Castle Theillay (41)

In Sologne, Olympia Immobilier exclusively presents this 31-hectare property in a natural setting of great tranquility. This place brings together the essential elements of a character domain: land, woods, meadows, ancient buildings, outbuildings, and equestrian facilities. The property is organized around a Manor of approximately 660 m2 to restore, whose volumes and architecture offer a remarkable base for an ambitious project. The place retains an authentic soul, with a charm typical of the great estates of Sologne that need to be awakened rather than standardized. Around the Manor, outbuildings complete the ensemble. They allow for various uses: family home, prestigious second residence, equestrian project, guest hosting, caretaker housing, workshops, or additional spaces according to the needs of the future owner. Horse lovers will find existing facilities on site: Stables, Toublin Clément Career, and Grand Hangar, integrated into a particularly suitable environment, between open meadows and wooded areas. A beautiful dovecote also enriches the heritage character of the estate. Renovations are to be expected to restore the park, the Manor, and the outbuildings to their former glory. This is precisely what makes this property unique: it does not offer a fixed decor, but a rare, generous material to be recomposed with care. Its location is a real asset. While providing an exceptional preserved and confidential living environment, the property enjoys easy access as it is situated between two highway entrances. An ideal situation for easily reaching major roads without giving up the quietness or intimacy of a vast estate in Sologne. A rare property, intended for buyers sensitive to authentic places, large spaces, and restoration projects with high heritage value. A few meadows to let animals graze complete this ensemble, which is free of any rental. Cabinet LE NAIL – Loiret - Sologne – M. Baudouin LE GRELLE : +33 (0)2.43.98.20.20

Perched in a commanding position on the outskirts of a charming village, this building, with its understated architecture, features a rectangular layout punctuated, to the south, by two round corner towers which give it the silhouette of a chateau. Built of rendered masonry with corner ties of cut stone, it comprises three main storeys organised into five bays, topped by an attic storey beneath a slate roof punctuated by dormer windows. Facing north-south, the property enjoys a sweeping panorama offering unobtrusive views of the canal and the surrounding countryside, with the main transport routes lying below. The property is comfortable and practical. GUEST HOUSE NO. 2 To the west, a second house of similar design features, at garden level, a garage that spans the entire width of the building. It provides space for parking several vehicles as well as for storing the property’s maintenance equipment. Accessible via an external staircase, the main level comprises a living room with a wood-burning stove and an open-plan, fully fitted kitchen, two bedrooms, a bathroom and a separate toilet. This property, which is also in good condition, is heated by the château’s central heating system. The property covers an area of approximately 7.5 hectares (18.5 acres), mostly wooded, offering a natural environment and a genuine green belt that partly shields the neighbouring areas. To the north-west, a vast meadow is ideally suited to keeping a few horses or other herbivores, opening up numerous possibilities for enthusiasts of equestrian activities and the outdoors. The outdoor areas have been landscaped with the same attention to quality as the buildings. A padel court in perfect condition, a heat-pump-heated swimming pool (10 × 5 m, depth 2.30 m), a zip line and a golf driving range make up a particularly rare combination, designed for leisure and well-being. The estate also offers beautiful walks through its wooded grounds, inviting visitors to fully enjoy the tranquillity of the surroundings. The estate as a whole provides an exceptional living environment and, if desired, offers genuine potential for a high-end accommodation business. The diversity and quality of its facilities enable it to offer a distinctive experience to a discerning clientele. Castle Salbris (41)

Ref.4478 : Beautiful french chateau for sale in Sologne. In Sologne, in the department of Cher, at the gateway to the Pays Fort Sancerrois, stands this sublime château nestling in the heart of a private contiguous forest of over 200 hectares. The silence here is so perfect that it becomes music to the soul, soothing any inner turmoil. And yet, despite being protected from any nuisance, the property is only twenty kilometres or so from Salbris and Vierzon stations, making it possible to reach the capital in 1hr 30mins and 1hr 40mins respectively. The main shops and services are around ten kilometres away in a small, dynamic and historic Sologne town. Golf and other outdoor activities are also nearby. Built over a mezzanine floor, the château is constructed of rendered rubble stone and topped with a pavilion-style, three-sloped slate roof. It comprises a square body with an imposing pavilion, half of which is built into the structure, a four-sided tower, also half of which is built into the structure, and a cylindrical tower above the structure. The frames and quoins are in red brick with pointing, giving the building a certain elegance. A projecting string course surrounds the building, marking the separation between the ground and ground floors and giving rhythm to the façade. The half-hipped dormers on the first floor are topped with a zinc finial, demonstrating the building's attention to detail. The attic floor is pierced with skylights to let in natural light. The building faces north-east/south-west and spans approx. 700 sqm of living space over three stories: Ground floor : A vast gallery entrance of almost 30 sqm, with cement tiles on the floor and picture rails on the ceiling, sets the scene. It opens onto a pleasant billiard room on the right and a bright, spacious study on the left, with its herringbone parquet flooring and marble fireplace. Towards the south-west, a splendid lounge (45 sqm, 4 m high ceilings) bathed in light provides a warm, soothing atmosphere that every guest will appreciate. This is followed by a large hall with the start of a beautiful solid oak winding staircase, then a corridor leading to a second, more intimate sitting room with views over the parklands. This is followed by the dining room with its trumeau over the marble fireplace, its picture rails and its bow window giving it an uninterrupted view over the parklands. A pleasant, double-exposed kitchen of almost 30 sqm with a central island completes the western layout. It has direct access to the outside from the small circular tower. To the east are a laundry room and a toilet, as well as the start of a secondary staircase. On the first floor : a landing leads to a large corridor with 6 bedrooms on either side, including a large master suite with its own bathroom and dressing room, as well as private wc in the tower. The south-east-facing bedroom offers the luxury of access to a roof terrace bordered by square pear-shaped balusters with a square base and rounded pedestal and spine. The neighbouring bedroom, facing south-west, has a suspended balcony with wrought-iron railings. There are also two shower rooms and separate wc. The second floor : even though it is under the rafters, it is still very spacious. There are three bedrooms, a bathroom, wc, an artist's studio with a floor surface area of more than 40 sqm and various other rooms. The latter, currently used for storage, could easily be converted into bedrooms as they already have all the comforts required for such use. The mezzanine floor contains cellars, a boiler room, a laundry room and storage rooms. The property is in good condition and offers excellent conversion potential. Outbuildings : To the north-west of the château is a comfortable caretaker's cottage which, although built in the 21st century, respects the château's architectural style. The walls are rendered and covered with a slate roof. The ground floor comprises a living room with open-plan kitchen and separate toilet. Upstairs, there are four bedrooms, wc and a bathroom. It has electric heating, Polyvinyl chloride double-glazed windows and an independent drainage system. The building also houses two enclosed garages and, adjoining them, a lean-to with an electric charging point for two additional vehicles. To the south is a splendid 11 x 5 m swimming pool, built in 2000 and covered by an elegant 19 x 8 m conservatory-style glass roof. The swimming pool uses salt water and is heated by its own oil-fired boiler. After a long, straight, gravelled driveway, more than 500 m long, in the middle of the woods, you reach the entrance gate to the property. The enchanting backdrop is a magnificent château set in 1.65 hectares of fully enclosed landscaped parklands. The gardens, a subtle blend of geometry and romanticism, offer idyllic perspectives that captivate the eye. Here, the flowerbeds compete in colour with the seasons, while the paths lined with trees and pruned bushes invite you to stroll and contemplate. In the evening, the park's lighting, rivalled by that of the moon, offers an altogether different setting, but one that is just as pleasing to the eye. A well with a submersible pump provides automatic watering for the various fruit trees, shrubs and flowers. In addition to its refined gardens, the property enjoys the immense privilege of benefiting from the natural protection of more than 200 hectares of thick woodland, giving it perfect privacy, but without the burden of maintenance, as it belongs to an adjoining owner. This place, deeply rooted in its terroir, seems to breathe the soul of its history and no nuisance disturbs the beauty of the surroundings. Cabinet LE NAIL – Loiret - Sologne – M. Castle Chabris (36)

In the south of Sologne, set within a verdant landscape, this superb château lies at the heart of a historic estate whose origins date back to the 13th century. Extending over 40 hectares, the property features a swimming pool, tennis court and numerous outbuildings, including a chapel, stables, reception house, caretaker’s house, orangery, farm with poultry yard, kennel, vegetable garden, dovecote, orchard, woodland, meadows and river. THE CHÂTEAU Behind its historic façade, adorned with refined details and 19th-century towers, the château has been fully renovated. It offers a warm and welcoming atmosphere across approximately 936 m², where original proportions and architectural features blend seamlessly with a lifestyle perfectly suited to hosting family and friends. The period features — wood panelling, parquet floors, mouldings and marble fireplaces — have been carefully preserved and are of outstanding quality. Ground Floor The original oak doors open into a beautiful entrance hall dominated by the main staircase, located within one of the towers. The former hunting room is now an elegant reception area, ideally positioned between the dining room and kitchen. Filled with natural light, the dining room, decorated in the First Empire style, enjoys direct access to the terrace as well as convenient communication with the kitchen. With its wood panelling, glazed bookcases and fireplace, the library is one of the château’s most charming rooms. An intimate and welcoming space, particularly appreciated by guests. The 40 m² drawing room opens naturally onto the garden and swimming pool, with access to a guest cloakroom. First Floor The monumental staircase leads to three beautiful reception areas: the former billiard room, now devoted to leisure activities; a spacious TV room; and the grand salon, enhanced by its grand piano. This floor also comprises five large bedrooms, each with its own en-suite bathroom and boudoir. Two of them enjoy direct access to the swimming pool. One of the bathrooms could still be redesigned to better harmonise its fittings with the classic character of the adjoining bedroom. Close to the 62 m² grand salon, a second guest cloakroom and a private corridor serve the two principal bedrooms. A staircase also leads to the second floor and onwards to the upper terrace. Fireplaces are found throughout the château, some of which are still regularly used in the reception rooms. Second Floor Formerly reserved for children’s bedrooms and staff accommodation, this level now offers four light-filled bedrooms, all enjoying exceptional views over the park. Three bedrooms have already been redecorated, two of them with their own shower rooms. The fourth has a bathroom with a bathtub installed within the tower. This bedroom also benefits from direct access to the terrace. A bright corridor serves the bedrooms and leads to the former service staircase, now used as a secondary access and as access to the swimming pool. This level also includes a former bathroom converted into a laundry room, as well as a room dedicated to linen and storage. The service staircase still requires some restoration work, but there is potential to create an additional WC in this area. Attic Spaces and Potential for Further Development Above the principal bedroom annexe, two additional bedrooms provide a more independent area. Currently unheated, they share a shower room. They could function as two bedrooms or as a bedroom with a small private sitting room. They enjoy privileged access to the terrace as well as to the private staircase leading down towards the kitchen. The glazed gallery leading to the terrace remains to be restored. With appropriate insulation and beautiful wood panelling, it could once again become a particularly elegant and light-filled passageway. Above the main body of the château, the extensive attic spaces offer tremendous potential for further development. Their generous volume could accommodate additional living areas, a games room, an office or several more bedrooms. Cellars and Technical Areas Beneath the château annexe are two large cellars, together with a beautiful wine cellar. The first houses the boiler room and wood storage. The second contains the estate’s new heating system: a water-to-water heat pump installed in 2023. A water softener was also installed in 2023, completing the property’s technical facilities. These areas are entirely dedicated to the technical infrastructure of the property, while remaining easily accessible and completely separate from the living spaces. A Home Designed for Living With its reception rooms, numerous bedrooms, independent spaces, wine cellar, terraces and uninterrupted connection with the park and swimming pool, the château possesses that rare quality found in great family estates: the ability to accommodate many people without ever compromising privacy. A place where one can entertain, share, live as a family and, in turn, write the next chapter in the history of the estate. THE OUTBUILDINGS From the moment one passes through the grand entrance gate, the estate reveals a genuine stone hamlet arranged around its historic courtyard. Former stables, a carriage house, caretaker’s houses, chapel, kennel, orangery, wash house and agricultural buildings form a remarkable ensemble, rich in heritage and full of potential. The Gate Lodge At the entrance, near the smaller gate, this former house — probably once a bakery and later accommodation for the dog keeper — is currently used for storage. It could easily be converted into a caretaker’s house, an office or even a small shop. The Kennel At the centre of the courtyard, the remarkable stone kennel retains its rounded enclosure and wrought-iron gate. Above the door, a tufa-stone bas-relief depicts two hunting dogs, a reminder of the estate’s historic sporting and hunting vocation. The recently cleared paved courtyard is now surrounded by roses, lavender and perennial plants. The Caretaker’s House On the other side of the kennel, this independent house comprises a kitchen, living room with an original wood-burning stove, bathroom and, upstairs, two bedrooms, a shower room and a large additional space. An exterior covered area provides parking for several vehicles or storage for firewood. The Coach House The former carriage house contains three garages on the ground floor, one of which could be converted into a reception room, yoga studio or event space. Upstairs, four bedrooms with en-suite bathrooms surround a large living area with an open-plan kitchen and fireplace. The building enjoys views over the park and dovecote, as well as a private garden with a barbecue area and pétanque court. The Seigniorial Chapel Probably built in the 15th century, or possibly earlier, the chapel retains numerous reminders of its long history. An inscription dated 1546 above the door bears witness to the exceptional age of the site. The Stables and Agricultural Buildings The stables have retained their four original stalls and four loose boxes. The initials of the de Lestang family can still be seen on the tiles above the feeding troughs. Beyond them are a hay barn, former dairy, laundry room with bread oven, potato store and former cowshed. Part of the roofing has already been restored; the roof of the former cowshed still requires work. The entire complex offers remarkable equestrian potential, with the possibility of additional boxes, an arena within the courtyard and paddocks in the surrounding meadows. The Orangery Located beside the vegetable garden, the former orangery has been converted into a charming independent residence comprising two bedrooms, a kitchen, bathroom and living area. Its large windows overlook the river and the octagonal dovecote. Upstairs, a generous space remains to be converted and could accommodate additional living areas and a terrace. The Wash House Beside the river, the former wash house retains its two fireplaces and traditional architecture. With its central water channel, it could become a unique little retreat in the heart of the estate. The Garden House Finally, in the middle of the vegetable garden, the small 19th-century garden house adds a final touch of charm to this remarkable ensemble. More than simply a collection of outbuildings, this is a genuine historic hamlet, offering its future owner a multitude of possibilities: accommodating guests, working, entertaining, developing an equestrian activity or simply bringing each building back to life at its own pace.
