Historic Villa for Sale Surrounded by Greenery in the Marche Region Villa Gentiloni is a historic residence of extraordinary charm, immersed in a centuries-old park in the heart of the Marche region, capable of conveying authentic and timeless elegance from first glance. Built in 1915 by Vincenzo Ottorino Gentiloni and dedicated to his wife Elena Teresa Calderai, the Villa still retains the identity and character of an early twentieth-century aristocratic residence, having passed through various noble properties in the Marche region over time until a recent renovation that expertly enhanced its original spirit. The interiors tell a story of refinement and period details: state rooms adorned with crystal chandeliers, original floors, classic furnishings, and a collection of decorative elements create a warm, elegant, and profoundly dramatic atmosphere. Each space has been preserved with respect for tradition, offering a unique living experience where historic charm meets contemporary functionality. The main villa features five double bedrooms and five bathrooms spread across the various levels, ensuring comfort and functionality, while the more private and independent annex has three additional double bedrooms and a bathroom, ideal for hosting guests or developing a hospitality business. Outside, the centuries-old park envelops the property in absolute privacy, amidst mature trees and picturesque views that make this location particularly suitable for exclusive events and weddings. Completing the setting is a splendid swimming pool surrounded by greenery, perfectly integrated into the landscape. Villa Gentiloni is a rare property, combining historical value, architectural elegance, and great versatility: a prestigious residence, but also a unique opportunity for those seeking to invest in a setting of authentic charm, where every detail tells a story and every space is designed to be lived in and enhanced.

This charming rural parish in the woods of northern Marche was built at the end of the 1800s. Completely restored between 2005 and 2010, it is now a holiday farm in a panoramic position on the slopes of the hills between Piobbico and Urbania. The building is on the edge of a large protected wooded area and surrounded by turkey oaks, walnut trees, elms, acacias, and other species. It consists of 3 separate lodgings comprised in a formally rural house, which includes also a church and its adjacent presbytery. The Main Building The main building measures totally 1.108 sq.m. (gross) and it is composed of a central body – the church – and two lateral wings. The north wing is divided into 3 independent apartments, each one with a private external area, to enjoy al-fresco dinners, or just to relax in the shade. Two apartments are located on the ground floor and they both feature an open-plan kitchen/living room, a double bedroom and a large bathroom. The third apartment is on the first floor and it enjoys a kitchen with living room, 2 double bedrooms and a bathroom. One of the three lodgings and the bathroom are accessible to disabled persons. The south wing comprises the private lodging (which can be used also for rentals, if needed) and the guardian’s house. The ground floor of the private apartment is composed of entrance hall, kitchen, spacious living room, guest bathroom and a spacious storage. Given its internal division, this space could be also used as a common area for guests. Upstairs (first floor), there’s another living area with amazing double living room with double-sided fireplace, bright studio, kitchen, dining room and two bathrooms. The peculiarity of the dining room, is that it retains the typical access to the church choir, the area where the organ was placed. From here, you can overlook the interior of the church. On the second floor there’s the sleeping area, now arranged into bedrooms and that needs to be rearranged to create comfortable bedrooms with en-suite bathrooms – settings for the bathrooms are already existing. The top floor is a useful attic to store all the things you don’t use too often. The guardian’s house is attached and develops on 3 floors: on the ground floor there’s a kitchen, living room and guest bathroom; on the first floor there’s a double bedroom and on the second floor, a useful attic. The central body is the church: it was deconsecrated in the 1960s, but it’s still a nice place to organize civil weddings or music ensemble. Just imagine a string quartet playing in the church at twilight and then an aperitif in the garden! The most astonishing part of this property is the care for details and the great respect for its history and architectural elements: the bricks of the perimeter walls are original, as well as the tiles of the internal floors and the wooden beams, which have been sandblasted by hand. All this denotes love. Particular attention, however, has been paid to new technologies to protect the environment: a solar thermal system guarantees hot water and everything possible has been made in bio-architecture. This property can be bought with a Rent-To-Buy formula. The Annex The property enjoys an annex of 66 sq.m., now registered as a storage, but which may be converted into a habitable space, as well as a studio or SPA for guests. The Land The buildings are surrounded by 1 hectare of mature garden fully fenced. Here – a little bit detached from the house – you can find a 4 x 8m panoramic pool. In the garden you can also find a BBQ area, an old oven and a playground for kids, as well as a shaded parking area. In addition to this, the property includes also 13 hectares of agricultural land. The property is 518 metres above sea level, with a view of the Candigliano valley and Mount Nerone. EPC Rating: E Energy Performance Index (IPE): 314,41 kwh/sq.m.*year Why Buy It Buying this property is first of all a gesture of love: love for history, for architecture and for nature. If you have love for all of this, then it will be easy for you to make it your special home. By the way, given its dimension – if you love welcoming people and sharing beauty with them – you can also make it a beautiful boutique hotel, where your guests can relax in the tranquility and wonder of the Marche hills. The location is also perfect as a wedding venue. There’s no business like a country business. Irving Berlin used to sing: “Everything about it is appealing, Everything the traffic will allow, Nowhere could you get that happy feeling, When you are stealing, That extra bow”. This amazing property 15min from the Adriatic coast with restaurant and bedrooms for B&B, will let you manage an already prosperous business in the peaceful marchigiano countryside. By living and working here, you will no longer need a mindfulness course in your life. The Main Building The main building comes from a former farmhouse dated 1772, restored by the current owners and enlarged over the years as the business was growing and getting more important. The total area is over 1.100 sq.m. and it includes: Ground Floor: An elegant restaurant that can accommodate up to 200 people, with large windows overlooking the garden A very spacious glazed lounge bar Kitchens and cellars, as well as storage rooms and space for the staff Bathrooms Private sitting room with fireplace and studio Given the generous size, this wonderful space can be used not only as a restaurant for dinners but also as a banquet hall: guests can enjoy an elegant lunch/dinner, dance and enjoy their time together in the lounge area, equipped with a proper bar and stereo system and, if the ceremony is in the summer, they can run out and dive into the pool. First Floor: The private home is arranged with a spacious living room, double bedroom, bathroom and master bedroom with step-in closet, en-suite bathroom and gym area with large panoramic windows. The lovely mezzanine over the living room can be arranged as a studio or play area for the kids. The apartment, all around, is surrounded by a glazed terrace, with outstanding views over the marchigiano rolling hills. The main building may be kept as it is, to continue with the business, or may be turned into a full private home. The Annexes The property goes with a number of annexes, used for different purposes: Opposite the pool, there is the 120 sq.m. building recently restored and arranged as 7 bedrooms with en-suite bathrooms, where guests can stay in a B&B formula. Many, by the way, decide to enjoy it as a hideaway for a few days: they can sleep, have breakfast, meals, a walk in the nature a – why not – a wine tasting, with the owner as a special guide. All bedrooms feature large windows with beautiful views over the Le Marche green hills. Another important outbuilding is the big (195 sq.m.) pergola overlooking the valley: it is used for open-air banquets and dinners and it features a BBQ area. Parties under the pergola are some of the most enjoyable events here. The pergola can be closed with removable side covers, so you can use this space also on rainy days. The other outbuildings are storages, technical rooms and garage, for a total of ca. 280 sq.m. The Garden The property includes over 2.200 sq.m. of mature garden with plants and trees which guarantee shade in the summer. The garden has different spots to be enjoyed during the day. The nicest is the pool area, with decking where you can place sun umbrellas and sunbeds, with a lovely natural pergola to the side, where you can arrange a lounge area with snacks and drinks. All this, strictly, in a panoramic and breathtaking position, especially at sunset, when the blue sky gets painted with all shades of red. On a lower level, a large parking space will let all your guests park their cars comfortably. The Location The position of this superb property is one of the most sought for in this moment: inland, but not too much, so you can get to the beach in just 15min by car. This way, you and your guests can enjoy calm, peace and relax but it won’t take you hours to go the beach or to reach the motorway as well as major services. This area is also well known to all lovers of biking, because its winding roads make cycling very amusing. And for guests who want to enjoy an art tour, the Renaissance city of Urbino is just a few kilometers away. Optional The main villa, outbuildings and garden are part of a bigger property, which includes additional 1.9 ha of agricultural land. Most of the land is arable. The part on top is dedicated to the vineyard and includes a winery. The winery is a recent project, started in 2015. The production is already active, but the current owners every year invest in additional spaces and new vinifications in order to offer products that are not only innovative, but also in line with the wine tastes of a constantly evolving clientele. The position close to the coast of the vineyard gives the wine unmistakable and rare organoleptic characteristics, making it a unique product. At the moment the production is concentrated on Sangiovese mainly, but it seems something’s already cooking. Close by there’s a big plot of land where they designed and submitted a project to build additional accommodations, in order to have two separate areas: the one on top for the accommodation business and that downhill for the guests of the restaurant. The land also enjoys 700 productive olive trees: the olive oil of this area is well known throughout Marche and nationally for being one of the best in Italy. Last but not least, on top of the hill, there’s an open-air consecrated church, where guests can celebrate weddings or other religious ceremonies in an evocative environment, surrounded by singing birds and then move to the restaurant area to enjoy the party. The extra land with project, winery and church may be purchased with a separate negotiation. EPC: Ordered Why Buy It Buying this property is a double gesture of generosity: • towards yourself and your soul, because you can do business, but in a very relaxed environment, in direct contact with nature. • towards guests, because continuing this kind of activity means devoting one’s time to the happiness and pleasure of others. But after all, what could be more gratifying than seeing a smile on people’s faces and knowing that you gave it to them? The property is large and thus offers many management opportunities, which can be either direct (family business) or the various areas can be licensed to third-party companies. In any case, the biggest advantage is to take over an already operational business, with a 40-year background, made up of positive reviews and with a starred-restaurant heritage. It’s all downhill from here. For those looking for a family retreat, you can change the internal layout of the main building to get a private home with all external amenities for your family and friends. Surrounded by just over one hectare of private land and crowned by a panoramic infinity swimming pool, the property enjoys a privileged position immersed in nature, where light, silence and open horizons create an atmosphere of rare harmony. Located only a few kilometres from the historic hilltop village of Staffolo, renowned for its breathtaking vistas and poetically known as the Balcony of the Vallesina, this former rural dwelling has been transformed from a humble farmers home into a prestigious country retreat designed for unforgettable stays. Completed in 2021, the farmhouse has been entirely rebuilt in accordance with the most advanced anti-seismic standards and with the utmost respect for the surrounding landscape. Every brick, roof tile and furnishing element has been carefully recovered, restored and reintegrated into the new structure, preserving the authentic character and soul of the original building while delivering contemporary comfort and outstanding architectural quality. The Farmhouse The farmhouse extends over approximately 210 sq.m. and unfolds across three levels. Although adjoining another structure, the building is completely independent from a structural and functional standpoint, enjoying its own private entrance, garden, land and utility systems, thus ensuring total privacy and autonomy. Ground Floor: On the ground floor, a generous covered portico of around 35 sq.m. opens onto the garden and overlooks the stunning infinity pool, providing an idyllic setting for outdoor living. Here, a fully equipped masonry-built kitchen and a large dining table create the perfect environment for al fresco lunches, convivial dinners and relaxed evenings under the stars. The main entrance leads into a versatile recreational room, currently arranged with a billiard table, a bookcase and a piano, making it a refined yet welcoming space dedicated to leisure and entertainment. A small sofa, tucked beneath the staircase leading to the first floor, completes the ambience of this inviting room, which also enjoys direct access to the portico. The ground floor is further complemented by a bathroom with walk-in masonry shower and a well-appointed laundry room. First Floor: Ascending to the first floor, one enters a beautiful open-plan living area comprising a bespoke kitchen with central island, a dining area and a spacious lounge. A striking thermo-fireplace and two elegant sofas define the living space, while the abundance of natural light and the warm, earthy colour palette create an atmosphere of understated luxury, comfort and tranquillity. Second Floor: A refined staircase in wood and iron leads to the second floor, dedicated to the sleeping quarters, where two generous double bedrooms are each served by en-suite bathrooms with walk-in showers. One of the bedrooms also features a charming mezzanine level, providing an additional sleeping area and enhancing the architectural interest of the space. Entirely restored starting in 2018, this remarkable farmhouse boasts high-quality finishes throughout, seamlessly blending traditional Marche craftsmanship with contemporary design. Sustainability has been a guiding principle of the entire project: two photovoltaic systems, installed on the roof and on the external pergola used as parking and charging station for electric vehicles and e-bikes, provide a total output of 7 kW, ensuring energy efficiency and environmental responsibility. Heating is supplied by a modern heat pump system and the thermo-fireplace, while the bedrooms are equipped with air conditioning. The carefully curated interiors reflect the owners passion for restoring antique furnishings and combining them with modern design elements, achieving a harmonious and elegant balance. A well-appointed solarium area with sun loungers, deck chairs and parasols completes this refined outdoor oasis. The farmhouse was presumably built in the 17th century, restored during the 1990s and always maintained and upgraded over the last decade. All the recovered ancient materials used throughout the house, as stones, bricks, terracotta tiles and wooden beams, give character and a cosy, welcoming atmosphere to the property. The house is connected to electricity; water supply is through a well; drainage is via an Imhoff tank. Heating goes with LPG gas and Pellet stove. Wi-fi network connected. The Annex The property goes with an underground building of about 76 sq.m., which is extremely useful both as a garage and as a storage for gardening tools and for the pool equipment. The best part is that its top is flat, thus creating an amazing terrace close to the pool with breathtaking views over the Marche rolling hills. The Garden The house is surrounded by a 3,240 sq.m. mature garden and there are several areas that you can enjoy during the different times of the day. Close to the door that connects to the first floor, there’s a small terrace, particularly nice if you want to have breakfast early in the morning, when the sunrays are warm and gentle. To the opposite side, where the garden develops, there is the 27 sq.m. swimming pool with garden and panoramic terrace. This is the perfect spot for a pool party in the afternoon or to enjoy an aperitif in the early evening, as the sun goes down. A small wooden shed is precious to keep pool inflatables or some additional equipment that you use daily. The Location This lovely property in Marche, which is just a few minutes from the small town of Colmurano (shops, bars, restaurants, groceries), can be easily reached along a very convenient paved but not busy municipal road. Only the last part (about 400 mt) is graveled and always well maintained. Indeed, you may enjoy a nice 20min walk to town, if you like. The area is extremely quiet but not isolated. The property is between 10 and 20 minutes away from some of the nicest towns and villages in Marche: San Ginesio, Tolentino, Loro Piceno, Urbisaglia, just to quote a few. The airport of Ancona-Falconara is about one hour away. EPC Rating: D Energy Performance Index (IPE): 141,10 kwh/sq.m.*year Why Buy It This idyllic property in Marche is suitable for those who are looking for a comfortable holiday home – spacious enough, but not huge, to be able to manage it easily. An Enchanting 10th cent. Estate in the Rolling Hills of Le Marche Perched on the gentle hills of Cupramontana, in the very heart of Le Marche, this remarkable estate stands as a testament to Italian elegance, history, and refined living. Once built upon the ruins of an ancient castle and graced by its own consecrated church, the property has been meticulously restored to its former splendour, harmoniously blending historic architecture with contemporary comfort. Spanning approximately 5.7 hectares of land, the estate offers breathtaking views of the Apennine mountains, rolling hills and medieval towns, enveloped in the tranquillity and beauty of the Marche countryside. Immersed in lush greenery, just a short distance from a beautifully preserved medieval village offering all essential amenities, this extraordinary residence epitomises balance: the poise between the noble echoes of history and the serenity of modern life. Every detail here speaks of grace and authenticity — a true sanctuary where beauty, peace, and comfort coexist effortlessly. The Main House The main villa, a fine example of traditional Marchigiano country architecture, extends over approximately 250 sq.m. arranged across two floors and is presented in impeccable condition. Ground Floor: The entrance opens into an elegant hall adorned with exquisite solid-wood panelling that conceals a refined library. Beyond the panelling lies a bespoke kitchen, while to the north-east a spacious living room with a wood-burning fireplace opens directly onto the garden — an inviting space for both intimate evenings and convivial gatherings. On the south-west side, a versatile room adjoins a guest bathroom, serving perfectly as either a study or an additional bedroom for unexpected guests. First Floor: A graceful staircase leads to an airy open-space mezzanine lounge with double-height ceilings. From here, access leads to three bedrooms, one of which enjoys an en-suite bathroom. The other two bedrooms share a family bathroom. From each window, the views are nothing short of extraordinary — stretching across the Apennines, from Monte San Vicino to the Sibillini range. The villa is equipped with a 15 kW three-phase electrical system, mains water, a septic tank, two LPG tanks, a dual gas boiler central heating system with radiators, a wood-burning fireplace, and a comprehensive alarm system — ensuring comfort and security year-round. The Annexes The estate includes several beautifully restored annexes. The consecrated church, measuring approximately 215 sq.m., has been impeccably maintained. Its central nave, with soaring pointed-arch ceilings, retains its sacred atmosphere, while the right wing has been transformed into a charming two-level apartment with a living area and kitchen on the ground floor and a bedroom with bathroom above. The left wing serves as a refined study, library, or reading room — ideal for quiet reflection. Behind the main villa lies a magnificent glass orangery, gracefully set upon the remnants of the castle’s ancient fortified walls, now reborn as a luminous space connecting history and nature. In front of the villa, a small stone outbuilding houses a traditional wood-fired oven and woodshed, while at the rear a 30 sq.m. garage with two storage rooms offers versatility and could easily be adapted for other non-residential uses. The Land The property unfolds within a vast private park of 5,7 hectares, offering an atmosphere of complete seclusion and serenity. A majestic driveway lined with towering pine trees leads from the automatic gate through the grounds to the main house and its ancillary buildings. The land is composed of woodland, arable fields, and meadows, forming a natural private sanctuary. Near the entrance of the main house, one finds the original low, wide stone steps once used for mounting and dismounting horses — a subtle yet evocative reminder of the estate’s storied past. Beside them stands the base of what was likely a tower, now graced by an olive tree planted as a symbol of enduring peace. The remains of the fortified perimeter wall are still visible at the rear, infusing the estate with a timeless sense of grandeur. From every corner, the panorama is magnificent — rolling hills adorned with Verdicchio vineyards and olive groves, stretching toward the majestic peaks of the Apennines. The History The estate’s origins trace back to the 10th century, when a fortress known as Castrum Aquilae was founded along with other castles in the area. The first record of it dates to 1130. Over the centuries, it was contested between Jesi and Staffolo, until peace was established in 1456. Within the castle walls once stood several churches and monastic dwellings, all but one — the Church of Santa Lucia — were lost to time. This church, cited in the 1285 testament of Count Corrado d’Accola, was almost completely destroyed in 1447 along with the castle itself. Four centuries later, in 1847, it was lovingly restored and reopened for worship. Today, this very church stands once more at the heart of the estate, blending the sacred past with the elegance of contemporary living. The Location Dominating its surroundings with breathtaking 360-degree views, the estate overlooks the medieval villages of Staffolo and Cupramontana, the verdant slopes of Monte San Vicino, and the distant Sibillini Mountains. Despite its secluded and panoramic position, the property is conveniently located less than five minutes by car from Cupramontana — a lively town renowned for its warm community, rich cultural life, and year-round events. For nature lovers, Monte San Vicino offers enchanting trails within a 20-minute drive, while the golden beaches of the Adriatic coast lie just half an hour away — the perfect balance between countryside tranquillity and seaside leisure. EPC: Ordered Why Buy It This splendid estate in Le Marche is far more than a home — it is a living fragment of Italian history, lovingly preserved and enhanced for modern life. Main Building The main building forms the operational heart of the Agriturismo, bringing together guest accommodation and the principal service areas within a single structure designed to support hospitality use. To one side of the reception there are 2 guest apartments, while the opposite wing accommodates a further 3 apartments of different sizes. Each unit has been designed to offer guests a high degree of independence and includes a fully equipped kitchen, bathroom facilities and access to dedicated and private outdoor relaxation areas within the gardens. Positioned beyond the reception are the property’s service areas, including a laundry room and bathroom, supporting the day-to-day operation of the agriturismo. First Floor: The first floor accommodates a further 3 guest apartments with different layouts and sizes designed to accommodate different guest requirements. Like the apartments on the ground floor, each unit benefits from a fully equipped kitchen and private bathroom facilities, allowing guests to enjoy an independent and comfortable stay. One of the apartments is further enhanced by a panoramic 38 sq.m. terrace, providing a particularly attractive outdoor space from which to enjoy views across the surrounding countryside. The property has been recently reconstructed and extensively restored, resulting in a hospitality business that combines contemporary comfort with efficient and sustainable infrastructure. Particular attention has been given to energy performance and operational efficiency. The property benefits from photovoltaic panels, solar thermal panels for domestic hot water production and a range of modern systems designed to support both residential and hospitality use throughout the year. The Annexes Complementing the accommodation within the main building are 2 further independent annexes, each serving a distinct purpose within the overall property. Like the other guest units, the apartment benefits from a fully equipped kitchen and private bathroom facilities, allowing guests to enjoy a comfortable and independent stay. Outside, a dedicated private area creates an inviting space for relaxation. Annex Two Owners’ Residence Separate from the guest accommodation and positioned to ensure privacy, the owners’ residence provides comfortable accommodation for the owners or managers of the Agriturismo. Arranged across 2 levels, the ground floor (about 115 sq.m.) includes a spacious eat-in kitchen, a laundry room, 2 bathrooms and 3 additional rooms (bedrooms) that can be adapted according to the future owner’s requirements. The lower-ground floor is currently dedicated to storage space. Technical Facilities Guest comfort is ensured through autonomous heating, air conditioning, broadband internet connection and fully equipped apartments, while the owners’ residence provides practical spaces suited to year-round living and day-to-day management of the Agriturismo. Additional features include an automatic entrance gate, mains water supply, ample parking areas and a variety of modern utilities that contribute to the smooth operation of the business. The property presents a particularly attractive balance between hospitality functionality, energy efficiency and ease of management, allowing a future owner to continue the existing activity with minimal adaptation. The Garden The property is set within approximately 2.36 hectares of private land, creating a setting that combines open countryside, productive planting and spaces dedicated to guest relaxation. Fruit trees and olive trees are distributed throughout the grounds, reinforcing the rural character of the agriturismo while contributing to the atmosphere that guests seek when staying in the Marche countryside. At the centre of the outdoor areas is a recently added 15 x 5 swimming pool, designed as a focal point for both relaxation and leisure. Surrounding spaces provide ample room for sunbathing and enjoying the peaceful setting, while the private terrace and garden areas attached to the guest apartments allow visitors to enjoy a greater degree of independence and privacy during their stay. The scale of the land creates a genuine sense of openness and tranquillity, while the proximity to the Adriatic coast ensures that the property remains closely connected to the wider attractions of the region. The Location Located in the countryside surrounding Monte San Vito, the property enjoys a strategic position between the rolling landscapes of the Marche region and the Adriatic coast, which can be reached in approximately 10 minutes. Monte San Vito is a historic hill town situated in the lower Esino Valley, approximately 25 km from Ancona. Known for its agricultural heritage and strong connection to olive cultivation, the town is recognised as part of Italy’s Città dell’Olio network and has been awarded the Bandiera Verde dell’Agricoltura for its commitment to rural traditions and sustainable production. Beyond its agricultural identity, Monte San Vito preserves a rich architectural and cultural heritage, with landmarks including the Collegiate Church of San Pietro Apostolo, Palazzo Malatesta and the historic Teatro La Fortuna. Throughout the year, the town hosts a number of traditional events, including the Fiera di San Vito, the Beer Festival and the Autumn Festival, where visitors can experience local cuisine and regional specialities centred around the area’s renowned extra virgin olive oil. The location also benefits from close proximity to some of the Marche region’s most attractive destinations: Senigallia, which offers sandy beaches, a vibrant seafront and an acclaimed food scene, and Jesi, which is known for its historic centre, cultural life and wine tradition. To the south, the Conero Riviera provides a striking contrast, with dramatic cliffs, secluded coves and some of the most beautiful coastal scenery on the Adriatic. Combined with the convenience of Ancona’s airport, railway station and year-round services, the area offers a balance of countryside living, coastal access and connectivity that is particularly appealing for both residents and visitors. EPC Rating: D, A4 and B Why Buy It This is not simply a country property but an established hospitality business that already combines lifestyle and income generation within a single investment. The presence of 9 guest apartments, a separate owners’ residence and extensive outdoor spaces allows a future owner to step directly into an operational Agriturismo while maintaining a clear distinction between private and guest areas. This balance is often difficult to achieve and represents one of the property’s greatest strengths. Its location further enhances the opportunity: guests can enjoy the tranquillity of the Marche countryside while remaining just minutes from the Adriatic coast, the beaches of Senigallia and the services of Ancona, creating the type of setting that continues to attract both domestic and international visitors. For buyers seeking a property that offers immediate usability, established hospitality potential and a lifestyle closely connected to both the sea and the countryside, this represents a particularly well-rounded opportunity. Charming Farmhouse Among Lavender and Hospitality, Le Marche Originally built around an early 20th-century stone farmhouse and enlarged during the 1970s, this restored country estate, nestled in the Marche region, has evolved into a versatile rural property that combines residential accommodation, hospitality facilities and professional food production within a single setting. Extending across approximately 778 sq.m., the estate comprises a 711 sq.m. main building with 2 independent apartments, a fully equipped processing laboratory, storage areas and a farm shop, together with 2 agricultural outbuildings and approximately 9,400 sq.m. of land. Comprehensively restored in 2007 using predominantly eco-friendly building materials, the property offers exceptional flexibility for buyers seeking to combine hospitality, artisanal food production, agricultural activities or a private rural lifestyle. Main Building The main building extends across approximately 711 sq.m. and is arranged over 2 floors. It brings together the estate’s commercial and residential functions, comprising a fully equipped processing laboratory with a farm shop, extensive storage areas and 2 independent apartments currently used for hospitality. Processing laboratory, Farm Shop and Storage Ground Floor: The ground floor is dedicated to the estate’s commercial activities. It includes a fully equipped processing laboratory with an industrial kitchen, designed for the production of fruit preserves, syrups, juices and essential oils, together with storage rooms for raw materials and finished products, 2 cold rooms and warehouses. An independent farm shop, accessed through its own private entrance, provides a dedicated retail space for the direct sale of the estate’s products. Carefully planned to support small-scale artisanal food production, these facilities combine practicality with an efficient workflow for day-to-day operations. First Floor: Above the laboratory is a large former drying room, currently left unfinished and in its original shell. Thanks to its generous proportions, this space offers excellent potential for a variety of future uses, including a yoga studio, tasting room, meeting space or event venue, subject to the necessary permissions. It can also be connected internally to the Apartment 1 by reopening an existing doorway. Apartment 1 Ground Floor: The lower level of the apartment comprises an open-plan kitchen and dining area, a comfortable living room opening onto a covered porch, a double bedroom and a bathroom. The bedroom and bathroom benefit from an independent external entrance, allowing them to be used separately as guest accommodation and providing added flexibility for hospitality purposes. First Floor: The upper floor accommodates 2 double bedrooms, one with access to a private terrace, and an additional bathroom. As mentioned, the apartment could also be connected directly to the former drying room, creating a larger and more versatile living space. Apartment 2 First Floor: Occupying the first floor, the apartment comprises an entrance hall, a living room with fireplace, a dining room, a separate kitchen with dining area and 2 double bedrooms, each with its own en-suite bathroom. Traditional terracotta floors contribute to the apartment’s warm and authentic character while reflecting the careful restoration carried out throughout the property. The Annexes The estate includes 2 agricultural outbuildings: The first is a former stable extending across approximately 38 sq.m. Requiring complete renovation, it offers interesting potential for conversion into a wellness area, such as a private spa, subject to the necessary permissions. The second is a 29 sq.m. animal shelter currently used for storage. Due to its limited internal height and its planning status, it is best suited for storage or agricultural use. In addition, the property includes a spacious agricultural warehouse, currently used for storing farming equipment and raw materials, providing practical support for the estate’s productive activities. Technical Facilities As mentioned, the property was comprehensively restored in 2007 using predominantly eco-friendly building materials, with particular attention paid to preserving its original character while improving structural performance. During the renovation, the foundations were consolidated and ventilated, while the masonry and floor structures were reinforced. The traditional timber-beamed ceilings and terracotta floors were carefully restored wherever possible. Heating is provided by 2 independent boiler systems: Apartment 1 benefits from its own autonomous boiler, while a separate condensing boiler serves Apartment 2 together with the processing laboratory, farm shop and commercial areas. Apartment 1 is heated by radiators and equipped with split air conditioning, whereas Apartment 2 features underfloor heating, ducted air conditioning and a fireplace. The laboratory and retail areas are fitted with fan coil units providing both heating and cooling. The property is connected to mains utilities. The Land The estate extends across approximately 9,400 sq.m of land, including a productive apple orchard and a variety of additional fruit trees that reflect the property’s agricultural heritage. The surrounding landscape is characterised by vineyards and gently rolling countryside, creating a peaceful rural setting while supporting the estate’s productive vocation. Subject to the completion of the planned land subdivision, there is also the opportunity to acquire neighbouring Verdicchio DOC vineyards through a separate negotiation, offering buyers the possibility of expanding the estate’s agricultural activities. Although there is currently no swimming pool, the grounds offer sufficient space for one to be constructed, subject to the necessary planning permissions. The Location Located in the peaceful hamlet near Serra San Quirico, the property enjoys a quiet rural setting at approximately 290 metres above sea level, surrounded by vineyards, orchards and the gently rolling countryside of the Marche region. Despite its tranquil position, it remains within easy reach of everyday amenities and several of the area’s most attractive destinations. Serra San Quirico is one of the historic gateways to the Esino Valley, renowned for its medieval centre, cultural events and proximity to the spectacular Frasassi Caves and the Gola della Rossa e di Frasassi Regional Natural Park. The surrounding landscape is also at the heart of the Verdicchio wine region, home to some of the Marche’s most prestigious wineries and food producers. The Adriatic coast, the city of Ancona and Ancona Falconara International Airport can all be reached in around an hour, making the property well connected while preserving the privacy and authenticity of its rural surroundings.
