Rafal is a name of Arabic origin that was given to the rural estates whose agricultural lands were directly worked by their owners. It was formerly known as “The Hidden House”, as it could not be seen until one was already very close to it. This house appears on the oldest maps of Menorca. It was one of the great noble estates of the island of Menorca, close to Ciutadella and the coast. From the original large property, an area of around 60,000 m² remains, made up of up to eleven enclosed plots of land, or “tancas”. Within them stands the main building, or “casat”, along with several auxiliary constructions originally intended for agricultural use. These include an inexhaustible water well, a traditional bread oven, a large cistern, and two old cowsheds of 250 m², which could be converted into additional homes or auxiliary facilities. The main house dates back to the 18th century, a time when the Mediterranean was freed from the threat of piracy and when the finest buildings on the island were constructed. It is a building of 425 m², or rather a complex of adjoining structures added over time, giving it the typical appearance of the region. The construction is based on marés stone, the marine limestone so characteristic of the Balearic Islands, which in this case was extracted from a quarry located on the property itself. An unparalleled artisanal work carried out by the island’s stonemasons. This house is a magnificent example of the most traditional marés architecture, featuring the great vault that covers the “porxada” or entrance porch, one of the classic elements of Balearic architecture. It also includes groin vault ceilings throughout all the ground-floor rooms, which were carefully restored a few years ago.Part of the stone façade has been left exposed, along with tile-formed gutters, widely used at the time to channel as much rainwater as possible into the cisterns. On the ground floor, the house offers four large vaulted areas. Three of them comprise the living room, sitting room, and dining room, while the fourth is a bedroom with an adjoining bathroom. There is also a service room in the former kitchen under a barrel vault, as well as a large main kitchen. The staircase that begins in the porxada leads to the first floor, arriving at a covered gallery that gives access to a layout including a spacious sitting room, four bedrooms (one with access to a terrace), and three full bathrooms. The house has all modern services and is decorated with extraordinary taste, using traditional and natural materials, along with furniture and elements acquired locally, most of which would remain in the house.[IW]

In the old town of Ciutadella, a renovated village house on three levels. In the old town of Ciutadella, there are houses you wouldn’t guess existed from the street. This one is one of them. The facade gives no hint of what lies behind it: three stories, four bedrooms, a living space opening onto a patio that the solarium, at the very top, frames against the sky. The renovation chose its battles wisely. It preserved the most essential elements of Menorcan architecture—the stone, the proportions, the way the rooms are arranged around the central open space—and simply restored its clarity. This house is just a few steps away from the cathedral. And even closer to silence.

In the heart of Ciutadella's old town, an apartment overlooking the gardens of a palace. There are cities where history isn’t confined to museums. It’s simply there—in the stone, in the alignment of the palaces, in the way the narrow streets converge on the cathedral without ever rushing. Ciutadella is one of those cities. And it is within the dense fabric of this urban landscape, among the facades of Menorcan noble families, that a south-facing apartment overlooks the gardens of a neighboring palace. Three bedrooms, a terrace shared by the living room and kitchen, and light that the southern exposure has made constant. The old town comes alive the moment you step through the door. Inside, you can’t hear it.

In the countryside near Ciutadella, Menorca, a 7.5-hectare property with a main building divided into two residences .... Seven and a half hectares just a few minutes from Ciutadella. The figure always surprises those discovering Menorca for the first time: the island still retains the vast open spaces that the Mediterranean has lost elsewhere—that sense of open, unspoiled land now found only far from the most sought-after coastlines. The main building features Menorcan stone in its thick walls—the kind that the island’s builders hewn to withstand the wind and keep the interior cool in summer. Over time, it has been divided into two dwellings, each retaining its share of this raw material and the light that filters through the rooms without ever overwhelming them. Surrounding the house are a shed, a chicken coop, and a stone cistern—remnants of the rural way of life that the property has never strayed from. The historic center is nearby, as are the wild beaches. But here, it is the stone that speaks first.

In the old town of Ciutadella, a house with a garden and panoramic views of the historic centre, to be renovated .... Some houses are blank pages. This one is one such house, but with a view that no one has written for it. From the 57 m² garden, the old town of Ciutadella unfolds like a backdrop crafted unhurriedly over four centuries of Menorcan architecture. The rooftops, the bell towers, the façades of the palaces: all this belongs to the gaze of whoever will live here. The walls await. The view, however, has been there for a long time and needs no one to exist. This is precisely what makes this property so rare: you are not just buying a house, you are buying a perspective on the town that no one else possesses.

We present a magnificent stately home to be renovated, located in the heart of the historic center of Ciutadella, on one of the city's most emblematic streets. It has belonged to the Oleo family since the late 19th century, when Francesc Oleo Faner inherited it from his great-uncle, the French consul Faner Rosas, who died without descendants. The house still retains furniture from the Menorcan polymath and notable son of Ciutadella, Josep Maria Quadrado, whose name is given to the street, and who was the godfather of the current owners' grandfather. Located in the old town of Ciutadella, it used to extend to the corner with Seminario Street, but in the 20th century, it was divided into two properties. It offers a privileged view during the Sant Joan festivities and has been an active part of the celebration for many years, hosting horses at its entrance during the caracol de ses Voltes. It offers a journey to the past with its authenticity and charm. The 495 m² property is distributed over the first floor, second floor, and a rooftop terrace. On the first floor, it has several living rooms around a central staircase and a kitchen with access to a terrace. On the second floor are the rest of the rooms and a living room with access to another terrace with views of the city center. Ideal for those looking for a home with character and a cultural legacy in the heart of Ciutadella.

Between Ciutadella and the southern beaches of Menorca, a former sheepfold and its farmhouse on about 42 hectares. Before tourists, before cars and paved roads, Menorca belonged to the shepherds—to those who knew every nook and cranny of the land, every dry stone wall laid by hand to mark the boundaries of a pasture. This sheepfold dates back to that time. It has weathered the years without losing its essence. Forty-two hectares of unspoiled Menorcan countryside still surround it. Stone has shaped everything here: the shape of the openings, the thickness of the walls, the way the summer heat stays outside. As for the old sheepfold, it’s still waiting for someone to give it a new name.

The sea at Ciutadella has that distinctive color that painters have long struggled to name. “Turquoise” is too simple a word. Let’s just say it changes with the time of day, and from Cala d’en Busquets, you have plenty of time to watch it. Some 234 m² that the renovation will transform, according to the vision of whoever chooses them, into spaces that the Mediterranean light will make feel spacious.

In the historic center of Ciutadella, a stately home of nearly 400 m². The stately homes of Ciutadella are recognizable by their silence. Behind facades that give no hint of their scale, they unfold into entire floors that only the occupant eventually comes to know fully. This one spans nearly 400 m², a legacy of the Menorcan nobility who built for several generations at once. A building permit is already included with the property, outlining five bedrooms and living spaces organized according to the layout typical of the island’s grand urban residences. The interior courtyard and terrace serve as a reminder that even in the heart of the densest urban fabric, Ciutadella has always managed to reserve a glimpse of the sky. What this house once was remains evident. What it will become depends solely on a permit that has already been signed.

Restoring this estate is not a matter of resources. It is a matter of perspective.

In the Menorcan countryside, on the outskirts of Ciutadella, an old farmhouse with stone arches and a separate .... Menorcan stone has a tactile memory. Laid by hand, without mortar, it retains the imprint of those who lifted it before turning it into stables, an oven and arches carved into the thick walls of a rural house on the outskirts of Ciutadella. One must enter here slowly. Allow the alcoves to reveal themselves, let the stove in the living room take its place, understand why the ceilings were vaulted rather than flat. Every choice had a reason that time has not erased. On the upper floor, a raw space awaits, like a sentence begun by others and left unfinished.

In the Contramurada neighbourhood of Ciutadella, an old house spread over three floors. The name Contramurada encapsulates the entire history of Ciutadella. Those ancient ramparts that once separated the city from its surroundings are gone, but the neighborhood that survived them still retains something of that tension between the inside and the outside, between what is revealed and what is protected. This is how Ciutadella was built over the centuries. This house preserves that memory intact.
