Upstairs, the principal suite boasts an en-suite bathroom and a separate dressing room, complemented by five/six further bedrooms, a family shower room, and a separate WC. Outside, the classically landscaped garden wraps around the house, providing a wonderfully private and calm setting. Sweeping lawns, colourful borders, winding paths and secluded terraces create the perfect backdrop for outdoor entertaining or simply relaxing on a summer's evening. Despite its rural setting next to open farmland and the village church, The Old Vicarage is conveniently placed for everyday amenities. The market town of Market Rasen is just four miles away, while the historic cathedral city of Lincoln is within easy reach, offering an excellent choice of shopping, dining, culture and leisure activities. Combining timeless period character with generous, versatile accommodation, The Old Vicarage presents a rare opportunity to own an exceptional family home. Sellers insights As soon as we first viewed the house, we knew it was the perfect home for our family. We've loved living here ever since. We hear pheasants and owls, as well as a myriad of other birds and we know there are hedgehogs in the garden. The Old Vicarage is also a wonderful place for parties and family get-togethers. Our grandchildren have grown up here, spending many happy hours playing football and badminton in the garden, enjoying treasure hunts, and picking fruit in the orchard. On a summer's evening, there's nothing better than sitting on the terrace, listening to the birdsong, looking out across the open countryside and enjoying the big Lincolnshire skies. We had the gardens professionally designed, and we've invested a great deal of time in developing them. Each year, the garden produces an abundance of fruit, including delicious Nashi pears and damsons that are perfect for making homemade jam. For gardeners, there are excellent garden centres nearby, as well as local gardening clubs and open gardens to explore. The village is very friendly, with wonderful neighbours who will stop for a chat to catch up on local news. We must also mention our postie, who knows everyone by name and does so much for the community. Lincolnshire is a hidden gem. This area is wonderfully unspoilt, with beautiful countryside on the doorstep and the coast within easy reach. We've enjoyed countless walks with our dogs through the Wolds and surrounding area. There are lots of great places to visit too. Our visitors are always awestruck by Lincoln Cathedral, while nearby Lincoln Castle houses one of the original copies of Magna Carta. The world-famous quaint Steep Hill in Lincoln dates from Roman times and was voted 'prettiest street in Britain'. The very extensive Hemswell Antiques Centre is another popular destination, attracting visitors from around the world. Doddington Hall is well worth a visit not only for its beautiful house and gardens, but also for its excellent café and farm shop, which sells superb produce. Every Christmas, we buy our turkey and Christmas tree there. At Grimsby docks, you can buy a selection of fresh, smoked and frozen fish. Closer to home, there are lots of great shops in Market Rasen and Lincoln. Several supermarkets deliver to our village. You'll also find some great village pubs locally. We're moving to be closer to our grandchildren. We'll be very sad to leave this fantastic Lissington home and our lovely neighbours after 26 years. However, we're sure the new custodians of the Old Vicarage will make just as many happy memories here as we have. Tucked away in a peaceful village location, yet well-connected to London and other cities via road and rail, Art House combines space, high-quality design, and privacy in a truly special setting. Sellers insights Art House is a contemporary home in a traditional rural setting. When we moved in, we redesigned and converted the property with the help of a well-known Canadian architect. We wanted to create light and open spaces that would be easy to maintain. Every inch has been designed to maximise both space and flow. We've incorporated unusual architectural details in the design like the Moroccan-style doors and the spiral staircase to give the house a distinctive look and feel. The open-plan living space and kitchen are perfect for entertaining and family gatherings. There's also a lovely, more traditional sitting room. The mezzanine space, which overlooks the ground floor, is incredibly light and versatile. I've used it as a study, but it would work equally well as a reading nook, a studio, or a creative retreat. The different living areas allow everyone to enjoy their own space. All the bedrooms come with individual ensuite bathrooms, which is ideal when friends or family come to stay no queues for the shower here! The garden is wonderfully quiet. There are several seating areas outside, perfect whether you're enjoying a morning coffee, dining al fresco with friends or having an impromptu BBQ. With the bi-fold doors on either side of the house, there's a lovely indoor-outdoor flow. When our grandchildren visit, they absolutely love running freely inside and outside the house. The garden is low maintenance too, ideal for a robot lawnmower! The stable block offers a huge amount of development potential. Subject to planning, it could easily be transformed into a home office, gym, creative studio, workshop, or even a guest annexe or Airbnb. It's a fantastic blank canvas. We love the peace and privacy here. The house is surrounded by mature trees and scenic countryside. There are some lovely riverside walks nearby where you can spot all kinds of wildlife, and fantastic places to visit locally, including Sherwood Forest. The area is steeped in history. Newark Castle is just a short drive away and Lincoln is a little further afield. We've thoroughly enjoyed living in Sutton-on-Trent. The village is home to people of all ages. Despite its rural character, Sutton is incredibly well-connected. You can catch direct trains from Newark to London, Peterborough, Leeds and other major cities. So, you get the best of town and country in this area.
