There's a distinctly Bohemian heartbeat to this Woodstock compound -- the kind of place where every corner feels like it has a story to tell or awaits the hearing of yours. The 1850 respectfully updated, original farmhouse, with its rich hand-hewn beams, gleaming wide floorboards, and six over six windows carries the patina of time, offering warmth, charm, and the kind of character that make old homes irresistible. The early 1990's addition expands the residence to provide alluring and flexible usage. This home is soulful, and available for those who appreciate authenticity. In the living room, with its two directions of light, an old brick fireplace anchors the space with rustic charm. The intimate, fully equipped kitchen with a natural stone seating bar & the beamed dining room feel like the heart of a true country home: Fetch, prepare and enjoy the local farmland bounty. The vaulted gathering room is dramatic with its absolutely fabulous wallpaper and 16' north light wall offering pastoral views into a peaceful meadow making it an ideal spot for music, reading, long conversations and rest. French doors open onto a stone patio and into the garden where, through the arbor, a sheltered brook offers its expected coolness and melodic sounds. In every season, this land provides a visual symphony and an earned sanctuary. The property's creative soul radiates in the 4-season studio, a 1000sqft space, w/ a 20' skylit ceiling, that beckons your creative expression no matter the medium - paint, sculpture, music, or movement, in group or solo. A bluestone path leads beneath massive trees to a woodworking shop offering yet another layer of creative opportunity. In the home, the hobby room was Harriet Tannin's darkroom, ready to once again function as such. Perhaps here is where she pioneered photo weaving. The buildings and property provide the atmosphere for your projects and expression long awaiting their and your realization. Together, these elements form a true Woodstock compound, walking distance from the celebrated Bearsville Theater Campus: An historic acoustic showcase from the '70s for leading artists, and revived in 2019 as a platform for ongoing musical and film venues, a unique event space, as well as local fare. The property's three buildings shape a natural, secluded courtyard and quiet oasis. Delightfully sited on over 3.5 poetic acres with exquisite old growth trees, flowering shrubs, and adjacent to larger land, this is a place for one who sees beauty in creation, who values character and nature, and who's been waiting to have an antique home, workspace, and creative life all in one. This inspiring property is a refreshing homage to the old Woodstock. It feels like home from your first step inside. Just minutes from the renowned village, yet a world apart.

Library Lane is a historically significant compound on a quiet road in the heart of Woodstock, where a thoughtfully designed stone house and a sprawling, light-filled guest cottage sit nestled amidst a uniquely lush, abundant landscape. The History: Built by the iconic Woodstock artist Paul Arndt in the 1920s as his home (the stone house) and his sprawling art studio (the cottage), this property is steeped in the history of the region's most influential generation of artists. Arndt was part of the circle of painters, many his neighbors and frequent guests of his renowned gatherings on Library Lane, often referred to as the Woodstock Impressionists, a group active during a period when many Depression-era artists chose to live and work outside New York City. The Stone House: The expansive four-bedroom, two-bathroom stone house marries rich textures and refined materials with a minimalist calm intended to both soothe and inspire. It has been meticulously restored to bring a modern sensibility that favors light and clean lines, a nod to nature, while preserving charming details such as exposed wood beams, classic Dutch doors, and the original wide-plank oak and pine floors. The kitchen, outfitted with Viking appliances, has Siberian elm countertops that sit below a backsplash of gorgeous Cle tiles, and an unlacquered brass Barber Wilson faucet graces the sink. The living room is framed by striking wood beams, and the whole room meditates around a grand stone-clad wood-burning fireplace. The 4 bedrooms, one of which is on the ground floor, are generously proportioned and have idyllic views. The newly renovated master bathroom has a double-sized sink and a soaking tub. And perhaps one of the home’s most beloved features - the original, wavy-glass, paned windows in every room that open like classic French doors. The Artist’s Cottage: Meandering out the front door of the stone house down the gravel path, or slipping through the secret garden fence at the edge of the property, you’ll encounter Paul Arndt's former painting studio, now a dreamy three-bedroom cottage. The living room has soaring high ceilings, an original stone fireplace fitted with a Stüb Belgian insert, and an incredible picture window overlooking some of the property’s most beautiful trees. Throughout the cottage are wide pine floors, and modern touches such as skylights and a Venetian plastered bathroom by artist Anthony Chase. The screened-in porch with its cathedral-style ceilings has some of the most special views of the property, including its plentiful wildlife, wetlands, gardens, and towering trees. The Grounds: The gardens at Library Lane have been envisioned over several years by renowned landscape architect Michael Trapp. Arborvitae, dogwoods, hydrangeas, crab apples, clematis, magnolias, viburnum, vibrant fuchsia rhododendrons, majestic 100-year-old oaks, silver birch, and hemlock trees populate the grounds. Forsythia and privet beautifully line the property, while Heavenly Blue morning glories cascade along the fence lines and fragrant honeysuckle drapes elegantly across the pergola. The Surroundings: Library Lane is a peaceful, quiet haven just a five-minute walk to downtown Woodstock, near the area's most beloved skiing and hiking spots, and just under 2 hours from New York City. The list of closeby favorite haunts could be endless, but in short, stop by Silvia’s, Nirvana, or Good Night for the perfect weekend dinner, get moving at the Woodstock Tennis Club and then cool off with some wild swimming at the Big Deep, fill a basket of local goodies from the Wednesday farmers market, grab the best bagels from Moonrise, stroll around the Ashokan Reservoir, and stock up the pantry from Sunflower Market.

Perfectly positioned on a beautiful block, perched on a hill with a lush, private yard, this 4-bedroom, 3-bath home is move-in ready, impeccably maintained, and equally suited as a full-time residence or a Hudson Valley/Catskills retreat. The mailing address is Woodstock, but the home is assessed in the Town of Hurley, bringing with it the favorable lower tax rate and municipal services. Beautiful stonework lines the entrance, from the bluestone walls at the top and surrounding the driveway, to the elegant stone path leading to the front door, a nod to the history of the area. Inside, hardwood floors run throughout the first floor, and an oversized skylight bathes the kitchen in natural light. Two fireplaces, one in the living room and one in the fully finished lower level, lend the home a warmth and soul that you feel the moment you step inside. An abundance of closet space ensures everything has its place. The fully finished lower level is a terrific feature of this home with a full bath, a flex room that serves beautifully as a guest suite or home office, and a thoughtfully appointed laundry area with brand new machines topped with a butcher block counter. Haas Hill is a rare opportunity to own an expertly envisioned, sprawling country compound on 148 pristine acres amidst the verdant foothills of the Catskill Mountains. The Setting The lush acreage is home to three structures originally built in the late 1940s and all recently renovated: a 2,700 sq ft main house, a two-story cottage with a full bath and kitchenette, and the large pool house/cabin with a loft, full bath, and kitchenette. The land is populated with an in-ground pool, a fenced wildflower garden, a barn, many mature gardens and trees, and acres and acres of rolling hills and ecologically diverse forests. The Main House The main house is overflowing with natural light and charm, with a layout designed to serve rest and play equally; large primary living areas and a spacious, inherently social kitchen are a frequent entertainer's dream, while the cozy family room, tucked-away office, and serene bedrooms with far-reaching views of the surrounding landscape offer a quiet respite for a family. When you enter, you're greeted by the mudroom, with slate floors, wood paneling, a long peg rail and bench for everyday storage, and an extra-large closet for coats and sports equipment. Through a sliding door is the utility room, with laundry, a worktop and shelves, and a large utility sink. The kitchen features brand-new appliances, a beautiful charcoal AGA range, a hand-painted tile backsplash, terracotta radiant-heat tile floors, and ample built-in storage, including a pantry. The built-in breakfast nook in the corner of this space looks out onto the pool and an ancient Catalpa tree, and a door from the kitchen leads out to the back deck's dining area. Flooding with light from morning until evening, the double-height living-dining room centers around an original fireplace with built-in wood storage. Completing the ground floor is the powder room, a wallpapered office, and a more intimate family/media room. The second floor has the most commanding views on the property, with unobstructed views from the primary suite of the Mid-Hudson Valley's prominent hills and mountains. The wallpapered kids' room, an additional full bath, and a charming guest room round out the second floor. The Cottage Down a meandering stone path from the main house lies the two-floor cottage, with beautiful pine floors, exposed wood beams, a kitchenette and full bath, and ample living, sleeping, and storage space. The Cabin Just around the corner from the pool area is the cabin - a charming space with green-painted floors, shelving and peg rails throughout, and vaulted ceilings with thick wood beams. Currently used as a pool house and for sleepovers by the youngest generation, the cabin can also be easily remixed into an art studio, office, or additional (grown-up) guest quarters, and features a kitchenette with abundant storage, a full bath, and a cozy loft. The Surroundings While you won't need to leave your own grounds to get a healthy dose of nature and adventure, the surroundings are filled with opportunities for long, scenic hikes, boating trips along the Hudson, skiing in the Catskills, jaunts through fruit orchards, and many other outdoor pursuits. The nearby town of Coxsackie is home to a perfectly-stocked General Store (Coxsackie General), our favorite spot to grab a delicious bottle of wine (Reed Street Bottle Shop), a delightful antique store/bar/creative collective (UnQuiet), and a beloved supplier, maker, and curator of delicious Italian goodies (Via Ravioli). Haas Hill is just a few minutes from the town of Coxsackie, 15 minutes from the village of Catskill, 30 minutes from Albany International Airport, 30 minutes from Hudson (and Amtrak), and just under 2.5 hours from New York City.

This is an original 1911 Hudson River Arts and Crafts Cottage with an architecturally sensitive 2006 addition. The home is consistent with the design principles of Downing & Davis. Andrew Downing was a landscape architect and author of the book Cottage Residences (1842). Along with architect Alexander Davis, their design principles for river cottages and villas defined Hudson River architecture from the mid-1880s to the 1920s. For rural cottages, their concepts emphasized ingeniously arranged floor plans that harmoniously blended the architecture with the natural landscape. The result was compact, convenient and comfortable homes that fit into and complemented their surroundings. One of the signature elements of this style was orienting the home such that its front faced the Hudson River. This home is true to those design elements, being sensitively located to take best advantage of the property’s impressive easterly views, including the Hudson River, Berkshires and Green Mountains. The property is historically significant, originally owned by Pieter Bronck and was in the Bronck family from the 1700s to the early 1900s. Known as the “First Bronck Farm,” it was originally improved by a two-story stone house (circa 1800), referred to as “Bronck House.”Its ruins are still visible on the property.
