In Fronteira, in the Alentejo region, an 18th-century palace of approximately 840 m² in its original condition. Fronteira has never been a stopover town. Its historic center was built around a few families and their homes, and this house preserves all of that history: seventeen rooms spread over three levels, nine living rooms, and eight bedrooms, with no recent alterations to disrupt the unity of the whole. The grand halls have retained their original fireplaces. Eight hand-painted 18th-century azulejo panels still hang on the walls. The vaulted brick ceilings, constructed using the abobadilha technique unique to the Alentejo, speak for themselves about what the region has always known how to build without making a show of it.

In the Serra de São Mamede Natural Park, a villa with a patio just a few kilometers from Marvão. The Serra de São Mamede belongs to that category of landscapes that defy description. You wander through them, lose yourself in them, and eventually come to understand why some have decided never to leave. In the lower part of the property, two medieval graves still stand, intact, as if the place had always known it deserved to be inhabited with respect. The granite boulders typical of the region, the old stone wall enclosing the property, the footpath that winds around it: a landscape that no one has ever sought to alter. The villa nestles here around a flower-filled patio. The landscape does the rest.

In the Alentejo, a 50-hectare estate on the shores of a 57-hectare lake. The Alentejo keeps its secrets hidden in its plains. This 50-hectare estate is one of the most striking examples: bordered by a 57-hectare lake and home to wildlife that has flourished thanks to the area’s tranquility, it belongs to that category of properties that geography protected long before humans even considered doing so. A rural hotel with a tourism license offers 76 guest rooms across approximately 3,200 m² of built space. A swimming pool, a restaurant, a bar, two equestrian arenas, and a certified runway for ultralight aircraft round out a complex that few Portuguese estates can match. With the right approval, the property could accommodate up to 200 guests. As for the lake, its potential is limitless.

Whitewashed walls, shadows cast by centuries-old olive trees: a villa whose architecture blends seamlessly into the regional landscape without compromising on modern comforts. Stone arches, exposed beams and handmade tiles are testament to local craftsmanship, while energy self-sufficiency and high-quality fittings meet contemporary standards. Six suites are located in the west wing, each with a private terrace opening onto rolling fields. The common areas occupy the central section, where light streams through large windows to reach the swimming pool facing the setting sun. In Fronteira, opposite a 16th-century church, a village house dating from 1723 with a courtyard and pond.. Opposite the church built by King Sebastian in the 16th century, a house dating from 1723 has survived three centuries without losing sight of its origins. The tiled ceilings, stone vaults and schist floors bear witness to its preserved architecture. The rooms on the ground floor flow into one another: a living room with a fireplace, a study, a dining room and a vaulted kitchen that opens onto the rear of the property. Here lies something that few village houses have: a walled courtyard where citrus trees, an old well, a veranda with built-in benches and a pond create a space sheltered from view. A green wall on the south side enhances this outdoor space.

In Sousel, in the Alentejo region, a manor house with a tower and about 4 hectares of vineyards in production. The Alentejo was contested for centuries between Moorish and Christian kingdoms, and between military orders and the Portuguese nobility. In Sousel, between Portalegre and Estremoz, the stone has preserved the memory of these struggles: a four-story manor house with a tower, built at a time when constructing tall structures was still a way of asserting control over territory. The estate did not stand idle. The vineyards—some 4 hectares in production—continued to thrive. So did the olive grove. The private dam holds back the water as one would keep a secret. A traditional Alentejo house and a warehouse complete what the manor began, on 6.5 hectares that time has shaped at its own leisurely pace. An approved 700 m² project lies dormant in a drawer. It’s just waiting for someone to take it on.

A house from the 1920's awaiting renovation, 20 km from the town of Estremoz, in the Alentejo region. Owned by the same family for a century, this elegant house and its 2.45 ha (7.5 acre) parklands border a quiet street in the village of Cano, close to the market place. With its colourful neoclassical facade, topped by a small tower, the main edifice resembles a country palace. The entrance opens into a pleasant romantic patio with a fountain in the centre. The interior of the house offers ample living space, in a period bourgeois decor, painstakingly restored by its current owner. A striking marble staircase leads to the first floor, where the numerous bedrooms still feature hand-painted ceilings. With its outbuildings, the property would lend itself very well to a hotel project in a region valued for its historic remains and its gastronomy.

À Alegrete, dans le Parc Naturel de la Serra de São Mamede, un domaine de 25 ha avec vignes, chênes-lièges, .... Alegrete has a castle. It’s medieval, it overlooks the plain, and from the terrace of this house, it hasn’t changed in centuries. Between them lie 25 hectares that the Serra de São Mamede has shaped in its own way: vineyards that have been growing without water since 2022, cork oaks that no one planted, olive trees, and an orange grove at the center of which a spring has always fed a basin that has become a swimming pool. The house is rustic, understated, and unpretentious. It does not comment on the landscape. It inhabits it.

The Palace of the Marqueses is an architectural jewel located in the center of the walls of Elvas, classified as a UNESCO World Heritage Site. Built in the eighteenth century next to the historic West Gates, this property is a symbol of status, designed to house the high aristocracy with the utmost rigor, privacy and distinction. This property is a unique haven of exclusivity in the heart of Elvas. An authentic well-kept treasure that merges the grandeur of intramural civil architecture with the unique sumptuousness of the Portuguese Baroque. With origins dating back to the century. XVI, the building is developed in three blocks, 75 divisions, with remodeling dating from the century. XVIII and that come to establish its uniformity and grandeur. The palace was built between 1750 and 1752, by D. João de Aguilar Mexia, taking advantage of part of the pre-existing palace, which belonged to Francisco de Magalhães da Gama Lobo. All the marble decoration is by the sculptor José Francisco de Abreu, hired by the owner for this purpose in 1751. Erected in the noblest square of the city, gracefully shading the old Cathedral of Elvas, today the Mother Church, the Palace of the Marquises is a well-kept secret within the iconic bastioned walls. In a densely built and UNESCO-listed historic centre, owning a palatial property with a total area of 3,402m2 is a rare privilege that is a true island of tranquillity at the heart of Portugal's history. With 3,402m² of covered area, the interior dazzles with the originality of its design. The imposing architectural elements of the palace serve as an excellent framework for its vast rooms, decorated with unique tile panels of extreme rarity. The interior layout of the Palace has an unusual architectural feature for its size: the absence of corridors. Circulation is made through wide passages (in a row) that connect the rooms directly to each other, creating a fluid layout. Further enhancing the secular structure of the property, the house has a cistern of imposing dimensions, a remarkable historical testimony of the architecture and engineering of the time. The exterior is complemented by three private gardens, offering outdoor leisure spaces within the urban perimeter. This building was built to be an exclusive refuge for the high nobility, the former Lords of the Frontier, which guarantees you, even today, a sense of absolute peace, protection and privacy in the heart of this historic city. The greatest exponent of Portuguese art covers almost all the walls of the palace. Corridors, halls and staircase are full of unique tile panels from the XVIII century. transforming the house into an authentic living museum of national tiles, being one of the most fascinating buildings and an example of noble civil architecture in Alto Alentejo. Elvas was the most important stronghold on the Portuguese border, the most fortified city in Europe, and was therefore nicknamed Queen of the Border. The city is home to the largest set of bastioned fortifications in the world, the walls of Elvas, which together with the historic center of the city are a World Heritage Site, a title awarded by UNESCO on June 30, 2012. As it is a listed building, the property has a restoration project already approved. This factor constitutes a substantial competitive and bureaucratic advantage, allowing the immediate progress of the works without the usual delays. The project aims to preserve all the structural and decorative heritage of the eighteenth century (from the XVIII century). XVIII), while introducing modern living infrastructures. Due to its dimensions and characteristics, the palace presents feasibility both for a private residence and for conversion into a distinguished hotel.

The size of the land and the versatility of the infrastructures allow us to develop differentiating projects in the areas of luxury tourism, wellness, health retreats, exclusive events, weddings, wine tourism, agritourism or high quality hospitality. The agricultural component also offers opportunities for sustainable projects, from agricultural production, to experiences related to gastronomy and nature, adding value to the investment and diversifying revenue sources.Location is another of its great assets. Located just a few minutes from the historic centre of Elvas and close to the border with Spain, it benefits from excellent accessibility, being approximately thirty minutes from Badajoz airport, two hours from Lisbon, two and a half hours from Seville, and is part of a region with growing tourist demand and a strong connection to the Iberian market.Quinta de Santo António brings together unique characteristics: historical heritage, size, privacy, landscape setting, installed tourist infrastructure and an extraordinary potential for enhancement. An exclusive opportunity for investors, hotel groups, wellness tourism operators who want to develop a differentiating project in one of the most authentic destinations in Portugal. Why invest and live in Portugal? 7th safest country (Global Peace Index 2024/2025) Excellent infrastructure and motorway network Top tourist destination (World Travel Awards) Lisbon, Porto, Madeira and Algarve among the most awarded destinations (WTA) Mild climate all year round Summer: 25ºC | Winter: 1516ºC Top 10 for quality of life (InterNations) One of the best countries for expats to live in (InterNations) Mediterranean Diet Cultural Heritage (UNESCO) Excellent gastronomy Praia da Marinha (Algarve) among the best international beaches (Tripadvisor) Portuguese wines awarded (Forbes / rankings) Portuguese people recognized for their hospitality (InterNations)
