WINE ESTATE WINE TOURISM LANGUEDOC MAS RECEPTION INVESTMENT SOMMIÈRES MONTPELLIER GARD OPERATIONS ACCOMMODATIONS

Between Sommières and Montpellier, in the municipality of Aspères in the Gard, this wine estate develops a complete activity around wine, hospitality, and agricultural operations. About 30 minutes from Montpellier, 25 minutes from Nîmes, and close to A9 access, this property is aimed at an operator, an investor, or a project leader wishing to take over an already structured tool.

Upon arrival at the estate, the layout of the site provides an immediate understanding of the location. The central courtyard distributes the various buildings of the Languedoc mas and naturally separates the operational, residential, and reception areas. The whole already operates with a clear logic allowing multiple activities to be carried out simultaneously.

The estate currently develops two complementary activities: wine production and wine tourism.

On the residential side, several independent buildings allow for the structuring of various uses without operational constraints.

You have a main house of about 290 m2 located in the heart of the mas. It can accommodate a primary residence linked to the estate's activity or a management residence.

An independent villa of about 130 m2 allows for receiving clients, developing a rental activity, or organizing tourist accommodation.

The estate also includes:

- a function apartment of about 150 m2 with a 25 m2 independent studio,
- an additional housing unit of about 50 m2,
- a second housing unit of about 70 m2,
- a building of about 125 m2 to renovate to increase accommodation capacity.

This distribution allows for several economic models to be considered: tourist accommodation, event hosting, staff housing, seasonal rentals, or multi-family organization.

The wine operation is already operational and structured for immediate activity.

The modern winemaking cellar has a capacity of about 3,000 hectoliters. The spaces have been designed to optimize production flows and simplify daily operations.

The estate also includes:

- a tasting room for direct marketing,
- about 1,600 m2 of agricultural buildings,
- operating equipment included in the sale,
- an already established commercial network with the possibility of support during the takeover.

The current activity allows for production, transformation, and direct sales on site, with an already profitable and immediately exploitable organization.

Wine tourism today constitutes a second important development lever.

A reception room of about 155 m2 with a professional kitchen already allows for the organization of:

- corporate seminars,
- private events,
- tastings,
- wine experiences,
- event catering activities.

The estate thus allows for the gathering of production, reception, accommodation, and events on a single site.

The land supports this development logic with a coherent set of about 60 to 70 hectares in one holding.

The property includes:

- about 33 hectares of vineyards with a diversity of grape varieties,
- arable agricultural lands,
- orchards with olive trees, citrus, and truffle trees,
- wooded areas and scrublands preserving the natural setting.

Irrigation is in place, and the parcel organization facilitates operations. About 13 additional hectares can still be developed depending on the projects.

This estate is aimed at several profiles:

- wine operators seeking to control production and distribution,
- investors looking for multiple sources of income,
- wine tourism project leaders,
- international clients wishing to acquire an exploitable estate in the south of France.
