Imagine a villa nestled within the verdant embrace of the Marche countryside, a sanctuary of classic style where nature’s artistry meets human ingenuity. This exquisite residence, perched upon a gentle hill, offers a breathtaking panorama of the azure Adriatic Sea, its waters shimmering in the sunlight. With its 6 bedrooms, 6 bathrooms, large receptions areas and enjoyable garden with panoramic pool, it’s the perfect second home for your luxurious holidays, but it’s also an excellent family home, where you can live permanently, thanks to the proximity to all services and amenities in Civitanova Marche. The Villa The villa’s graceful lines reflect the elegance and sophistication of the classic times. Its façade, a symphony of pastel hues, harmonizes seamlessly with the surrounding landscape. Within, the interiors are a testament to refined taste, featuring antique furnishings and Palladian floorings, a skilful blend of marble, with tones of brick red, beige and black. This superb villa in Marche, develops over 4 floors, for a total area 546 sq.m. + 174 sq.m of terrace: Ground Floor: The ground floor, following a classic division of space with a central staircase and two rooms on either side, houses the living room and a large kitchen. Next to the staircase, there’s a comfortable lift, connecting all floors. From this floor, you have an exit out both to the East and to the West terrace. A small guest bathroom completes the floor. First Floor: On the first floor, there’s the large master bedroom with step-in closet and en-suite bathroom all covered with Bisazza mosaics. The bathroom enjoys a lovely balcony, overlooking the garden, the pool and the sea. Completing the floor is another bedroom with panoramic views and a bathroom, also covered with Bisazza mosaic. Second Floor: The top floor features 2 bedrooms and 2 bathrooms. Basement This is where a very generous living room has been created, with direct access to the garden through two large French windows. This is the ideal place to organise major events with many guests or to arrange a professional studio, which will allow you to work in the relaxation of nature. To a lower level, we find a garage for 2 cars and quite a large storage space. Of the original wall structure, the perimeter walls have been preserved, with their classical proportions, i.e. a symmetrical repetition of the openings. This makes it a unique villa in the whole town of Civitanova Marche. Another very pleasant feature is that every room has plenty of light and the many doors allow exit to the large panoramic terrace, which runs all around the house. It is here that various lounge and relaxation areas can be arranged, to be enjoyed in different moments of the day, and always with a breathtaking sea view. The Dependance The dependance is the perfect retreat for your guests, who can enjoy and give you full privacy. Located near the panoramic pool, it’s also a nice place to get some shade during your days by pool. The lovely 35 sq.m. terrace, covered by a tent, will let you have a meal or an aperitif out in the shade. Developing over an area of about 102 sq.m., it includes a living area with 3 French windows, which provide plenty of light and exit out to the garden, a small kitchen, 2 bedrooms and a bathroom. Underground, there’s the technical room and shower rooms for the pool. At the back of the dependance, externally, there’s an oven. The Garden The architect who took care of the landscaping has done a masterful job here – every area, every corner has been designed to provide guests with an exclusive area to be enjoied in different ways: the fountain at the top of the property recalls the classic design; walking down the pathway one comes across a secluded area, covered by tall trees that provide shade and coolness; going further down you reach several natural terraces of the garden and you end up to the spectacular panoramic infinity pool, which overlooks the sea and the rolling hills of the Marche region. Continuing along the path between olive trees and lawns, you get to the entrance gate, in whose proximity a tennis court may be built. This garden, about 4.550 sq.m., is a haven of tranquility where fragrant blooms and lush greenery create a serene ambiance. From here, one can savor the panoramic views, the gentle lapping of waves, and the distant murmur of the medieval town of Civitanova Marche Alta, a historic gem within walking distance. The Location Nestled amidst rolling hills, Civitanova Marche Alta stands as a testament to medieval elegance. Its cobbled streets, ancient stone walls, and quaint squares invite visitors to step back in time. This charming town offers a serene escape from the hustle and bustle of modern life, while still providing essential amenities and services. The town’s central square, a gathering place for locals and tourists alike, is a hub of activity, hosting festivals, and cultural events. Despite its medieval charm, Civitanova Marche Alta is well-equipped to cater to modern needs. You’ll find a selection of shops, restaurants, and cafes offering a taste of local cuisine and international flavours. A special mention goes to Café Cerolini, the most historic and elegant café in town, which offers the possibility of enjoying an aperitif in the main square. The town is also conveniently located within a short distance of the Adriatic coast, making it an ideal base for exploring the beautiful beaches and crystal-clear waters of the region. The coastal town is a melting pot of cultures and activities, where you can enjoy excellent fish dishes and then go clubbing. Villa with garden Recanati (Italy)

The imposing Villa Teja near Recanati, built by the Leopardi family (of which the poet Giacomo Leopoardi is its most famous member), is a quintessential example of a mid 19th century Villa with both farming and residential functions. The large ground floor rooms, where the farm machinery would have been housed, and the reception rooms and bedrooms on the upper floors are a testimony to the traditional ties noble families had to local agriculture from which they drew their wealth. Today, the villa, which still has that idyllic, Italian atmosphere, will make a magnificent family home or boutique hotel. The ground floor is divided in two by a corridor, big enough for a carriage and horses to pass through, running the entire length of the building and, on either side, are series of interconnecting high, vaulted rooms with brick floors. A wide elegant staircase leads to the first and second floors with identical floor plans, where there a several vaulted rooms with delicate frescoes and floors with terra cotta tiles arranged in geometric patterns. The property comes with a garden with mature trees and about 6500 m2 of agricultural land where olives and fruit trees have recently been planted. The structure of the 1250 mq villa is generally in good condition and electricity and water are already connected.

You access the property via a comfortable paved road in the middle of the Conero wood, pass a classy white gate and enter your own private retreat, where you can go when you need to get away from the world. The House The house has been beautifully restored with great elegance, retaining the unique materials of the Conero area: the exterior facade is built with the typical Pietra Bianca del Conero – White Conero Stone – while for the interiors they used original cotto tiles and wood beams painted white, to give all the rooms a light and elegant look, typical of luxury villas by the sea. The house develops on 2 floors, divided as follows: Ground Floor: All the rooms on the ground floor feature french windows connecting the external and internal areas, to facilitate the movements from inside to outside and vice versa and enjoy all the areas of the spacious garden. First Floor: On the first floor you can find 4 spacious bedrooms and 3 bathrooms: the master bedroom is very large and enjoys a big private bathroom with Jacuzzi. All the finishes are the same as on the ground floor, meaning a predominance of white for the walls and ceilings, cotto tiles and wood beams to make the rooms look warm and cozy. Property with pool and garden Treia (Italy)

The Monastery is situated in the beautiful open countryside of Le Marche, between the Adriatic sea and the Sibillini mountains. Surrounded by 360°panaromic views, the property nestles into the hillside where it has been a focal point for the surrounding landscape for hundreds of years. With its 2 apartments, annex, private chapel, 5-hole golf course, pond and swimming pool, it is the perfect property for a retreat in style or as a high-level wedding venue. The Villa Formerly a small monastery with its own exquisite chapel, the villa was bought by the current owners in 2000 as a ruin, and it has been lovingly restored over a number of years. Great emphasis was placed on retaining the original features of beams, antique terracotta floor tiles, open fires and stone walls, whilst adding the modern day comforts that we have all come to expect, such as en suite bathrooms, fully equipped kitchens, wireless internet connection and satellite television. The Monastery (about 600 sq.m.) was renovated with a view to offering a permanent home to the current owners, but also to optionally provide a unique holiday and event venue. For this reason, the main house was equipped with three separate kitchens to maximise the flexibility. One of these kitchens has now been converted into a library, but the wiring and plumbing for a kitchen still exists should new owners want to revert to this layout. A 4th kitchen is placed in the dependance. All sections of the house are interconnecting on the ground floor, which offers all the facilities of a wonderful family home. It would be a simple task, however, to divide the sections of the house into three completely self-contained houses. Ground Floor: The ground floor of the property consists of the following : ” An entrance hall ” Two large living rooms with open fireplace ” Two well equipped kitchens, one with a winter fireplace. ” One utility room ” One large shower room ” One WC with a wet room shower ” A small library ” A dining room with open fireplace First Floor: The first floor of the house is currently accessed via three separate staircases, but for family use the upstairs could be opened up, removing one or more of the staircases. Alternatively, the upper floor of the Oratorio wing of the house (behind the Chiesa) could be left as a guest wing with its own staircase. The upstairs layout is as follows: ” Oratorio: two double bedrooms, both with en suite facilities. The larger room has a whirlpool bath with shower over. The smaller has a walk in shower. ” Granaio (central section): three double bedrooms all with en suite facilities. The largest room also has a bathroom. ” La Stalla: one double bedroom with en suite shower room, one single room (no en-suite), and one suite, with a small sitting room and a spiral staircase leading to a mezzanine bedroom. The en-suite bathroom has a bath with shower over. The Annex In the grounds there is also a separate apartment (dependance, about 75 sq.m.), with its own well equipped kitchen and bathroom with shower. Storage rooms at the back provide a laundry and linen store, and a pizza oven is built into the wall to the rear. The apartment has its own terrace, and offers excellent accommodation for a housekeeper or nanny. The apartment (dependance) has the following facilities: ” A well equipped kitchen, with large oven, hob, fridge and dishwasher ” A bedroom area, which previously was divided from the rest of the apartment by a wardrobe wall ” A shower room ” A sitting and dining area ” A private terrace and garden at the rear of the property ” There is a small laundry and a linen store at the rear of the apartment. ” A bread / pizza oven is built into the external wall of this building. The Private Chapel At the front of the property there is the lovely small Chiesa (chapel), accessed from the formal gardens. The Chiesa can be used for weddings or as a small gymnasium. At present, the chapel is entered externally, but it would be possible to put an interconnecting doorway either in the library or in one of the kitchens. The Garden The Monastery sits in 2 hectares of land, which has been landscaped to provide beautiful areas for relaxation and enjoyment. The grounds have matured well over the years, and now include a 5 hole golf course served by an automatic irrigation system and a 15 metre irregular shaped swimming pool, surrounded by sub-tropical planting. Its position within the grounds provides a sheltered spot in full sun until the early evening. At the front of the house there is a formal garden with fountain, and a small lake provides the perfect hazard for the golf course. The 80 metre drive is lined with olive and cypress trees, and there are several additional olive trees in the grounds, together with a small orchard of apricots, plums, cherries, apples and pears. At the rear of the property there is a very large paved terrace, which can be used for weddings and it is also ideal for al fresco dining, and situated just above the pool is another large terrace shaded by albizia trees and adjoined by a small wooded area to the rear. The Location The wonderful Adriatic beaches of Sirolo, Numana and Portonovo are just an hour from the villa, and the Sibillini mountains are approximately the same distance. From the property, it is possible to see both the sea and the mountains during clear days. There are a number of ski resorts open during the winter months in this area, within an hour’s drive. Le Marche is a beautiful region of Italy, sometimes referred to as Italy in one region, simply because it has everything from the stunning scenery of the Adriatic coast, the mountains and the wooded hillsides to wonderful medieval hill towns with well preserved architecture. Whether art history, the natural world or delicious food and wine are your main interests, Le Marche will not disappoint. The property is within easy reach of Ancona airport (45 minutes) with regular flights direct to London, Brussels and Munich as well as to Catania, Palermo and Cagliari. Rome and Bologna airports are around 3 hours away, but there are further connections available via Rimini, with regular flights to Moscow, St Petersburg, Berlin and Amsterdam to name but a few destinations, and Pescara with additional flights from Barcelona and Oslo. Both these airports are under two hours drive from the property. Property with garden Cagli (Italy)

Standing on a small hillock in outstanding countryside with splendid views in every direction, you can find this lovely complex of buildings. Formerly a rural parish, a meeting place for believers who lived in the surrounding countryside, it was meticulously restored in the 1990s to create a private home and accommodations for international tourists. With multiple living units, this property is extremely flexible and can be used as a grand private residence with space for visiting friends, as a holiday rental business, or as an elegant wedding venue. The Former Rectory (Main Building) The first written records of this charming pieve date back to year 1290, but the discovery of three Etruscan tombs in 1935 and the presence of flints from the Neolithic period are evidence of a much longer history. The main building was originally the old canonica, the priest’s house attached to the church. It was attractively converted at the end of the ’90s into a cozy and welcoming private home. The current owners have chosen not to upset the internal layout, leaving it almost unaltered and re-using as many old materials as possible, especially the large wooden beams. The private home covers a total area of 373 sq.m. on 2 floors, divided as follows: Ground Floor: This is where the main door is located and it leads to a number of rooms used as: • Small studio • Large studio with exit to the garden • Laundry room • Storage rooms for gardening and other tools • Cellars, which were used in the past to produce and stock wine A large staircase leads up to the first floor. First Floor: This is the proper living area and it’s characterized by double ceilings and wooden beams. All rooms here are large and homely, and they make you feel as if you’ve stumbled into a rural past, yet with class and comforts. This floor is accessible, not only via internal staircase, but also through 2 large French doors in the kitchen and in the living room. With the utmost respect for the original architecture, the ups and downs between the rooms have also been retained, creating a striking vertical movement, allowing for airy rooms. The living room is a comfortable space where you can sit and relax with your loved ones. From the living room, you are directly connected, on one side, to a master bedroom with en-suite bathroom, on the other side, you go into the kitchen/dining room, which features a lovely built-in kitchen, made in typical rural style. The kitchen features a French door, which provides plenty of light and leads you out to a panoramic terrace with bread/pizza oven, where shade is guaranteed by a natural vine-clad pergola – a perfect spot to sit down in the late afternoon for an aperitif, while you watch the last rays of the sun light up Monte Catria. From the dining room, you enter a majestic library, characterized by a double-height ceiling with massive original wooden beams and soft lighting, which creates the ideal atmosphere for relaxing while reading. From this room, you access 2 spacious double bedrooms with panoramic views, which share one bathroom. The Former Church (The Annex) Attached to the main building, there is the old San Cristoforo church, built in the 1700s and now no longer consecrated. This part was restored in 2002 and measures about 83 sq.m.: it is now a lovely independent apartment for guests, boasting a four-metre high, pitched ceiling, and composed of a very large open-space room in the former nave, featuring a sitting area, kitchen and dining zone, with direct exit to a lovely terraced area overlooking the vineyard with uninterrupted views of delightful rolling hills. A double bedroom with en-suite bathroom has been made in the sacristy. The Former Farmworkers’ Cottage (Outbuilding) This is a handsomely restored 18th-century stone cottage, covering an area of 166 sq.m., that provides exceptional accommodation for up to four people. Upstairs are two spacious double bedrooms and two bathrooms (one en suite). Downstairs are a sitting room and a country kitchen, both opening on a delightful and private south-facing garden and paved terrace with a pergola where you can enjoy breathtaking views of the nearby high mountains as you sip your Italian wine. The Land This extensive property lies over a plot of land of almost 4 hectares, which on one hand provides a lot of privacy and on the other hand allows to have a small vineyard of Bianchello wine, in addition to fruit trees, for production of home-made, organic jam. There is no swimming pool at the moment, but it could be built in several panoramic spots of the garden. The Location The pieve of San Cristoforo stands on a small hillock in outstanding countryside with splendid views of Le Marche countryside in every direction. To the front lie fields and woodland that lead the eye to the high peaks of Monte Catria, while to the sides are the tree-clad slopes of a small river valley and vineyard and views of rolling hills as far as the horizon. Getting to Cagli, the closest town with services, is a matter of minutes, thanks to a comfortable paved road. Situated on a plateau set between two rivers, Cagli still recounts its medieval past, which has left traces on its territory, in its architecture and in the narratives that have come down to us. Incorporated into the Duchy of Urbino, it was fortified by Federico di Montefeltro and it seems to have inspired the painting “The Ideal City”. Enjoy a stroll along Corso XX Settembre or simply sit down at one of the bars in the main piazza and inhale all the beauty of this lovely town in Marche. In Cagli you can find all you need for your daily life. The property is ideally located for discovering the cities of Marche and Umbria. Just thirty minutes from San Cristoforo is Urbino, cradle of the Renaissance, and Gubbio, Umbria’s medieval jewel. But there are many destinations within easy reach: Gradara, San Leo, the Frasassi Caves, Loreto, Assisi, Arezzo, Spoleto and, 50 kilometres away, Fano with its quiet beaches.
