Mill Saint-Germain-sur-Avre (27)
A water mill dating from 1683 and its 7,000 m² of wooded grounds in the Avre valley, 90 km from Paris. Set away from the village, the property is separated into two parts by a bridge spanning the river. A wrought iron gate opens onto a driveway leading down to the mill. The impressive building with its red shutters and adjoining workshop stretches out lengthways, at right angles to the canal and edged by the river. A paved terrace encircles the dwelling as far as the bread oven. Wide wooden steps provide access from the wooded garden down to the riverbank. On the other side of the road, the second part of the property has been turned into a delightful water garden. The water outlet is protected by grilles and flows into a canal and from there into the reach. In this way, it bypasses the plot of land and flows into the Avre. At the back of the building, a shed adjoins the lock and its machinery. Meadows and woodlands form the surrounding landscape. Built in the 17th century, the rectilinear mill is three storeys high. It has a floor area of approx. 250 m². The stone and brick structure has a gable roof clad with old flat tiles and skylights. Each facade is punctuated by numerous windows, which are protected by brightly painted wooden shutters. The lintels, corner quoins, window surrounds and stringcourses between the storeys as well as the cornice are all of brick. Situated on the left bank of the sluice lock, the mill allowed the watercourse to flow from one branch of the river to the other. The wheel was located in a covered area that is still visible. Upstream, the lock gates regulate the flow of the river. The entire stonework of the reach has been preserved.

House with pool and terrace Saint-Georges-Motel (27)
From Louis XIV to Churchill, this incredible building has known 1000 lives! Rebuilt in 1663, this magnificent wheat mill is the only boat pass in the Avre. It has thus crossed the centuries under the benevolent gaze of the village castle, occupied for a moment by Churchill and his family. Today, it sits enthroned with class and humility within a green setting consisting of a 3.5 hectare park crossed by several arms of the Avre. The main building offers 300 m² of living space spread over 3 levels. The entrance serves a beautiful dining-room area under beautiful period beams. A monumental fireplace promises magnificent outbreaks and through a clever network of pipes hidden in the hearth, it contributes to the gentle heating of the house. A large kitchen accommodates the impressive mechanism of the mill on a half-level. Precious and unique earthenware signed Carrelages du Marais adorn part of the walls and push the personalization to include a discreet representation of the mill. You access a pleasant veranda which will bring light and a relaxed way of life in summer and winter alike, allowing you to enjoy a view of the lock on one side and the swimming pool on the other. Boiler room, pantry, scullery and independent toilets complete this first level. Upstairs, all parquet covered and accessible by 2 independent staircases, 3 bedrooms of 12, 12 and 20 m², a large office of 25 m² and 2 shower rooms with toilets divide up the space. On the second level, 2 additional bedrooms of 15 m² each open onto a space of around 25 m² which can be fitted out according to everyone's wishes. A bathroom and a second office mark the end of the first part of the visit. It's time to discover the guest house with kitchen area, beautiful living room with an elegant stone fireplace, 2 bedrooms, one of which is on the ground floor, a bathroom and a toilet with shower as well than a vast mezzanine. A shelter for 2 cars, a kennel and a greenhouse adjoin the premises. As you progress through the property, pleasant surprises abound. We first discover a beautiful swimming pool 12m x 5m equipped with an elegant retractable shelter. It takes place naturally between the main building and a second building, a beautiful 17th century barn offering 110 m2 to imagine as you wish. Further on, crossing one of the small bridges, the wonder is total! A real postcard landscape, majestic trees border the stream that passes on either side of the green park. Crazy fishing trips in perspective for amateurs! At the end of the property, a large meadow will easily accommodate horses or other quadrupeds of all kinds. The property is also subject to a water right founded in title and is a producer of photovoltaic energy. 10 minutes from shops and amenities as well as the Dreux train station serving Paris Montparnasse, 1 hour from Orly airport and 1.5 hours from the Normandy coast, this exceptional property will delight lovers of outdoor living as well as history and heritage enthusiasts. House with pool and terrace Ezy-sur-Eure (27)
Imposing while remaining distinguished, discreet although majestic, this 1920 building is none other than the former home of the boss of the local printing company, now converted into an exhibition room. As soon as you cross the gate, the perspective opens on one side onto the river which swirls below the property, on the other onto the large, timeless white facade elegantly highlighted by a veranda with very ?British' notes. A true well of light, the room enchants with its finishes and dimensions and constitutes a wonderful transition between polished exterior spaces and an interior with multiple surprises. The large living room of 62 m2 with through openings makes you hesitate between evenings by the fire of the monumental fireplace and the cozy comfort of the library area, both framing a beautiful dining space. Conviviality and well-being are the key words of the place while an impressive double kitchen will delight amateur or experienced cooks. A bedroom and its adjoining shower room as well as a pleasant office complete the ground floor. The ?country chic' atmosphere continues upstairs where the delicately retro harmonies combine wonderfully with more contemporary touches. The elegant parquet floors and high ceilings provide the required distinction. Four pretty bedrooms and two bathrooms share the premises as well as a large and bright office. At the end of the corridor, one last surprise awaits the visitor: a delicious bedroom like a hidden promise and an astonishing playroom of more than 40m² on the floor. Bathroom, toilet and dressing room provide the ultimate touch of comfort and practicality. The exteriors are outlined on either side of the arms of water which divide the land demarcating spaces where young and old will find their happiness. Who will go and pick the many fruit trees, who will relax in the shade of a gazebo. Everyone will be able to gather around the magnificent salt swimming pool which can be partially or completely discovered depending on the season. Cellar and garage complete the places designed so that no question remains unanswered. 6km from Anet and its castle, 1h30 from Paris and the Normandy coast, this multi-talented residence will seduce the most demanding.
