Arnaud VIALLANEIX offers you this property: Ramatuelle – Domaine de l'Escalet – Exceptional contemporary villa project with sea view - 509 avenue Serpentine PC submitted. In one of the most exclusive and private sectors of Ramatuelle, in the heart of the prestigious Domaine de l'Escalet, this property enjoys an exceptional location facing the sea, in a preserved natural environment offering remarkable views between Cap Taillat and Cap Camarat. Just minutes from the iconic beaches of Ramatuelle and the unique atmosphere of the Gulf of Saint-Tropez, this rare address benefits from a privileged setting where land opportunities become more confidential each year. Located on a plot of about 2,000 m², the property is currently the subject of an ambitious reconstruction project aimed at creating an exceptional contemporary villa of 300 m². Designed as a luxury family residence, the future villa will include five bedrooms with en-suite bathrooms, generous reception areas opening to the outside, a swimming pool, and a double garage. Designed according to current high-end comfort standards, the property will also integrate a complete air conditioning system as well as an internal elevator connecting the ground floor to the living spaces located upstairs. The reconstruction project has been entrusted to a recognized local architect, with an architectural approach aimed at harmoniously integrating the villa into its natural environment and fully enhancing the exceptional views offered over the Mediterranean. Significant preparatory work has already been completed: architectural studies, surveys, technical studies, and elements necessary for the building permit application. The building permit application, developed based on the 2018 Local Urbanism Plan (PLU), has been pre-validated by the Ramatuelle urban planning department and validated by the managers of the Domaine de l'Escalet's ASL; A landscaping study is currently underway to fully exploit the potential of the 2,000 m² plot and create an outdoor environment worthy of this exceptional address. A structured project already providing a time-saving and significant securing. In a market where obtaining new building rights becomes increasingly complex each year, this property represents a rare opportunity to acquire premium land accompanied by a highly advanced architectural project. The buyer thus benefits from work already undertaken that allows for significantly reducing timelines, administrative hazards, and the inherent risks of creating a new residence in one of the Gulf of Saint-Tropez's most sought-after sectors. The sale price includes: • the acquisition of the existing property and its land; • all studies and services already undertaken for the project's development; • the architectural work completed up to the submission of the building permit; • the transmission of a structured project allowing the buyer to immediately pursue the necessary steps for the realization of their future residence. Costs related to the demolition of the existing structure, the construction of the future villa, project management fees, contractors, and final landscaping will remain the responsibility of the buyer. The current estimated budget for the demolition and reconstruction of the future villa is approximately €1,800,000 including tax. It notably includes: • architectural services; • the demolition of the existing building; • waste removal and treatment; • the construction of the villa; • the construction of the swimming pool; • outdoor and landscape development. The estimated time frame for completion is between 12 and 18 months after obtaining the building permit cleared of any appeals. A rare heritage opportunity in Ramatuelle.
