Inside, I loved the open-plan kitchen and living area. The two acres of land offered opportunities for a small holding which was a big bonus too. Overall, this home checks all our boxes for safety, space, and a sense of community.”What could you tell parents about the benefits of raising children here?“Safety and a very strong sense of community provided by the best neighbours one could wish for. The gardens, land and surrounding countryside are amazing for children to play in and explore.”What can you tell us about the history of the property and how it has been adapted since you’ve owned it?“We’ve learned a lot about the property’s past which has deepened our appreciation and commitment to its upkeep. The original structure dates back to the sixties where it was a barn for farm animals. It was acquired in 2012 and building commenced taking several years to complete. It has a lot of unique architectural features, having been designed by a former owner who was an architect, it has partly a castle style and the original plans were to have a moat and a small drawbridge. We have done several updates to make it more functional for modern use. Since owning it, we’ve focused on preserving it but with updates to heating and there is planning for solar and battery. It’s been a rewarding process of stewardship, balancing preservation with comfort and utility.”Who do you think would be the ideal next owner?“If you value privacy and space, perhaps a family or individual looking to escape the hustle of city life. People who Enjoy nature and outdoor activities like gardening, hiking, or keeping animals. Someone who appreciates a slower, quieter lifestyle, maybe retirees, remote workers, or creatives (writers, artists). It could also appeal to homesteaders, hobby farmers, or entrepreneurs wanting to run a rural business. The house is a successful holiday let and would suit investors.”What’s your favourite room and why?“I’d go with the lower sitting it’s usually quiet, has a cosy sofa with a large open fireplace crackling in the background with uninterrupted views towards the Snowdonia Mountain range. There’s a timeless charm to it, a perfect blend of solitude and imagination. It’s a room made for thinking, dreaming, or escaping into another world without ever leaving your chair.”Memorable/remarkable event?“We have had several family events, and this house is ideally suited to that.” What do you love about the house the most now? “I love how the light fills the living room in the morning, it makes the whole space feel alive and peaceful at the same time.”What do you love about the local community?“I appreciate how local communities foster a sense of connection and belonging. There’s something special about neighbours here, we have a whatsapp group and support each other, the neighbours are second to none.”What you’ll miss most?“The peace and quiet. The stillness, lack of traffic, and gentle sounds of nature are irreplaceable. Differing Landscapes, rolling hills, open fields and forests a stone throw away. A very close-Knit community looking after one another. Slower pace of life, fresh air and space.”Additional InformationServices: Mains electricity and water. Private drainage. We couldn’t believe it when we viewed Brookford Lodge and it was everything we’d been looking for and more!”    Can you recall the moment you knew it was “the one”?“The moment we drove through the gates I was optimistic. It was such a unique design and such a private house yet in the heart of a pretty village. When I stepped inside, the high ceilings made it feel spacious and airy. It felt so homely I was literally picturing our furniture in each room. It was definitely ‘the one!’.”Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part?“Brookford Lodge has grown and adapted with us over the years, allowing us to easily embrace each new stage of life and occasion. The kitchen has been the heart of our family home, and it made perfect sense to add a playroom off the kitchen when the children were young, which became a great place for them to invite friends as they grew older. As the girls became teens, they took over the entire top floor, so they had their own space and privacy. What was once the nursery became a guest bedroom with en-suite for friends and family.”Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality?“When we moved in, the garden was just a field. It’s been wonderful over the years to see how it’s grown and matured. The woodland area provides a fabulous habitat for birds and hedgehogs. We added a small patio near the pond, which captures the morning sun and is the perfect place for breakfast, and the BBQ area is great for gatherings with family and friends.”Is there a particular feature or detail that holds special meaning for you?“The hot tub has been a great addition to the garden. Sitting, chatting to friends and watching the sun set has been fun. But watching my toddlers learning to swim is a particularly special memory for me.For my husband, the office and studio having its own entrance, separate from the house has been invaluable for working from home.”Which spaces do you find yourself gravitating to most, and why?“Our open plan kitchen is where we have spent most of our time as a family. When entertaining and preparing food, it’s easy to stay involved in the conversation. With the games room just off the kitchen, the children could play and still be connected.”How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old?“I love all of the windows at Brookford Lodge - it is such a light and bright home, with many of the rooms having dual aspect. The garden faces south, so from daybreak until dusk, all the rooms are flooded with light. Sitting on the decking, listening to the birds and looking down the garden always feels special. It’s like being on holiday every day!”What time of year does the property feel most magical, and why?“All of the seasons here have their own special meaning. We love the bluebells that carpet the woodland area to mark the start of Spring. Summer is fabulous; the patio area is a sun trap, so we’re outside a lot, on the decking area or in the hot-tub! In Autumn and Winter we light log fires in the fire-pit and cook chilli and jacket potatoes, especially for bonfire night. Perhaps the most magical of all is Christmas. The living flame fire flickers in the sitting room. We always have a large Christmas tree from the local Christmas tree farm in Threapwood, and the whole family gathers to celebrate!”For families, what do you feel makes this such a wonderful place to raise children?“Worthenbury is a very safe and friendly village. Halloween is a special time in the village, where most of the neighbours are happy to welcome the door to door ‘trick or treaters’. At Christmas, the local farmers organise a ‘Tractor-Run’ where they decorate their tractors and drive through Worthenbury and other local villages in convoy, collecting donations for charity. The village hall has pizza and wine and the whole village turns out in support. There is a play park in the village, with a small cycle track where our children learnt to ride their bikes. There are also some great schools – Malpas has the Alport primary school and Bishops Heber secondary. Abbey Gate College is a short drive and there is a local school bus to The Kings School or The Queen’s school for girls in Chester. The garden is great to explore and is enclosed on all sides. We kept chickens, geese and had ducks on the pond. There are some great walks around our local area, down winding country paths.”How would you describe the lifestyle on offer?“I’d say it’s a perfect mix of peace, tranquillity and everything a countryside location has to offer, combined with easy connectivity to schools, the city and transport links.”Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here?“There are lots of fabulous country pubs, but we love the ‘The Boat’ at Erbistock, such a pretty 17th century inn set beside the river Dee. It is tucked away and it took us a while to discover it!  The ‘Lost Barn’ in Tilston is fabulous for coffee and breakfast. We are also members of Carden Park which is  just a 20 minute drive away and has a world class spa and golf club, great gym facilities and a lovely swimming pool.”What about local events or venues for entertaining family and friends?“Bangor-on-Dee racecourse is a 10 minute drive from Worthenbury and is a great day out. Alderford Lake is also local and has a wonderful café, lots of water-based activities all year round and several festivals. My husband enjoys mountain biking with friends in Llandegla.”Can you share a remarkable or meaningful moment that truly sums up your time in this home?“Bringing my first-born home and showing her around the house, and in a flash, marking high-school graduation with Pre-Prom parties in the Garden under a Marquee with champagne flowing. It’s been a blast!”What do you think the next owners will fall in love with most?“Brookford Lodge is such an adaptable house, the next owners will be able to make their home anything they want it to be. The flexibility to have multi-generational living, a family home or an exceptional house to entertain in, Brookford Lodge has it all.For anyone who loves peace and privacy and is looking for a countryside lifestyle yet with all the advantages of the proximity to lots of amenities, look no further!”As you prepare to move on, what will you miss most and what will you take with you in your memories?“We will both miss the garden and especially the birdsong, the local area and the friends we have made. Brookford Lodge has managed to adapt to everything we have needed with room to spare! This house has been the backdrop for the story of our lives. We hope the next owners love it as much as we have.”Additional Information Services: Mains electricity and water. Private drainage. The approach itself sets the tone. Tucked away from the obvious routes, the lane has a discreet, almost hidden quality, giving the home a real sense of arrival and exclusivity. For a buyer, this means more than simply owning a substantial home. It means enjoying a private environment, away from passing traffic and public attention, where family life, entertaining and relaxation can unfold in complete comfort. The fact the property borders countryside adds another layer to its appeal. The outlook feels open, calm and connected to nature, creating a wonderful contrast to the contemporary architecture and high-specification interiors. Morning coffee, evening drinks, family weekends and time spent outdoors all feel elevated by the sense of space around the home. It is a property that gives you room to breathe, while still keeping you close to everything that makes this part of Lancashire so desirable.Electronic gates open onto a generous private driveway with multiple parking spaces, creating a secure and impressive entrance. The grounds have been designed to offer both beauty and function, with multiple water features, garden decking, artificial lawn, striking artistic fixtures and several distinct zones for entertaining, relaxing and enjoying the outdoors. There is also an external storage unit, providing useful additional storage without compromising the clean, contemporary feel of the setting.Internally, the home extends to approximately 4,000 sq ft and delivers a superb balance of architectural drama, everyday comfort and genuine wow factor. A floating staircase provides a striking focal point, while the layout flows beautifully through large open-plan living spaces designed for modern family life and exceptional entertaining. A striking video wall within the entrance hall adds immediate impact and sets the tone for the contemporary specification found throughout the home.At the heart of the home is a sensational kitchen, dining and living space. This is a true showpiece area, designed not only to function beautifully, but to impress. The kitchen features a sleek stealth island, giving the space a clean, elegant and architectural finish. The specification is outstanding, with two Neff steam ovens, a combination microwave oven, app-controlled functionality, two Bosch dishwashers, an induction hob, a full-size wine fridge and a five-in-one Quooker tap, including sparkling water. It is a kitchen created for people who enjoy living well. Whether preparing family meals, hosting dinner parties, entertaining friends or enjoying a quiet breakfast overlooking the grounds, this space has been designed to make everyday moments feel special. The ground floor living environment is equally impressive. An integrated projector allows the space to transform into a cinema-style setting, perfect for film nights, major sporting events or relaxed evenings with family and friends. Nightclub-style lighting adds another dimension, giving the home the ability to move effortlessly from calm daytime living to atmospheric evening entertaining.Technology is one of the defining features of Holly Bank. The property benefits from a sophisticated Control4 smart home system, allowing key functions of the house to be managed through a single, intuitive platform. Operated via a phone app and various iPads positioned within the home, the system controls features including cameras, heating, lighting, Sky TV and the front door. This creates a home that feels intelligent, seamless and incredibly easy to live in.The specification continues with a clean air filtration system, an internal vacuum system servicing the whole house, underfloor heating, a studio-quality internal sound system and an external sound system. The result is a home that not only looks exceptional, but performs exceptionally too.The accommodation is arranged to provide four bedrooms and four bathrooms, with all bedrooms benefiting from beautifully appointed en suite wet rooms. One of the bedrooms is positioned on the ground floor, providing excellent flexibility for guests, multi-generational living or those who prefer single-level accommodation. In addition, the current layout includes further versatile rooms presently used as a home office and gymnasium, offering excellent flexibility depending on a buyer’s individual lifestyle requirements. The principal suite is particularly luxurious. Designed as a private retreat, it features a superb five-piece bathroom suite and a walk-in wardrobe, creating a calm and indulgent space away from the main living areas. It is the kind of bedroom suite that feels more like a boutique hotel than a conventional family home. The first floor also features a superb lounge, positioned to take full advantage of the magnificent countryside views. This is a wonderful elevated living space, ideal for quieter moments, morning coffee, evening relaxation or simply enjoying the outlook across the surrounding landscape. A first floor kitchenette / utility further enhances the practicality of the layout, while both ground floor and first floor WC facilities add convenience for family life and entertaining. For those who prioritise health, fitness and wellbeing, Holly Bank offers an outstanding lifestyle. The house includes its own gymnasium, allowing owners to train privately at home. Outside, the leisure facilities are exceptional, with a separate swim spa and Jacuzzi, complemented by an outdoor steam and wet room. This creates a genuine wellness environment, ideal for recovery, relaxation and year-round enjoyment. The outdoor entertaining provision is one of the most exciting aspects of the home. There is a superb outdoor kitchen with a six-burner barbecue, sink, tap and double wine fridge, allowing summer dining and outdoor hosting to be enjoyed with ease. A double fire pit creates a natural evening gathering point, while the surrounding terraces, lighting, water features and landscaped social spaces make the garden perfectly suited to relaxed afternoons, evening drinks and larger-scale entertaining.A private tennis court further enhances the lifestyle offering, complete with a champagne and cocktail lounge. This is a rare and memorable feature, creating a space that feels as suited to socialising as it is to sport. Whether hosting friends for drinks after a game, enjoying summer evenings in the garden or entertaining on a larger scale, the outdoor areas have been designed to deliver a resort-style experience at home.Holly Bank is not simply a large contemporary residence. It is a private lifestyle destination. It offers wellness, entertainment, security, technology, space and privacy in one exceptional package. The Lytham LifestyleHolly Bank also benefits from being within easy reach of Lytham, one of the most desirable and affluent coastal locations in the North West.Elegant, understated and highly regarded, Lytham offers a lifestyle that perfectly complements the calibre of this home. It is a location associated with attractive architecture, tree-lined streets, independent shops, stylish cafés, excellent restaurants and a relaxed coastal atmosphere. The town centre provides a superb selection of boutiques, wine bars, coffee houses, premium food shops and restaurants. It is a place where weekend walks, brunch, boutique shopping, summer events and evenings by the water become part of the rhythm of life. The area is also synonymous with golf. Nearby Royal Lytham & St Annes Golf Club is one of the most prestigious links courses in the world and has hosted The Open Championship on multiple occasions. For golf lovers, this is a location with genuine international pedigree. The wider Fylde Coast also offers a superb choice of additional golf clubs, making the area particularly appealing to buyers who value sport, leisure and an active social lifestyle.Families are also well served by respected local schooling options across Lytham, St Annes, Kirkham, Preston and the surrounding area.
