Part of the vibrant district of the city since its building in 1923-1924, the palace holds the signature of the Architect Paul Smărăndescu, one of the most prolific architects of the XXth century in Romania. In about the same period with erecting the building at 7 Matei Millo Street, Paul Smărăndescu has planned other architectural monuments such as Palatul Societății Astra Română (Rosetti Square), Palatul Dacia România (Magheru Boulevard) or Palatul Societății Creditul Rural (Brătianu Boulevard/Doamnei Street). The intense activity of the area has lead to the development of this property as a real business center of those times. The area limited by Calea Victoriei, Regina Elisabeta Boulevard (as called today) and Cișmigiu Park included the offices of the most important press offices and printing houses in the country, such as Adevărul or Universul. The latter has established its headquarters into another impressive building signed by Arch. Paul Smărăndescu at 23 Brezoianu St.. In the same time, the importance of the district has driven the erecting of the Palatul Telefoanelor, 1931-1933, being the first major modernist building in town, only few steps away from 7 Matei Millo St. The '30 years represented a consolidation period for the notoriety of the building from 7 Matei Millo St. as a true business center with occupants such as the Letea Paper Factory, an advertising agency (Rador Orient Radio), a tiles factory (Salzberg&Gronen), the Brătianu Wines, the Bukarest Post Newspaper, as well as the offices of various free lancers such as engineers and doctors. Although along time the area has changes its occupants, still, the location in the heart of Bucharest has allowed it to maintain its attractivity over years. Universul Palace has been consolidated and became a hub with tenants from various creative industries. In the next vicinity, on the former address of the National Theather, a successful hotel concept has been implemented - Novotel, and 2021 will mark the delivery of two important buildings on the offices market - Matei Millo and Tandem. Currently, the former Palace of Letea Factory has a versatile character so that the 2,700 sqm could be converted into residential spaces for the urban lifestyle aficionados, into offices for those that would like to remain connected to the city life, or could be turned into a hotel. The space layout, as well as the access allow various partition solutions and use of the space. There is already a project prepared that comes along with the relevant valid building permit.

House with garden Bucharest (Romania)
Outside the daily life of Bucharest, just a few minutes from the Băneasa forest, is the Pipera district, with well-structured areas and blocks that benefit from numerous amenities: kindergartens, international schools, restaurants, parks, etc. The property, built in neo-Romanesque style, combines aristocratic fragrance with tradition and good taste. The exterior architecture of this villa is characterised by large windows and wooden balconies, very similar to those of the manor houses. The design of the interior space, based on the concept of a building originally from the USA, has been remodelled for the requirements of a family with children, but also as a space dedicated to guests, using a mix of styles, starting with the classic style and continuing with the rustic-style wooden attic. The location has a bohemian air that invites you to relax, perfectly harmonized with the generous green garden. The house has a built area of 497 square meters, a plot of 1900 square meters and is arranged on three levels, mezzanine, ground floor and first floor. At the entrance there is a living room of 54 square meters with a height of 4 meters, where the fireplace becomes the centre piece. The ground floor is completed by a kitchen area, a dining area, a bedroom and a bathroom, with direct access to the terrace that reveals the entire garden to the viewer. The second exit from the ground floor area leads to the garage which can accommodate two cars. On the first floor there are three bedrooms, one master with integrated bathroom and two bedrooms with shared bathroom. Also in this area is a mixed activity area with office and library. The attic, made mainly of fir wood, has two bedrooms. The basement can serve as a recreation area, perfect for sports or time with friends. The land surrounding the house, totalling 1900 square meters, benefits from a corner of the forest, an orchard with apple, cherry and cherry trees, a flower garden and a greenhouse that can provide the vegetables needed by a family. In addition, it offers the necessary space to add a swimming pool or a special place for children, this option being left to the choice of the future beneficiary.

Property Bucharest (Romania)
The French Street connects Piata Unirii with Calea Victoriei; it appears in documents since 1649 when it was known as Curții Street; over time the name varies - one part of it was Podul cel Mare din Curtea Veche (1763), Podul Curtea Veche (1804) and Uliţa Curții Vechi (1854), the other - Uliţa cea Domnească in 1690 or Işlicarilor & Boiangiilor Street in 1804. Under Constantin Brâncoveanu the street becomes as long as we know it today. The French name comes from the time when the French consul resided on it. The street was also called Carol until 1947 and then 30th December. After the 1989 revolution, it became Iuliu Maniu and since 2007, when a boulevard was named after the politician, it has become French Street again. It is one of the first lit and paved streets in the city, but also the one that entered history as the place where the great fire of 1847 started, when over 2000 buildings disappeared; the fire broke out thanks to the son of a stolnic (local clerk) who played by shooting his father's gun into the thatched attic. On this historic street, at no. 58, in 1938, Schrems Broderie, a weaver, and Karmann I – Carol, a dentist, were operating (it seems that Lev Tolstoi lived at no. 12 in 1854 when accompanying the Russian troops to Wallachia). Today, at no. 58, there is an elegant building with tall glass sheets and wrought iron balustrades that rhythmically punctuate the facade; denticles, short half-columns and other vegetal and geometric elements complete it. The building has two commercial spaces on the ground floor and 14 apartments on the upper floors, with areas between 38-113 sqm. The attic (384 sqm) and the cellar (211 sqm) generously complement the surfaces. Access is allowed by four different stairs leading to the inner courtyard. Only one apartment is currently rented, the building being in need of repair and renovation works. The original corner stoves, paneling on the ceilings and double doors with glass windows are the only ones still fighting the fading today, stubbornly preserving the spirit of past eras. However, the potential is huge considering the positioning one minute away from the Manuc Inn; the building can become a boutique/apart-hotel or apartments for rent/resale, after consolidation. House Bucharest (Romania)
In Comarnic, green is at home; thousands of trees stretch billions of leaves towards the sun and spread shade and coolness around. In one of the high areas, on a tongue of land drowned in greenery, there are two identical houses; the twin sister is positioned at the back, not at all invasive in terms of privacy. The villa for sale, a modern and discreet construction at first impression, reveals its true elegance only from the glass-enclosed terrace – soft textiles in sand colors announce the chromatics of the entire house, and the exposed brick, the fireplace, the shades of cement gray and the dark metal joinery complete the atmosphere of a space designed to relax without being boring. In addition, being equipped with the necessary for an al fresco dinner, the panorama is guaranteed to be admired in the evening, when the forest darkens in the colors of twilight. The interior of the ground floor (kitchen, dining room, living room, one bedroom, bathroom and terrace) exploits the difference in level in an intelligent way, obtaining a decorative and functional step between the open kitchen and the living room. With a fireplace and soft colors, the living room is comfortable but with a certain alert feeling - here time does not flow, does not pass but is lived, enjoyed. The same goes for the first floor, where there are three bedrooms carefully decorated, with soothing shades; a luxury hotel atmosphere prevails with rounded asperities and discreet, stylish, chromatically articulated bathrooms. The master bedroom has a bathroom, sauna and a small terrace with a view. The design project is made and implemented by Simetrica Design; the furniture and materials are premium, as are the electronic equipment. The house is perfectly functional, the heating is done through the floor throughout the house (gas central heating). It has air conditioning and all the facilities, plus a person from the area who takes care of daily maintenance (cleaning, mowing the lawn, changing bedding, washing, etc.) which makes it very attractive as an investment for the purpose of tourist exploitation (AirBnB). Comarnic, for many just a town on the way to the mountains, has recently become extremely attractive for those looking for a clean place not far from Bucharest. It entices with hot bread and bagels on the main street, but the real treasures are hidden - the Lespezi hermitage, a hermitage of monks from 1661 and painted by Parvu Mutu the Painter; the Saint Nicholas church is newer, only from 1905, but it boasts a magnificent icon donated by Gheorghe Valentin Bibescu and Martha Bibescu. The Posada Hunting Museum with its exhibits - animals, weapons, hunting trophies. The spectacular Doftana Valley is also just a stone's throw away, and the more popular mountain resorts are not much further away either. Out of a complex with four plots, the property owns three plots, two are available for construction.

Chalet Bucharest (Romania)
Bordered by the river and the forest, the property is perfectly insulated from the fertile lands of the area - a belt of trees jealously embraces the land and protects it from prying eyes. Seen from above, by the birds of the sky, the property appears as a small cheerful area on with a cute little house on it. The ribbon of chess-like tiles meanders through the bodies of houses and guides the gaze to the perfectly mowed lawn that borders it. The main body, called the chalet, has a hochoparter which is reached by a wooden staircase that continues as a balcony surrounding the building on one side. On the ground floor there is the kitchen; upstairs and in the attic there are three bedrooms; the matrimonial one, generous and bright, enjoys a fireplace in the soothing colors of the sand. The rooms have ceilings entirely covered with wood or are crossed by decorative beams that integrate the space in nature. Another body houses a lounge equipped with sofas, a table for 12 people, a fireplace, a kitchen and a bathroom, thus being the hospitable host for elegant events. In addition to the recreational options, there is a 60 sqm indoor swimming pool, heated by air and water pumps. Also here there are a sauna, bathrooms and locker room, a technical room and, upstairs, a guest bedroom with bathroom. Heating is done with heat pumps; the water comes from a well drilled at 40m depth with a flow rate of 4 m3 / h, which practically offers the possibility of bottling water if so desired. The 9000sqm plot allowed the arrangement of a 25x10 m pond between sandstone edges, an organic vegetable greenhouse and a playground with a swing complex and other challenges for the little ones. Geoagiu de Sus is a quiet village with a once episcopal church, founded by a lord of Wallachia with fiefs in southern Transylvania - Radu cel Mare, Neagoe Basarab or Radu de la Afumați, as historian Nicolae Iorga believes. Today, the 18th century mural painting shows post-Brâncovenesc features. Cluj Airport is about 60 km away, which provides quick and easy access while Alba Iulia is only 23 km away and brings a wealth of shopping options, restaurants and cultural activities. photo Florin Pepene

Somewhere on the edge of the forest, with the Bistrita River flowing in front, a private and quiet street leads to a secluded property where the perfectly manicured greenery induces a feeling of well-being; the impression it leaves is bright, neat, with clean lines, a strong aspirational component and a vague Mediterranean air perhaps given by the vegetation or the whiteness of the walls under the roof tile that falls heavily on the building. A silver fir tree punctuates the crowded green garden; the walkways take up in stone the idea of the curve found on the property in other areas too - the corrugated roof, the cut of the glass in the living room, etc. The interior is comfortable, the atmosphere warm, restful and ready to provide comfort for a large number of people - the common areas such as the open kitchen’s island and the living room are meant to gather around the table an extended family. The bathrooms attract attention with a modern design in which the stand alone bathtub is the piece of resistance. The layout of the space follows the civilized standard - in the basement the technical room - boilers, heating system and pool installations - but also the recreation room and wine cellar, plus a light courtyard with access to the pool. The ground floor allows parking for two cars in the garage and from there access to the living room with its fireplace, the dining area and the open kitchen (a second, closed kitchen and an ironing room are nearby). Also on this level are the guest bedroom with bathroom, the office and a vestibule. In the attic, under the skylight, there are 3 bedrooms with a bathroom each. In total, over 730 sqm of usable area finished to the highest standards. photo Florin Pepene

House with terrace Bucharest (Romania)
One of the beauties of Little Paris, built in the interwar period, in an era with magical resonances about well-being and happiness, was a father's wedding gift for his daughter. A house built with a lot of love, attention to detail and respect for beauty came to life in the former Mântuleasa slum, a short distance from Izvorul Rece Park and Carol I Boulevard. Mântuleasa slum was founded during the Brâncoveni period outside the city and was to develop around the church of the same name, being incorporated in the hearth of the city in 1752. Personalities such as Mihai Eminescu, Mircea Eliade, Petre Țuțea, Panait Istrati or Mircea Vulcănescu, lived and created in the houses with Parisian perfume in the famous slum. Built at the end of 1927, with a four-level layout, the house was designed for practical, generous spaces that would fully benefit from natural light through tall windows. The Neoclassical style with harmonized elements predominates on the outside and continues elegantly on the inside, with floral friezes on the walls and lacy scaffolding on the ceilings. The current owner, a lover of beauty, took care for three years of total consolidation and restoration, with the preservation of all the original elements, a process by which this architectural jewel was reborn and became more than just a living space. The structure was uncovered and consolidated, the sanitary and electrical installations were changed, the roof was changed and equipped with double glazed windows with laminated wood frames, operated by remote control, the interior doors and windows were made of laminated wood, the bathroom and kitchen floors they were made of painted cement, the other rooms have oak parquet, split air conditioners were installed, two fireplaces were added, one on the ground floor and the other on wood in the attic. It also has a unit for monitoring and coordinating internet connections, telephone, audio sound, fire alarm and video surveillance. Once the wrought iron gate opens and you step inside, an intimate and chic courtyard is revealed to you, decorated with roses and hydrangeas, cool in summer and illuminated with spotlights at night. Approximately 3 cars can be parked in the yard. The charm and elegance of the interwar period awaits you at a short distance from the center of the Bucharest, in a house full of positive energy, which carries on with dignity, the scent of the past.

With a golden past, Abrud has culture and history in its DNA. The town developed in the area of the Daco-Roman settlement called Abruttus, where Emperor Trajan sent a Roman legion to exploit the mines in 106 AD. Over time, the settlement’s evolution was strongly connected with the precious metal, bringing about privileges and, implicitly, contributing to the early economic and cultural development of the small borough: in 1357 it obtained urban privileges, in 1427 it became a town, and in 1491 it was a commonwealth. Starting from the 18th century, Abrud plays an important role in the Romanian national emancipation movement. Moreover, Abrud has a privileged geographical position, right in the center of the Apuseni Mountains, a space dominated by rolling relief. Abrud is one of the ends of Transapusena Road, the spectacular route of approximately 80 km long that crosses Țara Moților. Built in the interwar period, the road is now at the end of the modernization process and passes through areas of fairy-tale scenery, unreavealing churches and monasteries, castles and traditional houses with thatched roofs. Apuseni National Park, the third largest in Romania, is only 30 km from Abrud, a paradise for nature lovers. Here you can start on more than 50 tourist routes, including to emblematic caves – Bears' Cave or Scarișoara Ice Cave – waterfalls, traditional villages in Țara Moților. Various sports can be practiced here - mountain biking, whitewater kayaking or horse riding. Access is also easy to other important centers: Alba-Iulia at 60 km and Cluj-Napoca at 120 km. The real estate is located in the centre of Abrud, on a quiet street, near a green hill. Surrounded by houses with the same P+1 height, the property has a plot of 3,027 sq m, ensuring intimacy and providing several possibilities to use the outdoor space. The former administrative building was used over time as bank office, school or company headquarters. The positioning and generous surface, both outdoor and the built-up area, are the main advantages of this resourceful real estate that can put easily on the city’s administrative or touristic map. The three buildings have a built-up area of 1600 sqm and are displayed in a U-shape, with alternating heights, thus offering flexibility in choosing the future use for each of them. The first wing has 2 levels (G+F), adding up to a total built-up area of 871 sqm out of which 80% is renovated and preserves the original architectural elements: casement windows, façade plaster decorations, the parquet inside. The second wing, which represents the short side of the U-shaped layout, has a single level and a built-up area of 212 sqm. There is also a recessed small building here, with an individual entrance and a built-up area of 9 sqm. The third wing, with a B+G+ATT structure, has a built-up area of 597 sqm.The three bodies of the building have over 40 rooms of various sizes which allow for a flexible and versatile use. The inner courtyard with access to all three bodies of the building is paved and green plots are placed on the outline of the buildings. The real estate also has a concrete platform that can be arranged to complement the building's final destination. From guesthouse, boutique hotel to corporate headquarters, the adaptable design of this real estate allows for a variety of uses depending on the individual vision. Photo Florin Pepene

Apartment Bucharest (Romania)
A unique, delightful duplex apartment located in an interwar building on Maria Rosetti Street, a short distance from Rosetti Square and the University. Remarkable for individuality and elegance, located in a representative building with modernist architecture, built according to the creation of the architect Marcel Maller, the apartment has a rich and fully documented history. It belonged to the Saraga family, where Iancu Saraga lived, a famous publisher and, among other things, the owner of the department store Aux Galleries Lafayette Bucharest branch, currently called the Victoria Store. The apartment has been restored with great attention to detail, keeping all the valuable elements: solid wood doors with walnut veneer (one of them curved shape), solid wood parquet (oak and walnut), functional fireplaces with splendid wrought iron elements . Triple glazed windows, water purification and softening system, 8kW power generator with automatic start, video surveillance system, individual water and electricity supply have been added. Marcel Maller, the architect of the building, was a strong personality and one of the architects who shaped and implemented the modernist style in Bucharest. His distinguished works speak of a change in the mentality of Bucharest society from the 1930s, a new way of life that had only one goal: comfort. Open to innovation, he had his own modernist architectural vocabulary which he used inside and outside of stylistic, well-proportioned building compositions. This is the reason why in 1932, the owner of the largest publishing house in Romania at that time, Saraga Brothers publishing house, Iancu Saraga was convinced that the architect Marcel Maller would build a building in Maria Rosetti that would speak of the new status quo, of progress , a residential building for the Saraga family from Bucharest and other well-known personalities of the time, friends of the family. The Saraga apartment is located on the last two floors (floors 4 and 5) and is different from the way the rest of the apartments are configured. The first level (217 sqm) has an impressive living area (93 sqm), well-lit rooms with large windows and versatile design. Currently the 3 open rooms, elegantly individualized, are used as a living room, a dining room and a home cinema area. On the same level there is a night area which includes 2 bedrooms, one of them with an en-suite bathroom, a kitchen with generous storage space, another bathroom and a toilet. The 3 balconies on the first floor were closed and integrated into the useful space. The second level, with a total area of 110 square meters, is composed of a living room, a bedroom with a dressing room, a bathroom, to which is added an impressive open terrace, with a retractable awning, and which extends over an area of 49 square meters, overlooking the House I. L. Caragiale and Icoanei Garden Park. The building does not have a garage, but there are enough public parking spaces in front of the building. The location is ultra-central, exceptional, equidistant between the two main metro stations, Universitate and Piața Romană, just 200 meters from the Icoanei Garden historical park and the Bulandra Theatre, 10 minutes from the Romanian Athenaeum, the Royal Palace, the National Theater and Old City Center. House Bucharest (Romania)
The villa was built at the end of the 19th century, the beginning of the 20th century, in a neo-Romanian style with Hebrew influences, on whose facade sits the cup nicknamed the Holy Grail, in addition to other architectural elements specific to the period, lacy friezes and floral medallions that remind passers-by of the perfume of the period. The area in which it is located is a protected one and is called Boulevard Haussmannian Ferdinand. Ferdinand I Boulevard represents the connection between the central area and Obor Station, crossing a traditional Bucharest area, of houses built mostly around 1900. Most of the buildings have a residential function, predominating individual homes, with a few exceptions from the interwar and post-December period, period in which were also built collective housing. The S+P+E+M building was built in a gravity concept, of solid brickwork with solid wood floors, has 852 sqm of built area and has 16 rooms, 6 bathrooms and a built-in garage on the ground floor, an inner courtyard of 29 sqm. It has had several functions over time and its current condition shows that it needs total restoration to bring it back to its former beauty. It can retain its original purpose as a single-family home or it can have various functions: multi-family building with several apartments or with a commercial purpose, such as a medical clinic, law firm, notary office s.a. VAT is applied to the displayed price. Photo: Gabriel Ghizdavu

House Bucharest (Romania)
Modest at a first glance like a demure young lady, the mansion keeps its roof like an eye lid fixed in the ground, refusing to reveal itself. It must be courted, trodden on the brick paths and eyed on the woodwork of the porch. Inside, the piano is shyly silent but the proud stove promises roaring fire. The solid wood furniture is carefully chosen and captures the atmosphere of the late 19th century when the building was erected; the wooden pendulum keeps the measure of time but does not take it prisoner - the property enjoys all the comforts of the present - electricity, central heating (wood boiler), water, solar panels for hot water and complete infrastructure. The generous porch is the ornamental element that ennobles the building, otherwise a classic parallelepiped volume. The timber construction has a rustic yet elegant finish that the hanging plants take to another level (as does the annex that exploits a mound on the property and is fitted with lovely brick-framed double doors). Curved, brick paths lead the steps through areas of thick grass or dwarf flowers and over 30 varieties of roses in the English garden, but on the grounds there are also oaks, maples and ornamental shrubs over 150 years old; lavender is cultivated on 20 acres (of the 7.8 hectares, 1.28 ha is urban land and 4.8 ha is arable land). The orchard has peaches, nectarines, sour cherries, pears, cherries and other fruit trees such as a few wild cherries; not far away there are crops of strawberries, currants, blackberries and raspberries - the land is rich and can be exploited for farming or hunting. The manor was gifted as a hunting estate by Count Zichy Vasonckeoy Ferenc, Minister of Trade in the Austro-Hungarian Empire, to his son Tivadar in 1899. Today the property is also known as Hajas Manor after the current owners, but in the title deed it is referred to as a castle. It was bought in 2010 and restored according to the original plan keeping the original carpentry but adding double glazed windows to the wooden windows. The domain is located on the road between Marghita and Săcuieni, 200 m from the main road, between the Petreu and Cristur settlements. Photo Florin Pepene
