SELLER INSIGHT How long have you owned the property? “We moved here at the end of June 2016, so just over eight years ago.” What attracted you to this specific house and location? “The garden was the biggest draw; the tranquillity of the place strikes you as soon as you arrive. There is no through traffic, the soundtrack is provided by the birds. The house is on the edge of the Rowen and a five-minute stroll from the village pub. Rowen is pretty and has featured in one the broadsheet’s top places to live in the UK (very subjective but still interesting). We sit on the edge of the second largest wilderness in the UK, yet only 10 minutes from Llandudno Junction and from there, just over three hours to Euston. For the first few years Chris commuted every week, so being able to be in central London well before 9 a.m. on Monday morning made a big difference.” What would you like to tell parents about the benefits of raising children here? “Our children are fully grown but I would feel very happy bringing children up here. There are good schools nearby and a bus picks up the children every day. In terms of activities, there are plenty of options. The area around here is cycling nirvana, whether it’s mountain bikes or road bikes, and we’re only a few miles from the coast, so there are numerous water sport options. There’s a good cricket club and Links Golf Course in Conwy and the Welsh Under 20 ruby team play at Porth Eirias in Colwyn where there is a professional team. We have a swimming pool in Llandudno as well as tennis courts in Conwy and an active wild swimming club in Trefriw, a few miles down the valley. We are blessed by nature – there are polecats, owls, falcons and wild horses in the mountains surrounding the village. And of course we live in Snowdonia, one of the world’s great adventure playgrounds.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it? “The house was built in 1897 by a well-known Llandudno hotelier, Edwin Goulding who owned Goulding’s Hotel in Church Walks. We can see from the Ordnance Survey Map from a few years before that there was already a property called Woodlands (Tir y Coed is ‘Woodlands’ in Welsh) so it appears that Mr Goulding demolished that property and built a new house on the site. Contemporaneous Council records show that he received planning permission to build “a villa” on the site. The story of the new house and how Mr Goulding brought a party of VIP guests from the hotel to Rowen is recorded in the news, where it seems they had society gossip columns in those days too!” The following text is from The North Wales Chronicle on Saturday 4th September 1897: A Party of Visitors from Goulding's Hotel had a good time on Thursday during a day's outing to Roe Wen in the Conway Valley, where Mr Goulding has erected a commodious house on a charming site. The party included a General - two Anglo-Indian Generals have been staying at Goulding's - an ex-Mayor of Oxford, a prominent resident from Nottingham well-known in cricket circles, and several others. Of course the route is too well-known to need comment. The grand view from Tywyn Hill, then through Conway with its ancient Castle, after which the sylvan scenery of the Valley is lovely all the way with occasional glimpses of the Rhine of North Wales. Arrived at The Woodlands, as Mr Goulding styles his new house, the unanimous remark was What a beautiful spot; and one of the ladies caused a smile by ejaculating Oh, what a suitable place for a honeymoon! “And indeed the location is charming beyond description. Visitors staying here for a time would probably greatly appreciate a few days at The Woodlands. “The party on Thursday enjoyed themselves to the full. Anecdotes, especially by the ex-Mayor and the General, were numerous, and the ladies asked more conundrums than we have heard since Christmas. “The Gouldings kept the property in their family until the 1930s when it changed it’s name to Tir y Coed. Several well-to-do people owned the property including the Conwy Assizes Court Wigmaker, and we have heard tales from people in the village of some of the others, including one exasperated lady, who’s chauffeur would disappear to the neighbouring property, where the neighbour’s daughter would be happy to make him cups of tea! At some point in the 1960s, the place was turned into a guest house and had been run as a boutique hotel for over 40 years when we took over. Since we have been here, we have gradually changed the house back to something that feels like our home rather than a business, and now we operate as a B&B and only for the summer months. We have reclaimed the dining room and the drawing room but leave it open to guests as a facility. We have replaced the old sash windows with double glazing, re-roofed using beautiful bull-nosed clay tiles, replaced the boiler and water cylinders but the biggest project of all though has been the coach house, which was abandoned and had ivy growing through the walls. This is where we live in the summer, and it features a lovely minstrels gallery which originally housed two single beds to accommodate a family let. We also included plumbing for the gallery in case we ever wanted to install a bath up there, to take advantage of the views and plumbing on the balcony just in case we wanted a hot tub. However, since Covid the Coach House mezzanine has served as Chris’s office, providing him with amazing views of the mountains whilst working, definitely the best office he’s ever worked in! We loved this project so much that we are now looking to build our forever home.” Who do you think would be the ideal next owner? “The house offers so many options but someone working from home could use the coach house as we have, but it's also ideal as a “granny annex” or as a studio (the views are inspiring). Obviously, the house is very well established as a boutique B&B, so it also would lend itself to a couple looking for a lifestyle business.“ What’s your favourite room and why? “The living room which leads into the dining room is our favourite as it’s where we spend most time during the winter months when we reclaim the house as our home. When we redecorated, we added a little glitter to the paint which you can’t see in the day, but does show up when the fire is lit. The log burner provides the cosy ambience, there are fir trees outside the windows and when the place is dressed for Christmas it is simply magical.” Memorable/remarkable event? “The lockdown during Covid. Our youngest child was in Australia with his girlfriend, and it appeared that they were going to be stuck there. We somehow managed to get them home on a flight to Manchester and they caught a taxi here. They were able to quarantine for a few weeks in the Coach House. As the weather was fabulous we met them every day in the garden, where we were able to keep our distance but still have meals together. They stayed with us for a few months and helped us establish the kitchen garden.” What do you love about the house the most now? “The versatility of the place, the views of the mountains, the birds, and the garden (still).” What you’ll miss most? “The fact that we both have our own spaces so we’re never in each other’s way. Chris will never have an office like the one he has now in the Coach House and Sandra will miss the garden and our neighbours.” What do you love about the local community? “There is an active and thriving community, with a village hall, which timetable is packed with numerous classes, a play group and hosts plays, art fairs, movie nights and the occasional concert. We are lucky to have a pub, a coffee shop and a chapel. We put in the offer on Monday which was accepted.” What can you tell us about the history of the property and how it has been adapted since you’ve owned it? “The original Plas Yr Eifl was built around the turn of the last century. It belonged to the quarry master of the Yr Eifl granite quarry which was established in 1850. He evidently chose the most attractive location possible for siting his home. The quarry closed in 1963. After that the building became a hotel and later a family residence. In 2005 the Plas burned to the ground. The fire was so severe that even the stone lintels were cracked, making restoration impractical. It had been standing as a ruin until we bought it in 2015 and we were able to secure planning approval for a new build house on the site while reusing the beautiful local granite facing for the new house.” What is your favourite room and why? “All the rooms have beautiful views, so it is difficult to pick a favourite. S loves looking out toward Mount Snowdon when she is busy in the kitchen, particularly as the sun is rising behind it. R loves the view to the Yr Eifl mountains when he is sitting at the dining table. Every day the massive walls of the Tre’r Ceiri Iron Age hill fort and the sheer cliffs below are illuminated in a different way. Watching the South Stack lighthouse at the westernmost tip of Anglesey f lash every 10 seconds is a very peaceful way to end the day while sitting in front of the fire in the lounge.” What do you love about the house the most now? “Since, together with our architect, we had the house built to our specifications, we love it full stop. First and foremost is the way the architect made sure to take advantage of the views from every window. We love the large rooms, high ceilings and the huge granite island. We have had the gates expertly restored by a local carpenter, we also replaced the boiler with a modern, efficient system to ensure the original part of the house remained cosy and warm through the winter. The water features in the garden were also made child safe.” Who do you think would be the ideal next owner? “The unique thing about Axholme is that it would work for many types of owners. It’s only when you have visitors that you are reminded how special the property is and how privileged you are to live there.” How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away? “Arriving home after any trip you always have the anticipation of seeing what wildlife you can spot on the fields down the drive. Regulars include hares, rabbits, the occasional stoat or weasel, geese with goslings and ducks with ducklings in Spring, the resident heron, pheasants, partridge and buzzards. Have you made any changes or additions that you feel have enhanced its character or functionality? “Stanacres was built between 1849-1851 for an Anglesey timber merchant Owen Jones who shipped timber into Liverpool hence the coat of arms of the Port of Liverpool stencilled on the main staircase. The architect was Charles Verelst (formerly Reed) who was the Chair of the Liverpool branch of RIBA at the time. The gardens were laid out by Edward Kemp, author of “How to lay out a garden”, who had been instrumental in laying out Birkenhead Park which was a new concept at that time and was the basis for the design of Central Park in New York. During the Covid lockdowns of early 2020 we spent a lot of time as a family there when the weather was not quite warm enough to sit out of the protection from the south westerly breeze that the gazebo must have been built to shelter occupants from. We had so many memorable times that upon reflection now, we didn’t feel confined at all.” Which spaces do you find yourself gravitating to most, and why? “One place in the house that gets very good use is to sit at the full height windows in the rear lounge overlooking the lawn and lake. It’s like having your own nature reserve right there in front of you. We have seen wildlife right close up that we have only ever seen on TV before.” How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old? “With fantastic country views from (nearly) all elevations of the house you feel so much more connected with the weather and the seasons. The large windows allow the sunshine to stream in and warm you, but in the colder months it’s cosy and warm in front of the open fire or log burner. The views over the lawns and the lake and the fields out front change with every season but some of the best views are from the rear of the house where on a clear day you can see over to Moel Famau in the Welsh Hills.” What time of year does the property feel most magical, and why? “As we transition from cold wet and dark winter into the warmth and brightness of spring, the grounds of Stanacres transform into a green and flowering, somewhat enchanting garden. The farm and equestrian neighbours help the feel of rejuvenation with lambs and foals in the fields and paddock most years too.” For families, what do you feel makes this such a wonderful place to raise children? “Having brought our three sons to Stanacres when they were around the end-of-primary to start-of-secondary school ages we’ve seen how the property can prove a great play ground at all ages. As younger children they and their friends would have a great time exploring the grounds and the house itself or boating on the lake (sometimes also in the lake) with supervision. As young teens it’s ideal for indoor or outdoor “sit-offs”, playing end-to-end football on the lawn or razzing a dirt bike or motor buggy up and down the fields. As older teens they found enjoyment having somewhere to invite friends from school or the rugby club and give the smoke detectors a good try out. One year they had a festival on the fields where about 40 of them camped and barbequed into the night all out of earshot of us. There must have been over 20 hatchbacks along the drive. Along with many New Years Eve parties we’ve hosted a parent’s 80th on the lawn and a 25th wedding anniversary party with marquees, DJ and an Abba tribute act in the garden. The stone gazebo also makes a great bar by the way. In summary Stanacres makes a wonderful family home not only for special events but for day to day family living. Everyone has enough of their own space but it still feels like a family home.” How would you describe the local community and the lifestyle on offer? “We’ve found the local community most welcoming and have made many friendships that have endured and will last long into the future. As well as friendships forged at the school gates with many other parents there are also other places to get to know people including the local 17th century thatched pub and the equidistant rugby club (along with Stanacres known in our house as the “magic triangle”). You will meet people there from all walks of life and in our experience you can easily be asked to join a golf society, shooting club, squash club, lunch club, walking group or just go for coffee and a chat at one of the local cafes.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here? “Very close by there are three pubs (all of which serve a great Sunday roast), a couple of cafes, a hotel with gym, wellness and beauty, various restaurants, a livery and equestrian centre, two shoots, numerous walks across countryside that it’s hard to believe is so close to suburbia and easy access to many bars and restaurants in Heswall or Parkgate.” What do you think the next owners will fall in love with most? “The next owners are likely to have an historic interest (if the walls of Stanacres could talk there must be so many stories to tell), perhaps an appreciation of architecture, an enjoyment of the seclusion and wildlife, maybe an interest in equestrian or country pursuits or maybe just the fact that it’s definitely different and special.” Who do you imagine would feel most at home here? “Stanacres will appeal to people for a range of possible reasons but at the end of the day it makes a fabulous family home.” As you prepare to move on, what will you miss most and what will you take with you in your memories? “One of the things we will miss most is stepping outside the front door and seeing no other houses, only countryside.
