcrop above the Conwy valley which shows the full expanse of the river and mountains beyond. Legend has it the giant sat on the ledge to cool his feet in the Afon Conwy (River) below.” Can you share a remarkable or meaningful moment that truly sums up your time in this home? “We hosted a joint party for my daughter and myself (21st and 50th) with a marquee in the nearest field hosting a barn dance with a hog roast, bouncy castle for the young and not so young kids. This is where the property came into its own enabling us to park over 30 vehicles in the yard and field.” What kinds of memories have been created here? Celebrations, milestones, or quiet moments that you’ll always cherish? “So many!!” What do you think the next owners will fall in love with most? “The Peace and Quiet, the modern amenities, the open expanse of the private land and the unlimited potential to put their own stamp on the place by continuing to develop the super successful lettings business.” Who do you imagine would feel most at home here? “Anyone looking for rural living with the variety of options that can bring from continuing a successful business, potential for self-sufficiency, and bringing endless options to utilise the land, equestrian, lamas etc or simply enjoying the land as we do.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “The peace and tranquillity and the feeling of well-being when you step outside and breath in the country air and amazing surroundings.” Additional Information Services: Mains electricity and water. House with pool and garden Wirral (United Kingdom)
A remarkable Grade II Listed country estate of exceptional character, set within approximately 22 acres of private grounds in one of the Wirral’s most sought after locations. A HOME OF DISTINCTION, HISTORY AND RARE PRESENCE There are homes that impress through sheer scale, and then there are homes that leave a lasting impression through something far more difficult to create; atmosphere, provenance and soul. Hidden discreetly within approximately 22 acres of beautifully arranged grounds and approached via a sweeping, private driveway through rolling paddocks, Stanacres is a truly remarkable Neo-Gothic manor house of exceptional architectural significance. Built between 1849 and 1851 for Anglesey timber merchant Owen Jones and designed by celebrated architect Charles Verelst, this substantial Grade II Listed residence extends to almost 8,000 sq ft and represents a rare opportunity to acquire a home where history, lifestyle and modern family living sit in complete harmony. Beyond its striking façade and architectural detailing lies a home that has evolved through generations, one that has welcomed merchants, ship owners and notable residents through its doors and played host to remarkable moments over almost two centuries. Today, Stanacres remains every inch the grand country residence it was intended to be, while providing the warmth, flexibility and practicality demanded by contemporary life. A MAGNIFICENT ARRIVAL The journey to Stanacres is an experience in itself. A long private drive winds gracefully through approximately eleven acres of front paddocks where horses graze peacefully and wildlife regularly appears along the route including hares, pheasants, ducks, geese and buzzards among them. Anticipation builds until the house finally reveals itself amongst its mature landscape. Arriving home here feels entirely removed from everyday life. The sense of privacy is extraordinary, yet despite this seclusion, Thornton Hough village and excellent transport links remain only moments away. ARCHITECTURE DESIGNED TO INSPIRE Stepping through the impressive entrance immediately reveals the craftsmanship and detail that define Stanacres. The scale is captivating. Soaring ceilings, intricate detailing, remarkable proportions and beautifully preserved original features create an immediate sense of grandeur. The stencilled emblem of the Port of Liverpool coat of arms above the staircase remain as a subtle reminder of the home’s fascinating origins and its connection to Liverpool’s maritime heritage. Throughout the house, period character has been thoughtfully preserved and enhanced through extensive restoration works undertaken by the current owners, ensuring that the property’s heritage remains intact while allowing it to function effortlessly as a modern, family home. ELEGANT SPACES FOR LIVING AND ENTERTAINING Stanacres was clearly designed as a house for entertaining and celebration. The principal reception rooms are exceptional in both scale and atmosphere. The formal drawing room is particularly breathtaking, with parquet flooring, a marble fireplace and magnificent French doors opening directly onto the gardens. In warmer months the outside landscape appears to spill effortlessly indoors, while in winter the open fire creates a wonderfully intimate atmosphere. The sitting room offers a more relaxed setting with a log burner and stunning full height windows framing uninterrupted views across the lawns and lake beyond. The formal dining room provides perhaps the greatest sense of occasion of all. Beneath an extraordinary ceiling, this is a room that feels destined for celebrations, family gatherings and unforgettable dinner parties. THE HEART OF THE HOME The kitchen retains a wonderful sense of authenticity and proportion. At its centre sits the traditional AGA, surrounded by bespoke cabinetry and generous preparation space, creating a room perfectly suited to both family life and larger scale entertaining. Overlooking the courtyard and former stables beyond, the space offers exciting future potential should a purchaser wish to further evolve or enlarge the kitchen arrangement. A separate utility and preparation room further enhances practicality and supports the seamless flow expected of a home of this calibre. ACCOMMODATION OF REMARKABLE SCALE AND FLEXIBILITY Across the upper floors, Stanacres continues to impress. The principal suite is exceptional, featuring a luxurious ensuite with underfloor heating, twin basins, a rolltop bath and spectacular views stretching across the estate. In total there are eight generous double bedrooms, six benefiting from ensuite facilities, along with dressing rooms and additional flexible accommodation spaces. Original fireplaces, elevated views and architectural detailing continue throughout. The upper floor provides enormous versatility and could easily accommodate guest suites, independent living arrangements, home offices, creative studios and an extensive range of family requirements. EXTRAORDINARY POTENTIAL BELOW Beneath the house lies a remarkable lower ground floor spanning almost the full footprint of the property. Historically used as workshops, wine stores, offices, game larders, an original ice room and storage areas, this vast space presents an exceptional opportunity for future owners. A private wellness suite, gymnasium, cinema room, contemporary wine cellar or further leisure facilities could all be incorporated while complementing the home’s historic fabric. LANDSCAPED GROUNDS OF NATIONAL SIGNIFICANCE The gardens and grounds at Stanacres are every bit as remarkable as the house itself. Designed by renowned landscape architect Edward Kemp, whose work on Birkenhead Park famously influenced the design of New York’s Central Park, the grounds themselves form part of the property’s extraordinary story. Extending to approximately twenty two acres overall, the estate includes approximately five acres of formal gardens surrounding the house and a magnificent private 1.5 acre lake. Paddocks and grazing complete the grounds and a stone gazebo and entertaining area, former stables and outbuilding are the perfect compliment. The grounds have become a natural sanctuary rich with wildlife. Spring in particular transforms the estate into something almost magical. Rhododendrons burst into colour, ducklings and goslings arrive on the lake, owlets emerge among the trees and the landscape awakens with extraordinary life. For equestrian buyers particularly, the neighbouring Olympic standard facilities create an exceptionally compelling lifestyle opportunity. Equally, the land offers scope for a variety of country pursuits and leisure interests. A VILLAGE LIFESTYLE THAT IS DIFFICULT TO REPLICATE Thornton Hough remains one of The Wirral’s most desirable villages and has retained the quintessential character that makes it so sought after. Picture postcard cottages, excellent pubs, highly regarded schooling and wonderful countryside walks create an exceptional lifestyle environment. The award winning spa and dining facilities at Thornton Hall Hotel sit nearby, alongside restaurants, cafés, golf facilities, equestrian amenities and the renowned village community itself. Despite the wonderfully rural feel, excellent connectivity places Liverpool, Chester, Manchester, North Wales and the motorway network all within convenient reach. A RARE OPPORTUNITY TO BECOME PART OF ITS STORY Stanacres is far more than a substantial country house. It is a home that has hosted remarkable lives and extraordinary memories; from merchants and polo players to private performances by world renowned musicians. Yet despite nearly two centuries of history, there remains an unmistakable sense that the story here is still unfolding. For its next custodians, the opportunity is not simply to acquire a magnificent residence but to become part of its legacy. VENDOR INSIGHT – STANACRES When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “Having lived in suburban properties all of our lives, even though we had a lovely 5 bedroom Victorian property in half an acre, we were looking for something “different”. When we saw Stanacres with its striking Gothic architecture, grand rooms with intricate detailing and its own lake all in a rural setting but just a few miles away, we knew we’d found something special.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part? “Over time you get used to the impressive, high ceilings and huge doors and windows, the expansive lawns, the lake and the seclusion of being nestled in the countryside. You just come to think of it as home. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away? “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. By the time you reach the house there are usually some horses observing you break their tranquillity as you arrive home and have a sense of pride and awe that you actually live here.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. Since then, Stanacres is shown to have had many notable residents including ship owners, wine merchants and seed merchants many of whom had an extensive staff of gardeners, grooms, butlers, footmen, maids, cooks, nurses, coachmen and stockmen. Stanacres also featured in Pevsner & Hubbard’s Cheshire Volume of The Buildings of England. The work undertaken during our time at Stanacres has been to help bring it back to its impressive best.” Is there a particular feature or detail that holds special meaning for you? “One specific feature that holds great memories for us is the stone gazebo as part of the walled garden overlooking the lawn and lake. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The leaves sprout on the trees, the Rhododendrons burst into flower and before you know it there’s ducklings and baby moorhens on the lake, goslings on the field, fledgling owlets fluttering over the lawn, herons nesting on one of the islands, woodpecker chicks chirping for food from the nest in the chestnut tree and many more species of birds nesting than I would care to try and name. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside. That said, as our sons (supposedly) reach adulthood and move away, it is time for us to move on from a special place that has been part of a wonderful phase in our lives and allow Stanacres to give to someone else what it has given to us.” Additional Information Services: Mains electricity and water. Seller Insight How long have you owned the property? “3 and a half wonderful years.” What attracted you to this specific house and location? “We fell in love with the house, with its mix of historical character and charm with more modern living spaces for comfortable family living. Even though it is a large house, with spectacular outdoor space and a beautiful garden, it also feels very homely. We also loved the fact that the house, while remaining peaceful and secluded, is in the heart of a thriving and friendly community, minutes from the centre of Liverpool.” What would you like to tell parents about the benefits of raising children here? “The house offers so much for children. There is ample space for indoor playing (hide and seek a favourite) and the children enjoy the excitement of being able to use the cinema with friends or for family movie nights. The swimming pool and the versatile, large but contained garden allow them to burn off energy outside. There are large bedrooms for the kids to enjoy but we love the fact that given there are four bedrooms on one floor, we remain close to each other at night. It is the perfect house for hosting, especially at Christmas when the house really comes into its own, so the children have benefited from having family and friends with us often.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it? “The house was designed and commissioned back in the 1920's by a famous shipping family, the Holts and we have the original architectural drawings framed and up on the wall. They seemed like a very welcoming family as there are newspaper cut outs about local children being invited into the house to use the lift which we are told was the first residential one of its kind. The house still retains features of its shipping heritage with unique porthole windows in the grand hallway and the old bell system, now made electronic, throughout the rooms. We have adapted the house to make it work better for a family, with the snug becoming a playroom. We have had the gates expertly restored by a local carpenter, we also replaced the boiler with a modern, efficient system to ensure the original part of the house remained cosy and warm through the winter. The water features in the garden were also made child safe.” Who do you think would be the ideal next owner? “The unique thing about Axholme is that it would work for many types of owners. A large family needing extra space, intergenerational families given the potential for separate living in the annexe, or for a smaller family such as a couple who love to host gatherings or benefit from leisure facilities. The house is move in ready, but it also might suit an owner who wants to adapt the house to suit their needs and style such as adding an upstairs balcony to look over the garden.” What’s your favourite room and why? “Each member of the family would answer differently. For the children, the sunken trampoline and zip wire in the garden would be their favourite feature but as our daughter gets a little older, she loves her own space in her bedroom and the ample space for sleepovers. As a couple, one of us would choose the large patio outside the kitchen as it is a great hosting space and a sun trap from early to late in the year. The other one of us would choose the characterful drawing room where you can read a book in front of the fire and place the most amazing Christmas tree in the bay window. Another personal favourite for us all is the circular bench at the back of the garden under the largest tree in the garden, from which you can look back on the house while listening to the pond's waterfall.” Memorable/remarkable event? “Too many to list, including legendary New Years parties, milestone birthday celebrations, frequent family barbeques and most recently hosting a family wedding in marquees designed to take in the beauty of the garden space. Christmas is also of course the highlight of each year.“ What do you love about the house the most now? “That it feels like a personal and peaceful sanctuary, away from the busyness of life while always feeling like home. Also, that it has become the heart of our wider family as it is the perfect home to get everyone together.“ What do you love about the local community? “It is such a friendly, welcoming community with such lovely neighbours. We also love that the quaint village of Oxton is so close and that we are close to excellent schools and children's activities. Living on the Wirral also offers us as a family so much access to walks and nature. We regularly enjoy trips to the beach, woods and farms in the local area.” What you’ll miss most? “We love the area and community so much that we do not intend to move far so we don't have to miss out on that. But we will miss the homely grandeur of the house and the flexibility to host many gatherings, and most of all the garden as well as the light that pours into our living spaces.” Additional Information Services: Mains water, electricity, gas and drainage. Vendor Insight When did you first find this home, what first drew you to it, and what was it that instantly captured your heart? “We were already living in Birkdale and knew we wanted to stay here. We wanted a detached house that we could make into a home. This house was in need of modernisation but we could see the potential.” Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality? “We set about a complete renovation but tried to be sympathetic to the age of the house and to retain original features. It feels very warm and welcoming when returning home. Although it’s large, it still feels homely. It is a victorian villa which has had many incarnations over the years but we wanted to return it to a family home adapted for modern living whilst retaining the period aesthetic and character.” Which spaces do you find yourself gravitating to most, and why? “We spend most of our time in the kitchen/living area which is light and airy due to the orangery but with a cosy snug. We like to sit here and watch the birds in the garden. We have the sun on the back of the house all afternoon and in the summer we open the french doors to enjoy the garden. The property feels most magical at Christmas. Spacious rooms and high ceilings mean we can have a large tree and Christmas dinner in the formal dining room feels special.” For families, what do you feel makes this such a wonderful place to raise children? “This is a great place to raise children because of the close proximity of local amenities including Victoria Park and Southport Beach. There is also a selection of schools around the Southport area. The grounds of the property are completely enclosed so very safe for young children.” How would you describe the local community and the lifestyle on offer? “We are only a 10-15 minute walk into Southport which has a number of shops, supermarkets and some good restaurants. Birkdale village is a similar distance and offers a choice of bars, restaurants and coffee shops.” What kinds of memories have been created here? Celebrations, milestones, or quiet moments that you’ll always cherish? “We have created lots of happy memories here but have particularly enjoyed watching our grandson enjoy the space and the swimming pool.” What do you think the next owners will fall in love with most? “I think the next owners will enjoy the location of the property. The walled garden and set back from the road position makes it feel very private but it is only minutes from all amenities. I think a family with children would feel most at home here and there is enough room for everyone to have their own space as they get older.” Additional Information Services: Mains electricity, gas, drainage and water. Step outside Outside, there are further options for year round entertainment and activity with a full size hardcourt tennis court (resurfaced in 2020), a hot tub and tucked behind a high hedge a barbecue hut. From the handcrafted staircase and striking feature windows to the remarkable top-floor suite and professionally landscaped gardens, The Lynwood sets a new benchmark for premium family living on the Fylde Coast. Family Kitchen, Lounge and Ground Floor Accommodation At the heart of The Lynwood lies a showstopping family kitchen — crafted in collaboration with ULMO Kitchens and designed to be as beautiful as it is functional. A true centrepiece of the home, the space combines cutting-edge design with high-performance features that elevate everyday living. At its core, a striking ceramic-topped island doubles as a five-person breakfast bar, offering a natural gathering point for family and guests alike. Hand-built German cabinetry by Rempp provides sleek, seamless storage, while an array of integrated Gaggenau appliances — including oven, combination microwave, warming drawer, induction hob, fridge, freezer and dishwasher — delivers professional-grade performance with precision and style. A Quooker Flex 3-in-1 tap ensures instant boiling water at your fingertips, and a cleverly concealed workstation adds discreet practicality for busy households. Every detail has been considered to bring elegance, innovation, and effortless functionality to this most important of spaces. Bifold doors lead directly from the kitchen to the rear garden, creating a seamless connection to the outdoors — ideal for al fresco dining and entertaining. Adjoining the kitchen, the separate lounge offers a relaxed and luxurious setting for more informal moments. Also enjoying its own set of bifold doors opening onto the garden, this space is bathed in natural light and beautifully balanced by a feature log-burning stove, adding warmth and character. Glazed internal doors allow the lounge to be closed off for cosy evenings or opened up to create a flowing open-plan arrangement with the kitchen, perfectly suited to both everyday family life and stylish entertaining. Flexible Living and Architectural Detailing Beyond the main living spaces, The Lynwood offers a versatile additional reception room, ideal for use as a formal dining room, home office, playroom or snug — a flexible space designed to grow with your family’s needs. A well-equipped utility room keeps laundry and practical tasks neatly out of sight, while a ground floor WC adds further convenience. The wide and welcoming hallway is a statement in itself, with a handcrafted feature staircase rising gracefully through the centre of the home — a striking architectural highlight that sets the tone for the space and craftsmanship that defines The Lynwood throughout. First Floor Bedrooms and Bathrooms Ascending the handcrafted staircase, the first-floor landing immediately impresses with a floor-to-ceiling feature window, flooding the space with light and offering a moment of architectural drama. Four generously proportioned double bedrooms are arranged across this level, designed to offer a balance of comfort, calm and privacy. Each room benefits from thoughtful layouts, excellent natural light, and space for fitted storage or bespoke furniture. The principal bedroom is a spacious and serene retreat with a beautifully appointed en suite bathroom featuring a large walk-in shower, contemporary tiling, and quality fixtures. The remaining bedrooms are served by a luxurious four-piece family bathroom, which includes a walk-in shower and an elegant freestanding bathtub that serves as a sculptural centrepiece — creating a spa-like ambience for relaxation. Whether for family, guests or working from home, the first floor offers both practicality and polish in every detail. Second Floor Sanctuary – Unrivalled and Exceptional The top floor of The Lynwood is nothing short of extraordinary — a private, penthouse-style sanctuary that redefines expectations. Whether envisioned as a principal suite, guest retreat or indulgent private level, this space delivers on every level. The main bedroom area spans the full width of the home, offering a sense of scale and privacy rarely found in new-build design. Vaulted ceilings, soft natural tones and exceptional floor space create an unmistakable feeling of luxury and seclusion — a calm and refined atmosphere that invites rest and restoration. Adjoining this, a fully fitted dressing room ensures boutique-style organisation, while the en suite bathroom is truly without rival — featuring luxury tiling, designer fixtures, double vanity sinks, a walk-in rainfall shower and a statement freestanding bath. This upper floor is more than just accommodation — it is a personal retreat, a private haven, and an indulgent showpiece in its own right. Landscaped Grounds and External Detail Set within a generous and private plot, The Lynwood is framed by professionally landscaped gardens to the front and rear — thoughtfully planted, beautifully finished, and designed to offer a seamless blend of function and beauty. To the rear, an open aspect outlook over surrounding fields and natural greenery enhances the feeling of rural calm, while bifold doors from both the kitchen and lounge invite a true indoor-outdoor lifestyle during the warmer months. A sun terrace provides space for entertaining, dining or relaxing, while lawns, pathways and planting zones give structure and privacy. The home is set behind a block-paved driveway that allows for multiple vehicles, and benefits from a double integral garage — perfect for secure parking, additional storage or future conversion into a gym or studio. The overall aesthetic is clean, elegant and understated — the perfect complement to the refined interiors within.
