There are places that you don’t find by chance. This one, for example.A road that wanders off, cypress trees bending in the wind like in an old painting, the Gers at its most gentle. Not a sound, barely a bell tower ringing, and the Pyrénées in the distance, like a promise. You are close to Lectoure, but not too close. Just enough to go have a coffee and read the local news in the morning, bump into two friendly faces, grab something for lunch and then rush back. To find calm. To close the gate.It looks a lot like it, but it’s not the Luberon, and that’s a good thing. No crowded terraces, no lukewarm rosé under pretentious pergolas, no snobs in dark glasses to hide the fact that they're complete strangers. Here, luxury is elsewhere. In the silence. In the space. In this way of not being noticed. The house looks like it never wanted to be anything other than what it is: a collection of stone buildings, placed there with a certain obviousness. Like a private hamlet, but without folklore. The roofs are straight, the materials have aged, the walls are thick. You breathe a certain idea of discretion here.Nothing is garish. Everything is there, though. The volumes. The light. The materials chosen for their truth rather than for their effect. Wood, stone, lime. Sometimes a more contemporary detail, but slipped in just to highlight. There is taste, truth, not that ostentatious good taste that tires. It’s a house that knows restraint. And that is rare. There is the main house, first — vast, sober, comfortable without pretension. It makes you want to stay, to cook, to read, to not answer the phone. Five large bedrooms, each with its own bathroom, to spend your nights as if in a luxury hotel. A kitchen to prepare endless meals. Two lounges: one to bury yourself in a book, the other to talk too late, forgetting the time. And a billiard room to extend all that, a glass of armagnac in hand while listening to jazz (or something else, depending on your taste!). The pool? The word is weak; it’s more of a relaxation area, a vacation spot. You will spend entire days there, far from everything. Barbecues, lunches in the shade washed down with cool rosé, your gaze lost up to the Pyrénées.And then, a little off to the side, there is the gîte. A real one. Not a makeshift annexe to profit from the weekends. No. A separate place, independent, cared for with the same level of demand. Something to welcome without imposing, to share without disturbing. A house within a house, in short. For friends, family, or no one. A spacious room, as we love them, where the lounge, kitchen, and dining area share the space without ever hindering each other. One bedroom on the ground floor, three upstairs, three bathrooms so that everyone has their own realm, and even a laundry room — the kind of detail that makes life simpler. And then, of course, the pool. Just for the guests. A world of its own, closed off from the rest of the world, where you forget everything except the happiness of being there. It’s a house to live in all year round, or to rediscover each season like one reopens a beloved book. A house apart, in every sense. It doesn’t seek to please everyone — and that’s what makes it precious. It waits for those who know. You can come with books, records, silences. Or you can do nothing at all. That would already be a lot.Everything is ready. Key in hand, as they say. But the key here is especially one of intimacy. A door that you close gently behind you. And the world can continue without you.The information relating to the property, including but not limited to: surfaces, condition, features, and technical equipment (including, but not limited to: heating installations, electricity, plumbing, sanitation, pool, security systems, and any other equipment), is provided purely for informational purposes based on elements and declarations supplied by the seller. A quarter of an hour from Vic-Fezensac, a road stretches between the fields. It feels endless. A real country lane, dusty, winding and climbing. It leads to the property, which appears suddenly, perched on its hill like a retired movie star. The house has clearly seen some things — long quiet summers and barbecues that never seemed to end. Two horses and a donkey greet newcomers without fuss. They are the kind of animals who have life figured out. Here reigns true calm. Not the kind found in tourist brochures. The kind that has a scent — of warm hay and sun on stone. The garden, slightly bohemian, overflows with untrimmed bushes and unassuming trees. Nothing aligned, everything alive. The house itself doesn’t try to impress. It simply does. A true stone house, standing proud on the ridge, with a view that stretches all the way to the Pyrenees. Ivy climbs the façade. Its uneven rooftops give it a southern air, both Gascon and Provençal. It's easy and effortless to feel at ease here. In front, the pool. Blue as the sky. It has that charm of things unnecessary yet absolutely essential. A place for chilled rosé, the laughter of a long-lost friend, time pausing for an afternoon nap. We enter through the living room. Beams, pale wood, travertine. Nothing more, nothing less. Effortlessly chic. The open kitchen is recent, practical, without pretense. The timber framing defines the spaces with the kind of restraint that should be taught in architecture schools. And then there are two fireplaces — one for evenings filled with talk, the other for those when silence says enough. The staircase leads upstairs — a fine staircase, built for people who are no longer twenty but still climb anyway. Up there, the beams flex their muscles. The first bedroom catches the light through its large windows. The second is more modest, but full of heart. It looks onto the bathroom and landing — a peaceful corner for dreaming. But that’s not all. A ground-floor room currently serves as storage, but will make a lovely bedroom after a fresh coat of paint. And then, there’s the large apartment adjoining the house. It waits quietly to be brought back to life. The space is there, the water and electricity too. It only needs waking up — a bit of work for it to live again. It could become a self-contained wing, a space for guests or visiting family. A holiday let, perhaps, if you fancy playing host in summer. In short, extra space — like another promise waiting to be kept. Everything here tells of a gentle life — slightly old-fashioned, yet deeply enviable. A house with nothing to prove, that somehow knows you’ll end up wanting to stay.A quarter of an hour from Vic-Fezensac, a road stretches between the fields. It feels endless. Wonderful Garden and panoramic views Overview Located on a quiet street parallel to the Rue Nationale, this house of around 200 m² enjoys a prime location that allows you to make the most of life in Lectoure. Just a few steps from shops, cafés, schools and the renowned Friday market, it offers everyday convenience in a serene atmosphere right in the heart of the town. One of its most remarkable features is the presence of a large garden—an exceptional element in the historic centre. Visible from the entrance thanks to wide picture windows, it creates an immediate sense of openness and light. Ground Floor A traditional wooden door opens onto a spacious hallway that sets the tone for the entire house: bright, attractively presented and featuring large glass doors that offer glimpses of the large well-tended garden beyond. To the left of the front hall there is a cozy sitting room that can be closed off for privacy. A second larger living room faces the gardens and has large glass doors on two sides, as well as a wood burner. There is a practical kitchen behind the living room, and this too opens onto the gardens. A previous owner of the property expanded the living space to include a wide covered terrace that wraps around the back of the house and can be closed off for added security when the owners are away. There is a guest WC tucked behind the living room and a staircase leads to the first floor. First Floor The landing leads to several rooms, including a practical laundry room that was once used as a kitchen. There are two bedrooms on this level. The first, the master suite, is large and sunny and has a private shower room and separate dressing room. The second bedroom, opening onto a corner balcony, enjoys an open view over the garden’s trees and the rooftops of Lectoure, giving it a peaceful and very pleasant atmosphere. This floor also includes an elegant bathroom, which also extends onto a balcony. Second Floor The top floor offers two additional bedrooms filled with natural light. Both have direct access to a shared balcony providing elevated views over the town and surrounding countryside. From this balcony, one can also access two additional rooms, which are also reachable via the house’s second staircase. Currently used as offices, they benefit from particularly beautiful views over Lectoure and its surroundings, making them perfect spaces for working, creating or unwinding. The Garden The jewel of this property is the garden, which the current owners fell in love with on their first visit. It is unusually large for a property located in the town centre, and includes a large, covered terrace highlighted by graceful arches that harmoniously extend the building’s architecture. Large mature flowerbeds have been lovingly cultivated, as well as mature trees and lawns. There are views over the surrounding countryside, and at night, the majestic spire of the town’s cathedral is lit up and casts a soft glow over the trees and flowers. There is a well on the property, and an old wall runs down one side, providing a point of interest. Behind it, a passage connects to a low door that leads to the road. This is the ideal spot to keep bicycles or a motorbike. A small stone shed in the far corner of the garden could be renovated for use as a summer kitchen or a child’s playhouse. Bliss View This townhouse brings together features seldom found in the historic heart of Lectoure: a large garden, abundant natural light, and superb views from the upper floors. It combines the charm of the old with everyday comfort and immediate proximity to amenities. An authentic and welcoming place, ideal for anyone wishing to enjoy a privileged Lectoure lifestyle while benefiting from an exceptional garden in the heart of the town. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Overview Magnificent Park | Sensitive Restoration | Exquisite Taste Set on a gentle hillside, this exceptional estate is approached via a long, tree-lined driveway bordered by tall cypress and flowering shrubs — a fitting prelude to the refinement that awaits beyond. The main house enjoys sweeping views across its private parkland, evoking a timeless sense of peace, privacy, and harmony with nature. Though entirely secluded, the property remains conveniently close to a thriving market town with shops, restaurants, and local amenities just a short drive away. Ground Floor Built in the early 19th century during a prosperous period, this fine Gascon residence is grander than most of its kind. Constructed in local stone, it features high ceilings, tall windows, and gracious proportions throughout, radiating serenity and understated elegance. The central entrance hall immediately sets the tone — laid with handcrafted hexagonal terracotta tiles and soaring ceilings. Extending the full length of the house, it includes a charming guest WC discreetly tucked under the staircase. All main ground-floor rooms are accessed from this hall. To the left, two elegant reception rooms are separated by a small intermediate hallway. Facing south-west, both enjoy dual-aspect windows that flood the rooms with natural light and preserve the same attractive tiled flooring found in the main hall. The first of these, the living room, features a fine original fireplace and ceilings over 3.8 metres high, enhancing the sense of volume and light. Beyond it, a smaller hallway opens onto the terrace and leads to the second reception room, currently used as a study. More intimate and private, this room offers a large window and glazed doors to the terrace fronting the guest annex. Elegant wallpaper, wood panelling, and a period fireplace add to its refined charm. Opposite the study lies the dining room, equally spacious and opening onto a paved terrace with a built-in stone barbecue. A short passage connects this area to the pantry and the kitchen. The kitchen perfectly captures the essence of a traditional country home, with flagged stone floors, a large working fireplace, and space for a long wooden table at its centre. Behind it, a generous walk-in pantry of over 12 m² provides ample storage and room for additional refrigerators. First Floor A wide staircase rises to the first floor, where the layout divides into two wings, separated by a large central landing. The entire southeast wing forms a luxurious private suite of over 75 m², comprising two principal rooms separated by a spacious dressing room with a window and space for a desk or sofa. The bedroom, with its dual-aspect windows and pretty marble fireplace, is filled with light and retains its original painted wooden floors. Opposite lies a sumptuous bathroom, clad in marble and mirrors, featuring a separate shower, freestanding bathtub, double vanity, large windows, and an independent WC. Three further bedrooms complete this level. The largest, positioned at the rear of the house, includes an en suite bathroom. The remaining two, slightly smaller, each enjoy a private bathroom and share a separate WC accessible from the landing. Guest Suites Behind the main house, former outbuildings have been exquisitely converted into three independent guest suites, each with private access and an individual terrace entrance. The first suite includes a bedroom and a stylish bathroom. The second suite, larger, adds a sitting room and a full bathroom. The third suite offers a compact yet comfortable bedroom with a shower room. This wing also houses a wood store and boiler room. Guest House The fully renovated caretaker’s cottage provides around 150 m² of additional living space. It includes three bedrooms — one conveniently on the ground floor — a shower room, separate WC, and a spacious open-plan living room with a fitted kitchen. A large private terrace provides a perfect outdoor area for entertaining or quiet relaxation. Adjoining the cottage is a barn containing a laundry room, generous storage, and a covered terrace. The vast open loft above could easily be converted into further accommodation or a games room. Below, the driveway curves toward a large parking area accommodating at least eight vehicles. Further afield, there is a henhouse with fenced run, a large vegetable garden, and an open barn for storing tractors or garden equipment. Pool & Grounds Set slightly below and behind the house, the 15m x 7m pool is reached via a shaded path. Surrounded by a broad terrace, it enjoys wonderful views over the park. The area includes a stone fountain, a shady enclosed children’s play area, and an automated security cover; the pool is also heated. The estate’s grounds extend over approximately 15 hectares, encompassing landscaped parkland, a serene lake, mature trees, romantic stone terraces, and abundant flower beds. The remaining land is leased to a local farmer, maintaining the property’s agricultural charm. The park has been beautifully landscaped to create a sequence of peaceful vistas and secluded corners for private enjoyment. At Bliss For those seeking a secluded oasis — a place to retreat from the modern world and rediscover an era of quiet elegance — this is an exceptional home. It offers ample space for family gatherings, celebrations, and moments of reflection, all within an atmosphere of timeless grace. Extensive renovations by the current owners have brought the property to excellent condition, including improved insulation and sanitation systems — meaning no major works are required. Perched on a hillside at the edge of one of the most beloved bastide villages in the northern Gers, this stone-built home is a hidden jewel that perfectly combines historic character with modern comfort. Overview Traditionally, houses in Gascon hilltop villages were built within the protective walls, with gardens located outside, cascading down the slopes. This property is particularly fortunate to have its garden just a few metres from the front door. The owners have cleverly designed the space into three landscaped terraces, leading down to a magnificent swimming pool that overlooks the plains below, offering sweeping views across the countryside. The house itself was originally built into the village ramparts. Its thick stone walls and generous windows capture natural light throughout the day. The village is both charming and practical, offering a shop, a restaurant, and a vibrant programme of cultural events year-round. Ground floor On the ground floor, the house opens onto a spacious dining room and kitchen, where the original entrance door has been preserved. A practical wood burner brings warmth on cooler winter days. This level also includes a shower room, a laundry area, and a small garage, which houses the heating system and fuel tank. First floor The original wooden staircase, lovingly maintained, leads to the first floor, where beautiful wooden floors continue throughout. At the heart of this level lies a striking living room with a double-height ceiling, exposed stone walls, and tall windows set high in the walls, filling the space with light. Two large bedrooms open off this central space, each with polished wooden floors, original radiators, and generously sized windows. The main bathroom is equally elegant, featuring a freestanding Victorian roll-top bathtub, bathed in natural light. Second floor From here, a wrought-iron spiral staircase rises to the second floor. The mezzanine is currently used as an additional bedroom, with a play area tucked under the eaves, while the true highlight of this level lies beyond a set of sliding glass doors. A spacious terrace extends above the rooftops with panoramic views towards the distant Pyrenees – an ideal spot for morning coffee or evenings spent stargazing. Gardens & Pool Just steps from the house, the private garden unfolds across three levels. Stone steps lead to the spectacular swimming pool, measuring twelve by six metres and framed by a wide terrace on all four sides. The elevated position ensures complete privacy and breathtaking views across the Gers countryside. A covered pergola with lighting makes this the perfect space for evening gatherings. In addition, a large garden shed with electricity and a composting toilet provides practical convenience, and its rooftop terrace offers a unique vantage point for sunset cocktails. A small stone outbuilding has also been preserved, offering scope for a future renovation project. Here at Bliss This property is a rare delight: a traditional Gascon home, carefully renovated with respect for its origins, enhanced by gardens and a swimming pool that elevate the lifestyle it offers. It is a place of charm, history, and beauty, set in one of the most captivating regions of France. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. A showcase of contemporary architecture in the heart of Les Amidonniers In Toulouse, in the highly sought-after Amidonniers neighborhood, just steps from the Canal du Midi and the banks of the Garonne, lies a rare, private, and character-filled property. Behind a discreet façade, this 170 m² house was built on the remains of a former industrial warehouse, boldly and poetically transformed by a visionary architect and the owners. The result: a true manifesto of urban architecture, combining clean lines, high-quality materials, abundant natural light, and an intimate atmosphere. A perfect balance between city living and serenity Tucked away in a quiet residential cul-de-sac, this house offers absolute peace just a few pedal strokes from the historic center of Toulouse, recently voted the most desirable city in France. Sheltered from urban bustle without being cut off from it, it offers a leafy living environment with no overlooking neighbors, featuring a private garden, swimming pool, and multiple outdoor spaces designed for sunny days. Access is via an automatic gate leading to an enclosed courtyard where bikes, motorbikes, or cars can be parked, and part of the original garage has been preserved to provide extra storage space. Nothing from the outside suggests the architectural universe that unfolds within. A bright, warm, and open ground floor The entrance opens into a hallway extended by custom cubist bookshelves, a true introduction to the spirit of the home: every nook is thoughtfully designed, with no wasted space. The layout is fluid and the volumes open, creating a soft and functional atmosphere. The semi-open kitchen is particularly refined and ideal for entertaining, with its integrated bar, elegant appliances, and clean lines. A second, hidden kitchen at the back smartly completes the space, making food prep easy and discreet. The living room, with its wood-burning stove and large glass doors, opens directly onto the landscaped garden. The dining area, bathed in light, has dual access to two separate outdoor spaces: on one side, a wooden deck and a swimming pool seamlessly integrated into the environment; on the other, a small, shaded triangular garden—perfect for summer meals or peaceful reading moments. A fluid, elegant, and inspired interior design The floors alternate between polished concrete in the main rooms and grey slate in the winter lounge, extending seamlessly onto the outdoor terrace to create a perfect flow between the interior and the garden. Large glass doors invite natural light to move freely throughout the space and, in summer, allow for an effortless blend of indoor and outdoor living. The ground floor also features a bedroom/studio with its own en-suite shower room—an ideal space for guests, remote work, or mixed use. A discreetly positioned guest WC adds an extra touch of comfort. An intimate and poetic upper floor From the hallway or living room, two separate staircases lead upstairs, revealing a unique and fluid layout. Here, a generously sized primary suite includes a walk-in wardrobe and a refined bathroom with an Italian shower. A second, attic-style bedroom—charming and functional—is perfect for a teenager or occasional use. With reduced ceiling height, it’s less suited to daily use by an adult. A beautiful mezzanine office, flooded with light and nestled under the original metal framework, offers an inspiring workspace, ideal for creativity and focus in a studio-like atmosphere. A rare basement, blending wellness and practicality The house also features a basement of around 30 m²—an uncommon asset in central Toulouse. It includes a laundry/boiler room, a temperature-controlled wine cellar, a very useful crawl space for storage, and, most notably, a private wellness area with a sauna and a room dedicated to fitness or relaxation. After sunbathing by the pool or a long day of work, this cozy retreat completes the lifestyle experience offered by this house—allowing you to stay in perfect shape without leaving home, with no need for a gym membership. An uncompromising urban lifestyle What stands out is the feel of a new house in a setting rich with history. The choice of materials—polished concrete, slate, glass, and metal—gives the home a decisively contemporary yet warm style. The interplay of light, transparency, and reflection adds rhythm to the days and enhances the sense of space. Outside, climbing roses on red brick walls gently nod to the building’s past, while the garden and terrace design invite slow living and ease. The property has an A energy rating, offering exceptional thermal comfort and low energy consumption—an extremely rare find in the city center. What we think here at Bliss This is no ordinary house. It is a bold architectural creation, an urban breath of fresh air, a celebration of light and freedom. Here, you live in peaceful seclusion, away from prying eyes, yet just steps from Toulouse’s vibrant heart. This property is ideal for a couple or a single person looking for a stylish, practical, move-in-ready home. It will appeal to lovers of contemporary architecture, natural light, unique interiors, and inspiring spaces. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. In harmony with nature Overview This house is quite simply incredible; the architect has been able to achieve a remarkable balance between unashamed modernity and respect for the natural environment. It was built in 2017 using all the latest technology and updated within the last year. It is also now entirely wheelchair friendly. Everything in the property can be programmed using only a mobile telephone, including the pool filtration system. The house The overwhelming feeling upon entering this house is of harmony. The house has been built using soft greys and natural wood, and whenever possible the architect has included floor-to-ceiling windows facing the gardens. The colour palette of the open-plan living spaces reflects the same shades and even the anthracite brushed aluminum window frames and electric shutters harmonise perfectly with the colour scheme. The main living space measures 52 m² and has been designed for maximal ease of movement. At one end there are comfortable sofas and at the other end there is a beautifully designed fitted kitchen. The quartz countertops in swirly shades of grey are stunning and the entire area has been created to maximize ease of movement and allow interaction with guests and family while preparing meals. This room has one wall that is almost entirely composed of glass doors facing the pool area. All the windows have both interior shades and exterior electric shutters, all in matching shades of dark grey. The delightful main bedroom suite is situated just past the living area. A wide doorway opens onto a room that has been created specifically to meet the needs, and the design choices, of the present owners. Here, the ceiling and one feature wall are in warm shades of wood, and the flooring is light grey polished stone tiles. Once again, there is an entire wall of glass, giving a feeling of being in harmony with nature and the changing seasons. It is a bright and spacious room and the addition of a window facing the kitchen means that even if the owner is unwell, she can still participate in family life from her bed. A bespoke bathroom and dressing room have been created behind the bedroom, dominated on one side by the views over the gardens and on the other by the large walk-in shower. The room is completed by an elegant sink unit and an imported Japanese toilet that does all the things we have all been told it does! At the other end of the house, beyond the front hall, there is a practical laundry room, that also contains the hot water cistern and gives access to the garage and the carport. On this side of the house, we also find the three further bedrooms. The first of these has a private shower room, a walk-in closet and French doors opening onto the terrace. There is a separate toilet in the hall, and the two further bedrooms share another beautifully appointed shower room. All the bedrooms have a view over the pool and the gardens, as well as direct access. Terrace & pool One of the most stunning features of this property is clearly the 200 m² terrace; the bespoke tiles in swirling blues, greys and light browns give the impression that the swimming pool set in the middle is floating in a warm sea. The owners have installed two adorable Savanelodges on the terrace that emphasize the feeling of being in a luxury resort. And as there is a retractable cover on the pool, it is possible to keep the water at a pleasant temperature far beyond the usual bathing season. There are also four retractable awnings set along the wall facing the terrace so that even on the hottest days there is as much shade as possible. The garden The owners have planted an extensive selection of shrubs and trees around the property. There is an automatic watering system installed around the terrace and throughout the grounds, and there are also taps in various strategic locations all around the garden. A path that leads all around the outside of the garden so that all areas are easily accessible on foot and by tractor. The property is entirely private, fenced, and with electric gates, and as it is situated outside the town, the location is very quiet. The lawns are beautifully maintained, the paths are perfectly weeded, and the pebbled driveway is also immaculate. Here at Bliss We found this to be an extraordinary house in many ways. The feeling of lightness and spaciousness one feels throughout, combined with the huge picture windows facing the gardens, give the impression that the green lawns and trees are a part of the living space, so that you feel that there are no barriers between you and the nature that surrounds you. It must be a wonderfully pleasant place to live, in winter and summer alike. The terrace and pool are pure luxury and ideal for entertaining, in fact your guests will probably never want to leave! xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Entirely private estate near Montréal du Gers Overview A long drive leads up to this property, with cultivated fields on either side and only a glimpse of the property visible through the trees that surround and protect it. Horses graze peacefully in fenced paddocks, their tails swishing lazily. Once we park and get out of our car, they wander over to say hello and nuzzle our shoulders, looking for a treat. This is ideal horse country, there are large, fenced fields surrounding the house and plenty of space to ride out both on the property and in the surrounding countryside. It is also intensely private; there is a certain kind of peace in knowing that no cars will pass by unless they are specifically coming to the house. The house The façade of this house has probably looked much the same for generations. There are tall, wide windows on both sides of the front door, and a pretty, curved dormer window above the door with a protective roof that is quite unusual in the region. Above it, the original bell is still hanging on the roof, which once upon a time would have tolled to call the workers in from the fields, and in fact is still used by the owners to signal to guests that lunch is ready. Once we enter the front door, we see a long wide corridor typical of a chartreuse, where the original fired-earth square tiles that have been cherished for generations still grace the floor. This is the core of the house, and most of the rooms on the ground floor are accessible from this hall, which stretches all the way to the door at the far end which accesses the garden. Immediately on our right when we enter, we find a stunning 40 m² room that is currently in use as a formal dining room, with a magnificent chandelier and an equally magnificent fireplace. There are two large windows and high ceilings which combine to make this room both elegant and luminous. Beyond the dining room we come to the large, recently renovated kitchen. The focus of the room is the large stone fireplace, that has been fitted with a working insert surrounded by red brick by a previous owner. The current owners have found this fireplace works very well, so they have kept it and use it frequently in the winter months. They loved the red and white tiles on the floor, so they decided to keep them too. The rest of the kitchen is much more modern, with pale wooden fitted units, built-in waist height oven & microwave, and electric induction cooking elements. Behind the kitchen, there is a one storey annex that houses a back kitchen with white units, a double sink and white tiling. There is also a laundry room and a storage area for firewood. On the left of the main hall is a spacious library with two arched alcoves, which would have originally been for beds. There is a wooden fireplace here, which is no longer in use, and original tiled flooring. A large double bookcase hides a charming surprise; the owner pulls out a book and the whole bookcase swings open to reveal a door to a hidden bedroom. Just like in Narnia, we come out through a wooden wardrobe, that, once closed, is completely innocuous and secret. This is the first of two bedrooms on the ground floor. It has a beautiful, moulded fireplace surround (the fireplace itself is blocked off), modern wooden flooring and a large window. There is a shower room next door with travertine flooring and an Italian shower. On the same side of the house, facing the back, there is a large TV room that once may have been a chapel; this room has access to the garden through French doors, and is adjacent to a large living room with an original fireplace. We have now circled round and are back at the central hallway, where we find a second ground floor bedroom with a private bathroom, also facing the back of the house. So in addition to all the reception rooms, we have two bedrooms on the ground floor, which many people will find both useful and practical. Next to this second bedroom, a hallway leads back to the kitchen. It also accesses an office and an additional shower room, both behind the kitchen. Next to the shower room, there is a staircase leading to the first floor. On the half landing we find a spacious bedroom, and when we continue up the stairs, a wide hallway leads to two further bedrooms. The first bedroom is spacious and has a private, entirely new shower room. The second bedroom is really a suite, comprising a bedroom and open living space for a total of 70 m², and there is also a private, equally new shower room. All this space has been carved out of the attics by the current owners, so that they have plenty of space for visiting family and friends. As a bonus, there is an additional 170 m² on this level that has yet to be developed. This space is totally clean and in excellent condition, so there is no real need to do anything to it. It could however make a wonderful playroom or private gym or even a home cinema. The outbuildings On one side of the main house there is a big red brick & stone outbuilding. There are several rooms inside, as well as huge areas for storage and space to park several cars. In the first paddock to the left of the house, there is also a large horse barn with ample parking for tractors. Several small buildings dot the grounds and were variously used to house chickens or pigs, or for storage. The lake The heart of this property is to be found down a farm track between the fenced paddocks, and past a first stand of trees, where a magnificent 2 hectare lake is waiting to be discovered. The lake is entirely on the property and retains a stillness and quiet beauty that is increasingly hard to find in the modern world. Here the horses wander down from the fields to drink in the early morning haze, and turtles sun themselves on logs on the shore. The owners often picnic on the shore or walk the dog along the path that circles the lake, and they have also been known to go for a swim on hot summer days. There are a variety of fish, and both the lake and the turtles are protected. The property is sold with the appropriate pisciculture licence. Here at Bliss We found the location to be wonderfully private and the grounds are a delight, especially the lake. The house itself is full of charm and we loved the high ceilings and sense of spaciousness. A lot of people will want to put a pool in, and that is obviously a possibility with the proper permissions, but the owners are happy to swim in the lake! There is still work to do here, so the next owners will have the possibility to put their own stamp on the property. However, this is a charming and comfortable home which could also generate some income if the next owners choose to exploit the many possibilities it presents. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. This elegant three storey town-house has been beautifully restored in recent years. Located in the heart of historical Lectoure, with the market, shops, cafés, school, thermal-centre and restaurants all a short walking distance away, this property has been used as both a holiday home and a main place of residence in recent years. Internally the property this 190m² property has been tastefully restored. The rooms are spacious and elegant, with high ceilings, period features and a modern twist. With the main living-space on the first floor, high above the street, the property is bathed in light and has a private feel to it, despite its central location. The local school is easily accessible on foot, and much of everyday life can be enjoyed without the need for a car. To the rear of the property we find a small private courtyard, providing just enough space for a table and chairs, and some foliage. Just enough space to enjoy a drink on a warm summer’s day, without having to worry about the upkeep of a garden. FOR MORE INFO & PHOTOS HEAD TO BLISSIMMO.COM Let’s look at the property in more detail : On the ground floor, we enter the property from the street, where we find ourselves in a spacious entrance hall, with a lovely old central fireplace. This room is used for coats, and boots, but is spacious enough to be used as a downstairs office. With a door opening onto the high street (relevant change of usage permits would need to be checked) this was clearly once a shop, and could potentially become one once again if the town hall were to agree. A small door by the stairs opens onto a downstairs cellar area beneath the house. At the far end of the ground-floor, we discover what used to be original kitchen; recently converted into a downstairs art studio with a newly fitted corner-kitchen by window at the far end of the room. The door to this room opens directly onto an intimate walled courtyard. This room also has a modern ensuite shower room, which effectively means that should one wish, this room could be used as a private studio with a bedroom, shower room/WC and a kitchen. Let’s take a look now at the first floor. On the first floor, there are two rooms, sitting on each side of a small landing. Both rooms are redolent of the 18th century with high ceilings, exposed beams and generous proportions. The kitchen has been beautifully fitted, with a central island and a breakfast/dining-area in one corner. The range and kitchen area has been built into a decorative wooden surround. Two tall windows overlook the street; with a decorative fireplace adding a focal point to the centre of the room. The sunlight floods into the new kitchen even on a winter’s day, the building being just tall enough to see the blue skies over the roof tops. One has a sense with this room, that this is far more than just a kitchen. It is an informal reception area; the perfect place to sit over coffee and a laptop for anyone who works from home. This area has all the elegance of an 18th century appartment. On the other side of the landing, an equally spacious reception-room overlooks the rear courtyard. This room has a period fireplace, high ceilings and a wealth of original features. The modern bespoke staircase continues up to the bedrooms above. The largest bedroom is some 18m2, the second 16m2 A third bedroom overlooking the street is currently used as a dressing-room but could easily be converted back into a sleeping area. On this level the bedrooms share a magnificent and spacious bathroom with a large shower, very decorative retro style WC and a roll-top bath tub. This is a beautiful room. On the top floor, tucked away under the eaves, with a Velux window, there is a cosy bedroom tucked away under the eaves, which benefits from a luxurious ensuite shower-room and which also has its own dressing-room. On a technical note! The property has recently fitted double-glazed windows throughout. Just minutes from the centre of Albi, this architect-designed house, built in 1977, offers 278 m2 of living space in the heart of a plot of over 3,233 m2, entirely wooded and protected from view. From the moment you enter, you perceive the quality of design characteristic of high-end properties of the era. This is one of the first prestigious architect-designed homes in the area, conceived with exacting standards in both its layout and construction. The spaces are generous, the flow is fluid, and the separation between living and sleeping areas is naturally balanced. The ground floor, which comprises the majority of the living space, offers a generously sized living room, a separate dining room, an independent kitchen, several bedrooms, an office, and bathrooms. The upper floor completes the layout with more intimate spaces, suitable for family living or additional uses. The house rests on a particularly solid structure: traditional masonry, concrete slabs, a timber frame, and a tiled roof. This level of construction, achieved with high-quality materials, represents a cost that is difficult to replicate today. The foundation is sound and durable. The fixtures and fittings are original, including electric underfloor heating installed during construction--a cutting-edge technology at the time--as well as an open fireplace. The property is functional but will require a complete overhaul to meet current standards. Outside, the property is organized around different spaces: a terrace, a patio, a pool house with a summer kitchen, and a basement garage. A swimming pool in excellent condition, fitted with a new liner in 2025, blends seamlessly into this environment. The dense, wooded grounds create a true sense of seclusion: an atmosphere of preserved nature, comparable to a small forest, on the edge of the city. The dominant position also offers an unobstructed view of Albi and its cathedral, providing a direct reading of the landscape and heritage. Let us now turn to the environment and living conditions that accompany this property. Living Environment & Environment The property is located in a sought-after area, in the immediate vicinity of Albi, allowing quick access to amenities while maintaining a quiet and residential living environment. The plot, with its size and dense vegetation, is now a particularly rare find. This type of land, both spacious, wooded, and private, has become difficult to find in this area. It offers a truly high quality of life, with a feeling of controlled seclusion while remaining close to the city. The dominant view over Albi and its cathedral places the property in its environment, with a direct link between nature and heritage. Here we find a balance between space, privacy and accessibility. Finally, let's look at what constitutes the added value of this property. Why choose this property? This property combines features that have become rare: a high-end architect-designed house, built with care, large volumes, and a plot of more than 3,000 m2 completely wooded and sheltered from view. The quality of construction, inherited from an era when materials and techniques were designed to last, provides a reliable foundation for a renovation project. Today, such an undertaking would represent a significantly higher construction cost. The location, the commanding view, the park and the existing annexes complete this coherent whole. This is a real opportunity, both because of its location, its size and its potential for growth. For any further information or to arrange a visit, please contact Sébastien Lacambra directly.
