An elegant, 19th-century manor house and its garden, five minutes from Troyes and 1.5 hours from Paris. Completely enclosed by walls, the property is accessible via a pedestrian gate that opens on to a path that leads to the dwelling and its outbuilding, while the edifice’s undeniably symmetrical design recalls other manor houses found throughout the Champagne countryside, which were built in the late 19th century, a period when the surrounding agricultural prosperity gave rise to these dwellings in which modern comfort went hand in hand with elegant architecture. As for the two-storey dwelling, it is cadenced by brick or pale stone horizontal stripes, highlighting the building’s proportions, whereas its arched brick window/door surrounds provide a polychromous touch and its quoins accentuate an impression of solidity. With tall, low-arched windows safeguarded by wooden shutters, in the middle of the dwelling a couple of front steps lead to its oak double-door entrance, while the dwelling’s understated appeal is showcased by two brick chimneys, which emerge from its flat tile hipped roof. Surrounded by vast grounds, the dwelling also includes a glazed extension, which was discreetly added to the back, allowing the historical edifice to retain its charming allure from the street.

TIMBER-FRAME HOUSE IN ASSENAY In Assenay, this property sits on a single, contiguous plot of nearly 7,000 m², featuring century-old trees, orchards, a pond, and expansive open spaces. The house, built by a company renowned for its artisanal craftsmanship, is situated at the center of the grounds and constructed using sustainable materials. The property includes outbuildings and potential for future development, including two buildable plots located at the entrance. A GARDEN THAT BLENDS CULTIVATION, RELAXATION, AND HOSPITALITY In Assenay, on the main street, a gate opens onto a driveway leading to the house. The first few meters wind through trees, with open areas for strolling and denser sections that frame the views. Orchards flank the house on either side. The pond sits in the foreground, visible through the greenery and accessible on foot. Other paths lead to the vegetable garden, the chicken coop, and the horse stall. A garage, a shed, and a separate building are also on the property. The latter could serve as a workshop or be converted into living space. The house gradually reveals itself in the center of its pleasant garden. A HOME ROOTED IN LOCAL MATERIALS AND CRAFTSMANSHIP The entrance opens directly onto the main room, with an open kitchen at the far end. Wood is omnipresent. The large open fireplace anchors the space. The volume unfolds beneath the exposed roof structure, with a height that varies as one moves through the space. The windows open onto the garden, and the terraces follow the changing light of the day. The kitchen connects to a laundry room and the original garage, located at the rear. A bedroom and a bathroom occupy this level. Upstairs, the attic spaces house a second bedroom and its bathroom, as well as an additional room. The available ceiling heights allow these spaces to be adapted as needed. The construction, carried out by Valentin?a company recognized with the Entreprise du Patrimoine Vivant label?features exposed wood and masonry joints. Any potential improvements would focus on fixtures and finishes, as the existing structural framework requires no major repairs. A REGION THAT ENRICHES THE LOCATION The medieval city of Troyes is just a twenty-minute drive away, with its half-timbered streets, factory outlets, and stained-glass windows scattered throughout the historic center. Roads lead directly there, making it easy to visit regularly for a day or a late afternoon. In the immediate vicinity, the Forêt d'Orient Regional Nature Park offers outdoor activities with its lakes, forests, and trails accessible year-round. The vineyards of the Champagne Route are part of the same region, while Reims is about an hour and a half away, providing access to its wine cellars and cultural life. AGENCY REVIEW This house and garden ensemble, refined over four decades, serves as a true anchor for an extraordinary living environment. The house fits seamlessly into this setting, characterized by a structural coherence underpinned by remarkable artisanal craftsmanship. The appeal of the site lies in this direct relationship between the structure and its natural, peaceful surroundings, as well as in the potential to develop the property further from an existing, stable, and immediately usable foundation.

Exclusive Listing – MAGNIFICENT 17TH-CENTURY CHÂTEAU ATTRIBUTED TO FRANÇOIS MANSART – Partially restored estate, tastefully renovated with substantial investment (€6 million spent over 5 years) – Superb gardens and woodland across 16 hectares – Outstanding architectural features – Listed Historic Monument – New equestrian facilities – 170 km from Paris – Troyes, Champagne. Set along the axis of a majestic and spectacular 18th-century entrance gate from the school of Jean Lamour, who also created the gates of Place Stanislas in Nancy, the château stands at the end of a magnificent 200-metre-long avenue. It is framed by two perfectly restored classical entrance pavilions, opening onto the gatehouse, and faces two lavishly appointed stable buildings. The château sits within a park of century-old trees, structured around a moat, landscaped terraces, sweeping vistas and a reflecting pool. The grounds have recently been redesigned and replanted with mature, high-quality specimens. Restored since 2021 to the highest standards, using the finest materials and skilled craftsmen, by a passionate art and culture enthusiast, this estate has benefited from €6 million in restoration works. These include the entrance gate, the moat, both entrance pavilions, the structural works to the gatehouse, and the two stable buildings, one restored and the other newly built. A new outdoor arena and indoor riding arena have also been provided. The park has undergone extensive landscaping, including 15 km of irrigation piping and the planting of mature trees. The château itself remains to be restored, as does the hydroelectric power station. The château features exceptionally elegant, symmetrical 17th-century classical architecture. Built around 1630 and attributed to François Mansart, it has a slightly projecting central pavilion beneath characteristic Mansart-style mansard roofs, with a grand entrance perron centred on each façade. The through-layout of the rooms can be appreciated through the transparency of this particularly airy and elegant architectural design. Inside, beyond the grand entrance perron, the double-aspect entrance hall, flooded with natural light and connecting the two grand entrance steps, reveals a magnificent and highly impressive 17th-century staircase, worthy of the finest examples of French architecture of the period. The carved stone balustrade features interlacing motifs, oak leaves and laurel leaves, symbols of power and military glory, as well as medallions beneath marquess crowns bearing the initials of the Picot de Moras de Dampierre family, who owned the estate until 2021. Following the complete loss of the historic interior decoration during the 20th century, the remainder of the château has recently undergone a thorough and meticulous strip-out. The entire château requires restoration. A 19th-century Anglo-Norman inspired villa in 8-hectare grounds with a swimming pool, between Champagne and Burgundy, 20 minutes from Troyes. A stream flows through this property standing alongside a local road on the outskirts of a village. It can be reached through an openwork iron gate that opens onto three buildings to the right, namely a main outbuilding, a barn and a garage, opposite which, having crossed a bridge, the villa stands in the middle of the lawned and tree-filled grounds. Two limestone-built pavilions set at right angles stand next to it and were probably built before the villa. To the left, the first building is topped by a steeply sloped roof made of old tiles, on which there is a dormer with a triangular pediment, while a tall brick chimney stack can be found on the ridge cap. The sober facades combine exposed stonework and rendering, on which trellises are attached, allowing wisteria or climbing roses to offer a gentler touch in the future. The small, two-storey construction is made up of four rooms, each with a floor area of approximately 20 m², in addition to the entrance. The interior requires complete renovation. Opposite the first building, the residence boasts a more imposing presence. It is taller, more slender and is made of the same materials: limestone facades, brick quoins and flat tiles on the various roofs. It is tucked away in the shelter of tall trees from behind which it looms as you approach. It was most probably built at the turn of the 19th and 20th centuries and stands out thanks to its eclectic architecture, combining regional influences that were in vogue at the time: decorative half-timbering, tall and slender gable walls, crafted dormers and steeply sloped roofs, forming a unique silhouette. As for the dormers, brick stringcourses and central solid wood entrance door, they are evocative of the Belle Époque period. The three-storey villa, with an additional basement level, has a lounge, living room, kitchen and office as well as the entrance hall on the ground floor. On the upper floors, there are eight bedrooms and four bathrooms or shower rooms, as well as corridors and storage space.
