Castle Sens (89)

1 hour 30 minutes from Paris, between Jovinien and Puisaye, located on the edge of a town with all amenities, charming and authentic SEIGNEURIE built in the 17th century, its guest house and its outbuildings in the heart of a park enclosed by moats and tree hedges of 1.9 hectares. The property is accessed via a 50m private driveway. On either side, there is an orchard and lawn, and a first outbuilding of 100m2 used as a garage and storage shed with adjoining parking. A motorized wrought-iron gate disappears, allowing you to cross a fixed bridge. Beneath your feet, the water-filled moat, fed by a stream, whispers the history of this ancient stronghold. A large, square-plan reception courtyard, in the French style, measuring 1500 m2, is bordered by three buildings: The MANOR HOUSE, approximately 210 m2, is all on one level. With a ceiling height of 3.70 m, a large entrance hall provides access to the second part of the park. On the right, an elegant 52 m2 living room, a library with alcove, toilet and shower room nestled in one of the turrets. On the left, a 29 m2 dining room separated from the kitchen by timber framing. Adjoining this is a 46 m2 master bedroom with an en-suite bathroom in the second turret; a toilet and dressing room complete this wing. Antique terracotta tiles, herringbone parquet flooring, half-timbering and beams, preserved materials. Large attic of 210 m2 above. To the right of the main house, a 120 m2 guest house comprises two entrances, four bedrooms, two bathrooms with toilets, and a small living room with a fireplace. There are also two cellars and a room housing two heat pumps (installed in 2018) and an oil-fired boiler that supplies the first two houses. On the left wing, a symmetrical 3rd building of 140 m2, comprising 6 rooms and a workshop, is just waiting for your renovation projects (artist's house, gîte or offices). Rare authentic property, having retained most of its original materials, well maintained, permanently modernized. Around the three dwellings: a large lawn of 4000 m2 behind the main house, a moat filled with water, fed by a stream, protecting the property and long avenues of ancient trees surrounding everything. Pleasant town with all shops within walking distance of the property and heritage. A bit of history: This manor, mentioned as early as the end of the 15th century, originally had a defensive role. Protected by its moat and overlooking the river and its mills, it also controlled access to the town. From the 17th century onwards, it gradually lost its role as a fortified house and was transformed into a pleasure property at the beginning of the 18th century. Completely preserved during the Revolution, it passed from family to family and became the property of a deputy from Yonne in the 19th century. Still maintained and modernized by heritage enthusiasts, it is now available to you. Contact Laurent Sineau for information and visits. Diagnostics are currently being carried out. Castle Sens (89)

1 hour 30 minutes from Paris, on the edge of a village with shops, you will discover the CHÂTEAU DE BELLERIVE, surrounded by greenery and overlooking the Yonne. This property was built around 1885, on the ruins of an old inn by Mr. D., returning from the Transvaal, where he had made a fortune thanks to his gold and diamond mines. This elegant neo-Renaissance style castle, with 15 rooms and approximately 480 m2 of living space, includes on the ground floor: a vast entrance with marble cabochon floor and Gothic windows which opens, through double doors, onto a large living room, a small living room and an old music room. These three richly decorated rooms with herringbone parquet floors, beautiful moldings and superb ceilings total 130 m2 of reception space. A corridor leads to a large 20 m2 kitchen, an office, a toilet, a dining room and 2 technical rooms. On the first floor, entirely floored in oak parquet, a wide gallery leads to 6 large bedrooms, each with an en-suite bathroom and toilet. One of them opens onto a terrace flanked by turrets with a superb view of the river. The top floor comprises a 77 m2 living space as well as 2 bedrooms, a bathroom and a toilet. Since 2006, numerous works have been carried out: waterproofing, roofs and their rainwater downpipes in their entirety, installation of mains drainage, water/water heat pump, electrical panels, a tower rebuilt identically, exterior terraces... It now remains to renovate the interior of the castle. This property also includes a 13m x 6m indoor swimming pool (liner needs replacing), a 90m2 caretaker's house to renovate near the entrance gate with a new roof. A very pleasant enclosed park of 14,000m2 surrounding the castle, bordered by the river and its pontoon with many old trees. Two access gates, one of which allows you to walk to the center of an old village with its bakery, pharmacy, restaurant and grocery store. An 8-minute drive away, a town with all shops and amenities and a train station for Paris with some direct trains in 1 hour 20 minutes. A6 motorway exit 14 minutes away. Several owners have succeeded one another, including the Godin family, an ambassador, and a famous doctor. All have preserved the authentic character of this human-scale architectural gem. But so far, no one has discovered the treasure of diamonds hidden by its builder. Castle Villeneuve-sur-Yonne (89)

Exceptional Louis XIII Château Set Within 158 Hectares Timeless elegance, remarkable reception rooms and centuries-old family heritage within easy reach of Paris Just 1 hour and 20 minutes from Paris, in the heart of an unspoiled natural setting, this historic estate reveals itself at the end of a majestic 500-meter tree-lined drive bordered by mature centuries-old trees. Gently overlooking a former canal — a vestige of medieval moats — this early 17th-century château, later enhanced during the 18th century, perfectly embodies the enduring refinement of France’s great aristocratic residences. Constructed in the classic Louis XIII style, combining brick and stone, the building displays harmonious architecture centered on a noble entrance crowned by an armorial pediment and flanked by two elegant round towers that define its distinguished silhouette. Held by the same family for nearly seven centuries, the property possesses a rare historical continuity, perceptible in every architectural detail. ⸻ Reception Rooms – Grandeur, Light and Decorative Heritage From the moment of arrival, a remarkable double-flight exterior staircase sets a ceremonial tone, leading to the principal level. Inside, visitors are welcomed into a grand entrance hall — the true heart of the château — dominated by an impressive stone staircase adorned with a finely crafted wrought-iron balustrade. At mid-landing, a stained-glass window bearing family coats of arms enhances the vertical perspective and reflects the lineage of noble alliances. The reception rooms form the soul of the residence, offering a succession of elegant salons with generous proportions, abundant natural light and exceptionally preserved period décor. Among the most notable features: * A magnificent principal reception salon of approximately 90 sq m, exceptional in scale and enhanced by triple exposure to the East, South and West * Eight tall windows providing remarkable natural light throughout the day * Two opposing marble fireplaces creating a refined architectural symmetry * Traditional herringbone parquet flooring * Decorative moulded ceilings and beautifully balanced reception volumes Surrounding this principal salon is a refined suite of reception rooms, each with its own character and decorative identity: * An intimate music salon ideal for private gatherings * Several dual-aspect drawing rooms offering elegant perspectives over the park * A dining room located within one of the towers, providing a warm and distinctive atmosphere * A formal dining room adorned with fine 18th-century wood panelling * Period fireplaces in marble or carved wood * Decorative overmantels and original joinery * Historic parquet floors with traditional patterns Together, these rooms create a harmonious ensemble of exceptional quality, perfectly suited to both grand entertaining and refined private living. ⸻ Bedrooms and Private Apartments – Charm and Authenticity The first floor offers an elegant arrangement of six principal bedrooms, all bright and predominantly east-facing. Several retain particularly fine 18th-century decorative features, including: * Original wood panelling * Period fireplaces * Traditional alcoves * Painted overmantels * Historic doors and cabinetry One especially distinguished bedroom features a beautifully preserved alcove framed by decorative panelling and an antique painted overmantel depicting a religious scene — a rare and evocative example of aristocratic interior decoration from the 18th century. The upper floor provides: * Additional guest or family bedrooms * Two library rooms, each with a period fireplace * A vast attic beneath an impressive timber roof structure These spaces offer significant potential for further development while preserving the historic character of the residence. ⸻ Lower Levels – Subtle Historical Foundations The lower levels retain characteristic elements typical of historic estates, including vaulted rooms of early origin and traditional wine cellars. Today dedicated to service and technical functions, these spaces contribute discreetly to the authenticity and heritage of the property while supporting modern comfort. ⸻ Outbuildings and Estate Life The estate includes a complete ensemble of ancillary buildings supporting traditional country-estate living: * Caretaker’s house * Historic dovecote converted into an independent apartment * Charming cottage requiring interior refurbishment * Agricultural buildings and storage barns * Historic greenhouse and kitchen garden These structures provide flexibility for extended family use, hospitality projects, or heritage-based activities. ⸻ The Estate – A Rare Unified Landholding The property extends across approximately 158 hectares (390 acres) forming a coherent and highly desirable private domain: * Approximately 60 hectares of open land available for private use * Approximately 95 hectares of leased agricultural land generating rental income * Approximately 25 hectares of woodland * A landscaped park of around 15 hectares featuring riding avenues and mature specimen trees The scale and unity of this landholding are particularly rare in today’s market. ⸻ Heritage Status The façades and roofs of the château, together with those of the dovecote, are officially listed on the Historic Monuments Register, recognizing the architectural and historical significance of the property and offering potential heritage-related fiscal advantages.

Castle Vémars (95)

A neo-Palladian chateau with outhouses, set in nine hectares of lawns and woods near Paris Charles de Gaulle airport and 35 kilometres from the French capital. Railings painted bottle green form a concave shape that is centred upon a wrought-iron gate leading into the property, where a remarkable neoclassical chateau built in 1846 stands proudly. A vast lush lawn extends immediately beyond the gate. The chateau lies further on. Straight to the right of the wrought-iron gate there is a pedestrian gate in the same style as the main gate and a caretaker’s lodge made of brick and rubble stone. The chateau’s design is neo-Palladian. The magnificent edifice has a ground floor, a first floor and a second floor. The building is rectangular and made of dressed stone. All its elevations are coated with white rendering that has a slightly pink tint. A raised terrace and a series of evenly spaced columns form a portico at the top of four front steps. This portico leads to the chateau’s main entrance door. Four majestic Doric columns feature in this tetrastyle portico. A terrace lies above their capitals. This terrace is edged with an architrave and a finely crafted balustrade. Along the facade, 11 bays per floor offer sweeping views of the beautiful grounds in front of the chateau. The window ledges and their corbels are made of dressed stone. The windows are fitted with shutters, the pale blue tone of which brings out the edifice’s hues. A neoclassical pediment with three windows rises up in the middle of the facade, on the chateau’s top floor. A long row of Greek dentils underline the entablature, adding a light touch of elegance to the grand edifice. Dormers and skylights neatly punctuate the roof. The rear elevation has an architectural design that is similar to the facade. But here a distyle portico marks the entrance where a tetrastyle portico adorns the front. The chateau’s hipped slate roof is in perfect condition. Red-brick chimney stacks rise up from it. Beyond the chateau there is an annexe that looks like a grand country house. Work was carried out on the property in the late 19th century. During this phase, a farmhouse, an outbuilding and a dovecote were added in the property’s north-east corner. An outer wall encloses most of the grounds, where vast lush lawns extend, edged by broad-leaved trees. Archaeological remains may be buried beneath these grounds. The property is remarkably peaceful and soothing. Tranquillity reigns here.

Castle Auffargis (78)

A carriage ride from Paris, the Château de la Fontaine, an eternal fable. Just 35 kilometers from Paris, where the capital gradually yields to foliage and silence, the Château de la Fontaine in Auffargis emerges as a timeless interlude. Built for himself by the Parisian architect Jean-François Yvert between 1871 and 1875, the estate spans just over 1050 square meters. It stands at the heart of the Haute Vallée de Chevreuse Regional Natural Park, embraced by the Rambouillet Forest, and overlooks the Abbey of Vaux-de-Cernay, a Cistercian jewel nestled in the valley. Architecturally, it echoes the Louis XIII style and the traditional brick and stone châteaux of the Île-de-France. Here, the stone does more than recount history; it whispers it, like the wind stirring through the asphodel leaves. This château is poetry, and more than that, a fable worthy of La Fontaine, where every façade and every perspective invites contemplation and reverie. Its theatrical elegance, expressed through carved woodwork, intimate proportions, and a meticulous attention to detail characteristic of the grand residences of its century, makes this jewel a true family home. A caretakers house and an outbuilding complete the ensemble. Surrounding it are 30 hectares of landscaped gardens and preserved nature, a verdant setting where the seasons unfold like a ballerina crossing the stage in an ethereal movement. Pathways trace meditative walks, clearings create moments of openness, and the entire estate seems suspended between dream and reality. An exceptional renovation, carried out with uncompromising standards, has reinterpreted the château for contemporary living without ever altering its soul. Modern comfort blends in discreetly: a wine cellar, spacious garage, heated indoor swimming pool, gym, billiard room with English bar, orangery, elevator Each a contemporary note inscribed within a perfectly orchestrated heritage composition. Five bedrooms with en-suite bathrooms are currently fitted, with the possibility of creating four additional bedrooms in the outbuilding. This property is an emotion, a rare address where the art of living converses with history, and where luxury expresses itself through grandeur in simplicity. Castle Le Vésinet (78)

At the heart of an approximately 8,500 sq m landscaped park, sheltered from view and set within an exceptionally peaceful environment, Villa Beau-Chêne embodies the timeless elegance of a distinguished estate. Once home to Josephine Baker, this remarkable property gracefully combines heritage, history and the finest French art de vivre. Offering a total surface area of approximately 750 sq m, including a full lower ground floor largely fitted out as a garden level, the residence features expansive reception rooms bathed in natural light and opening onto a beautifully landscaped park with remarkable views. The grounds are further enhanced by a vast horticultural greenhouse, a fitted pavilion and an aviary. From the moment one enters, the house reveals the quality of its proportions and layout. The ground floor is arranged around three generous reception rooms, filled with natural light and opening widely onto the park through extensive terraces that seamlessly extend the living areas outdoors. Adjoining one of the reception rooms, an elegant winter garden with an interior fountain provides an additional reception area overlooking the grounds throughout the seasons. A spacious study and a large fully equipped kitchen complete this level. A splendid oak staircase leads to the upper floors. The first floor comprises three bedrooms, a study, three shower rooms and a dressing room. The generous landing provides an additional and inviting living area. The second floor offers numerous additional rooms that may be arranged as further bedrooms, offices, private sitting rooms or leisure spaces. Two bathrooms already serve this level. Finally, beneath the eaves, a remarkable rotunda room overlooks the estate and its park, creating an exceptional setting equally suited to contemplation or work. The full lower ground floor, largely fitted out and opening directly onto the garden, includes a spacious area flooded with natural light, ideal for a gym, relaxation lounge or leisure room. It also comprises an independent kitchen, a living room, a shower room, a wine cellar, a workshop, a laundry room and direct access to the garden. A substantial additional area beneath the terrace offers further development potential. An independent caretaker’s house of approximately 150 sq m completes the estate. It comprises a double reception room, a fitted kitchen, a bedroom and a shower room. In addition, the former stable building, entirely converted into a separate residence of approximately 168 sq m and benefiting from its own landscaped garden, further enhances the property. The original architectural features have been meticulously preserved: a magnificent solid oak staircase, mouldings highlighted with gold leaf, period parquet flooring and refined decorative details all bear witness to the unique character of this historic residence. Perfectly suited to the demands of contemporary living, Villa Beau-Chêne represents a rare opportunity on the market. Ideally located in close proximity to renowned schools, the Lycée International de Saint-Germain-en-Laye, local shops and the RER A station, the property provides access to Paris in just twenty minutes.

Castle Aubigny-sur-Nère (18)

Ref.4341: Beautiful property for sale in the french Centre area. On the borders of the Sologne and Pays-Fort Sancerrois regions, in the department of Cher, stands the silhouette of this beautiful 19th-century masterpiece. Strategically located in the centre of France, it is within easy reach of the capital (185 km), the first ski resorts (Clermont-Ferrand, 230 km) and Switzerland (Geneva, 410 km). More locally, towns such as Aubigny sur Nère have all the shops and services you need. The town also has a bread depot. The pleasant town of Aubigny sur Nère boasts a rich historical past, as evidenced by its castle, which earned it the name of ‘City of the Stuarts’. It was in 1421, following a Franco-Scottish victory at the Battle of Baugé, that the Dauphin, the future King Charles VII, donated the seigneury of Aubigny to Lord John Stuart of Darnley to thank him for lending him a helping hand. Later, his descendant Robert Stuart built the castle that bears his name, which today houses the Auld Alliance Interpretation Centre. This handsome castle, with its imposing stance, reveals living spaces that are human in scale and easy to use. Facing north-south, it comprises a central body built of brick and dressed stone chainwork topped with a slate gable roof, flanked on either side by two symmetrical pavilions of the same style. With almost 900 sqm of living space, the castle comprises two stories over a basement, with an attic that can be converted as follows: Ground floor: a vast hallway of approx. 60 sqm with 3.8 m (9.9 ft) high ceilings leads to a dining room with a fireplace to the east, followed by a lovely, luminous kitchen. To the north is a study and to the west, a billiards room and a lounge. A dressing room, wc and two stairwells (main and secondary) complete this first level. On the first floor, a long corridor leads to 7 bedrooms and 5 bathrooms or shower rooms, some with wc. Attic above. Full basement with games room, fitness room, cinema room, boiler room, laundry room, swimming pool room, woodshed and storage space. The outbuildings: To the south-east of the château, with private access, a house of around 300 m² offers interesting potential. Now divided into 3 dwellings, it is currently being renovated: A first flat on the ground floor with a large living room, utility room and bathroom. A second flat on two levels with a living room with open-plan kitchen, utility room and toilet on the ground floor, and 4 bedrooms, a bathroom and toilet on the first floor. A third and final flat on the first floor with a living room and open-plan kitchen, 3 bedrooms and a shower room with toilet. To the north is a large hangar of approx. 300 m² used as a garage, which could also be used for other projects. Finally, to the east, an 11x5 m heated chlorine swimming pool with a pleasant pool house equipped with a kitchenette/bar, sanitary facilities and a terrace promises pleasant moments of relaxation. In a quiet, discreet setting, in the heart of 32 acres of grounds, the château enjoys a dominant position with uninterrupted views over the countryside. To the south of the chateau is a beautiful English-style parkland, perfectly maintained and planted with numerous trees of varying species. To the north, a forest has been converted into a racetrack and a young plantation of 1,000 vines completes this homogeneous ensemble. All of this forms a natural ring around the château, separating it from the neighbouring cereal crops and meadows and giving it all the privacy expected of such a residence. Castle Clamecy (58)

Ref.4807 : 15th-C. chateau with moats and a dovecote set in a 7,7 acres park in Burgundy The château is situated on the outskirts of a small, vibrant town in Burgundy, within the Nièvre department, home to 3,600 inhabitants and traversed by three waterways, including the Nivernais Canal and the Yonne River. An ancient medieval town and former capital of timber rafting, it has been described as the “Venice of the Nièvre” by the writer Romain Rolland. It lies at the heart of the Vaux d’Yonne and on the threshold of the Morvan. Vézelay is 20 km away, and Auxerre is 44 km distant. A railway station connects the town to Paris in just under three hours, while the capital can be reached by car in approximately 2 hours and 40 minutes. The town has preserved a remarkable medieval heritage, notably a collegiate church regarded as a jewel of Gothic art, alongside several half-timbered houses dating from the 15th and 16th C.. All essential shops are available, including grocery stores and organic producers, together with a local producers’ market. The town has successfully maintained its full range of public services and continues to foster a vibrant cultural life, with a media library, a museum, and a cinema. From the street, a tree-lined avenue leads to the chateau entrance. It is surrounded by magnificent moats that are still filled with water, fed by the River Sauzay. They are between 8 and 20 metres wide and are largely stone-built. A stone bridge dating from the 15th C., the only access to the château, spans the moat. The entrance, opposite the bridge, is through a carriage gate in the middle of a square tower. The terrace, on which the château stands surrounded by its moat, covers nearly 3,500 sqm and offers perfect tranquillity and privacy. To the right of the square tower stands the chateau and to the left a residential wing. These two buildings are connected at the first floor level. Once through the porch, we discover the large terrace surrounded by water and a garden planted with beautiful trees. A circular corner tower, featuring a secondary 15th-C. stone spiral staircase, provides access to the first floor of both the chateau and the dwelling. These are identical in appearance and height; the façades are lime-plastered, the corner buttresses are stone, and the roofs are covered with perfectly maintained old flat tiles. All the windows are fitted with solid wooden shutters. French windows provide direct access to the garden from all the ground floor rooms. The château faces north-west and south-east. The interior of the château has largely retained its original layout and has undergone few alterations, except for a discreet extension on the west side during the 19th–C., which is virtually imperceptible. On the ground floor, from the small entrance hall, one is immediately confronted by a wide 15th-C. staircase crafted from Burgundy stone, adorned with an ornate wrought-iron balustrade. To the right, a passage leads to a spacious kitchen/dining room of 31 sqm, featuring two windows and a French door opening onto a terrace at the edge of the moat. The floors are laid with traditional terracotta tiles, the ceilings are of exposed beams, and there is an original stone fireplace. To the left of the hall, two elegant, through reception rooms of 33 and 39 sqm each enjoy marble fireplaces and direct access to the garden. One of these rooms boasts a herringbone parquet floor. The ceiling height throughout is three metres. Behind the staircase are a pantry, a laundry/heating room, and a WC. On the first floor, there is a 25 sqm study, five bedrooms ranging from 10 to 26 sqm, two bathrooms with WC, and a dressing room that could easily be converted into a bathroom. A large billiard room of 42 sqm features two French doors, an exposed-beam ceiling, and a grey Saint-Anne marble fireplace. Above this level lies a spacious attic of nearly 120 sqm, with five dormer windows and impressive timbering, offering numerous possibilities for additional accommodation—bedrooms, bathrooms, or a games room. Finally, a stone spiral staircase provides access to the second floor of the square tower, opening into a charming 13 sqm through-room, reminiscent of a lookout, with views either toward the entrance or the park. The château as a whole is meticulously maintained and exudes considerable charm. The total surface area, including the attic, amounts to 430 sqm. Outbuildings : THE DWELLING Located on the opposite side of the square tower, forming an L-shaped wing of the château, this annex occupies approximately 90 sqm over two levels, with an attic. A charming entrance, paved with antique terracotta tiles, leads to the left into a spacious reception room of around 40 sqm, featuring a large French door opening onto the garden. The floors are of terracotta, the ceiling displays exposed beams, and there is a stone fireplace. Opposite, a kitchen provides access to a terrace along the edge of the moat, followed by a pantry and a bathroom. Upstairs, accessed by a wooden staircase, there is a large bedroom or games room of approximately 45 sqm, with a beautifully crafted French-style ceiling, and it is connected to the square tower. Additionally, there is another attractive bedroom with wooden floors and a bathroom. This annex, totaling about 180 sqm, is full of charm. It could serve as a guesthouse or children’s residence, or alternatively be adapted for commercial use such as a bed-and-breakfast or holiday rental. THE DOVECOTE Situated slightly apart from the château, yet still within the terrace/garden enclosed by the moat, the dovecote is an impressive, square-plan building spanning three levels. Its corners are reinforced with stone, and it features a well-maintained four-sloped roof covered with traditional flat tiles. At present, the ground floor serves as a workshop. Land : Covering a total area of 7.7 acres, the property comprises a garden terrace surrounded by a moat, meadows beyond the moat, and, on the other side of the Sauzay stream, a woodland area of approximately 15,000 sqm. The immediate neighbours are the old farmhouse to the east and the old mill to the west. The setting is idyllic, with unobstructed views of the countryside and wooded hillsides. The property is perfectly peaceful, free from any nuisance and very well maintained. The garden terrace features some beautiful trees. There is also a well and a wooden canopy.
