Dive into a haven of peace 25 minutes south of Nancy in a sought-after area, offering an unobstructed 180° view of the surrounding countryside, the Colline de Sion, and the blue line of the Vosges! This property (a former horse farm) has preserved its old-world charm with a hint of Provence. It is just waiting to be revitalized. The property consists of a main house of 200 m². The central fireplace sets the tone in the living room facing the newly renovated kitchen. Two bathrooms, four bedrooms, a mezzanine, a library space, and a dining room can accommodate a large family or many friends. A vaulted cellar and a small 'bread oven' outbuilding complete the property and offer the possibility of organizing great moments. The magnificent sheltered area built in 2011 with exposed stone walls and old slabs provides a lovely relaxation and dining space that lingers into the evening. Two terraces surround the house: one extending from the kitchen and the other adjoining the living room dining room. Not to forget the small fish pond! A different ambiance, with the old horse stalls transformed into a 60 m² apartment (two bedrooms, a main room with an integrated kitchen and a desk area). From there, the most beautiful view of all of Saintois! A few steps lower, a large plot of over 1000 m² offers a true haven of greenery and relaxation: pool (9x4m), fruit trees (fig trees, mirabelle plum tree, and prune tree), and vines lining the fence bordering the property. For an atypical gîte activity or just to welcome your loved ones, a bohemian caravan offers a 'chalet' style interior with a nook bed, kitchen area, and a real bathroom and toilet. A little paradise! (with reversible air conditioning). The former horse riding arena has evolved over time into a barn (375 m²). It can still be used as storage or parking space. This property is more than just a residence; it is a heartthrob for a family that will continue the transformation of this site: for an entrepreneur/craftsman, a liberal profession, a gîte activity, or simply a family seeking tranquility, the countryside, and a magnificent view. UNDER COMPROMISE.On the heights of Cruchten, a village located between Luxembourg City and Mersch, a spacious building from the early 19th century and its landscaped garden.Built on the edge of fields, this residence is a small world of beauty where the charm of the old harmonizes with the strong presence of nature around. Dominating the valley, it is a peaceful retreat, just a few steps from the pastures, embodying the art of a delicate assembly, that of history, of optimized vernacular architecture, and of quality daily life in a privileged environment – without having to give up the proximity to essential amenities, shops, and services that are just a stone's throw away. Two construction periods can be distinguished; the first part, the oldest, dates from around 1830. In the 1980s, extension and remodeling works on the barn complemented the existing structure with open and bright spaces, opening onto the South and East facades, animated by large bay windows overlooking the garden and the panorama of the surrounding meadows.Access to the house and garden is via a paved path from the main facade to the south, topped by two gables, clad in a coat of ivy in total harmony with its environment. The ground floorThe front door opens onto a vestibule leading to a small living room, where original materials are still present, contributing to the warm atmosphere that defines the house. Adjacent, there is a first staircase, a large kitchen with a dining area overlooking the garden, and to the right, a hallway leading to the technical area (boiler room and solar panel controls), a second staircase, and the large living room, with its wood stove, whose bay windows showcase views of the garden like a botanical painting. Behind the kitchen, there is a large bathroom with toilet facilities and a laundry room. From there, a second door opens onto a more intimate part of the garden, a courtyard shaded by ancient trees, adjoining the kitchen, inviting long convivial evenings with friends or family. The first floorThis is the level of the bedrooms. It consists of a long corridor distributing access to 4 large bedrooms, 3 of which have areas ranging from 20 to 22m2 and one smaller room of approximately 8m2, a shower room with toilet, and an attic space of 52m2 that can be converted. The second floorThe right side of the attic consists of a large room with an impressive bay window offering a unique panorama of the surrounding nature. It is currently used as a leisure room and office. The adjacent room serves as a library. At the left end of the building is an attic that can be converted and an old smoking room. The gardenOn one side, a paved courtyard at the entrance, and at the back, a more natural and intimate space. It is organized into different areas allowing each person to create special moments; there is a chicken coop, a greenhouse, a cabin, a small pond, and shaded areas. The carportLocated on the north facade, a carport completes the ensemble. This haven of peace can satisfy nature and tranquility lovers as well as a family seeking a better quality of life and appreciating the charm of the old. The interior spaces are arranged in a spirit of comfort, and the visual continuity between inside and outside greatly contributes to this charming ensemble. For any additional information, we are at your disposal at +352 26 70 93 71 or at [email protected] description has been automatically translated from French.

A 17th-century stone residence, with a garden boasting panoramic views of the vines, in the Champagne vineyards, half an hour to the west of Reims. The residence is in the peace and quiet of the upper part of the village, far from the main road below that runs through the village, at the corner of a small street and the square on which a 12th-century Romanesque church stands. It stood against the walls of the feudal castle which has virtually disappeared today, though a watchtower and some remains of walls give it the impression of somewhat being a fortress. The entrance to the entirely walled, tree-lined and flowery garden is via a gate near to the gable end facing the street. There is an outbuilding at the bottom of the garden behind which there is a lawn where an old well stands. The residence is currently run as a holiday let that can be rented in its entirety for ten people or split into two, to welcome groups of six and four people, thanks to two separate entrances, from the square and from the garden.
