33720 - BARSAC - 18TH-CENTURY WINE ESTATE WITH GITE AND SWIMMING POOL - 14 ROOMS - 5 BEDROOMSEfficity offers you, in the heart of the prestigious Sauternais vineyard, this character property from the 18th century, surrounded by its vines and set in a peaceful environment, away from prying eyes. Renovated in 2020, the residence develops approximately 530 m² in total, including nearly 354 m² of living space as well as a reception room, a winery, and various annex spaces. It consists of 14 main rooms, including five bedrooms, and can be used as a large family home or divided into two communicating units, each with its own access. The first living space, about 158 m², offers on the ground floor a dining room complete with a stone fireplace, a kitchen, a living room with an insert, and a toilet. Upstairs are an office and two bedrooms, each with their own shower room and toilet. The second living space, about 196 m², currently adapted for gite use, includes an entrance, a dining room, a kitchen, and three bedrooms, each benefiting from its own bathroom or shower room with toilet. A large gallery overlooking the vineyards connects the various rooms and provides access to the garden. The garden level hosts a superb reception room of around 97 m² opening onto the courtyard, as well as a winery with barrels of about 46 m². A laundry room, a boiler room, toilets, and various technical rooms complete this space. An attic, partially convertible, also offers additional potential. Outside, the property features a courtyard with a summer terrace, a garden with trees, and a 12 × 6-meter chlorine swimming pool, fully secured and not overlooked, with its liner replaced in 2023. The whole includes three outbuildings, including a technical room for the pool, a garage with a workshop, and a winery with a canopy, equipped with six tanks representing a total capacity of about 70 hectoliters. The property extends over about 1.5 hectares of producing vines under the Barsac-Sauternes designation. The vineyard, dedicated to the production of sweet white wines, allows for an annual production of about 3,000 to 4,000 bottles. The management of the vines and marketing of the production are currently entrusted to a neighboring winemaker under an annually renewable service contract. This arrangement allows the enjoyment of a wine estate without having to take on all the constraints related to its operation. Future owners can continue this arrangement or take over part or all of the activity according to their project. The property also benefits from a château name, and the owner can have bottles marketed under their own label. Just 40 minutes from Bordeaux, 15 minutes from Langon, and 8 minutes from the motorway access, this rare property combines the charm of an old residence, the prestige of a vineyard in the Sauternes-Barsac appellation, and numerous operational possibilities: family residence, gite, guest rooms, receptions, or private and professional events. A unique property, ideal for living in the heart of a globally recognized terroir while developing a tourist and viticultural activity.Contact me now at 06 30 43 37 85 for more information or to arrange a visit.
